National Spirit

Signature Tower Jakarta celebrates the Indonesian spirit through the reinforcement of the date of the National Day of Independence,
17 August 1945, viewed on each façade of the tower. Visible during the day through the use of highly polished stainless-steel, 17 leaves
grow and blossom upward through the shaft of the tower.
At the crown, these 17 leaves are bound together by 8 louver grill elements, culminating to embrace a single 45 meter tall
spire: the 17th day of the 8th month in the 45th year.Central to the four building elevations of the crown, these elements
in turn are supported by 5 crystalline glass buds – accentuating the five principals of Pancasila – rising to support a single
central spire – the united Indonesian people. Hence the budding flower (Pancasila) spreading from all corners of the tower,
spreading to all corners of Indonesia.
In the evening on national holidays, we envision the 17 leaves would be outlined with white LED lights, the supporting 8 louver
grills up-lit in red light, the center glass buds back-lit in white light, and central spire illuminated with 45 red and white LED
bands. During non-holidays, the lighting would be able to be changed to suit the particular occasion.

THE TOWER

The 111-story tower rises 638m above the ground plane to the top of the spire. The highest floor sits approximately 534.45m above the street entry. While a simple 60m by 60m square form dominates the planning of the tower, achieving an elegant aspect ratio of approximately 9:1, the tower facade steps to accentuate the different uses within the complex; i.e.: retail and convention at the base, office use through the shaft, and hotel use at the crown.
The regular form of the tower, with notched corners, provides a straight forward and efficient planning platform for tenants to utilize, including an average 13.5m clear depth from the core wall to the exterior curtain wall and opportunities for multiple corner offices on each level.
The structural approach utilizes a super-column and out-rigger arrangement, surrounding an inner core wall. It is anticipated the structural system will be based on composite steel and concrete.
THE PODIUM

Separate monumental lobbies, in scale with the overall tower development, welcome Hotel Guests and Office Tenants at Ground Level. An exclusive banking hall fronts the main access to the office tower lifts, as well as act as a gateway into the retail portion of the podium. Access to the Observatory is via an experiential queuing and ticketing space at the Lower Ground Level.
Allowing it to operate at times when the retail mall is closed, segregated access is provided to an entertainment / restaurant area that is located on the roof of the podium, above the 5,000 square meter Function Space. An independent entrance allows guests to arrive at the Conference Center via dedicated lifts or escalators that travel within the perimeter of the podium glass wall, separated from the retail mall customers.
Exclusive retail space is organized around a larger, 4-story atrium, with expansion planning incorporated to accommodate future development of Lot 8.

The new design in entirely new completely different and designed by Smallwood Reynold Stewart Stewart.
The new design will be released when ready.

I wonder, where is this observation deck, is it on the roof like on the South Tower of the old WTC or is it an interior floor? I'd love to know the roof height of this tower :dunno:

Go back to post #53, look at the rendering, and you will see that there is no way they can have an observation deck like the on the roof like the original WTC. The observation deck is on the 111 floor and will have a 10m floor to ceiling height.
As far as the roof height goes, it is like the Chrysler or Burj Khalifa...you really can't define that kind of measurement, because of the architecture. I can only say the final piece of the spire starts at around 594 m.

Kiboko December 18th, 2011, 02:41 PM Good for Jakarta. It could use some taller towers in its cityscape. However, this tower should be at least 100 metres smaller in the lower part to get some balance in the design. The composition doesn't work now, it is too stretched out.

but jakarta has so many 200m++ building, so if this tower finished at time, jakarta skyline not only looking like (i beg your pardon) Dubai (in Khalifa district), but more looking like NYC, when the tallest surrounding by other towers. :)
i i optimist, that jakarta will have another supertall, because there is some supertall proposed or approved in this city, so i wish all superstall in this city can be finished before or same time with this supertall.
but u are right,, i agree with u, at least some tower with (almost) same tall to get the skyline balance, good stuff.

