Nakheel, one of the world's premiere property developers behind some of the most iconic projects in Dubai has announced the launch of its latest property development, Jumeirah Village, a new project that creates an idyllic village and community living experience.

More than 7,000 villas and townhouses in Jumeirah Village were sold out to enthusiastic buyers from the UAE and the GCC region.
The development offered spacious two and three bedroom villas, and the one and two bedroom townhouses, which are to be constructed among distinct landscaping in classic Arabic and Mediterranean architectural styles.
Though the initial offering was 6,000 villas, an additional 1,000 villas and townhouses, which were due to be released at the second phase expansion of Jumeirah Village, were also sold out owing to the huge interest shown by the investors, Nakheel said.
Investors were queuing up in front of Jumeirah Village's sales office long before the official opening hours until late evening on Thursday to make their bookings in the development, it said.
Sultan Ahmed bin Sulayem, chairman of Nakheel, said: "We are certainly overwhelmed by the response to Jumeirah Village from the investors who were keen to own property in the project. Jumeirah Village is the latest self sustained community development by Nakheel that promotes an idyllic village lifestyle set amidst pristine surroundings and unsurpassed leisure and lifestyle amenities, in the most desirable district of Dubai."

The latest major waterfront residential project from Nakheel, Jumeirah Village was launched and sold-out within a day, according to the developer. More than 7000 villas and townhouses in Jumeirah Village were sold. Buyers from the UAE and the GCC bought the project’s two- and three-bedroom villas, and the one- and two-bedroom townhouses, which are to be constructed in classic Arabic and Mediterranean architectural styles in a landscaped environment.
Reacting to the demand, Nakheel sold an additional 1000 villas and townhouses, which were due to be released when the second phase of expansion of Jumeirah Village was announced. Dubai : Al Attar Group will invest Dh1 billion to develop upscale villas in Jumeirah Village, the development of Nakheel.
Sales of the villas will start within the week with prices from Dh995,000 for a one-bedroom unit.
A 10 per cent down payment is required, and the rest is to be paid in installments every six months until 2008 when the villas will be ready for occupation.
The Jumeirah Village project represents a strong build up of Al Attar Group investments in Dubai's many freehold developments.
Just recently, it signed on with Nakheel for villas on The Palm Deira.
"We see great potential in The Palm Deira, which Nakheel plans to develop as a self-contained city within Dubai," said Ahmad Abdul Rahim Al Attar, chairman of the Al Attar Group.
"Right from the start, we have been firmly committed to Sultan Bin Sulayem, chairman of Nakheel, on the various developments the company has taken on. "While there is so much development in and around the New Dubai, there are still lots of people who want to be in Deira. This is the market The Palm Deira is addressing."
The villas are to be handed over in 2008.
Al Attar Group is also building towers in Jumeirah Lakes and has signed on for a project in Dubai International City.
It has also acquired one of the plots within The World network of artificial islands in the shape of individual countries.
All three developments are from Nakheel, and takes Al Attar Group's overall exposure to the developer to Dh1.3 billion.
"We see freehold as a main priority for 2005 and beyond, when most of our projects will be completed," said Al Attar.
"There is still a scarcity of upmarket space in both residential and commercial categories."
This focus has already seen it take up a plot for a 40-storey mixed-use tower in Dubailand, the Dh35 billion themed development promoted by the Dubai Government.
Al Attar Group has also committed to Dh100 million in investments for the sprawling multi-stage Business Bay, recently announced as part of the recently created Dubai Holdings portfolio.
"We are in constant negotiations with Mohammad Al Gergawi, chief executive of Dubai Holdings, and Hashim Al Dabal, chief executive of Dubai Properties, to see how private sector entities such as our company can have a role in the Business Bay project," said Al Attar.
"As of now, we are committed to the investments, but finalising on the nature of the projects."
Elsewhere in the city, the company is moving on schedule on two high-rises on Shaikh Zayed Road, both of which will be buildings of more than 60 storeys.

