The project is a mixed use building complex (5 stars-hotel, offices, residential, commercial and recreational), located in Tehran – Iran. It is located on the intersection of 2 main street in downtown Tehran and overlooking the central park of Tehran.

That's because there are too many kiddies and no professionals in the Iranian section. Sometimes I feel there is no point of visiting here.

Kiddies = Young Professional!

Love this hotel scheme, it is amazing! About time we make central Tehran the place it was meant to be.

This is possibly a re-placement of Laleh hotel at the North Eastern corner of Laleh park. The plot and project brief match the location.

Have you heard if the owners are going to manage the hotel, or will they (finally) get a proper (international) hotel chain to manage the hotel?

Good for you, go ahead and fill the place with lol and wut.

More like spammers, just compare the post count of each sub-section of the Iranian froum.

Anyway, enough of off-topic discussion.

Actually, it would be better if the managers gave input early on so that there aren't costly changes after.

the chance of this getting built is not so high. It was only few months ago that the municipality of Tehran announced that it would not accept designs with glass facade. This is too glassy to get built. unless the owner of this thing has "parti" in the municipality of Tehran.

that, and also a few months ago the municipality put hight regulations for areas around tehran, and i think the limit was 12 floors , and i believe the financial districl was on of those areas

There seems to be alot of concrete or steel on the facade. You cant see clearly from this render. Only the corners and and the roof are definately glass.

A couple reasons, main one is probably due to earthquakes.

As I've mentioned before - This is utter nonsense as when I visited Tokyo (which is just as geologically active as Tehran), I saw dozens of glass facaded buildings. Let's not forget the glass buildings in San Francisco and LA which are also geologically active. They just don't want Tehran to have a modern (in their eyes Western) look.

You're right.

the municipality of Tehran announced that it would not accept designs with glass.

Why?

They say It wastes more energy and as a result leads to higher energy consumption and also they say that glass facades in Iran are more prone to earthquakes. they also said that they would give an ultimatum to those buildings that use a lot of glass material in their facade. I don't know what this one means, Are they going to fine the buildings those who have not changed their facade during the ultimatum? I don't get it to be honest.