Jakarta - Signature Tower that is predicted will be the tallest building in Indonesia and the highest to-5 world planned to begin construction this year. Building with 111 floors will begin construction in July 2012 in the SCBD, Jakarta.
"Tentative starting from July 2012," Tomy told detikFinance, Friday (01/06/2012)
Tomy also said that this project will cost and U.S. $ 1 billion or equivalent to Rp 9 trillion. Although Tomy did not elaborate further, but this is getting to make sure the news earlier that Indonesia will have a new icon with the tallest building located in the Sudirman Central Business District (SCBD).
High Signature Tower will reach 638 meters and the top 20 highest building in the world in 2020. Pineapple-like building whose roof was one of mixed-use buildings in Jakarta are world class.

I totally agree. Taipei 101 was officially the world's tallest building until two years ago. In 2015, it will fall to the 7th or 8th, and in 2020 probably will not be in the top 15.
The world today is very dynamic...

At 250m metres tall, it just misses out on the 'supertall' building category (anything 300m+) and falls into the 'skyscraper', or 'highrise' category (generally between 100-300m).
BNI 46 has been tallest building for over 15 years (since it's completion in 1996). Has the time come to take the crown from BNI 46 and award it to a worthy successor?
Will Indonesia ever get a supertall? In this economy it may seem folish but it is in times of recessions/depressions that some of the tallest structures are built like the Empire State Building in the 1930's during the great depression. :cheers:

Jakarta has several buildings over 200m though. it is a large city and it has several skyscrapers of similar height. i would compare it skylinewise to tokyo. Tokyo also has no supertall, but a very nice skyline because of the mass of the buildings and the average height is still high. :cheers:

The US$1 billion (about Rp 9.2 trillion) project will be built at the Sudirman Central Business District (SCBD), Jakarta. SCBD is managed by PT Danayasa Arthatama Tbk. In this company, Tomy has only a 0.001 percent share, the public has a 17.58 percent share and much as 82.4 percent belongs to PT Jakarta International Hotels & Development (JIHD) Tbk, tempo.co reported.

