Nearly 5 million sq ft of mall space will be ready by 2006 in the city. Another 5 million sq ft is in the planning stage and is expected to be ready by 2010, according to a yet-to-be released survey by property consultant Chesterton Meghraj. Among the biggest projects in this segment is the Pittie Group’s six lakh sq ft mall coming up at Raja Bahadur Mills Compound near Pune railway station. This project will also house a 30,000 sq ft Fame multiplex. Piramal Holdings’s one lakh sq ft Crossroads mall will house a 5-star hotel and several entertainment spots. The Kakade City mall at Kothrud also has a built-in multiplex. The burgeoning of malls is changing the geography of shopping in the city - retail hubs are coming up in Laxmi Road, Bund Garden Road and Senapati Bapat Marg, close to residential hubs at Kalyani Nagar, Koregaon Park and Magarpatta City. Kondwa, Kothrud, Kolte-Patil and Nagar Road are also emerging as retail hubs. The entry of big brands has resulted in prices increasing by 20-25 per cent-both for rental and outright purchases. The confluence of price correction ( 10%-25% in 2009) along with rational mortgage rates offered by banks has increased affordability. Moreover, with the improving economic conditions as evident from the increased absorption of office space, there is improved employment security, creating fresh demand for housing in the year 2010. There has been spate of residential launches in the city, with a 10-12% increase in capital values witnessed across all the residential pockets of the city. Buyers in the mid-income segment of housing (INR 3-5 million) have returned in force, as have those for premium category housing. In fact, the year 2010 saw a significant number of luxury home projects in Pune. Some of the notable ones are Marvel Aurum at Koregaon Park, Marvel Bounty and Azure on Magarpatta Road, Marvel Ganga Sangria at Undri, the recently launched Yoo Pune by Panchshil at Hadapsar and Windmere by Vascon developers at Koregaon Park. In an exclusive interview with IndiaRetailing, Zaheer Bandukwalla, director, Urban Link Consulting Ltd informs, “We have successfully signed Cinepolis India, Star Bazaar (90,000 sq.ft), Westside (30,000 sq.ft) and Landmark (18,000 sq.ft) as anchor tenants. Currently, the property stands 40 per cent leased out and we are planning to rope in more powerful brands." The gross leaseable area of the property is 6,50,000 sq.ft whereas 1.7 million sq.ft is the built-up area including parking. “Cinepolis India will open 15-screen multiplex with over 2,500 seating capacity,” shares Bandukwalla. Ltd, a unit of K. Raheja Corp, plans to buy under-construction malls in Pune, Delhi and Kochi to expand its business. “We are actively looking at properties in Pune, NCR (National Capital Region), Kochi for takeovers. These are yet not operational. Some of them are half-done or at (the) fit-out stage, and have an area of 400,000-500,000 sq. ft,” said Kishore Bhatija, chief executive, Inorbit Malls. The buy-outs would supplement the company’s own projects and help it maintain its pace of delivering one property a year, he said. In the last three years, Inorbit Malls has opened three malls—two in Mumbai’s suburbs of Malad and Vashi, and one in Pune. By December, it will open its fourth mall in Bangalore and have a total of 2.5 million sq. ft of operational retail space. The firm has not earmarked a specified amount for the buy-outs. “Typical investments would be close to Rs.250 crore for an asset, depending on location and size,” said Bhatija. “In this business, we can’t say that we have this much of kitty and this is what we want to pay. The strike rate for buy-outs is one in 100.” Despite the growing cost of capital, Bhatija maintained that raising the money would not be difficult. The firm will look at various options, including internal accruals and borrowing from commercial banks and its parent. In July, Phoenix Mills Ltd also said it will buy underperforming malls and turn them around as it looks to ramp up its business. India’s nascent modern retail sector has seen turbulence in recent times. A lot of real estate developers got into retail mall development in mid-2000s, only to abort their plans later following the slowdown in 2008. “Not everybody is comfortable with retail. It looked very rosy at some point in time. But retail development has got its challenges. They are facing a challenge finding tenants and have apprehensions on how they will run it,” said Bhatija. “It’s not the question of finding a tenant and that’s it. The day-to-day operations have to be very, very strong to keep the interest of the public day in and day out.” The organized retail space consists of around 300 malls spread across 50 million sq. ft. An additional 50 malls are expected to be ready over the next two years, according to property consultant CB Richard Ellis. “Real estate developers are no longer in the business out of euphoria. They have gone through a learning curve. Almost 9.6 million sq ft of organised retail mall supply was introduced into the market in H2 2011, compared to almost 6 million sq ft in the first half (H1), according to a retail sector report by international consultant CB Richard Ellis. Towards the end of this period, November 2011 to be precise, the Union Cabinet took a key decision to allow up to 51% FDI in multi-brand retail and 100% in single-brand retail. However, due to political opposition, the government kept in abeyance the move to allow foreign investment in multi-brand retail. Single brand retail however has been opened to 100% FDI, up from 51% earlier. The report titled 'Indian Retail Market view’ for H2 2011 has said India witnessed addition of more than 15 million sq ft of organised retail mall space through the past year. During the second half, which added much more retail space than the first, Mumbai was on top in terms of new activity, followed by Pune, Bangalore and Chennai. These cities comprised more than 90% of the entire organised mall supply during the review period, CBRE said. In the second half of the year, large completions included Pheonix Market City, K Raheja, Infinity Mall and Neptune Magnet Mall in Mumbai,MGF Metropolis in Gurgaon, Phoenix Market City and Ascendas Park Square in Bangalore. The cultural capital of the state cannot match Mumbai's vibrancy but there is much happening here on the shop, eat and make merry front. Till recently, Puneites ended their socialising hours much