View Full Version : Office Towers Construction In Miami CBD/Brickell
nimbyhater October 6th, 2004, 03:21 AM The massive wave of condo contruction in Miami's CBD, Brickell, and Midtown are amazing. What a magical year 2006 will be, with new residences in these areas puching 20,000. But what about the original purpose of these areas (well, not really midtown) offices development. As much as I love tall condos, what will really make Miami's skyline world renowned are office towers. Do we have to wait a few years for the number of new residents to relieve the area before we'll see more office development? I've read several articles in vaious places that the office market is picking up, and that vacancy rates in downtown and brickell are goin down. What gives, lol? Besides the overtown project, are there any offices scheduled for these areas?

Met II will be a mixed-use tower with a substantial amount of office space. In fact, mostly office space.

A Boca Raton developer and Miami parking-lot owner are joining forces to build a 27-story office tower in the Park West area.
The project, 1001 North Miami Avenue, is a joint venture of Royal Palm Communities and land owner Greg Mirmelli. Work on the tower is expected to begin next year with completion in 2007, said Frank Reilly, manager of Sports and Entertainment Realty.
Developers say Miami telecommunications firm Terremark Worldwide and the city's Community Redevelopment Agency are interested in leasing 36,000 and 6,000 square feet, respectively.
Terremark expressed interest but a deal is not in place, said Ed Jacobsen, president of the firm's subsidiary Terremark Technology Contractors.
"We'd love to have Class A office space in the neighborhood," Mr. Jacobsen said. "We need office space, and our customers might need space in the future."
The building would be about a block from Technology Center of the Americas, 50 NE Ninth St., where Terremark's network-access point is housed.
"About 1 million square feet of office-condo projects are planned from Miami-Dade to Palm Beach counties, said Kenneth Weston, a Miami broker specializing in the office-condominium market."

Nimby, :) Its A Huge Light- Industrial Area Just West of Bicentiniel Park , Just Southwest of the OMNI Area, Also Just Northwest of Downtown Miami and Just Southeast of Overtown. That kind of explains where PARK WEST is, And THE MIAMI ARENA Right in the Middle of IT. Its an Area thats DUE FOR DEVELOPMENT, Lots of Empty Parking Lots, and MetroRail and Metro Mover Run right Through Here. This Area will Improve over the Next 5 years with Mid-Rise Condo Towers and Apartments, with Light Office and Commercial Projects. :cheers:
nimbyhater October 6th, 2004, 11:47 PM ah, i went to the block party when the vmas where here and i was wondered what was goin on there... like two blocks from 60 story office buildings, and theres thishuge light industrial area... ive never understood it, i cant imagine why this area isnt exploding right now, as opposed to brickell and the cbd where land prices are insane by now... if i was a developer, i would be gobbling that area up... hopeuflly soon well c more there than just a renovation of the miami arena, and a miami dade office building...