An ambitious plan to build the world’s fifth-tallest building in Jakarta’s business district is the latest testament to the city’s growth skywards, as towering condominiums and so-called superblocks jostle for space amid a booming economy.
The management arm of Sudirman Central Business District in South Jakarta says it aims to complete Signature Tower, a 638m building with 111 floors, before 2020.
This would put the Rp 9.2 trillion ($1 billion) building just behind Seoul’s Light DMC Tower, now ranked the world’s fourth- tallest building at 640m. Dubai’s Burj Khalifa heads the world’s tallest building list at 830m.
Developers are eager to meet the soaring demand for space in the capital of South-east Asia’s largest economy, after years of strong growth created a burgeoning middle class hungry for upscale city living.
“The growing demand has made vertical expansion the most obvious thing to do,” chairman of property consultancy Jones Lang LaSalle, Lucy Rumantir, said.
Now, about 5 percent of Jakarta space is vertical, but it would need to grow at least three times this figure to satisfy current residential, commercial and retail demands, she said.
Indonesia’s recent upgrade by two credit rating consultancies Fitch and Moody’s to investment grade level is expected to pull in more foreign investment, creating demand for office space and housing for expatriates, notes property consultancy Cushman & Wakefield.
Its latest report projected that condominium units in the city would more than double to reach 18,140 units this year, compared with last year. Office space is expected to grow between 8 per cent and 9 per cent this year.
Over the next decade, Jones Lang LaSalle estimates that 35 new high-rise developments will be built; as many as five are expected to have more than 50 floors.
Official data shows that Jakarta has been rising steadily, especially after the 2008 global financial crisis. In addition to 120 high-rise buildings now, 25 superblocks have sprouted across the city, mostly in south Jakarta.
Colliers International (Indonesia) said last year’s apartment sales reached the highest level since the financial crisis hit Indonesia badly in 1997, and supply this year is expected to surpass last year’s.
“The vertical growth is driven by confidence in the strong economic growth, an expanding middle class and scarcity of land space in popular areas of Jakarta,” said Ferry Salanto, Colliers’ associate director of research.
The World Bank, in a March 2011 report, says the group which spends between $2 and $20 a day forms the middle-income class.
They are now 131 million strong in Indonesia, up from 81 million in 2003. The group is growing on average by seven million a year, with rural areas showing a sharper increase. Now, around 50 million people are considered middle class in rural areas, up from 32 million in 2006.
Demand is also likely to rise in tandem with the increasing number of foreign residents, whom immigration figures show as having risen by 6 per cent to 111,752 last year.
Industry and manufacturing, trade, mining, education and construction sectors absorbed most of the expatriates last year.
Already, there are new condominiums and commercial developments in various phases of construction across the capital, including a trend of superblocks — self-contained megastructures housing hotels, residential units, malls and office towers.
Jakarta has also spawned five central business districts.
Said Winston Lim, a Singaporean architect based in Jakarta: “The speed at which the buildings are rising has been very fast, amazing.”
Some have seen almost 30 floors being built up within a year.
Real estate analysts note that most of these apartments are built by local companies in partnership with foreign ones.
Though developers are cheered by the soaring demand, urban planners are worried that lack of supporting infrastructure like roads and transportation will worsen traffic and hamper productivity.
Some of the new projects are located less than 100m apart or are on opposite sides of the road.
One such example is found along the famously jammed road of Jalan Prof Dr Satrio in South Jakarta, where at least three superblocks are expected to open by the end of the year.
The area is part of the Jakarta golden triangle that is being pitched as the Orchard Road of Singapore. It will offer a mix of premium shopping outlets, commercial office towers and lush condominiums on its peripheries.
On one side of the road stands Kuningan City by Agung Podomoro Land which has a six-floor mall, two residential towers at 39 floors each and an office tower going up to 32 levels.
On the opposite side are two Ciputra World superblocks over 11ha, being developed by Ciputra Property. They will have a 13-floor mall, a 38-storey office tower, serviced apartments and five-star hotels, among others.
Said Rumantir: “This central business district (Jakarta’s golden triangle) is still considered as the main growth area targeted by major investors, local and overseas. Though not much more space is left, this CBD has still got several locations for future development.”
Adjacent areas such as those in Kebayoran and Kemayoran are now drawing some development. Elsewhere, pockets of areas in the north and west of Jakarta have also seen many high-rise condominium projects rising, driven by their large middle-class communities and toll road access to the airport.
There is no doubt traffic is getting worse.
Urban and spatial planner Suryono Herlambang of Tarumanagara University feels that the point of vertical expansion is to create a compact and efficient city with more open spaces, something Jakarta has failed at.
The trend of superblocks, he said, has shifted traffic snarls from one place to another and created new traffic congestion zones in the city.
“The lack of urban planning prompted the development of too many central business district centres that only created new problems... turning Jakarta into a disorganised city.”

New Zealand engineers from Beca are working on the tallest building in the southern hemisphere, the US$1 billion Signature Tower in Jakarta.
The five-year job involves engineering for all the building services for the 111-storey structure that will be twice the height of Auckland's Sky Tower.
At 638m tall it will be one of only 60 buildings worldwide over 300m in height.
The world's tallest building Burj Khalifa at Dubai is 828m.
Signature Tower is the focal point of the district being developed by Indonesian company PT Grahamas Adisentosa.
Beca's technical director Simon Longuet-Higgins has been working for the company on projects in Indonesia since 1984, including several stints living in Jakarta with his family.
He recently worked with the same developer on the Marriott, Ritz-Carlton and Pacific Palace hotels, all in Jakarta, where Beca employs 50 local engineers.
"It is the tallest tower we have worked on. Essentially the building is five stacked on top of one another so you engineer it from a services perspective as five buildings. The tricky bit is joining them all together. There is some pretty high pressure pipe work because you've got to pump water to the top of the building," Longuet-Higgins said.
"Because it's so tall you get a thing called stack effect. If you've got a shaft that goes the whole way up the building you get huge volumes of air moving through just because of the different pressures and temperatures between the top and bottom of the building. Generally, you just apply good engineering and if you do that then it all works."
The building includes its own wastewater treatment plant and generators to produce 100 per cent of the electricity it will use to combat the water shortages and weak infrastructure in Jakarta.
Longuet-Higgins will travel to Jakarta every six weeks to meet the other parties working on the building.

