Coimbatore: Golf has always been a popular sport in Coimbatore, with the city even hosting prestigious championships. What has drawn the golfing community is an expansive golf course at Chettipalayam. Now, another course is taking shape at Pachapalayam and is expected to be completed by the end of this year
Rakindo Developers is eager to boost the sport with its newly-created Kovai Hills Golf Academy (KHGA). The Academy is part of Kovai Hills, a 1000-acre fully integrated golf-centric township that talks about an 18-hole par-72 championship golf course designed by world renowned golf course architect David Hemstock.
The beauty of golf lies in the creativity of its course. The construction and design is not just a technology but an art. And, KHGA has done a fairly decent job in breathing a fresh green life into its course.
“You are building something that is going to be in the map. So, naturally, we need to put our best effort into it,” said Prashant Koneru, its CEO.
He said the course will take its full shape by the year end. “It will be amongst the most beautiful and toughest in the country. The undulations and the winds will pose a big challenge but that's what golf courses are all about.”
Mr. Prashant has a dream to shape professional golfers. “Five years from now we will have three people in the top 10 of PGTI [Professional Golf Tour of India].”
England's Christopher Bright (Project Head) is the shaper / construction in-charge.
He has 40 years of experience in shaping courses across the globe. Scotland's Mark Gildea, with 25 years of experience, plays the role of a Head Green Keeper (course maintenance), while Ireland's Patrick O Keif and Micheal Cunihan (England), with 20 years of finishing and golf course drainage experience, will act as Fine Finishers.
“They have shaped some of the best courses in the world. They have been working hard to develop another great course here,” said Mr. Prashant. “We want to make it one of the best,” quickly added Mr. Gildea.
The Academy, which is said to be the first of its kind in South India with a comprehensive practice and coaching centre, has certified experts such as S. Gangadhar (KHGA Director), Hari Manoj (Manager) from the Golf Academy of America (GAA) and Sivamoorthy (senior faculty) a certified ‘A' coach and Club fitter from the National Golf Academy of India.
The trio has been imparting some of the most valuable lessons for the benefit of the children.
KHGA had recently announced its academy programmes for the juniors, experienced golfers as well as those interested players from the corporate sector.
“Our junior development programme offers a balance of practical fitness and golf skills combined with a big dose of fun,” said Mr. Gangadhar.
Quite a few outstation players were also spotted enjoying the facility.
“We are here because the Delhi courses are pretty crowded. I have travelled all over India but the kind of training and the facility that they offer here you cannot get anywhere else, affirmed Vineetha Kaul, mother of Kshitij Kaul, a national junior golfer.”
“Travelling all the way is an expensive proposition but it is still worth the effort and money. The teachings are simple and the results quick. Also, Mr. Gangadhar teaches things differently,” said Binti Rawat, mother of another junior golfer Dolma Rawat.
KHGA has also attracted a couple of schools for its junior development programmes.
And, the teachers admit that the KHGA has broken the myth that golf is an expensive sport.
“We are making it convenient for the institutions. We will be as flexible as possible,” said Mr. Manoj.

When Rakindo Developers, a joint venture between Rakeen, a company promoted by the Government of Ras-Al-Khaimah and the Trimex Group in India announced the launch of ‘Orchids', a gated-community, affordable housing project in Kovaipudur last January, the promoters got only a ‘lukewarm' response to their proposition.
Now, 18 months later, Rakindo's Chief Executive, Dr Prashant Koneru, says the company is ready to launch the second phase of Orchids.
“Initially, the selling proposition was tough. The project promoter was new and the visitors to the site perceived that it was quite far away from the city. This is history now. Today, with the first phase of the project nearing completion, we have people asking us if we have more such gated community residential blocks on the cards,” says Rakindo's Manager (Sales), Mr S. Syed Jamaludeen.
More demand
Located at a distance of around 13 km from the Coimbatore Railway Station with the scenic beauty of the Western Ghats towering in the background, and with the golf-themed integrated township – Kovai Hills, coming up on the other side of the road, the demand for housing in that area appears to have shot up.
The area earmarked for Orchids (Phase I and II) is 18.45 acres. The promoters floated 260 apartments and 75 row houses under the first phase of the project.
“Our launch price (Phase I) was Rs 1,600 per sq feet. But in the last 18 months, with the steep rise in the cost of steel, cement, sand and labour, we have also upped our price to Rs 2,000 per sq ft. This appreciation is applicable only for those investing in the houses left unsold, which is about 25 apartments and 29 row houses,” Dr Koneru said
Phase II though is expected to be costlier than Phase I, with the promoters mulling to price it between Rs 2,300 and Rs 2,450 per sq feet. ‘We opened the booking last month. Our plan is to go ahead with the construction of two and three bedroom apartments ranging from 951 sq feet to 1,236 sq feet and numbering 240 and 95 row houses in the second phase.
Row houses will have 1,600 sq ft of living space, a small patch of green at the front and approximately 400 sq ft of open space in the backyard of every home.
Amenities
“We plan to introduce smart card security system and amenities such as a 12,000 sq ft club house including a swimming pool, gym, indoor games, banquet hall, crèche and convenient store. An outdoor basket ball court and tennis court are also in the offing,” Mr V. Suresh, Assistant Vice President (Sales and Marketing), said.
The developer has already commenced construction of 64 apartments under the second phase of Orchids. According to Dr Koneru, Rakindo would start handing over the apartments and row houses (under phase I) to the respective investors in the next couple of months.
On labour, he said ‘this has been our biggest challenge, with costs equalling Delhi labour at Rs 270-280/day. Even at this rate, getting reasonably skilled workmen has not been easy.”