Reality December 20th, 2005, 09:25 AM This picture shows a long line of sand between Jumeirah Village and Meadows/Springs.
N.B. The multiple lines of pylons have not been represented on this area of sand.
Also, the picture shows an empty road in front of Jumeirah Village South.
Anyone who lives in Dubai will know that for most of the day, this road has a near stationary convoy of HGVs pumping out fumes. And this is before the major construction has started in this area!
If Jumeirah Village is built with the existing road network in place, it will be to surrounded by gridlocked motorways and pollution.
These pictures tell us very little of the reality of these developments.
Only personal visits can do that.

Local real estate developer Nakheel has awarded the local Ghantoot Transport & General Contracting an estimated $100 million contract to provide infrastructure at Jumeirah Village north.
The 18-month contract includes construction of internal roads, telecommunications infrastructure and potable water, sanitary and drainage systems. Beirut-based Dar al-Handasah (Shair & Partners) is the consultant. The local Limitless is the project manager.
Located adjacent to Jumeirah Islands off Shaikh Zayed highway, Jumeirah Village calls for the construction of about 7,000 one-four-bedroom villas and townhouses. The development will be divided into four districts and will incorporate Arabic and Mediterranean architectural styles (MEED 9:12:05).

Face81 April 25th, 2006, 09:59 PM ^^ Like everything in Dubai, no design is final and no project really complete until the last screw is put into place, so I am guessing that it is MORE THAN likely that these designs/plans for both the North and South villages will be changed tremendously by the time they are actually built and obviously since the Arabian Canal is going to come crashing though this area, I would imagine new renders/plans will be released sooner, rather than later. :)

Turkey’s Nurol Group has been awarded the first construction package at Jumeirah Village 1 (JV1). The estimated AED 305 million ($83 million) contract covers the development’s infrastructure, and includes the installation of services and the internal road network. Bids have also been submitted for a second package covering the construction of the development’s villas. The bidders include the local Al-Naboodah Contracting and Nurol.
Located adjacent to Jumeirah Islands, Jumeirah Village is a mixed-use development comprised of at least 5,000 villas and a series of 20-30-storey towers. The development is divided into three sections, JV1, Jumeirah Village 2 (JV2), and Jumeirah Village South (JV3). The local Ghantoot Transport & General Contracting is working on the infrastructure for JV2, and an award is awaited for the infrastructure at JV3. Beirut-based Dar al-Handasah (Shair & Partners) is the consultant for JV1 and JV2, and the UK’s Mouchel Parkman is the consultant on JV3.
The UK’s Currie & Brown is providing project management services for JV1, and the local Limitless is the project manager for JV2 and JV3.
Local real estate developer Nakheel is the client (MEED 14:4:06).

when i went to take those pictures the security guard stopped us right when we were gettin out of the car...:( they werent ready at that time adding the finishings and furniture or something

1N1 June 25th, 2006, 05:20 PM Many plots in Jumeirah Village had been sold to private developers like DAMAC etc., to construct buildings ranging from 5 stories upto 20-30 storeys. These are seperate from the villas that will be constructed by Nakheel and have been sold directly by them.
Construction, however, has been delayed beyond peoples expectations and Nakheels promises. So far, there is no work that has started after ground levelling. I suppose if the contracting has just been awarded this month, its another 3 years minimum before anything appears.
DAMAC is promising completion (of its 12 buildings in Jumeirah Village) by early 2008

