The project is under approval at the city hall in Aarhus, the expected completion of the planning process is september 2011. The project is full financed and the 28.650 m^2 are already rented to: Comwell, Deloitte, Bech-Bruun og HL Ejendomme.
Construction is expected to start in autumn 2011 with completion in 2013.

It is going to improve on the skyline of Aarhus significantly. A new report on the hotel market from 2009 to 2010 (http://jp.dk/aarhus/erhverv/article2419717.ece) shows that Aarhus is the only city/town in Denmark, which have seen an increase in the hotel prices. It is a very strong indicator that there's a market for hotel development in Aarhus.

What we really need now is the people behind the Light*house project to find a hotel operator, so they can proceed with the highrise part.

I have some ideas to make additional threads here about Aarhus!

Maybe a thread about the Bestseller highrise, but then again maybe a 12 storey highrise is too insignificant.

But I hope we can update with contruction pictures and generel info in the future from this project. So ppl outside Aarhus can follow this nice project..

Thank you Asbjørn, that is a decent list - if we draw the line at 35meters for a highrise that is still 4 U/C. Both Ringgården, Isbjerget and Bestseller are good looking projects that could have a tread, or atleast a mention in the "Breaking news tread" if you want to show of the projects :)

Yesterday, May 11., the plan of the proposed highrise was debated in the city council (all parties in the council were very positive about the highrise in this location, even the extreme leftwing "De Rød Grønne" was positive. A huge surprise to me), and the plan was approved for public hearing, starting May 25. The planing process is expected to end with the city council hopefully accepting the plan at September 14. 2011.

Yes this is a very important project. It will be the third highrise (Current: KPMG building and CF moller HQ highrise) in the future highrise cluster between Urban Media Space and the main station.

A rather incompetent journalist. She's just referring the content in an old article in JP Aarhus, when it was first announced. The project have since both changed in height, floors and a new tender (HL Ejendomme) have been revealed too. It's like she haven't read the local plan at all.

Nice! I'm a sucker for normal highrises that are not too experimental, but still well designed. Reminds me a bit of Ferring in Ørestaden.

I feel the same. Conventional but quality architecture is sometimes underrated. Ferring is in my book the best looking highrise in Denmark, but the new highrise in Værkmestergade is a bit too traditional in design to contest Ferring for that position. It has more similarities with Arne Jacobsens Radisson hotel in Copenhagen downtown than modern Ferring in Ørestad.

Only the JP highrise below. The other two development projects are being planned at the moment. For the redevelopment of the DSB workshop the architects C. F. Møller have been chosen. More news from these two projects should emerge in 2012.

I'm a busy little bee meaning I have contacted the developers and asked them when the highrise will go U/C. They replied me with an answer that demolition of some small structures on the site will begin after the 1st of november and construction start will happen sometime "end of the year". No actual date have been decided.

I also asked if the highrise had received an official name, but it have not at this time.

Do you find that they spoil your view in the sense that they overshadow the old "high-rises" such as Domkirken etc. or is it simply that they block part of the view to the sea, habour and such?

Generally I hate when people complain about their views being taken from them, but in Aarhus there definately are some cases that are downright crummy.

My girlfriend's mum live at Vesterringade, and from her flat there's an awesome view over the entire inner city, except for 1 big commieblock (can't remember the name but it's the tall two blocks at Langelandsgade) that obstructs a good portion of the view. It's just an eye-sore.

However I like KPMG-huset when seen from this vantage point - that might be different from where you live though.

The former DSB Central Workshop is not in the middle of the old town. The old town of Aarhus (If we at all can speak of one because only few houses and buildings from before 1860 have been preserved) ends to the south at Sønder Allé. The area that is being reused is no more than 150 years old and no longer active as an industrial area in Aarhus. Industry is now replaced by knowledge and creative jobs and with it follows a completely different way of planning and constructing cities. Aarhus should not look back. Aarhus is Danish for progress.

Prismet on the other hand is the worst situated highrise in Aarhus. It has been built right next to "The Old Town", and really destoys the atmosphere. Hopefully with "The Modern Town" the highrise can have its own history connected with the history being told at "The Old Town". The museum will have urban change and development as part of its message.

The location is A GREAT PLACE to build a highrise. I hate when someone pull the "spoil the view-card". Aarhus is a city in progress. Belive me, I would be the first to complain, if someone suggested a 25 story building in the middle of the latin quarter, but in this case the builders has hit bullseye in their first try. The location is great :)

KPC the consturction company has now confirmed that the highrise will be started in autumn 2011. As the building is financed and all space is rented out, I have decided to change the headline to U/C :)

Took my weekly bike ride to the construction site!

Activity really started to pick up. Several maschines were working today. They were digging and piling had already started. I think there will be no cermony marking construction start because activity is already big. Some photos from today are shown below.

It is so awesome that this is happening. Denmark's third highest highrise going under constrcution during an economic crisis. That is a story worth telling about Aarhus.

Just to put this development in a historic context, then contruction of a Danish highrise above 90 meters has not happened since 1976, when Herlev Hospital was built.

