MANILA, Philippines - Phinma Properties, the real estate unit of the Phinma Group of Companies, is eyeing P1.4 billion in sales this year, an increase of 40 percent from the P1 billion registered in 2008, banking on the fast take-up of its residential condominium projects.
In a press briefing yesterday, company president Willie J. Uy said sales started to pick up in October 2008 due to strong demand for affordable housing and growing investors’ confidence in the real estate market and the Philippine economy as well.
Phinma Properties is developing three new projects this year – the 1,596-unit Fountain Breeze in Sucat, Parañaque; the 840-unit Sofia Bellevue in Capitol Hills Drive, Quezon City; and the recently-launched 870-unit Flora Vista which will rise on a 1.8-hectare property located along Commonwealth Ave. in Quezon City.
The development cost for these projects is estimated at more than P3.35 billion with bulk of the amount, or over P2 billion, going to Fountain Breeze, Uy said.
Launched only in July, the P550-million Flora Vista is now 50 percent sold. It will have a total of nine walk-up buildings with five and 11-storey structures. Units have a standard size of 30 square meters, which can be extended to 60 and 90 square meters, depending on the buyer’s budget and needs. Unit prices range from P850,000 to P1.1 million.
For as low as P7,137 a month through the government’s housing loan program, a buyer can already avail of units at Flora Vista.
Uy said the launch of Flora Vista is part of Phinma Properties’ commitment to continuously provide the public with the best value-for-money condos. “We offer the lowest rates for affordable quality residential condominium buildings. But in spite of this, we remain profitable,” he said.
Fountain Breeze, estimated to cost around P800 million, offers 30 square meter condo units in walk-up clusters. It is Phinma Properties’ first venture into high-rise property development.
For next year, Phinma Properties is hoping to launch three new projects – one in Pasig and two in the South (within the Paranaque, Muntinlupa or Bicutan area), Uy said, adding that negotiations with the landowners are currently ongoing.
To take advantage of the rising demand for socialized housing, the company is looking to acquire a property in Quezon City to mark its entry into the mass housing segment of the market with the sale of units below P600, 000. “We’re looking for a four-hectare property within Quezon City for this new line we’re planning to tap, Uy said.
Phinma is the leader in affordable medium-rise housing with more than 6,000 affordable condo units built to date.

Yes, the cast in place methodology is really fast and strong. Imagine them finishing a medium rise building for only 3 months for structure and 2-3 months for finishings.

todjikid January 2nd, 2010, 07:53 PM how much kaya association dues sa mga ganito? zandro, thanks for the email but i think its a bit late since i went there this morning and they got me an updated pricelist. im still mulling over it. one thing sold out na ang units facing the pool. and the remaining units will be facing the squatters area. i think the squatters will be there for good so its kind of a pain in sight.

todjikid January 3rd, 2010, 02:17 PM went there again this afternoon to ask for more questions ( i had atleast 11 questions)....association fee is 42/sq meter. from garbage to fees. they are selling the woodbridge units, only 2 more buildings will be constructed, and one building atleast 100K expensive than the last (conservative)
yes, i see that they started the demolition job of squatter structures along ricarte. they havent touched the old balara side yet. the road seem to go straight to the old balara basketball court. i dont know if they will ram straight at it since it election time and those are cheap votes for the local goverment. i kinda know the area since we used to ride the trike to eat mami in tandang sora way back my college years in UP.
so these are the questions i raised:
1. is the land leased --- no, its owned by phinma. so its forever ours. meaning, my sisters kids will enjoy it even after im long gone.
2. do i have to go down to throw the garbage (im eyeing 6th floor since 7th is fully occupied.) no, the janitors will collect the garbage on a per floor basis.
3. will i pay VAT? - no. vat applies to properties above 2.5M.
4. do i pay extras - yes - the membership/move-in fee around 20K covering meralco, nawasa and membership for the condo-owners.
5. are the amenities for free --- yes, pool, court, path, etc...except for the gym which they will charge a maintenance fee. (this i kinda disagree since i sure hope that the assoc fee will take care of this)
6. whats the cable provider - most probably - DESTINY, since SKYCABLE charges so much on cabling /wiring.
7. will there be intercom --- none, use landline.
8. parking --- she sounded unsure but she said its 500K (steeeep!!!). visitors parking will be provided.
9. who will process my pag-ibig - they will do the rest, just provide the requirements. she mentioned something about the CI (credit investigation?)
10. how long will i need to pay for the downpayment? - 6 months, ill pay half then the remaining half will be split. i plan to use pag-ibig for the 700K. sayang ang cheap credit line ng government.
11. when is the turnover of the woodbridge building? --- december 2010. nice! i sure hope i can spend christmas and do christmas shopping for my condo. kasama na housewarming.
i still have more questions tomorrow.