MUSCAT: Developers of a golf-themed integrated township is luring Muscat-based non-resident Indians (NRIs) for selling their villas and ultra-luxury plug-and-play plots in the South Indian city of Coimbatore.
The township called Kovai Hills, taking shape in a large 1,000 acre area on the foot hills of the mighty Western Ghats at Pachapalayam in Coimbatore (Tamil Nadu), offers state-of-the-art infrastructure facilities and varied living spaces matching individual styles and preferences. Promoted by Rakindo Developers, Kovai Hills offers mainly three types of habitats — the Highlands, the Links and the Slopes.
“We have different categories (of plots and villas) on the golf course. The Highlands are 290 developed plots with all infrastructure facilities and face the golf course. The Links consists of 315 fully built homes and is also part of the golf course community, but do not face the golf course,” said Prashant Koneru, chief executive of Rakindo Developers.
Another 450 villas (the Slopes) are also part of the residential segment of the integrated township.
“The residential portion of the township will have about three million square feet of built-up area. Our plan is to develop 1,000 homes over the next five years, which is the first phase,” added Koneru.
Rakindo is a joint venture between Rakeen (real estate development arm of Ras-Al-Khaima government) and transnational mining giant Trimex group.
In fact, a Kovai Hills villa will cost anywhere between Rs8.5 million and Rs 20million, depending on the built-up area that ranges from 2,500 square feet to 4,000 square feet. However, the little more luxurious plug- and-play plot will cost in the range of Rs18-20 million.
Kovai Hills amenities
Kovai Hills landscape is dotted with a reputed higher secondary school, multi-specialty hospital, central mall, a luxurious resort hotel and spa, a sports village, a picturesque golf and country club and a golf academy.
To manage the mega project, Rakindo has formed a joint venture with Weston Solutions — a world leader in infrastructure management to ensure all common utilities and facilities are maintained to the highest standards.
Referring to the development schedule, Koneru said the whole project will be developed in two phases, spanning over a period of ten years. “The first phase will be ready within five years.
And we will hand over the first set of plots (the Highlands) by the middle of next year for the buyers to build their villas. It takes two years for them to build their houses. We will also start construction of villas (in the Links) within a month and it will take two years to handover the first lot of houses,” he explained.
Saying that the demand for Kovai Hills villas and plots is picking up, he noted that buyers of golf-centric plots are mostly from NRIs based in the United States because they understand this kind of model very well. “We also have buyers from the Middle East and Coimbatore.”
Affordable houses
In addition to the golf-centric residential villa project, Rakindo is developing 500 affordable apartments and 200 row houses in an 18 acre land within the same area. “A large township of this magnitude needs affordable housing attached to it to accommodate support staff. Construction work is in full swing and 90 per cent of the apartments have already been sold out. The first handover of flats is expected in the first quarter of next year,” noted Koneru.
A one-bedroom flat (in the affordable housing project) will cost around Rs1.4 million, while a two-bedroom apartment is available for Rs1.7 million.
Golf academy
Rakindo Developers is also eager to boost golf with its newly created Kovai Hills Golf Academy (KHGA). The academy, part of Kovai Hills, will have an 18-hole championship golf course designed by world renowned golf course architect David Hemstock.
“Further, we have a 9-hole golf course for practice. This has been in operation for the last one-and-a-half years.”
The academy, which is said to be the first of its kind facility in South India with a comprehensive practice and coaching centre, has programmes for the juniors, experienced golfers as well as those interested players from the corporate sector. KHGA has also attracted a couple of schools for its junior development programmes. “We have programmes for school going children and 40 to 50 children are coming for practice.”
Koneru also noted that plans are afoot to set up a sports village in Kovai Hills with one academy each for tennis and badminton. “We are looking for partners. But nothing is finalised yet.”