A spokesperson said the business had won the contract to provide the mechanical and electrical engineering design for Jakarta's Signature Tower, the tallest building planned in the Southern Hemisphere.
It will be the fifth-tallest building in the world, standing 638m, with a 10-level retail podium, three office zones, a six-star hotel and a viewing observatory at the 111th level.
"Challenges include engineering a complex network of over 100 lifts, two of which shuttle vertically over half a kilometre from the ground floor to the observatory," said the Beca spokesperson.
Construction will start in the middle of the year and will not finish until 2017.
Beca engineers in Auckland and Jakarta will provide fire and life safety design and mechanical and electrical engineering on the tower and consultancy on the lift job.
The firm is working on 22 high-rise towers in Indonesia, including Ciputra World, the Wisma Mulia office and the Sequis Centre.
All the blocks are more than 40 storeys high. Beca is also working on the 67-level Thamrin Nine mixed-use complex.

With a combined site area measuring 50,674.0 square meters, and an allowable development area of 391,435 square meters, the
111-story development will include:
An Observatory,
A 300-key, 6-Star Luxury Hotel,
International Class A Office Space,
A Conference Center and Banquet Facilities, and
A Luxury Retail Mall.
Signature Tower Jakarta is organized by situating the Observatory and Hotel spaces on the highest floors, supported by the office floors and resting on the conference and retail podium levels.
This organization and structural arrangement has been successfully tested and repeated in some of the world’s tallest and notable super-high rise towers, such as the ICC Tower in Hong Kong and the Shanghai World Financial Center.
Site Planning for the Signature Tower development places the iconic tower in the center of the SCBD, between the existing Pacific Place Jakarta mixed-use development and the proposed 8 story retail / convention / restaurant podium.
The Signature Tower retail development is planned to have covered, direct pedestrian connections to the existing adjacent developments above ground and below ground, including an elevated pedestrian connector between the existing Pacific Place Jakarta and below grade connectors between Lots 5, 9, 10 and 22.
The design objectives for the development include providing an integrated, distinctive and symbolic world-class environment that is economically viable to construct, operate and maintain. An environment that is safe, secure, and ecologically responsible, and one that establishes a new style for Indonesian Architecture for the new millennium.
DESIGN BRIEF
Initial studies addressed a multiple of different approaches – each celebrating Indonesian culture and hope for the future. Of particular note were the “Garuda”, “Torch”, “Unity”, “Banyan Tree” and “Kris” schemes:
“Garuda” which through the use of proportions and aesthetics of the iconic skyscrapers of the early 20th Century , defined an architecture that lifts the building elements to the sky; mindful of the traditional Indonesian architecture and symbols that evoked a ‘rising up’ to the heavens, we looked to combine the basic elements of these symbols to create a tower that rises above the city, like the Garuda, spreading its wings over Indonesia in the new millennium.
“Torch”, which symbolically incorporated Pancasila, the five principles as illustrated in the national crest, through the use of four elements surrounding a central star, a star that transitions into a beacon of light that binds together the tower elements and rises up to illuminate the five principals over the nation’s capital.
“Unity”, illustrated in the links of the chain in the national crest symbolic of the solidarity of the multi-cultural society that is the bedrock of modern Indonesia, celebrates a society rich in cultural heritage and natural beauty, which comes together as one, supporting each other to move together hand in hand.
“Banyan Tree” symbolized an emblem of strength gained from the roots, rising upward, together in a pure, elegant and simple method to create a structural framework to support the dreams and visions of a strong and young nation.
“Kris”, a traditional and ceremonial symbol of Indonesian culture, married with the organic elements found in nature and traditional architecture, the symbolism and form of the tower comes together as if it were a sharp new sprout for the new millennium.
In completing the study of these different ideas, it was determined to proceed with a scheme that incorporated classic proportions with organic and natural elements symbolizing one great nation rising together to move into the new millennium

Signature Tower Jakarta celebrates the Indonesian spirit through the reinforcement of the date of the National Day of Independence,
17 August 1945, viewed on each façade of the tower. Visible during the day through the use of highly polished stainless-steel, 17 leaves
grow and blossom upward through the shaft of the tower.
At the crown, these 17 leaves are bound together by 8 louver grill elements, culminating to embrace a single 45 meter tall
spire: the 17th day of the 8th month in the 45th year.Central to the four building elevations of the crown, these elements
in turn are supported by 5 crystalline glass buds – accentuating the five principals of Pancasila – rising to support a single
central spire – the united Indonesian people. Hence the budding flower (Pancasila) spreading from all corners of the tower,
spreading to all corners of Indonesia.
In the evening on national holidays, we envision the 17 leaves would be outlined with white LED lights, the supporting 8 louver
grills up-lit in red light, the center glass buds back-lit in white light, and central spire illuminated with 45 red and white LED
bands. During non-holidays, the lighting would be able to be changed to suit the particular occasion.