DUBAI — Desert Home yesterday announced the launch of Desert Rose Residences and Villas — a new residential development located in Jumeirah Village South.
It is a mixed-use complex consisting of commercial and hotel space, mid-rise residential buildings, duplex villas, schools and parks. It is managed by Limitless, a sister company of Nakheel and work on the development is expected to start within three months.
The project is designed to meet the growing demand for affordable housing in Dubai and to be a "self-sustaining" community that allows owners to work, live and relax within the same geographic area. Situated at the intersection of Al Barsha Road and Khail /Emirates Roads, Desert Rose is located within a five minute drive from Dubai Media City, Dubai Internet City, and the Mall of the Emirates.
Desert Home is offering in-house financing. Buyers will be able to pay in monthly instalments starting at Dh2,915 per month for a studio apartment up to about Dh18,000 for a villa priced at Dh1.45 million. Payments can be made over a five to seven-year period.
Announcing the launch of the project, managing director of Desert Home, Khaldoun Tabba, said that there were thousands of residents who were delaying home purchases due to the lack of viable and affordable financing options. He also pointed out that a majority of such residents were considering purchasing an apartment to tackle the problem of rising rents. Tabba said that the new project was launched specifically to address the needs of such residents.

AED 650 Million (Six hundred fifty Million) or approx. US$178 Million contract by Nakheel to execute complete Infrastructure works for Contract 2 at the Jumeriah Village South III - Circle Project. Dubai: An Egyptian and a Pakistani developer are jointly pumping Dh1 billion into a major project, the Quattro Hotel and Business Park, at the Jumeirah Village South Circle masterplanned community currently being developed by Limitless.
Pakistani developer Rufi Real Estate and Construction Co LLC and Egypt's Sharm Land have formed a 50:50 joint venture to finance the project, which will take 24 months to be completed once they start construction of the project later this year.
A&A Investments has played a major role in establishing this alliance, while the project has been designed by Dimensions.
Sharm Land is a sister company of Misr Housing and investments, which owns tourism projects in Sharm Al Shaikh as well as Hurghada and Cairo.
Rufi Real Estate was founded in 1983 by Manzoor Rufi. The company is experienced in real estate development, having built more than 6,500 units including residential apartments, offices, retail outlets and shopping centres.
Both developers said this is the beginning of a new partnership that will see the development of a number of projects.
The Quattro Hotel and Business Park is one of the first projects to be established in Jumeirah Village South Circle, which is situated on the junctions of Emirates Road, Barsha Road and Al Khail Road.
It will be built on a plot of 100,000 square feet that will house a commercial complex with a podium that expands the full plot and holds four towers.
Quattro is an integrated business and retail, mixed-use development that will be set amidst luscious landscaping, offering leisure and lifestyle amenities. It will comprise two business towers and two 143 room business hotels.
Developers have appointed Coldwell Banker as their sales and marketing agents for the project.
Hesham Al Far, Managing Director of Coldwell Banker, said that despite the prospect of 30,000 new residential units set to come into the market this year, he doesn't expect any slow down in the market and more importantly expects Quattro to become one of the most sought after projects in Dubai.
"A total of 250,000 people moved to the emirate last year," he said. "They will continue to be drawn by new, cost-effective developments such as Quattro, which has a unique set of attractions."
Al Far added that the cost of office space in Quattro will be attractive, which can help business yields or make for excellent capital appreciation.
"The affordable prices will make this project even more attractive for companies to buy rather than lease in future years," he said. "There will be a guaranteed return of 10 per cent over 3 years. Other attractive offers include pre launch discounted prices for purchasers in the business towers, retail outlets and hotels."

-the completion date for north is mide 2008, together with jumeirah golf estates and palm jebel ali(north contains the villas and townhouses that nakheel are making, while south is for people who want to build hotels and apartments)
-the render and floorplans of the villas have not changed

The UK’s Mouchel Parkman is the consultant, while Canada’s EllisDon is the project manager. Dubai-based Limitless, part of Dubai World, is the development manager.
Located adjacent to Jumeirah Islands and between Emirates road, Al-Barsha road and Al-Khail road, the Jumeirah Village project will comprise at least 5,000 villas and a series of 20-30-storey towers divided into three sections. Turkey’s Nurol Group has been awarded the infrastructure package at Jumeirah Village 1 (JV1) and the local Ghantoot Transport & General Contracting is working on the infrastructure for Jumeirah Village 2 (JV2). Beirut-based Dar al-Handasah (Shair & Partners) is the consultant for JV1 and JV2. Local property developer Nakheel is the client for all three sections (MEED 2:6:06).