I enquired with the management there quoting the article posted on Tamil Leader. They quoted that this was a defamation plan. The proposed project is a Central Govt. approved plan for an SEZ township. Also this article came around the same time their team left for promote this project in the US.

Weston Solutions Inc, a multinational company providing eco-friendly services for infrastructure and realty projects, will double its staff in India from 100 now in the next 12 months.
The company is betting big on what it terms as the slow but steady emphasis on ‘green facilities' that corporates, infrastructure projects and communities are building. The rapid increase in the number of green-rated structures in India in the last few years is an indication of the shift to eco-friendliness in infrastructure. The twin advantages claimed are conservation of environmental resources and savings.
In India, it is helping a pharma major set up a green manufacturing facility that has got the highest rating of platinum on the LEED (Leadership in Energy and Environmental Design) scale, an international green-building certification system developed by the US Green Business Council, said Mr Patrick McCann, chief executive and Chairman of the $500-million turnover company, without naming the major. Operating out of Hyderabad, Weston is also implementing a 1,000-acre integrated township project in a joint venture with RakIndo Developers (a joint venture between RAKEEN of Ras Al Kaimah and Trimex Group) in the Kovai hills of Coimbatore.
In Hyderabad, they are involved in an eco-tourism project in the Botanical Gardens. Spread over 128 acres, it is a public-private initiative, he told Business Line.
The Indian operations are focused on harmonised community services, remediation of contaminated sites, wastewater treatment plants, etc. “We have the scientific, engineering and management capability to implement these projects which ensure sustainable development, especially in infrastructure and community systems with net zero impact on the environment,” Mr Patrick said.
He said the company was trying to get involved with master developers to provide a comprehensive approach to developing integrated township, wastewater treatment and infrastructure facilities.