But because of the some circumstances (bad weather), the turnover date changed. So I'd like to ask when is the turnover for Medina? What's the status of Medina? Is it almost done?
And another thing, what if we didn't buy any parking space, can we still park and just pay a certain amount, like those pay-parking areas? Thanks!
todjikid January 3rd, 2010, 03:45 PM seems that construction is in full swing. kahit kanina, when its sunday, even nung Jan 1, new year, there are still people hurling cables and mixing cement. but im not sure about medina, was it the first one that got sold? if it is, then the agent said 1st quarter of this year. ang dami ngang mga buyers na tumitingin. parang palaging may tao. i think you can also ask your agent about the parking space, ill ask mine, then lets compare notes.

C5 extension will clear the area of informal settlers. and C5 will make it pretty convenient to go to NLEX and SLEX or anywhere for that matter.
the architecture isn't so grand but with the price, its definitely a good buy.
ill just have my interior designer cousin improve my unit.

well i did some research...
C5 will be connected to commonwealth through an interchange then connected to luzon through a 400 meter fly over. c5 will extend to tandang sora to be connected to quirino high way with an nlex exit. Per press release, the balara informal settlers are primary beneficiary of government relocation efforts.
but of course, since this is Philippines, we can never we too sure.

thanks for asking all those questions, marami pala ako nakalimutan tanungin (ie garbage and cable! siguro naman there will be broadband internet no? :) ). p.s. i am also very excited - Im on Medina and moving in soon :banana: ok ka pa you work lang at technohub.
@tooaddicted - i think Medina should be done by Feb? I think they've topped off and painting already. The pool isnt there yet but the clubhouse is already - you should drop by the site sometime. when I first purchased mid this year, I didnt really expect it to be done till mga April pero construction has been really fast.
@mfa240 - lots of pricelists at sulit.com check them out - im not sure na about the newer buildings but it was initially advertised to be from 900k-1.8M

yeah, i think visitors parking will eventually serve as pay parking, especially if the homeowners assoc feels like imposing a fee on it. i know in some that the visitors parking is abused by homeowners and treat it as if it's theirs. the proceeds go their association funds. i dont know what will be the case here.
this will be like my second home for the next 5 years. its like my own "hotel/library/hang-out den"
i almost got a condo in makati until i realized that the price is just too much in a time when progress and development is more dispersed. so i let it go inspite of me paying some amount for it. it seems that QC itself is in a good place with the technohub, C5, CBD development.
and this is really a good buy.
i think Phinma is a good company, on the rise like DMCI.

@tooaddicted : Ive been to the site siguro mga ten times since i made my purchase, hehe. never had a problem with just dropping in, I just go in, ask to see the model unit (or sometimes its just open) tapos when an agent approaches me I just say I purchased na. go ahead, panalo din yung model units plus you'll feel the 'good vibe' sa place =)