Nakheel scales down residential project at Jumeirah Village
Dubai: The future of the Jumeirah Village residential development has been thrown into doubt after a Dubai resident received a letter from developers Nakheel telling him construction work on his villa has been cancelled.
The letter said major highways proposed by the government would run across the site, forcing Nakheel to drop plans to build the project's two to four-bedroom villas.
Nearly 2,900 freehold villas and close to 3,200 town houses divided into themed villages were initially planned for the Emirates Road development, but work never started.
A Nakheel spokesperson said the project will go ahead, but in a "revised format" to accommodate the majority of those people who chose not to withdraw their investments, estimated at 20 per cent of initial investors.
However, the spokesperson did not specify how many units would remain or the total land area of the new master plan.
Fayez Al Hail, 40, a Qatari who has lived in Dubai for more than 10 years, said he paid a 10 per cent down payment of Dh175,000 on a two-bedroom villa at the site when sales started in 2004.
Al Hail, an Emirates airline captain, said he was given a chance to get his money back in 2005 when Nakheel announced the project would be delayed, but said he was urged by the company to "have faith in the project".
"A lot of people withdrew their money, but I trusted them and this is how they treat me," he said.
The letter he received on July 29 from Yousuf Kazim, general manager at Jumeirah Village, cited "numerous infrastructure changes initiated by the government of Dubai" for the cancellation.
It singled out the proposed east and west parallel roads, a six-lane carriageway connecting Dubai World Central International Airport to Deira, designed to ease traffic congestion.
"These highways run right across the development of Jumeirah Village, causing major impediments to executing the existing master plan," the letter stated.
Nakheel said it will refund booking deposits and payments, but Al Hail insists losing out on interest he could have made on the down payment is not a major concern.
"When a company sells units in a development and takes people's money, it must provide a contract and floor plan," he said.
"What makes me most unhappy is that this is a huge company which asked people to have faith in its ability to deliver. Now they have changed their mind and have not given me an opportunity to invest in the revised development or a different project as a way of compensation."
In a statement released by Nakheel, Yousuf Kazim, general manager at Jumeirah Village, said: "It is with regret that Nakheel has had to make major changes to the Jumeirah Village masterplan following its initial launch in 2004. This was due to government initiated infrastructure changes which were beyond our control.
"The immediate effect of this announcement regarding the proposed changes was to seriously delay the project and this was communicated to all investors immediately. All investors were offered their money back with no cancellation fee and as a result 80 per cent of investors chose to cancel. All investors were also kept regularly updated as to the project's progress through quarterly circulars. We regret the inconvenience this has caused our investors. However, it has been caused by circumstances beyond our control."
Al Hail said he has never received quarterly circulars informing him of project updates and was at no point given an opportunity to invest in a revised project.

Flipping off-plan properties like hot cakes is soooo 2004 though and is a thing of the past. Your real estate agent might make you want to beleive otherwise but don't fall for their (sometimes pushy) sales pitch.
Long term, Dubai is shaping up pretty good I would say...

For short term it is best to look at an area that is already developed. Flipping off-plan properties like hot cakes is soooo 2004 though and is a thing of the past. Your real estate agent might make you want to beleive otherwise but don't fall for their (sometimes pushy) sales pitch.
Long term, Dubai is shaping up pretty good I would say...

i agree with u about prices and off plan, but crazy look at Jumeirah Park, still not finished but higher prices than JV, so what i see is that JV is a meduim income development, and u can compare psf rates to other developments. but with high construction prices, to keep it med income housing you have to lower the quality right?

Makaseb plans four hotels in Dubai by 2009

Dubai: UAE real estate investor and developer Mak-aseb Holding will open four hotels in Dubai by the end of 2009.
The hotels are part of the company's two Dh2 billion real estate projects in Jumeirah Village South.
Makaseb said yesterday it has roped in Scotland-based company Sanctuary Hotels and Resorts to manage its Dh1 billion Quattro West Hotel and Business Park in Jumeirah Village South.
Quattro West Hotel and Business Park will comprise a five-star hotel with 350 rooms, a shopping mall, an office tower, and a hotel apartment block with 260 units.
Construction work will begin by the end of this year and will be completed in 2009, Makaseb director Hesham Abdul Gani said.
He said the company will soon launch two hotel projects in Ras Al Khaimah as part of two new mixed-use property developments.