There are plenty of golf townships coming up across India as there is keen interest from developers on the potential it holds for real estate development and the premium it can fetch on their investment. Among those who have already launched their project is RakIndo, a joint venture that is developing an integrated township on the outskirts of Coimbatore. In an emailed interview with CW Property Today, Dr. Prashant Koneru, Managing Director, RakIndo Developers, highlights the various aspects that have gone into planning Kovai Hills and what it means for other developers.
How did you choose the location and theme for the township in Coimbatore?
The future growth of India is now in the Tier II and III cities, as these cities would drive the investment and growth phase of the country owing to the huge unexplored potential.
Coimbatore has been identified as one of the fastest emerging Tier-2 cities in India and is the second largest industrial city in Tamil Nadu. It is well networked by road, rail and air. What is the value of the total project and how are the funds being sourced - What is the current status of the project and your marketing efforts? Does your company have any PE fund participation?
Kovai Hills is a Rs. 6000 crore project to be developed in phases. The first phase is already under construction with delivery expected by mid 2013. The entire project would be completed over the next eight years.
Land acquisition related cost is one of the major components of an equity investment, required for developing real estate projects. This could be as high as 60-70 per cent of the overall costs in certain cities. By contrast, in a Tier-II/ Tier III location, it is only 20-25 per cent. The rest of the funding is through pre-sales/ equity partnerships and other construction-linked accruals apart from project finance.
Given the size and the complexities involved, a township is conceived in modules, with each component (residential, hospitality, healthcare etc.,) being a profit centre. This provides for sustainability throughout the real estate cycle and ensures that failure in one part/one business idea does not lead to a contagion. Various components within the township are in SPV's that are developed in partnership with investors and specialist operators. This provides for staggered spends and reduced development outflow.
We are currently in discussion with a variety of investors including PE funds for financial as well as development partnerships.
Overall, we would be making profits by 2013 and break even over the next four years.
At 850 acres, your project must be one of the largest in the country - what is the number of units you are planning to sell?
In any integrated township, the target audience is broadly classified into two segments:
*Stakeholders which include home-owners, corporates, sports enthusiasts, healthcare workers, senior citizens, etc.,
*Specialist operators and investment partners related to the various product offerings like
*Hospitals, Retail, Offices etc.,
Only 26 per cent on the township is residential, but even within this, we have a spectrum of offerings ranging from affordable housing to premium golf villas. Thus, the project targets people from all walks of life and not necessarily rooted to Coimbatore.
While golf is getting some attention in India now, it is still nowhere near its neighbouring countries such as Thailand and Sri Lanka where golf is used as a big tourism incentive. Do you see it change in the coming days for India?
India's tourism ministry is making efforts to position India as a golfing destination. Promoting golf as a niche tourism product can help the country showcase its other tourism attractions as well and up the foreign tourist arrivals. I strongly feel though that India still lacks the infrastructure required to bring our golf courses to world-class standards.
For many golf is one of factors enhancing the land value. But do the costs justify the high pricing of plots and villas?
Our aim at the Kovai Hills Golf Academy is to make the game more affordable to the community, while maintaining world-class facilities and training. We intend to create some of the best Indian golfers in the years to come. So our golf theme is dedicated more towards the passion of the sport rather than a factor to enhance land value. Hence our plots are also priced very competitive.
You are also doing a 25-acre IT SEZ by the golf course - was this a part of the plan before the project was conceived? How do you see it contributing to your project's success? (Five million sq. ft of IT space and generate job opportunities for over 50,000 people?)
Having workspace as part of the township was a conscious decision. Walk to work is in fact an integral part of the township experience. As part of the SEZ, we are not really looking to build square footage but would rather focus on having campuses that take advantage of the location and nature's bounty therein. So, our focus is not on bringing a multitude of clients, but a choice of corporates who share the vision of providing a pleasing working environment to their people.
Tell us something about the company and its association with Ras Al Khaimah. It has been reported that the group is planning Rs 20,000 crore investment in infrastructure and feeder townships in Tamil Nadu?
Rakindo is a Joint Venture with Rakeen, the realty arm of the government of Ras al Khaimah. The JV was conceived with a vision to master develop townships that would deliver the high standards of living with unmatched convenience and support.
Currently, the group has formalized its plans in two other locations apart from Kovai hills:
*Chennai Marina- a coastline riviera on the Palar River estuary brimming with lifestyle's finest, including a championship golf course, luxury residences, wellness centers, resorts, a yacht club, and a water sports facility for sailing, scuba diving, jet skiing and more.
*Kumarakom - a 'seeing-is-believing' backwater township resort in Kumarakom, one of the Top 10 tourist destinations in the world.
The Group is hoping to have a long term play and lead the innovation in conceiving thematic townships in Tier-II & Tier III locations across India.
How viable are golf townships in the context of today's real estate development scenario?
Golf townships are only viable if they are tied up with real estate development. The challenge lies more in the maintenance of the golf course rather than the construction. Since a minimum of 250 acres is required to construct a world-class 18-hole golf course, the thumb rule is that the ratio of the total size of development to golf course area should be 3:1. This ratio will help to sustain and cover the capital expenditure.
Given the long gestation period of the project, how do you take into consideration changing economic scenarios and the risks that come associated with it?
Township development needs to model for real estate cycles (probably more than one!) within its development horizon. We feel that there is a fair bit of resilience built into our business model. The following factors help insulate us during the tough times:
*We do not launch multiple projects, but rather concentrate on a restricted palette of offerings.
*Focus on Tier -II & III towns that do not undergo huge cyclical variations.
*SPVs across various asset classes (eg: residential, senior living etc.,) that have different cycles - in effect providing a hedge.
What according to you is the most important element in a golf township?
The availability of water is a very important factor to consider as the water requirements and maintenance costs for any golf course is high.

santhanam January 8th, 2012, 10:27 AM I like to thank "rakindo" for giving Coimbatore a world class golf course. I have been there a couple of times for golf and I have also seen the affordable project of rakindo, then though the price is less the facilities are good.

kalyan_erode April 10th, 2012, 04:34 PM Coimbatore, April 10: Rakindo Developers is launching the second phase of its gated community project – ‘Orchids’ on April 13.
With the launch of the second phase, the company would be adding another 140 apartments to the 300 plus apartments and row houses built under phase I of the project.
‘The first phase is nearing completion and we are planning to hand over the property to the respective investors in August,’ the company’s General Manager (Operations), Mr Darshan Veeraraghavan, said.
The company plans to offer a special discount to investors who book on April 13.
The proposed 140 apartments would consist of two and three bedroom dwelling units ranging from 979 sq ft to 1,459 sq ft, amenities such as a 12,000 sq ft club which will include a swimming pool, gym, indoor games, banquet hall and convenience store.
"A basketball court and tennis court are also in the offing," Mr Veeraraghavan said.
Rakindo Developers is a joint venture between Rakeen – a company promoted by the Government of Ras-Al-Khaimah and the Trimex Group in India.
In 2010, Rakindo forayed into the Coimbatore market and announced the launch of the affordable housing project – ‘Orchids’ - at Kovaipudur.
The area earmarked for Orchids (Phase I and II) is 18.45 acres. Company sources said that the Orchids gated community would be home to over 800 apartments and 80 row houses on completion.

Brand coimbatore August 31st, 2012, 08:36 PM Regarding Orchids - there will access to the kovai hills facilities but may at a cost. And the entire project is waiting for the western byepass from palakkad road.(that will give the needed access)