THE TOWER

The 111-story tower rises 638m above the ground plane to the top of the spire. The highest floor sits approximately 534.45m above the street entry. While a simple 60m by 60m square form dominates the planning of the tower, achieving an elegant aspect ratio of approximately 9:1, the tower facade steps to accentuate the different uses within the complex; i.e.: retail and convention at the base, office use through the shaft, and hotel use at the crown.
The regular form of the tower, with notched corners, provides a straight forward and efficient planning platform for tenants to utilize, including an average 13.5m clear depth from the core wall to the exterior curtain wall and opportunities for multiple corner offices on each level.
The structural approach utilizes a super-column and out-rigger arrangement, surrounding an inner core wall. It is anticipated the structural system will be based on composite steel and concrete.
THE PODIUM

Separate monumental lobbies, in scale with the overall tower development, welcome Hotel Guests and Office Tenants at Ground Level. An exclusive banking hall fronts the main access to the office tower lifts, as well as act as a gateway into the retail portion of the podium. Access to the Observatory is via an experiential queuing and ticketing space at the Lower Ground Level.
Allowing it to operate at times when the retail mall is closed, segregated access is provided to an entertainment / restaurant area that is located on the roof of the podium, above the 5,000 square meter Function Space. An independent entrance allows guests to arrive at the Conference Center via dedicated lifts or escalators that travel within the perimeter of the podium glass wall, separated from the retail mall customers.
Exclusive retail space is organized around a larger, 4-story atrium, with expansion planning incorporated to accommodate future development of Lot 8.

Thornton Tomasetti is providing structural engineering services for a 111-story, 600-meter mixed-use tower that will be the tallest building in southeast Asia when completed. Located on lots six and seven of the Sudirman Central Business District (SCBD) in Jakarta, Indonesia, the project has an observatory at the top level, 25 levels of hotel space, 24 levels of residential, 50 levels of office space, 10 levels of retail podium that includes a conference center, a ballroom and restaurants, and six levels of basement parking and provides a total area of 593,000 square meters.
The building is located within one of the most active seismic zone in the world. Classified as Seismic Design Category D, Signature Tower presents great challenges to engineers because of high seismic reactions and extremely soft soil conditions. The primary lateral system used includes a composite core wall, composite super columns and steel outrigger trusses. The exterior mega fame includes nine steel belt trusses, six steel floor trusses and additional composite super columns that accommodate the specific requirements of the high seismic zone. yes, but then i looked at detailed pictures of the crown and the top floor seems to be inside the crown, it looks like when the crown starts there are still at least two more floors and i thought that might be the observation deck :cheers:

yes, putting a space observatory in one of the most vivid cities is probably a bad idea, you can't see much with light pollution. I know that Mecca has a space observatory inside the tallest building, but i don't think it works for a city like Jakarta.