Jumeirah Village South is also the site of Makaseb's another Dh1 billion project, Quattro Hotel and Business Park. This one-year-old project has two four-star hotels under development.

Residential project
The company is launching next month a Dh800-million two-tower residential project in Dubai, Rufi said. Sanctuary is a new hotelier and manages just one hotel in Britain. It has signed management contracts for one four-star hotel and one five-star hotel in Abu Dhabi.
The two properties will become operational by the end of this year, Sanctuary chief executive officer Peter Blackburn said.
The company's target is to have 10 hotel management contracts by the end of 2007 and sites are being looked at in the UAE and the region.

I have yet to visit Jumierah Village South, but it is evident that construction hasn't started in any of the developments because the Master Developer (Limitless) are slow in handing over plots to the developers. This is the story I got from Desert Homes way back in March (Desert Rose project - District 12).
More recently, I've heard that currently the Master Developer has been handed over plots in District 10, with District 12 to follow in about a month's time or so.
Can anybody confirm this ? Does anybody know if work has begun at all in any of the developments in JVS ?

Personally I would never buy into any of the Dubai Desert outposts but if JV is your thing, Diamond Views might be the project your are looking for. For me, I need to see 'water, water, everywhere'.

I've already requested IMRE to take photos of Jumeirah Village South - he last informed me that the site/roads were not accessible for public - only for construction personnel and vehicles.
HOWEVER, IMRE, please can you give us an update as to what is actually going on in JVS and if possible, take some photos.

Infact most dvelopers in JVS are claiming completion dates for end of 2008 - how can that be ?????

Dubai: Diamond Developers, the new class of property developers in Dubai, yesterday said it has commenced construction works on Diamond Views 2 at Jumeirah Village South.
Once completed, the project will feature residential buildings and town houses. The buildings will offer four types of spacious studios, eight types of one bedroom apartments, three types of two bedroom apartments. The townhouses will come in a selection of two, three and four bedrooms.

More than 17 plots earmarked for third party developers have been handed over, enabling them to begin construction. It’s the latest landmark in the development of Jumeirah Village, where master developer Nakheel is offering serviced plots to private developers and currently building and marketing residential units itself.
Within the Circle District of the development, we have handed over 17 plots to private developments, as well as a further two in the Triangle District.
Across the whole development, progress on the infrastructure is on schedule. Currently the overall infrastructure works which includes deep services, shallow services and district cooling is in the average range of 40%.
Private developers are building high-rise, mid-rise and low-rise residential buildings, high-rise office towers, together with commercial properties such as shopping malls, pedestrian plazas and restaurants.
Nakheel offerings include one and two-bedroom townhouses and two-bedroom villas. We are also directly involved in the constructing community buildings such as police stations, civil defence buildings and ambulance stations.
The master plan also provides for community centres which will feature supermarkets, shops and other retail amenities. Construction schedules for these structures are being finalised. In addition, school and mosque sites have also been allocated and will be developed privately.
Utility providers will build their own facilities. These include up to nine DEWA 132kV substations, numerous DEWA 11kV substations and water pumping stations, Palm
Water sewerage pumping stations, Palm District cooling plants, Etisalat and Nokia GSM transmission building towers and DIC communications hub towers.
With work on the development gathering pace, new contractors have been appointed overing
work on villa and townhouse development.
In the Triangle District, Nurol Construction has been appointed as contractor for Zone 1. In Zone 2, Gunal Construction has been appointed as contractor. Within the Circle District, tender evaluation has begun prior to the appointment of the contractor for work on the townhouses and villas in Districts 12 and 16.