I live near Batangas City. Early today I had to go to Calamba, Laguna to attend to some important matters. When I was done, on a whim, I asked my wife if she wanted to drive over to QC and see Sofia Bellevue for ourselves. Luckily, traffic was light except in Libis. Since I did not have a copy of the location plan, I just drove all the way to Katipunan. I only remember that it was located near Capitol Hills and luckily I saw the place. Here are some of the things that I gathered:
Landlines, the brokers said, will probably be Bayantel.
Parking is 510K. The brokers there said that the homeowners might impose parking fees. Ballpark figure is 200PHP/day.
The first 2 bldgs are RFO by March.
The 3rd bldg is last quarter of this year. The units here are 36 and 40 sqm, no 25sqm. My interest was in a 25sqm unit as I just need a place to crash in whenever I am in Manila and also in case my children go to UP for college.
The area looks good and the prices are quite reasonable considering where it is located.
The brokers I talked to have no idea if Phinma will be the property manager once all units have been turned over. They said that it could be the homeowners association. I do hope that Phinma acts as the property manager like what Ayala does to its condos like Avida.
Positives for me are the location, amenities, height of the bldgs, and price.
Negatives are the wait period, no available 25sqm unit, units facing the pool are sold out, view from the west side does not appear to be appealing.
So the thinking/decision process starts. Please share your thoughts to help me decide. TIA.

parking is astronomical. 510k! it was 500K the last time I asked.
i plan to have it rented because of the location probably a year after making it my second home.
since bedspace is quite popular in UP, i took the 36 sq meter, will construct two rooms and have it rented per room or per bedspace...what do you think?

Of course some of the reasons are something that might or might not happen in the future. Considering that its cheap...even if this development ends in something like UP Bliss (which I doubt)...it would still appear as a very good investment in the years to come.
the UP commonwealth land are becoming more and more expensive and at the same time viable. That it will be an extreme waste to the city if they continue to cradle informal settlers especially the old balara site.
Extensive research here in skyscraperity: I found out that Ayala bid on another huge parcel of UP Diliman lot for technohub phase 2.

The going rate in UP bedspace in some dingy UP Bliss unit is 2000 per month. So If I charge 3000, its okay right? They have a pool a basketball court and other amenities to use.
and if its 2 per room and there are two rooms that's like 12000. not bad since my amortization is lower.

@todjikid : good rental plan! Ive been renting in the Katipunan area since college and the condos there charge quite high - I think 3k with access to those amenities would be good. the most i got for 3k in xavierville was a guard - and i lived with five other people.
Also agree with all your reasons for investing - and most importantly, it just FEELS right when you go there. The air is fresh, you can see the sky, the people are really friendly - theres cheap food on the side and nice restaurants up the hill (with a great view!) - thats why i figured id live there first and then rent it out after 5 years =) have been temporarily renting here in ortigas until SB gets built, and although its NEAR everything, iba pa rin ang pagka-chill sa QC
@mfa20 : I think whats good is that our units come bare, so we can combat bad fengshui if ever. i think im actually in front of the elevator, which is also bad daw but a wall here, a mirror here and a fountain there would "fight" the badjoojoo naman.

But theres a lot of parking slots that are yet to be sold because of its price. But the units are selling differently, very fast!

i visited the site a while ago and i was so impressed with the speed of the construction. when i was last at the site in october, newport's foundations were just being dug up. now, the building has topped off. and now proceeding with the details and finished.
the road widening of c-5 extension is also underway so for sure when the road project is completed, the value will increase.
i will post some pics soon that i took from my phone's camer. take care all!

Sana totoo, pero Ill go by what my agent told me. December 2010. Pero ang bilis talaga ng construction. In a span of two weeks, nasa first floor na agad sila ng Woodbridge.

hi todjikid, i am still thinking if i want to get parking. all of our agents are saying the same, they are priced at 500k up per slot. which i think is very expensive! when i first inquired about parking in oct 2009, they said that they are not selling it yet and they did not have the price yet. i was hoping it would be at around 300k to 400k. i hope they bring down the price of parking. :)

yeah, but knowing that there are already others who bought parking slot, I think they would think that it would be unfair to those who bought it at their current price. Im still hopeful they'd bring it down to atleast 400K!

the fourth building with name i still dont know, has 36 and 25.
next month daw ang launch ng 4th building. super kulit ko sa agent ko. buti they indulge me with the endless questions that I ask.

the road is said to be 8.5Meters and sidewalks 4 meter. i dont know if this to narrow a road/pavement.