An impressive skyline is not the first thing that comes to mind when you think of Jakarta. Indeed, from the city’s traffic-clogged streets, it can be difficult to see anything other than cars, shops and smog. But one property firm is hoping to change that. An Indonesia company called PT Danayasa Arthatama is pitching a project called the Signature Tower, a 111-story hotel-and-office complex. Standing at a projected 638 m (2,093 ft.), it would be taller than the former World Trade Center in New York City and eclipse the tallest building in Southeast Asia, the Petronas Towers in Kuala Lumpur. “This will be proof that Indonesia has changed,” says Santoso Gunara, president commissioner of PT Danayasa Arthatama. “We need something like this so people will know there is something going on here.”
There is certainly a lot happening in Indonesia. The Southeast Asian nation has bounced back from the 1997 Asian financial crisis and is, for the first time in decades, on sound financial footing. The Indonesian economy is turning heads at a time when most developed economies are trying to turn the corner. The country has seen an average annual GDP growth rate of 5.2% from 2001 to ’08, and it is expected to expand more than 6% this year. Earlier this year, its sovereign-debt status was bumped up to investment grade by two of the major ratings agencies — a third is likely to follow suit. “We expect growth to pick up in the coming years to about 7% over the medium term,” said Stephen Schwartz, BBVA Research’s chief economist for Asia.
The developers hope the tower will be a symbol of Indonesian ascendancy, a testament to the country’s towering ambitions. But not everyone is sold — on Indonesia’s prospects, or on the project itself. As a recent report co-authored by the Asian Development Bank (ADB) points out, Indonesia’s economy is still relatively fragile. If growth stays at current levels, Indonesia would need 23 years to reach the per capita income level that neighboring Thailand achieved in 2008. The report warns that Indonesia risks succumbing to the “middle-income trap” wherein inadequate infrastructure, weak institutions and economic inequality dampen growth. “Stronger institutions are key in pushing forward harder reforms, such as reducing badly targeted fuel subsidies, which are needed to accelerate more productive investments in infrastructure development and initiatives to reduce inequality,” says Jon Lindborg, ADB country director for Indonesia.
These and other concerns have critics asking if a record-breaking skyscraper is ill advised. Analysts seem split on what an additional 200,000 sq m (over 2 million sq. ft.) of office space might mean for the city. “That’s a lot of supply in one building,” said Todd Lauchlan, country head of Jones Lang LaSalle Indonesia. “But given the superb location and quality of design, I have no doubt the project will be a success.” Jakarta-based architect Ahmad Djuhara is less optimistic. “The supporting infrastructure is questionable, and there are so many problems, like traffic congestion, that could be created,” he said. “There are other ways to make your mark as a developer other than just going high.”
For now the developers, like the country, are pressing ahead. They hope to break ground by year’s end.

Those cities already have a sea of skyscrapers and are superdense. Jakarta has a few 200m+ skyscraper and no supertall, yet they shoot for a 600m+ monster.
Don't get me wrong here, I'm not judging. As a skyscraper enthusiast I welcome every megatall. But it would be nice to have some balance in the skyline before aiming so high. The tower as it is planned now, is nothing but dick waving.
I'm still waiting for city which builds a megatall out of demand and out of necessity (f.e. no / spare space). HK and NY are hot candidates.

Also Taipei 101 wasn't build out of demand at all, it's a pretty stand alone tower, that was there to give the city and country attention, and it surely went out pretty well for the city.

Overall the news stated that MGM Grand through it's brand Bellagio Hotel will manage the top 20 floors of the 111 floors tower. They will also operate 350 rooms of MGM Grand Hotel in another tower south of this Signature Tower. There will be 15,000 square meters of convention center too that will also managed by them. The cooperation agreement has been signed on 21 May in Las Vegas. Hope it will help,, :cheers:

The Artha Graha Network, a diversified business conglomeration controlled by tycoon Tomy Winata, has courted MGM Hospitality to run the management of hotels, apartments and convention centers in the upcoming Signature Tower that will be built by its subsidiary, PT Danayasa Arthatama.
Danayasa will start building the 638-meter building later this year and is expected to be completed by 2020. Signature Tower, which will be Indonesia’s tallest and the world’s fifth-tallest building is expected to cost about US$2 billion.
“We admire MGM Hospitality as an owner and operator of world-class hotels. It will be the first time for them to do business in Indonesia. By collaborating with MGM, hopefully we can create a different atmosphere in Jakarta,” said Danayasa director Agung Prabowo in a telephone interview on Wednesday.
Both companies had not determined the value and time period of the contract. However, the signing was enough to show strong commitment of Danayasa and MGM toward the cooperation, Agung stated.
Using the Bellagio Hotel brand, MGM Hospitality will operate 290 super-luxury hotel rooms, which will be located on the 20 highest floors of Signature Tower.
The subsidiary of MGM Resorts International is also set to manage 350 hotel rooms and serviced apartments in the Signature’s south tower.
