TYCOON ANDREW Tan-led Megaworld Corp. has rolled out a P2.5-billion residential tower project in Makati City, its sixth condominium building in the upscale Greenbelt area.
The new project, Greenbelt Hamilton, is a 31-story tower that will rise on Legaspi Street, Legaspi Village, a short walk from the upscale Greenbelt 5 mall and the corporate offices along Ayala. The residential units are expected to be turned over to buyers by 2016.
Greenbelt Hamilton, which was launched Thursday night, is a modern skyscraper designed in shades of blue and white, matching the sky. It offers a total of 425 studio, executive studio and two-bedroom suites. Most units feature balconies.
Prices start at P2.9 million for a 28.3-square-meter studio unit with balcony, P4.3 million for a 41-sqm executive studio and P5.7 million for a 54.6-sqm two-bedroom unit with balcony.
Megaworld continues to offer affordable payment schemes as monthly amortization starts at a low P12,000 for a studio and P20,000 for a two-bedroom unit.
“We couldn’t have chosen a better time frame to launch this project due to the renewed optimism in the Philippine economy. Real estate remains one of the economy’s growth drivers, and projects such as Greenbelt Hamilton will certainly boost business activity in the financial district,” Megaworld vice president for marketing and project head Clifford Legaspi said.
Legaspi said in an interview that Megaworld was targeting to sell all the residential units available in Greenbelt Hamilton, the company’s 15th residential tower in Makati, within the next seven months.
Given the project’s prime location, Megaworld would be targeting “doctors, executives, entrepreneurs, young professionals and investors” for Greenbelt Hamilton, Legaspi said.
He said superior location and easy financial schemes were the biggest selling points of Megaworld’s projects in Makati. His group’s biggest competitor, Legaspi said, would likewise be other sales groups within Megaworld offering residential units in other areas like Fort Bonifacio Global City.

M.VARNEY May 30th, 2011, 12:20 PM Got mine on friday morning 9AM pouring with rain but worth the effort 30TH FLOOR with only 8 units on the top floors ...After purchasing knightsbridge seemd best option with T/O 3 YEARS later ....Great location and priced at 125k per sqm its ok especially as the payment terms were unbeatable MV

Greenbelt Madison is near MMC actually Greenbelt Hamilton is on Legaspi near corner of Rufino so not such a walk to Greenbelt i paced it out last week and took me 12 minutes so yes nice walk and no need for taxi

Sure even 5m for 30th floor but for me with only 6 units on that level i took it on opening day MV :nuts:THE EARLY BIRD CATCHES the best worm ......i also reckon at 12k a month amortization there isnt much to risk ,pushing out 100k a month is a different story ...ie you push out very low payments and rent it on handover ..no real risk there and anyway 10 minute walk to greenbelt ? or a taxi ....the walk is better for you

I recently got a gb madison unit for less than 90k per sqm. A similar unit at hamilton was offered at about 105k per sqm. Madison will be avail next yr whereas hamilton has 5 more yrs to go. Also hamilton is not inclusive of furniture and appliances. Madison is fully fitted and furnished. Saan ka pa?
But, aesthetically hamilton is far superior compared to other mw developments in the area. My broker told me na first all glass building ng mw in makati. Also, views will not be obstructed in the future for those units facing legaspi park.

Thats the main reason why i got a unit there, liked the upper floors, tapered building and the glassy design. :)
I hope the makati skyline would still be visible in this spot in five years.

Yeah, eight units, i thought i was confused. The main reason why i jumped into getting a unit in those levels, aside from the location and of course the building design. The terms of payment is of course the clincher! See you in 2016! 30th floor right?

MANILA, Philippines - Upscale property developer Megaworld Corp. emerged as the leading residential condominium developer in the Philippines for over a decade with 16 percent of the market, results of a recent study by real estate advisory firm CB Richard Ellis showed.
Megaworld has rolled out the most number of residential condominium units during the 12-year period from 2000 to 2011, totaling more than 40,000 units, the study noted.
The units account for an estimated total aggregate saleable area of about 1.9 million square meters or 16 percent of the market, according to CBRE.
The figures reinforce Megaworld’s continued leadership in the tightly-contested condominium market, it pointed out.
Megaworld was also earlier recognized by property consultant Colliers International as the top residential condo developer based on the number of units completed and to be completed until 2016 and total aggregate saleable area.
“Megaworld has the distinction of being recognized by two international real estate services firms as the No.1 residential condominium developer. This is a testament to the company’s dedication to address on a large scale the Filipinos’ need for quality homes in the very best locations,” said Megaworld senior vice president Francis Canuto.
In 2011 alone, Megaworld put on stream eight new projects -- One Eastwood Avenue in the developer’s pioneering 18-hectare Eastwood City township in Quezon City; 101 Newport Boulevard and Belmont Luxury Hotel in the 25-hectare Newport City in Pasay City; One Uptown Residence in the new 16-hectare Uptown Bonifacio in the Global City; Tower 1 of The Viceroy in the 50-hectare McKinley Hill in Fort Bonifacio; the second tower of Manhattan Heights, the third phase of the 5.7-hectare Manhattan Garden City at the Araneta Center; the 31-story Greenbelt Hamilton in the Makati CBD; and Eight Newtown Boulevard, Megaworld’s first luxury residential project in Mactan, Cebu.