Hallway: Important only when moving in large items. 2.4 m hallway is not a limitting as the unit door and lift door are less wide.
Road and side walk: No issue since crane and heavy vehicles can go in and no. of parking lots (175) or total units in Sofia is not very high (800+).

@todjikid : I did sign the whole big stack of papers, and photocopied them all -- kaso nasa office sila lahat ill have a look again at the docs you mentioned ha.
right outside Sofia is a burger machine and some food establishments, in terms of a full grocery though I think the nearest would either be in Ever Gotesco or the Robinsons along Commonwealth. theres a BPI somewhere up the road and a Mocha Blends also. I do hope may convenience store though. kung wala pa parang magandang business din =)

I read dun sa Fountain Breeze thread in pex na they require a blueprint and sign off ng architect/civil engineer in order to renovate the unit. Is that true for Sophia Bellevue?

Meron ding mga prof from UP na kumuha. baka maging academic community to. which is not bad.

3k/head ang pa-rent namin (furnished with AC). Kami na ang naghanap ng boarders since katabi lang naman ang PATTS. If we let the PPMG handle the rental for us, they will get 1month of the 12months rent and may 10% pa sila sa monthly rent per head.
Males ang boarders namin. Hay, sakit sa ulo!

Construction bond is 20k sa SV? Yung sa FV kasi 7.5k ang construction bond payable with move in fee of 18.5k. Pero kapag hindi mo balak iparenovate pwede ka write ng letter saying na you don't intend to do any renovations kaya no need pay ng construction bond.
I'm looking for more feedbacks from you guys. :) Wala kasing masyadong movement sa Flora Vista thread. haha I'm just getting my relative to take care of things dahil I'm so far away. I will ask her to take more photos closer to the building, if she can. Sabi n'ya ok daw paggagawa and I hope she's not pulling my leg. She's a civil engineer and sa construction siya.

Yeah, you're correct. Nakausap ulit yung agent and phinma representative dun sa Flora Vista and they said na kapag daw hindi major construction hindi na kailangan ng blueprint. :) Is the construction bond really 20k sa Sophia? Sa Flora Vista kasi 7.5k daw.. Payable with the move in fee of 18k-20k(tentative amount).

so true. antayin ko muna magawa ang c5 then ma construct ang MRT7 bago ko bent. sana matuloy ang MRT7, the last time i heard, its slated to start middle of this year. pag nagkataon, panalo ang transport at accessibility natin. even now, eh okay na ang c5 extension eh, lalo na siguro kapag nagawa na ang mrt!

natuwa naman ako kasi walang dreaded VAT na i think 12%! Upon turnover, bayaran lang ang move in fee for the membership ng homeowners and bond na refundable. Tapos after two years (if pagibig loan) pay some amount for the transfer and registration fee na mura lang kasi QC ito at hindi Makati.

36 sq meter pero wala pa ring partition. sabi ng agent, since bond,siya ibabalik naman ang 20K after the renovation. wala akong balak muna magparenovate since "livable" naman daw ang finish. ipon pa para one time big time ang gastos.

