How come very few 6-storey buildings are being proposed to line the Avenues. The new Official Plan supports this type of development, but no developers seem to be interested.
Can anyone in the development industry explain why? (Mike in TO??)

I'm not in the industry but I've heard land lowrises don't bring in enough of a return for developers. Isn't land value on the avenues typically worth more than their surrounding areas?

Mr Man,
There are quite a few mid rise projects going on, but they just don't get talked about much on these high rise forums.
but as mentioned they can be very unattractive due to costs for developers.... and therefore consumers to purchase.

Funny, I was in Montreal and most of the condo building appears to be low rise infill. There are not many high rise projects underway in that city compared to Toronto, but lots of these smaller-sized projects. How come they can do this type of development and have them sell?

Depends what the area is, I think.

Toronto does have this smaller scale infill condo development...a hell of a lot more than Mtl does too. We just tend to focus on highrise projects.

Well, it depends...smaller projects can be cheap...or they can be incredibly expensive, with the cheapest units starting at over $ million. Every sector of the market is covered.

less is known of the on going small scale developments (by units rather than by storeys) probably due to their smaller marketing budgets. Consumer interest for these developments seems non-existant in most areas of the city.
