MANILA, Philippines - High-end realty developer Shang Properties Inc. is stepping up its presence in the burgeoning Makati Central Business District with plans to build a 65-story residential condominium in Legaspi Village, costing as much as P4.5 billion.
On the sidelines of the company’s annual stockholders meeting yesterday, Shang Properties chief finance officer Vicente P. Formoso said the project, which comes on the heels of the success of The Shang Grand Tower in Makati, will house 600 to 700 studio, one-bedroom and two-bedroom units when completed in 2014 or 2015.
Shang Properties acquired the property from publicly-listed Phinma Corp. for P615 million.
This will be the company’s third project in the Makati financial district following the Enterprise and Shang Grand Tower.
Formoso said the company remains upbeat on the property sector amid improving consumer spending, a stable economy and the low interest rate environment.
Other projects of the company include One Shangri-la Place, a posh twin tower residential development that will feature over 1,300 units located atop the six-level retail podium of the Shangri-la Plaza expansion mall; and the Shangri-La at the Fort in Bonifacio Global City, which when completed will have 577 hotel rooms, 96 service apartments and 96 of the most luxurious residential condominium units in the market.
Formoso said the first tower of One Shangri-La Place, is already 80 percent sold and that the company is gearing up to launch the second tower, which will have approximately 690 units, in the latter part of the year.
The new shopping mall will be house up to 150 high-end and iconic brands and feature more fine dining restaurants.

SHANG PROPERTIES, Inc., the listed real estate development arm of Malaysia’s Kuok Group, will spend P4 billion for a new residential high-rise project in Makati City, an executive said on Wednesday.
"We have purchased a property in Salcedo Village, which used to be the former Asian Plaza building," Vicente P. Formoso, chief finance officer and treasurer of Shang Properties, told reporters after the company's stockholders' meeting in Mandaluyong City.
The site will be allotted for a 65-storey residential development that will have studio, one-bedroom and two-bedroom units, Mr. Formoso said.
In April, Shang Properties acquired real estate properties of listed Phinma Corp. for P615 million.
"The total investment would be about P4-4.5 billion for this particular project," Mr. Formoso said.
"We are now in the process of demolishing the building and will soon begin excavation by October," he added.
Shang Properties will complete the construction of the 65-storey residential tower in 2014 or 2015. There will also be three levels of basement parking and five levels of podium parking in the project that will be be opened to pre-selling starting early next year.
In the first quarter, earnings attributable to equity holders of Shang Properties grew by 9.6% to P200.2 million in the first quarter from P182.7 million last year.
Its revenues are derived from rentals and condominium sales in One Shangri-La Place and St. Francis Towers while rental income comes from tenants at the Shangri-la Plaza mall and occupants at the Edsa Shangri-la Hotel.

Not Ateneo GSB but Ateneo Center for Continuing Educ. Same place where Saudi Embassy is. Along dela Costa lang yun di ba? In above map it's actually labelled Ateneo Professional School Bldg. ;)

On the contrary, This new 65 storey Shang Tower @ Salcedo will have a commanding view of the cemetery.:banana: The Jazz Residences is still far off from it to cover the views.
Personally, i'd rather have an open view w/c could include a cemetery as is the case with this building rather than be faced with all the concrete structures near it.

True! There's nothing wrong with a cemetery view. With the trees surrounding it, it's actually a pleasant view.

But for me personally, i don't really like a cemetary view and i believe a majority of people feel exactly the same way. Therefore, in the future this would have a great impact on the resale value of the unit in terms of lower value/price or it would take longer than other units to sell. Here in oz even if you live in the most expensive suburb. If your house is directly facing a church, cemetary or main road. It is always a few thousand $$$ cheaper than other houses in the same area and it takes longer to find a buyer.

I agree 100% with this. What if you want to rent it or sell your condo in the future? For you it might be ok to have a cemetery view but what about your future tenant or buyer. You just eliminated allot of potential tenants and buyer who believe in that stuff. You might give them a nice discount because of the view or maybe you get lucky and find the right person who doesn't mind the cemetery view. But would you like to risk it?