(Naunang inilimbag ang balitang ito sa isyu 17 ng Philippine Collegian noong 1 Disyembre 2009.)
Halos 1,000 pamilya ang nanganganib mawalan ng tirahan sa pagsisimula ng demolisyon sa Zone C ng Pook Ricarte at sa Brgy. Matandang Balara sa Disyembre 10, ayon sa Department of Public Works and Highways (DPWH).
Bahagi ang isasagawang demolisyon ng proyektong C-5 na naglalayong pagdugtungin ang North at South Luzon Expressways.
Walang nakalaang relokasyon para sa mga residente ng Pook Ricarte, ani Isabelita Gravides, punong barangay ng UP Campus.
Babayaran na lang umano ng DPWH ang mga istrukturang magigiba sa Pook Ricarte batay sa halaga ng nagamit na materyales sa pagbuo nito, ani Gravides. Paliwanag niya, kinakailangan umanong kumuha ng barangay clearance ang mga residente upang matanggap ang nasabing kabayaran.
Siyam pa lamang sa halos 100 residente ng Ricarte ang nakakuha na ng clearance, ani Gravides. Ngunit itutuloy pa rin ng DPWH ang demolisyon sa Disyembre, aniya. “Kapag hindi sila nakakuha ng clearance bago ang demolisyon, wala na nga silang malilipatan, hindi pa sila mababayaran.”
Samantala, nakapaglaan na ng lugar sa Metropolitan Waterworks and Sewerage System (MWSS) na paglilipatan ng mga apektadong residente ng Matandang Balara, ani Beda Torrecampo, punong barangay ng Matandang Balara. Aniya, “Hindi kasama ang mga taga-Ricarte sa mabibigyan ng relokasyon sa MWSS.”
Nararapat na maglaan din umano ang gobyerno ng relokasyon para sa mga residente ng Pook Ricarte, ani Teopisto Futalan Jr., tagapangulo ng University Student Council Community Rights and Welfare Committee.
“Kung relokasyon talaga ang gusto ng mga tao, hindi sila dapat piliting magkabayaran na lang. Tirahan ang kailangan nila at hindi perang sandali lang naman din mauubos,” dagdag ni Futalan.
Nitong Hulyo, nagpasya ang DPWH na muling sundin ang orihinal na plano para sa C-5 noong 2004, kung saan gagamitin sa pagpapalawak ng kalsada ang ilang bahagi ng Zone C ng Pook Ricarte, malaking bahagi ng Brgy. Matandang Balara at ilang daang metro kwadrado sa loob ng Capitol Hills Golf and Country Club.
Bago ang pagpapalit ng plano, nakatakda sanang gibain ng DPWH ang Pook Ricarte, Palaris at Dagohoy (Ripada), na may sukat na higit 84,000 metro kwadrado, upang gawing kalsada.
Makatitipid umano ang gobyerno ng halos P600 milyon na magugugol sana sa relokasyon ng mahigit 650 pamilyang maaapektuhan sa Ripada at muling pagpapatayo ng mga gusali sa UP na maaaring matamaan ng paggawa ng kalsada, ani dating DPWH Secretary Hermogenes Ebdane sa isang pahayag.
'UP employees only'
Sa isang sulat kay Gravides noong Nobyembre 11, isinaad ni Chancellor Sergio Cao na tanging mga kasalukuyang kawani lamang ng UP na residente ng Ricarte ang bibigyan ng relokasyon ng unibersidad.
“The University commits to assist its employees in active service who will be affected by [the] said project. We will identify available housing units on campus for their relocation,” ani Cao.
“Kahit mga nagretirong kawani ng UP na taga-Ripada ay hindi mabibigyan ng relokasyon,” ani Gravides. Dagdag niya, maaaring sa Pook Libis umano ilipat ang mga kawaning maaapektuhan ng demolisyon.
Ani Ricarte Purok Leader Edelyn Malaza, apat o lima lamang sa halos 100 residente ng Pook Ricarte ang kasalukuyang kawani ng UP.
Mga dating kawani ng UP ang karamihan sa mga kasalukuyang naninirahan sa Pook Ricarte, ani Gravides. Aniya, “Nakalulungkot na pagkatapos nilang pagsilbihan ang UP ay paaalisin pa rin sila sa lupang naging tirahan na nila.”
Walang malilipatan
Hindi rin umano dapat umasa ang mga taga-Ricarte na maisasama sila sa pinaplanong relocation site sa lupa ng MWSS, ani Torrecampo.
Samantalang tiniyak ng House Committee on Appropriations sa pagdinig ng badyet ng DPWH noong Oktubre 15 na magkakaroon ng pondo para sa pagpapatayo ng mga medium-rise building sa MWSS, nilinaw rin dito na para sa mga residente lamang ng Brgy. Matandang Balara ang nasabing proyekto.
Tinatayang 600 pamilya ang maaapektuhan ng demolisyon sa Brgy. Matandang Balara. Kabilang din sa magigiba ang isang covered court, paaralan at chapel, ani Torrecapo.
“Sa ganitong lagay, nararapat na umapela [ang lokal na gobyerno ng UP Campus] sa DPWH para sa extension dahil tiyak na wala pang mapupuntahan ang mga residente,” ani Futalan. ■