Totally agree. I don't why others think otherwise. As long as you have money to invest, just do it. Investment involves risks, if you are not prepared for it, then your life will be full of speculations. Sad.

No question its nice ,i got PH floor on launch not the cheapest of projects perm2 but as stated location and design on plan looks very nice ,,,somewhere between 2.9 and 5.3 m for 41m2 excecutive room with balcony ,obvious its the floor that dictates the price range ,,,,,,,For me i could have found cheaper but you pay for what you get Location AND Ameneties this has both and promises top IT unlike some of the existing projects of megaworld where the IT was not planned as top of the list .....Ps i also have at CC Knightsbridge just spreading the options

Megaworld is top PH condo developer for over a decade

MANILA, Philippines - Upscale property developer Megaworld Corp. emerged as the leading residential condominium developer in the Philippines for over a decade with 16 percent of the market, results of a recent study by real estate advisory firm CB Richard Ellis showed.
Megaworld has rolled out the most number of residential condominium units during the 12-year period from 2000 to 2011, totaling more than 40,000 units, the study noted.
The units account for an estimated total aggregate saleable area of about 1.9 million square meters or 16 percent of the market, according to CBRE.
The figures reinforce Megaworld’s continued leadership in the tightly-contested condominium market, it pointed out.
Megaworld was also earlier recognized by property consultant Colliers International as the top residential condo developer based on the number of units completed and to be completed until 2016 and total aggregate saleable area.
“Megaworld has the distinction of being recognized by two international real estate services firms as the No.1 residential condominium developer. This is a testament to the company’s dedication to address on a large scale the Filipinos’ need for quality homes in the very best locations,” said Megaworld senior vice president Francis Canuto.
In 2011 alone, Megaworld put on stream eight new projects -- One Eastwood Avenue in the developer’s pioneering 18-hectare Eastwood City township in Quezon City; 101 Newport Boulevard and Belmont Luxury Hotel in the 25-hectare Newport City in Pasay City; One Uptown Residence in the new 16-hectare Uptown Bonifacio in the Global City; Tower 1 of The Viceroy in the 50-hectare McKinley Hill in Fort Bonifacio; the second tower of Manhattan Heights, the third phase of the 5.7-hectare Manhattan Garden City at the Araneta Center; the 31-story Greenbelt Hamilton in the Makati CBD; and Eight Newtown Boulevard, Megaworld’s first luxury residential project in Mactan, Cebu.

I would say Hamilton with 10-15 mins leisurely stroll to Greenbelt ,,,,BUT take top 3 floors of GBH these having low density per floor AND HIGH ENOUGH for open view over ayala ....anyway this is what i did :}

Most of the time Megaworld takes time in changing their payment schemes, however, all payment terms are due and demandable upon turnover which means even you signed up for 5 year installment plan it does not mean you can finish the whole 5 year amortization. Once the unit is ready, all balances are due and demandable regardless if you are just on the 3rd or 4th year of your payment plan :)

Greenbelt Hamilton has the edge.
*kroma is located at the more busier side of Legaspi Village. (You dont wanna be here during rush hours)
*Literally, few steps away from Legaspi Park and Greenbelt Malls.
*Less Volume of vehicles during peak times.
*If youre a Feng Shui follower or believer, kroma's location is "tumbok" and a block away from Makati Med. (Feng Shui experts say that if the property where you live or invest is "tumbok" and near a hospital, Its Badluck.)

The four upscale residential towers will be completed in the next three to five years. Megaworld said its “super high-end” projects Two Central (sold out), Three Central (86-percent sold) are enjoying brisk demand.
Paseo Heights is 85-percent sold while Greenbelt Hamilton is 65-percent sold.
Moving forward, subsidiary Empire East’s San Lorenzo Place brand will also put up four residential buildings until 2018, allowing Megaworld to hit 26 towers in Makati.