So given the site & other considerations, i would rather buy a unit facing Buendia Ave and the cemetery instead of the other side w/c is pure concrete jungle unless you'll choose a really high floor for your use or as investment.
But then again, if given better options i also wouldn't prioritize buying properties near a cemetery or the like.
The Jazz Ressidences nearby have around 40% of their units facing the cemetery and i think its pretty much sold out.
Eaton Square July 4th, 2011, 04:31 PM apparently, a lot of condos/office buildings in the bgc have a view of the libingan ng mga bayani and u.s. memorial cemeteries. i don't know what the tenants of these buildings have to say, considering that those cemeteries are well-maintained with no trees to cover, obstruct, or conceal them (unlike the manila south cemetery, which is thick with trees), making their tombs and markers clearly visible from their condo or office windows even in the dark of the night, but more especially during the full moon.
i also want to say that filipinos are no longer the supertitious type of people (except probably presidential sister kris aquino, who's a deadset feng shui believer), to the extent that, in preparation for their eventual journey in the afterlife, they have now been buying/investing for their own or loved ones' plots (butas), mausoleums or tombs in cemeteries or columbariums. such a thing was dreaded or 'malas' notion decades ago. that's why we have the manila memorial cemeteries and loyola memorial parks within housing areas in cities like paranaque and marikina, and a lot other memorial parks in the metropolis all over the country. ask the people living around these so-called memorial parks if it's 'malas' to live there? pinaganda lang ang tawag, pero sementeryo pa rin, di ba?
personally, rather than being scared, i'd rather be practical in buying a condo unit. would i want to buy a condo unit facing the sea, where a natural calamity like a tsunami can wipe out, eliminate everything on its path including the building where my condo unit is located (think of japan)? that for me is not only impractical but even very scary.
worse, would i buy a condo unit in a building constructed on a reclaimed area like the manila bay? hmmm, hindi siguro. duon na lang ako sa jazz o sa shang tower salcedo, matigas at matatag pa lupa duon.

watcher09 July 4th, 2011, 06:02 PM Even Gram with its height has a view of the cemetery. Cemeteries are necessities, so they are not bad. We are all meant to die, and to die, we cannot avoid. It's part of our life. In every town, there is a cemetery near the neighborhood. What's wrong with that? I would rather be near a cemetery than near a garbage dumping site. I lived in Olympia before near that cemetery and I had a happy and prolific life.

bel-air village, san miguel village, and santiago subdivision in makati. these three villages, two of them upscale, are all within the proximity of the makati catholic cemetery. in fact, bel-air village and santiago subdivision's next fence neighbor is the said cemetery. are the residents there complaining? mind you, the price and value of their properties have gone ten-folds since they first bought them. lucky them because they can only complain that many interested parties want to buy their properties! that's feng shui for you (which was a never-heard-of thingy until kris aquino started yakking on tv).
consider that these three villages share reposo street, the road leading to makati catholic cemetery if you are coming from jp rizal street or buendia avenue. in other words, reposo street is the last leg for any funeral procession to makati catholic cemetery. but look, the superstitious in us, especially the doomsayers who say 'malas kasi daanan ng patay', have only to check what's going on in reposo street.
reposo is a thriving 24/7 business and commercial area with office buildings, rows of pubs and restaurants catering to international cuisine, furniture and antique shops, hospitals, dental clinics, supermarkets and convenience stores, etc, and now the jazz condominium towers fast rising in the area. and can i find a shop where i can buy flowers for the dead? nadah!
the place continues to be featured in several magazines as the place to go for anything that you need - appliances, furniture, medical, office spaces, dining, dental, shopping, leisure, etc etc.
is the place 'malas' as some doomsayers claim it to be? is the place scary as some try to picture it to be?
go and visit reposo to find out the answers for yourself, and if the dreaded feng shui has any effect on the area.

They are just some of the greenest spots you could find in the city, and having some greenery to look at from your view can be soothing and meditative. Just my two cents. LOL

San-Mat July 5th, 2011, 07:47 PM If the cemetery view is from a far distance then it might not matter compared to the Jazz cemetery view. Like I mentioned before to you it might not be a big issue. It might be an issue if you decide to sell or rent the place.

Agree with you on this. Not to excited about the location of the project.
For my taste I believe there will be other options in the Makati area.
Like you said its a Shangrila project it will be expensive. I know a view is just one of the factors you consider when investing in a condo. With that being said, if I am going to spend that much money on a condo. I won't compromise anything - It has to be what I want. If the view is that important to me and its between an unattractive concrete jungle or cemetery view. Then I'll take a look at a different project.

Like I said before these factors ONLY affects your property if the cemetary is DIRECTLY viewed from your property. The houses in these subdivisions are like only 2 to 3 storeys high, their view is the next door neighbours beautiful, well manicured garden, NOT a cemetary. So how would the cemetary affect the value of these houses?
Also I would like to point out to you that every single road has been, one time or another, been through a funeral possesion. Normal practice in a funeral prossesion is starting from the deasesed persons house and ending in the cemetary. Therefore, we can safely assume that EVERY single road has been part of a funeral possesion one time or another. So I don't think just because a coffin passes through your house it will affect the value of it.
Lastly, these subdivisions are enclosed in a 10m high gated walls so they would never see the cemetary or the funeral prossesion so that's why the cemetary has no affect on these properties. Whereas, it does affect this Shangrila highrise project as you can DIRECTLY see the cemetary.