You need to write daw to the PPHC Sales Mgr to ask for the discount. If the discount is approved, it comes to about 465T. You can also pay in 12 monthly installments (with no the discount). For reference, the price of the parking space in SM Berkeley (from Internet sources) is between 650-750T. Mahal talaga parking space...
For those of us looking for furniture and decor for our units in preparation for turnover (hopefully this summer), I found that as far as mattresses and beds go, Mandaue Foam along Quezon Ave offers the most competitive prices. You can ask for 10-20% discount if cash purchase (5% if credit card) and they have items for sale from time to time. For ref, and microwave, ok na SM Appliance Center or Anson's in Trinoma. For water heater, Wilcon has lots of choices. If you plan to buy a shower enclosure, Cremona in Wilcon is about 8400, others are more expensive pa. There are also lots of beautiful tiles on sale.
For range hood and cook top, try La Germania or Ariston in Anson's in Trinoma, SM Appliance Center or Ace Hardware. Curtains, dami on sale in SM North's HomeWorld. Roman blinds are a bit expensive but they create a very simple and clean ambience for our windows. For sofa and dining table/chairs, Mandaue Foam, Landmark in Trinoma and SM Homeworld offer lots of reasonably priced items. The shaggy carpet we usually find in the model unit's living area? wow, me too super window shopping. did you eventually get a parking? Ako rin, I went to mandaue foam, pero that SA didnt give me discount. kung bumili ka na dun, penge naman ako ng name ng SA mo, siguro i can also name drop your name as someone (a friend) who got a discount. di ko alam kung lulusot pa sila nyan.

from what i know, the basement parking is very spacious with only two cars parked in the space flanked by two concrete walls so only one side of your car is beside another car, and the other side is a concrete wall. the parking spaces near the elevators were the first to be bought.

from what i know, the basement parking is very spacious with only two cars parked in the space flanked by two concrete walls so only one side of your car is beside another car, and the other side is a concrete wall. the parking spaces near the elevators were the first to be bought.

ako din i plan to get a parking. sayang kasi peace of mind ko din na di na ako mamomobroblema in the future. although with MRT project, mukhang okay lang din walang parking. well ang narinig ko kasi, tataasan daw ang bakod. well okay lang din. sobrang okay talaga kasi halos corner tayo ng c-5 extension sa balara as well as ng flyover, im quite bothered about the possible noise pollution, but then again, we chose to live in the city. what can we do? nagugustuhan ko na din ang design. at first it was only the price, then the location, then the possible transport-oriented developments...and then the building it self. baka acquired taste. parang murang version ng serendra...which i can never ever afford. pero excited talaga ako. sana bigyan ako ng parking discount!

ng balara church (good kasi atleast malapit ang simbahan sa atin)
at ng barangay hall (kung may ipapabarangay tayo na kapitbahay, madali na lang..." hehehe
pero prime location tong barangay hall at simbahan. atleast hindi ng mga informal settlers.
mas okay pala tong cast-in-place ng phinma not only in terms of speed but also in terms of strength. napanood ko sa national geographic about burj dubai building na cast-in-place din daw ang technology instead of hollow blocks. i could be wrong.

yung ginagawa pa lang, woodridge, yung almost tapos na, yun yung dalawang buildings na nauna. anyway, yung HOA dues dapat naka-cheke na along with the Pag-ibig dues. Open date dapat ang check. tinanong ko to sa pag-ibig nung seminar, sabi naman e, authorized collection agency ang phinma, so they can collect the pag-ibig dues in their behalf, yung HOA dues naman, start siya along with the Pag-ibig amortization, na magsastart lang kapag turn over. hope this helps. ganun na talaga daw.

Hi po mam, actually, June is the original plan for Newport po, but if this would be earlier, it would be beneficial to buyers as they could move in much earlier and for Phinma as they can collect loan take outs as soon this happens. Congratulations to you for your investment here at Sofia Bellevue mam!

im half hearted about this. this will encourage further/relentless squatting since they get rewarded in the end. I hope this is not the SB area.
its not just about squatters but the lifestyle that goes with it: drugs, crime rate, robbery. believe me, i remember Malibay in Pasay like it was yesterday.

In the end though, it is really a matter of personal preference. true, di ba nila alam na dapat payagan nila ang mga pets kasi its good that some of us dont have plans to have kids (like me), otherwise, magiging crowded ang area. allowing pets is one way of controlling the population growth. LOL.

yeah, i have the same question. they dont use hollowblocks, just pure cement poured into moulds, and a lot of steel cables. is construction even possible without hollowblocks?!?

Luquefaction is not a problem in QC except near the riverbanks. But liquefaction is just one of the Geohazards in assessing the location, kaya nga dapat No. 1 na tinitingnan ang ang geologic at hydrologic conditions ng area kung location ang pinaguusapan hindi lang yung malapit sa malls, schools and transport. Engineering Geological and Geohazard Assessment (EGGA) is also a prerequisite now for Environmental Compliance Certificate issuance.

I go there atleast once a week, so alam ko kung precast ang ginagamit nila. the cements is poured over the moulds with steel bars and cables. no precast. i hate precast! yung townhouse ng aunt ko precast, nag seep ang tubig.

I'm not familiar with this project so di ko alam kung prestressed ang concrete nila. Prestressing is usually done in precast concrete, but not all precast concrete is prestressed.
Palagay ko hindi prestressed yan kung cast-in-place since prestressing involves stretching of cables or rods, tapos bubuhusan ng concrete, then releasing the cables or rods para ma-transfer ang tensile strength ng bakal sa concrete. Madalas sa planta yan ginagawa hindi sa jobsite.

may nabasa na ako tungkol dito...about even distribution of load...kasi the walls themselves are "load-bearing". hindi ito gymsum or hollow blocks lang.
and even before I jumped right in, tiningnan ko na din ang older developments nila using the same system (like spazio bernardo and smile citihomes) and they all turned out okay and no issues on cracks, chips, collapses, structural issues...etc. interview, interview, they all truned out happy naman, which is weird, may happy dust ata ang semento nila.

LOL.

I see no columns and beams in the pics above. The floors and walls must have been made extra strong to carry the loads. I suppose this is cheaper to build than the conventional way without sacrificing structural integrity. This is aesthetically more pleasing to the eye though than the conventional columns and beams. Not to mention it maximizes space use. I wonder though what is the max number of floors if any that could be built using this technology.

SCUD., I can't speak on behalf of the construction of SB, but my cousin went to FV this morning to speak with the post project management and the engineer. Nakita na daw nya yung structural plan including plumbing works. :)
todjikid March 10th, 2010, 04:50 AM i maybe mistaken but the typical cross wall construction like what you are referring to, would only have the two parallel walls (walls at right angle to the lateral axis) able to "bear loads" the other two (walls parallel to the central axis) are either erected in non-load bearing materials or non-reinforced concrete, hollow blocks, gypsum board partition, plasterboard inside & cladding outside...etc thus will have height limit of 5 to 6 stories as you have mentioned. from what im seeing at the construction and from i have read, all walls in phinma developments are able to bear loads, using reinforced concrete with steel cables inside, and can carry more weight. but will ask and investigate further.