early, by 7.30 pm. Shopping in Pune meant visiting Laxmi Road, Tulshibaug or MG Road In Camp. Shopping too came with quirks. Salesmen in no other city except Pune asked for the budget before making a sales pitch and ticked people for window shopping or feeling the material. A cutting chai, misal, dosa, sabudana khichadi, a Maharashtrian thali or paav bhaji ruled taste buds. Night life meant catching the night show at a single-screen theatre. Orthodox Pune has changed in the past two decades. Shopping options include malls, entertainment at multiplexes, night clubs, and in-creasing speciality restaurants have changed the look, feel and taste of the city. It is no wonder then that in The Times of India-IMRB quality of life survey, Pune is placed at number three in the leisure facilities segment comprising entertainment facilities, eating out facilities, night life and shopping options. Mumbai was at the top with 3.6 rating (on a scale of 1 to 5) in entertainment facilities, followed by Kolkata (3.4) and Pune and Delhi jointly at three with rating of 3.3. Results of the survey were first published on December 11, 2011, with urbanites and experts perceiving Ahmedabad as offering the best Quality of Life among eight mega-cities in the country. It was followed by Pune, while Mumbai and Delhi were tied for third. In the eating out parameter, Pune with a rating of 3.4 is ahead of Ban-galore, Chennai (3.3), Hyderabad (3) and Kolkata (2.9). The topper in this parameter is Mumbai with 3.6 rating. In the night life parameter, Pune is at number three with a rating of 2.7 where the topper is again Mumbai with 3.2. But the city is ahead of Hyderabad (2.5), Ahmedabad, Delhi and Bangalore (2.3), Chennai (2.1). Only in the shopping parameter that Pune is down at number five with a rating of 3 as against topper Mumbai with a 3.5 rating. However, Rajiv Malla, centre director of a mall feels that the situation is improving and retail is booming in Pune. "Today, Pune is not only one of the fastest growing cities in India, but also has a vibrant retail life. Previously, Puneites were considered traditional, conservative and price-conscious buyers, but now changing lifestyle and higher disposable income coupled with greater affordability have changed consumer behaviour," he said. Multiplexes in Pune, which stand at 12 currently, have multiplied by 20%, say experts. Six more will open during this year which explains the 3.3 rating respondents gave to the city's entertainment scene in The Times Of India-IMRB Quality Of Life Survey. Eight cities were rated on a scale of 5, and Pune bagged the third spot, followed by Ahmedabad, Bangalore, Hyderabad and Chennai. Mumbai, scored a 3.6, closely followed by Kolkata at 3.4. Prakash Chaphalkar, secretary of the Multiplexes Association of India, said, "Two new multiplexes have come up in Pune and Pimpri-Chinchwad in the past one year-Cinemax on Ahmednagar Road and Abhiruchi City Pride on Sinhagad Road. Six more multiplexes are expected to open in 2012, including Inox at Amanora, Cinepolis at Magarpatta City, PVR in Market City, PVR in Koregaon Park, Cinepolis in Pulse Mall on Ahmednagar Road and Cinemax in Pacific Mall on Shankarsheth Road." Soon, every locality will have a multiplex because malls are mush-rooming across the city and a multiplex in the mall guarantees more footfalls. "This industry is largely product-based. Good movies coming to the city will send citizens to theatres. Pune is growing and people from across the country have settled here. Thus, demand for social infra-structure is rising and multiplexes are growing," said Chaphalkar. However, more multiplexes do not mean more footfalls. In fact, they have reduced over the decade, he said. "City Pride on Satara Road, the first multiplex to open in Pune in April 2001, had 60 % occupancy on an average. Now, it is around 40 % or less. People who can afford high-priced cinema are limited, while they also get divided or scattered as more multiplexes come up," he said. Multiplexes have sophisticated technology like digital screens. "In fact, now the emphasis will be on hyper-plexing, which means having 10 screens or more in one property," said Chaphalkar. Ticket rates have risen by 15 % on an average during the past one year. "Among other expenses, power costs have gone up, and so have the salaries of the employees. Hence the increase in ticket rates," he said. Neerav Panchamia, vice president (operations) at E-square feels that the multiplex culture has grown in Pune. "In the last five years, Pune has seen a major IT and automobile sector development, which has led to an increase in the need for entertainment. To wit: four Marriott properties, a Hyatt, Sheraton's Four Points, a three-million-square-feet Phoenix Market City, with a five-lakhsquare-feet Inorbit Mall on the opposite side of the road, among others. Kolkata-based Hotel Hindustan International and Ramee Group of Hotels, that runs a chain of hotels in the Middle East, have also opened their hotels in Pune this month. "I see this as some sort of an out-of-the-box thinking," Samantak Das, national research head, Knight Frank India, a property consultancy firm, said about the rising number of hotels in Pune. "If we see the overall Pune market, I clearly see a lot of oversupply, and if we go by our research, the demand for hotel rooms will not grow more than 14% annually during the 2010-2013 period. But we see the supply in the city growing at a 25% rate," he explained. Retailers eyeing the city expect mall rentals to come down due to oversupply. "Over 52 malls were planned in Pune four years ago. And, now, only 20 of them are there, either fully constructed or under construction," said Govind Shrikhande, customer care associate and managing director , Shoppers Stop. He recently opened the fifth Shoppers Stop store in Pune. "Over 30 were cancelled at the planning stage and got converted to either hospitals or residential projects," he said. "It will be a challenge to get good tenants for some of the ones that are still being built and it will have an effect on rent coming down," Shrikhande added. The retailer is adopting a cluster approach to grow its cash and carry business in India. The expansion plan is to have over 300,000 sqft of retail space by 2013. At present Carrefour has two stores in operation in North India, one in Delhi's Seelampur area and the other in Jaipur. Its stores in Meerut and Agra will start operations later this year.