I don't think the City of Manila has the money to afford moving the Manila South Cemetery elsewhere.
Just a heads-up: the Manila South Cemetery, though within the City of Makati, is actually an exclave of Manila proper. So Junjun Binay and his cohorts can't do anything about the cemetery unless Alfredo Lim does.

Yes, it is one of the very few iconic residential buildings in Makati right now and if my budget allows it in the future, I will definitely buy one unit there. Everything inside-out is being taken cared of very well, it really deserves the name "GRAND". :cheers1:

So nice, and this will be more than 200m high building again. They want to fully utilize the lot property by putting tall building with higher floor area ratio (FAR) and maybe exceeding FAR 20 here.

Yes, Kuoks always build commendable projects, but I don't think there's gonna be alot of potential clients out there who are willing to wait 4 years to get their ROI.:)

Another project under construction is the P5-billion Shang Salcedo Place which is located at the corner of Buendia, HV dela Rosa and Tordesillas streets in Salcedo Village, Makati.
The 65-story structure will offer 700 condominium units. The company plans to start pre-selling units by the second quarter of 2012.

High-end realty developer Shang Properties Inc. is stepping up its presence in the burgeoning Makati Central Business District with plans to build a 65-story residential condominium in Legaspi Village, costing as much as P4.5 billion.
On the sidelines of the company’s annual stockholders meeting yesterday, Shang Properties chief finance officer Vicente P. Formoso said the project, which comes on the heels of the success of The Shang Grand Tower in Makati, will house 600 to 700 studio, one-bedroom and two-bedroom units when completed in 2014 or 2015.
Shang Properties acquired the property from publicly-listed Phinma Corp. for P615 million.

Yun nga lang Shang BGC/Fort only has a helipad unlike in Shang Salcedo which has a teletransporter! Hehehe... :lol: :lol: :lol:

Jose Mari April 18th, 2012, 03:58 AM Only the skewed pyramid top makes it stand out. Otherwise cut that head off and it's just your average looking and boring semi-"glassy" structure from the neck down trying to look grand. The way the whitish concrete lines frame some sections makes it look somewhat cheap. Well at least it's not ugly and it's tall, so I'd welcome it to the skyline. 700 units? That's gonna be packed.
I'll still take the one in BGC over it because that one looks a lot more classy when comparing their renders.

Reminds me of a kid wearing a party hat. lol. but yeah, its tall and semi-glassy. so i guess its okay. but not as goodlooking as its ortigas counterparts.

The Park Terraces quoted by my agent last year was 160+ p/sqm, it maybe more now as the turn over gets nearer. I was choosing bet Park Terraces and One ShangriLa - my PERSONAL preference that it should be within the mall area as it will be my place to stay while in MNL.
Baby_face May 9th, 2012, 06:49 AM The location is not that prime considering it's at the fringe of the CBD but Shang's finishing will probably rival Ayala Premier IMO, better than Megaworld, etc. On the other hand, Century City projects which are off CBD are even more pricey. A more reasonable price should be 120k sq m. Besides, it's close to the cemetery and a church; inauspicious for those who believe in fengshui.

If they could they probably would. No vacant land left in MCBD. Probably the only developer that has prime land bank left in MCBD is Ayala. The next development in Ayala Center would be 200k/ sq m and up.

and of course people that could buy a unit in all shang developments has more than 10 million in assets

Shang is definitely one of the top developers but its debatable whether they are the best... there's also ALP and Rockwell.

^^cars is just for mobility and at any sense there is no investment in cars unless a vintage one, you have 2 remaining investments one is 200,000 a month income of food franchise and one is real property townhouse that has appreciation value

manilaboy2007 June 9th, 2012, 12:54 PM To me, buying condo only make sense if you are buying in close up area in Makati near big CBD where land / lots are way expensive. Buying a condo in Pasay or Paranaque will not make sense to me but it make sense if it is in Ortigas, Makati or Bonifacio due to limited land or expensive lots.
As for Franchise, it is a good idea but it doesn't work for a lot of people who bought condo here as most will be overseas investor who can't operate a corporate with giving 60% free to filipino or OFW who can make more money overseas than operating a fast food restaurant or The real rich filipino who will not be bother with this franchise coz they can make more money elsewhere.