I also visited the construction site today. There was a lot of activity. Actually it looked a bit like rush hour traffic jam, as the plot of land is very small and there was 7-10 machines.

Well there will be a cermony marking construction start for the highrise. According to the local Aarhus Newspaper, it will take place on thursday the 22'nd of December. Maybe somebody will go hear what the constructor is telling at the cermony?

Well there will be a cermony marking construction start for the highrise. According to the local Aarhus Newspaper, it will take place on thursday the 22'nd of December. Maybe somebody will go hear what the constructor is telling at the cermony?

I really start to like the architecture of this highrise.
I am sure it is going to be a nice addition to the skyline with the KPMG highrise, JP Highrise and the BRICKS highrise project (Lets hope we soon hear more about this project?, You heard more about this project Asbjørn?).

Did they reveal when the highrise will have topped out?

It seems to me that BRICKS often talk the talk, but don't walk the walk, if you know what I mean :( I'm sure they will build something on the site, but what and when is very uncertain IMO. The economic situation is changing everything for a lot of companies these days.

I have not heard anything new relating to the component workshop.

Nope, as you can see from the construction site sign it is ony referred to as a 25 storey highrise. It is a shame the builder Hans Lorenzen have not named it yet.

The highrise is being constructed where hardly anybody walk, so no shops. The hotel will have a restaurant for sure though. I do not think the highrise need any public ground floor activities either. The site does not offer itself for that purpose.

Non-transparent to my knowledge: Most likely because the South cladding have solar panels integrated. The highrise had originally white cladding but they decided to change it. The architects sold the idea to the parties involved by comparing white cladding to a white summer jacket/blazer and comparing black to a black Armani jacket/blazer. Business people understand that analogy so well played by Arkitema.

The chief architect on the project is Kim Risager from Arkitema.

I 2014 får Aarhus et nyt erhvervshus med konferencehotel og kontorer. Det nye hotel bliver Aarhus’ største med 240 værelser og konferencefaciliteter til 1.000 gæster. Det færdige byggeri vil også huse de kendte rådgivningsvirksomheder Bech-Bruun og Deloitte. Erhvervshuset skaber nye arbejdspladser i byen.

I dag blev første spadestik taget til et helt nyt erhvervshus beliggende på centralværkstedsarealet mellem Spanien og Bruuns Galleri. Når byggeriet står klar i 2014, vil de første 12 etager huse et nyt Comwell konferencehotel, og på de næste 10 etager flytter revisionsfirmaet Deloitte og advokatfirmaet Bech-Bruun ind.

I byggeperioden skabes 300 arbejdspladser, og når hotellet åbner, skabes der ca. 150 nye arbejdspladser. Deloitte og Bech-Bruun flytter ind med mere end 330 medarbejdere, og det nye hus vil således blive arbejdsplads for op mod 500 mennesker.

Aarhus’ borgmester byder det nye byggeri velkommen.

"Aarhus har i nogen tid savnet hotelværelser og konferencefaciliteter, og derfor glæder vi os over, at Comwell åbner et nyt state of the art konferencehotel. Øget kapacitet er efterspurgt af byens virksomheder og uddannelsesinstitutioner. Med flere værelser og konferencefaciliteter i Aarhus kan vi bedre tiltrække og afholde større arrangementer, der skaber vækst i byen. De nye arbejdspladser som byggeriet skaber, og det faktum, at der er tale om et fantastisk spændende og smukt byggeri, gør bestemt ikke glæden ved projektet mindre," siger Aarhus’ borgmester Jacob Bundsgaard.

Direktør, Jens Hausted, fra VisitAarhus er enig i, at Aarhus har behov for en kapacitetsudvidelse på hotelfaciliteter for at øge væksten og glæder sig også over byggeriet.

”En af VisitAarhus strategiske målsætninger er at sikre kapacitet i form af hotelfaciliteter i byen. Derfor er vi naturligvis glade for, at kapaciteten øges med det nye hotel. Den forøgede kapacitet vil styrke byen som kongres- og konferenceby – både i forhold til nationale og internationale begivenheder. Derudover tror vi, at Comwells fremtrædende position i markedet vil kunne tiltrække nye gæster til byen, der måske ikke tidligere har brugt Aarhus til møder og konferencer,” siger Jens Hausted.

I drove past the side saturday night and Værkmestergade was closed because of something being moved into the site. I couldn't see what it was, but it looked pretty big and there was a lot of activity and lights surrounding it. Maybe a crane or something like that. Did you notice anything on sunday AF?

In just a week, on tuesday the 13th may, the result of the bus terminal development competition will be announced.
I think it will be an exciting proposal that wins, given the talented teams that are participating. You can look forward to the result.
It will be great when this gaping hole in the very center of Aarhus, is urbanised and with the excellent shopping, cultural and public transport services nearby, it should get under way fairly quickly.

Exciting how fast its going now. So in the middle of July (Week 30) it will start to rise. It is going to be a really exciting autumn and winter as we can follow the biggest tower in Aarhus rise :banana:
