"Undervalue" was a word I used to describe Citylights and the Lavender area in this thread in 2006 or early 2007. I sensed good potential in this location back in the 90s when a friend told me that the CBD has very little room to expand westward at Tanjong Pagar and sooner or later the CBD would have to expand east of Bugis. Of course the release of the Marina South lands for the CBD slowed down the development of the CBD eastward but nevertheless I was thrilled when the government announced this year the huge Ophir-Rochor Corridor developments between Bugis and Lavender.
I won't sell mine at any price unless I am broke. In fact, I am patiently waiting for a good entry point to arrive so that I can purchase another 1 or 2 more units for rental. :)

infinity88 September 5th, 2008, 05:31 AM When I took a slow stroll from Citylights to Singapore Flyer and F1 race starting point last month, I tried to look for the 12-storey fountain along the way but it was apparently still under construction. I kept thinking the fountain was already ready because it was mentioned 2 to 3 years back. Anyway, I can't wait to visit the fountain in 2009.

seem like quite a few won't sell no matter what and regretted never buy more.me too won't sell as well i dun need that money.actually i also regretted not buying more units.if time could turn back the clock.:nuts:

The massive construction works (for IR, MBFC, MBS, One Shenton etc.) going on around The Sail affected its attractiveness to tenants but this is only temporary. I believe things would turn around for the better in a few years time when the surrounding area has settled down. In the meantime, Citylights is a credible alternative.

I had wondered the same thing too. Citylights is so tall yet have no red lights to warn aircraft flying at night. Even City Square Residences although shorter than Citylights have installed red warning lights on the roofs.

It's a gorgeous looking Kallang Waterfront but a bit dark-looking nowadays. A pity the brightly lighted Kallang Oasis entertainment complex over the bay was closed at end-March this year. They had added nice colourful lighting to the view when they were still in operation.

Excelsvr September 16th, 2008, 11:51 AM The laminate at the Block 88 Lift has been chipped off. The piece is ruined :nono: It's a rather big chip and its pretty obvious when seen from the furthest edge of the lift.
Either that is deliberate vandalism, or it had been chipped off by accident, or the quality of the laminate no good. See the enclosed photo. Any fellow residents at Tower 88 noticed this?

And some appear to be using the 6th floor as their toilet facilities. :ohno: Does anyone know if this is allowed in a condo? I thought there were very specific rules as to where dogs can relieve themselves.

That's just being irresponsible. Did you see the owners or their maids around? One needs to educate them on proper pet ownership responsibilities in public areas, in this case it's a "private public" area to be more accurate.

I've also brought up the issue of sunbeds at the pool. They are always occupied! I suggested why don't they add a few more sunbeds. The reply was that there is no room for more. What kind of excuse is that? :ohno:

Our new condo manager said that several residents' requests for improvements like additional equipment at the gym, better facilities at the sky gardens etc. were rejected by the developer. Only when the residents have voted into and form the new Management Committee after the first AGM of the MCST can we be allowed to use the condo's funds for these improvement. I think another 1 or 2 years more hopefully.

I also think also management should put on preassure on developer to do something with this, otherwise it will be residents paying for it. I think developer has not delivered to expectations. If you sell a gym on the skygarden, I think we should receive a gym. What we got was the cheapest alternative around, and nobody using it.

My guess is that a taxi or visitor's car must have seen the "Exit to Penhas Road" arrow sign and turned out to the side road only to find the gate closed. He/she then reversed out the tight space but could not see the lift lobby grille in the blind spot, thus turning it into a mangled heap.
I have always wondered why the misleading "Exit to Penhas Road" sign was never removed.

Yep. I can hear the engine roars from Citylights but it's nothing compared to being next to the F1 tracks where it is shockingly loud. It's also nothing compared to shaking hands with Lewis Hamilton the legend and posing for a photo with him and getting his signature. :lol:
The just-opened Kallang Paya Lebar Expressway (KPE) near Citylights is cool. I visited Punggol new town using the KPE and it just takes about 10 minutes to reach there.

Seven restoration projects win the URA Architectural Heritage Award
The Urban Redevelopment Authority (URA) has awarded the annual Architectural Heritage Award (AHA) to seven restoration projects.

Minister for National Development Mah Bow Tan presented the award at the 2008 Architectural Heritage Award Ceremony held at The Sea View Clubhouse this morning.
About the AHA
Introduced in 1995, the URA Architectural Heritage Award is given out yearly to promote quality restoration of monuments and buildings with preservation and conservation status in Singapore.
The award recognises owners, professionals and contractors who have gone the extra mile to thoughtfully and sensitively restore heritage buildings to their former glory.
Awards are given out under two categories:
Category A
This category is mainly for National Monuments and fully conserved buildings in Historic Districts and Good Class Bungalow Areas. Buildings fully conserved according to the restoration principles in other areas are also considered under this category.
They are assessed on how far they adhere to quality restoration principles such as maximum retention, sensitive restoration and careful repair.
Category B
This category is for integrated old and new conservation buildings in the Residential Historic Districts and Secondary Settlement areas.
They are assessed on how well the old elements have been restored and how new elements were innovatively integrated with the old by drawing inspiration from the original architectural design.
With the seven winners this year, a total of 84 restoration projects had received the URA Architectural Heritage Award since 1995.
About the 2008 Winners
The following provides an overview of the seven winning projects. Detailed write-ups are available in Annex A.
Category A
- Sri Temasek, Istana
Built in 1869, Sri Temasek is a stately 19th Century country house with an architectural legacy as diverse as Singapore’s heritage. Now lovingly restored, its Malay influence timber fascia roof and a mysterious Chinese moon-gate are just two among the many architectural gems that were brought back to life with restoration efforts.
- No.12 Ann Siang Road (The Screening Room)
Previously the historical 2-star Damenlou Hotel within the Telok Ayer area, this Art Deco marvel has been reborn as an eclectic film and foodie haven, complete with a screening theatre and a rekindled rooftop under the stars.
- No.43 Amber Road (The Sea View Clubhouse)
Now anchoring a towering collection of six modern condominium blocks, it is hard to imagine that this 2-storey clubhouse was once an all-but-forgotten bungalow.
Category B
- No.14 Cable Road
Once a mess hall used by staff of European trading company, McAlister & Co, this classic mock Tudor-style Black and White has reinvented itself as a contemporary family home, complete with a masterfully designed new annex.
No.42 Cairnhill Road (Tan Chin Tuan Mansion)
Built in the early 1930s, the 2-storey Tan Chin Tuan Mansion stands tall as an outstanding conservation effort and modern day engineering marvel. Sitting in the middle of a small triangular piece of prime real estate, it now faces the future as a beautifully restored mansion with a startling new 20-storey residential tower cantilevered over it.
No.120 Cairnhill Road
First restored in 1995, this double-storey transitional shophouse, circa 1930s, was updated with a new three-storey rear extension and a marvellous tropical rooftop pool terrace.
No.82 Jellicoe Road (Citylights)
Once a row of 16 motor workshops, the reconfigured 10 units of double and triple storey pre-war shophouses have been transformed into high-end townhouses anchoring a modern high-rise residential development.

The Urban Redevelopment Authority (URA) has closed the tender for a hotel site at Kallang Road and Jellicoe Road, with only one bid received.
Citywide Land tendered the sole bid of S$51 million for the site which has an area of 4,219.2 square metres and a maximum permissible gross floor area of 18,986 square metres.
The site was launched for public tender in August. It was originally on the reserve list of the Government’s Land Sales Programme. It was offered for a lease period of 99 years.
The announcement of the award of tender will be made after the bid has been evaluated.

The Urban Redevelopment Authority closed the tender for the hotel site at Kallang Road/Jellicoe Road on Thursday, receiving a sole bid at $51 million.
Based on the site area of 45,415 sq ft and a maximum permissable gross floor area of 204,363 sq ft, the unit land price works out to be $249.56 per square foot per plot ratio.
The bidder, Citywide Land Pte Ltd, is thought to be linked to the Hotel 81 chain.

Even if the tender is awarded and Citywide Land really belongs to Hotel 81, a Hotel 81 with 25 floors, an estimated 455 rooms and a possibly 2,840 sqm commercial/shopping podium next to Citylights is nothing to be disheartened at. :lol:

Does anyone knows why are some of the parking lots on level 2 carpark still cordon off by tape? It had blocked up more than 10 lots for the past 1-2 months already. Any idea what they were doing or what they did? I avoid parking on level 1 due to the smells of sewers.

Because we are a free-trade port? As long as it is not illegal there is no reason why the government should not allow this to be built. Anyway, nobody knows what plans Citywide has for the land but given the large scale and initial cost of the project, it shouldn't be that bad ...

That's good. I have seen groups of Thai workers having pinics on the empty land next to the Lavender MRT station and they ended up littering the grounds. Having a new hotel on the site should get rid of them.
Sango123 October 13th, 2008, 03:34 AM I think to maximise the cost of the tender plus high building cost currently, i believe they would rather build a higher class hotel to maximise the cost and this is probably a great chance for them to move out of the sleezy low class image that most has come to asscociate them with. Perhaps their new flagship hotel or their crown jewel?

HOTEL 81-linked Citywide Land has been awarded a hotel site at Kallang/Jellicoe roads and has a new brand in the works.
Caroline Choo, a director at Citywide Land and Hotel 81 Management said: 'We will be creating a new hotel brand for the site, to be completed in two-and-a-half to three years.'
While Ms Choo would not give details of the brand, she said that the new hotel at Kallang/Jellicoe roads is already in the 'development stage' and will be a three-and-a-half to four-star tourist class establishment.
The Urban Redevelopment Authority closed the tender for the site on Oct 9, with only one bid of $51 million from Citywide Land.
Based on the site of 45,415 sq ft and a maximum permissible gross floor area of 204,363 sq ft, the unit land price works out to $249.56 per sq ft per plot ratio (psf ppr).
Citywide Land's bid was the same as the committed bid received by URA in August that led to the reserve list site being put up for public tender.
When the tender was closed last week, market watchers were uncertain if the site would be awarded as only one bid came in.
According to Cushman & Wakefield managing director Donald Han: 'Technically speaking, the bid does reflect the market price.'
He noted that as the committed bid was made in August, several months before the recent meltdown in the global financial markets, it is not unreasonable to expect that the market price could be even lower today.

Knight Frank director (research and consultancy) Nicholas Mak said that it is rare for a development site to be awarded at the trigger price, but the business environment does look challenging.
Despite the credit crunch, he reckons Citywide should not find it too difficult to get funding for the project. Lenders are likely to see potential value in the site because Citywide Land's winning bid is 60-80 per cent lower than some earlier estimated prices in August.
Also in August, a hotel site at Balestier was awarded even though the top bid was below market expectations at $172.09 psf ppr.

My guess is that the new brand would be called "Citywide Hotel" ...

Still love the view from Citylights. However, night views have never been the same since 31st March 2008 when the darned land acquistion act caused the colourful lightings of the Kallang Oasis hexagonal buildings over the bay to be switched off permanently. The Kallang bay looks kinda of dark and gloomy after that. :ohno:

That's really terrible, no wonder I've been getting bitten by mozzies the last few weeks on and off! In fact I just swatted one and it was huge!
I was in when NEA came around knocking and just a look-see and nothing much. Please drop a note to Angeline regarding that unit with a flooded planter and any other flooded planters for that matter. I make a point to keep mine clear and unblocked so I don't see why others can't do the same :ohno:
Use the online website to lodge a service request, it's effective. I put in a request during the weekend and on Monday morning Angeline came knocking on my door personally. Talk about great response and attitude, kudos!
Just to add, I bought one of those insect zapping machines just for protection's sake, so far so good! Try to get one that emits CO2 and not just one that emits ultraviolet light, it will attract mozzies more as it is akin to a human exhaling carbon dioxide.

But with the 55,000—capacity National Stadium yet to be torn down to make way for the proposed S$1.87 billion Sports Hub, there is a chance the old Kallang Roar could being heard once again.
“It is our understanding that the National Stadium may (still) be available,” said Football Association of Singapore (FAS) spokesperson Eric Ong.
“We have already scheduled a meeting with the Singapore Sports Council (SSC) to work out the relevant details before the AFF are invited for an inspection visit. We can expect this to be done within the next couple of weeks.”
“The larger—capacity National Stadium would allow as many Singaporeans as possible the opportunity to support the Lions in their quest to defend their title as champions of South—east Asia,” he added.
The 2008 Suzuki Cup will be co—hosted by Indonesia and Thailand from December 5—28.
Singapore have been drawn in Group A with Indonesia and Myanmar, while Thailand, Malaysia and Vietnam are in Group B.
Each group will be joined by a qualifier, with Brunei, Cambodia, Laos, the Philippines and Timor Leste all in the mix for the qualifying competition, which kicked off last Friday in Phnom Penh.
The first—leg of the semi—finals will be played on December 16 and 17, with the return matches scheduled on December 20 and 21, while the two—legged final will be held on December 24 and 28.
The FAS had nominated Bishan Stadium in July as its designated venue for the home leg of the semi—final and final, should Singapore qualify.
They are currently working with the SSC on getting the stadium ready, while also exploring the possibility of increasing the capacity.
But with the Sports Hub project set to be delayed due to the global financial crisis, the FAS are now keen to use the National Stadium.
In January last year, a capacity crowd at Kallang watched Singapore beat Thailand 2—1 in the first—leg of the 2007 Asean Football Championship Final.
The last time a football match was held at the National Stadium was in July, when the Lions lost 3—0 to the Brazil Olympic side in a friendly.
When contacted on Tuesday, SSC chief (sports facilities group) Kenneth Hui said: “As long as the National Stadium is available prior to the construction of the new Sports Hub, the SSC assess requests to use the National Stadium on a case—by—case basis and will only consider allowing it to be used in exceptional circumstances.
“Should FAS request for the usage of the stadium, the SSC will consider re—opening it so that more Singaporeans may have the opportunity to watch the Asean Football Championship 2008 (AFF Suzuki Cup 2008).” — TODAY/rose

True. Citylights has great view and location with decent landscaping. I notice my visitors on their first visit to Citylights would make their way to the full-height windows to stare at the view outside.

There is traffic noise but it is quite bearable in the day and people do get used to it. However at night, any sudden noise would be very obvious and intrusive, e.g., a speeding motorbike passing by at 1 am. Most of the time if we do not open the windows fully so the noise is not that bad.
Not as quiet as my last place (which is very quiet) but still acceptable.

I think it was called an Outdoor Gym in the 24th floor's plans but I can only confirm when I can see my brochure back home. Currently not in town.

Not really. Citylights do not have exposed corridors and skydeck on lower floors like these. I think the website owner realised it was a wrong picture as they have deleted it.

I was half-expecting to see posters advertising hotel restaurants and club facilities on the lift walls because the lift designs look like those I see in some hotels.
Overall the lift looks nice. Did they remember to remove the protection in the clubhouse's lift? The last I use it they have not done so.

Anyway I find the lift designs nice, especially the flooring which looks shiny and good. However, I find that the architect should have used more hardy materials for the majority of the lift and not the laminate that we see now as it would be easy to vandalise the lift. I would prefer a mish mash of mirrors, marble, steel etc.
The best lifts in a condo I have seen is Far East's lifts. They are well designed, grand and hardy materials.

THE Urban Redevelopment Authority (URA) has deferred the release of a hotel site along Kallang River from this month to June 2009. The site was originally due to be made available for December 2008, as part of the government's plans to transform the Kallang Riverside into a waterfront lifestyle precinct by the edge of the city.
'URA is currently working with other agencies to finalise the detailed planning and development conditions of the Kallang River site to relate to the broader plans for Kallang Riverside and, as more time is needed, the release of this site at Kallang River on the reserve list will be deferred to June 2009,' the agency said yesterday.
The deferment 'makes sense' as the site is unlikely to be triggered in the current market conditions even if it is made available, market watchers said.
URA also announced yesterday that a commercial site at the corner of Stamford Road and North Bridge Road is now open for application under the reserve list system.
The site contains three historical buildings - Capitol Theatre, Capitol Building and Stamford House - that are to be retained and restored for use. The Capitol Theatre, for one, is required to be restored into an arts or entertainment-related performance venue, said URA.
And to strengthen the hotel cluster in the area, the developer of the site will be required to develop a minimum of 40 per cent of the total gross floor area (GFA) for hotel use as well.
Analysts said that the site is unlikely to see interest anytime soon. 'This is an irreplaceable site in terms of its location and heritage value but the timing may be inappropriate to realise its full potential,' said Ku Swee Yong, director of marketing and business development at Savills Singapore.
'I don't think the site will be triggered in the next six months,' said Nicholas Mak, director of research and consultancy at Knight Frank.
Other than the poor economic outlook, potential bidders are also likely to be deterred by a few other factors, he said. For one, the conservation element might put off some developers. Others are likely to be deterred by the fact that some of the GFA has to be devoted to hotel use.
Developers are also not too keen on the 'two envelope' system, under which the site is being sold, Mr Mak said. Under such a system, the government first picks out developers whose concepts gel with its vision, then awards the site to the highest bidder.
Analysts also expressed concern that if the government keeps releasing sites on the reserve list, there could soon be too many sites on the list.

I am with M1 and initially had reception problems around Citylights right after getting keys. However, the problem has mostly disappeared since then. Maybe you are on a very high floor when you have problems?

The site was originally due to be made available for December 2008, as part of the government's plans to transform the Kallang Riverside into a waterfront lifestyle precinct by the edge of the city.
Thanks to the financial turmoil, we are seeing mega-projects postponed such as this Kallang Riverfront hotel, the Rochor-Ophir commercial site, the South Beach commercial site and the Singapore Sports Hub. The only project near Citylights that might proceed as planned is the hotel site next to Lavender MRT.

It's pretty bad with Starhub as well, though they have improved significantly since we first moved in. It used to be impossible to talk, but now you can at least have a conversation with the occasional "dead time".
I am with M1 and initially had reception problems around Citylights right after getting keys. However, the problem has mostly disappeared since then. Maybe you are on a very high floor when you have problems?
wow, looks like none of the operator is doing well here. when i first had the prob, they said it was my 2G sim card. upgraded it to 3G, prob still exist. how man like tt?

Being lush and full of plants makes it a pleasant spot to spend time in, if they can provide some comfy all-weather sofa seats. The major problem is that the north-side view should not have been blocked off by plants, leaving only the view towards the bay/sea.
Unless a new MC is formed, I don't think Capitaland wants to do anything on this issue.

The overgrown vines on the fences are intruding on the public paths outside Citylights, making it a bit tricky to walk next to the fence at Penhas Road to the side-gate. Really cosy sitting groups there, and we ended up sitting on the sky garden for several hours drinking wine. I would never have done this in CL. The problem is that it is not inviting to spend time there for more than just a few minutes. I never see anybody using the jaccuzzi either as the water is cold and not giving any privacy. If a new MC is formed, can anything be done?

I think this year the wind speed of the north-east monsoon's prevailing wind is exceptionally strong (an abnormal 30-40km/h) but dry. This is probably one of the driest January where the grass are wiltering despite cooler weather, due to a lack of rain.

Not just the property market is bad .... some things are already much worse. If we are lucky, we should all still have jobs by the end of the year.
Citylights would remain attractive to tenants when the economy recovers due to the 4 nearby MRT lines (CCL, EWL, NSL add DTL3) plus closeness to the CBD.

actually not really.i just found a tenant for my unit to be hand over next month.in fact i still manage to get abit higher than the market rate in CL and i even rejected some offer by the tenant.think provided the tenant love the interior.

No wonder the emergency response came so fast that night. Hope that poor fellow is alright now. The public works people have also worked fast to repair the damaged street signs.
The stretch of Kallang Road in front of Da Pei Buddhist Centre / Pico-Art HQ has been quite an accident-prone area. Over the years, I have read in the papers of at least 4 fatal accidents around that spot - 3 of which took place at night. The weird angle of the road and high speed of cars along that stretch probably make things worse.

There are possible improvements for sure, if a new MC is started by volunteering owners.

Yes, I thought of that. The number of units are 30% more in CSR. However, the number of recreational facilities (e.g. 10 BBQ pits versus 2 in CL, 3 KTV rooms versus 1 in CL, 2 function rooms versus 1 in CL) are like 2 to 5 times more!!
However,the overall development feels more congested with many units and the future mall facing inwards to the pool area. Lift lobbies are quite dark and stuffy. Residents in the lower to mid floor units might have a problem with the loud and never-ending gushing noise from the waterfalls, fountains and children play pool.

Rush for URA approvals before window closed

All’s quiet on the property front but developers secured a raft of approvals (provisional permission) for private residential projects from the Urban Redevelopment Authority in the last quarter of 2008.
The key reason for this is that developers rushed to make their submissions for provisional permission (PP) before a new ruling that scraps the exemption of bay windows and planter boxes from gross floor area (GFA) took effect on Jan 1, noted Credo Real Estate MD Karamjit Singh.
He said: ‘With effect from Jan 1, 2009, for any submission for PP, URA will consider bay windows and planter boxes as part of GFA, and that brings down the total saleable area in a project by about 5-12 per cent. So developers were making submissions to secure PP before the change in ruling kicked in - even if they didn’t intend to develop or launch their projects in the near future, given the current downturn.’
Agreeing, DTZ executive director Ong Choon Fah said: ‘Bay windows and planter boxes are an important contributor to developers’ profit margins. In the past when they bought land, they would have assumed these would be exempt from GFA.’
Hong Realty (part of the Hong Leong Group) received PP in Q4 2008 for a 1,517-unit condo project at Pasir Ris Drive 8, while Far East Organization unit Arts Associate Co secured URA’s approval for a 234-unit condo at Jalan Datoh/Jalan Dusun in the Balestier area. And Bukit Sembawang bagged PP for a 200-unit condo at St Thomas Walk.
Horizon Partners Pte Ltd - whose shareholders are Hotel Properties, Morgan Stanley Real Estate and Qatar Investment Authority - picked up URA’s consent to develop a 253-unit condo and eight detached houses on the Horizon Towers site at Leonie Hill Road.
URA also granted PP between October and December to NTUC Choice Homes unit Choice Homes Gamma for a 571-unit condo at Lor 2/3 Toa Payoh; to TID Pte Ltd for a 282-unit condo at New Upper Changi Road/ Tanah Merah Kechil Ave; and to an MCL Land unit for a 520-unit condo at Yishun Ave 1/2 fronting Lower Seletar Reservoir. The three proposed developments are on 99-year leasehold sites sold through the Government Land Sales Programme last year.
Casuarina Properties, controlled by the Lee Foundation and members of the Lee family, received URA’s permission for a cluster housing development at Mount Rosie comprising 191 terrace homes and two semi-detached units.
The proposed Pasir Ris condo project by Hong Realty is on a massive 2.1 million square feet plot that Hong Leong Group owns in Pasir Ris - which the 1,822-unit Livia condo launched last year is part of. City Developments has a 51 per cent stake in the site. Sources say the site was bought for just $10 million decades ago, was originally treated as land for rural or agricultural use and had restrictions on its title.
In the commercial property segment, Hotel 81-linked Citywide Land secured PP to develop a 902-room hotel at Kallang Road in Q4. The project will also have about 4,090 sq ft gross floor area of shop space.
At Jalan Besar/Lavender Street, Prominent Plaza Investments/Prominent Site Pte Ltd secured URA’s consent to develop about 133,800 sq ft of offices and 13,500 sq ft of shop space. Over at Changi Business Park Ave 1, United Engineers Developments picked up URA’s consent for a project comprising a 301-room hotel and 59,740 sq ft of shop space.
URA also approved several industrial property projects in Q4. Keppel Shipyard received PP for additions and alterations to its existing factory at Pioneer Sector 1, as did Yamazaki Mazak Singapore for its existing plant at Joo Koon Circle.
URA also granted PP for factory developments to General Magnetics (at Lorong 4 Toa Payoh), Index-Cool Furniture Design & Construction’s (Eunos Avenue 3) and Oxley Opportunity #9 Pte Ltd (Pioneer Crescent).

Maximum building height allowed is 25 storeys as listed in the URA land sale website. Since they are planning to have 902 rooms, I would think they would build this hotel skyscraper to the maximum height allowed. Most rooms might be small though.
I am keen to know where this Prominent Plaza's site is going to be. My guess is that it would replace the current Eminent Plaza and Lavender Food Court.

That is what I guess so too. It is unlikely to be the empty land opp Eminent Plaza because the empty land is not situated at "Jalan Besar/Lavender Street".

Yes, the parade floats were passing by Citylights to get to/from the PA HQ at Old Kallang Airport. I saw them on Friday, Saturday and also Sunday along the CTE at Braddell area as they were heading to the heartlands in the north.
We would see more of these floats every year when the PA HQ moves to their new site at the former Victoria School just a short walk from Citylights.

That is probably because CSR has over 900 units compared to CL with about 600.
This is true, that this condo has 900 units compared to CL with 600, but compare CL with condos with a lot less units. Look at Kerrisdale which is just behind CL. They have a lot less units than CL, and still more facilities. The gym is also a lot better (even if smaller). I think 2 bbq pits, 12 sunbeds only, no multigym machine is a lot less than what we can expect from a huge condo like CL. I am surprised no more owners have pushed management with this, and that developers probably will get away with it (meaning the owners have to pay for the extras).

S'pore govt in active talks with sports hub consortium

The Singapore government is in 'active discussion' with the Singapore Sports Hub Consortium which is facing funding difficulties amid the liquidity crunch.
Minister of State for Community Development, Youth and Sports, Yu-Foo Yee Shoon, told Parliament on Tuesday that the government is in talks with the group on how it intends to proceed with the multi-billion Sports Hub project.
Minister for Community Development, Youth and Sports, Vivien Balakrishnan, added that 'negotiations are still ongoing' and any details on deadlines or potential losses will compromise negotiations.
The earliest completion date of the project is now 2012.
A consortium led by a subsidiary of France's Bouygues Construction won the tender early last year to build the $1.2-billion (US$793 million) complex including a dome-shaped national stadium, with a retractable roof, able to seat 55,000 people.
It was also to feature a 6,000-capacity indoor aquatic centre, an artificial river offering whitewater rafting, and a 3,000-capacity multi-purpose arena.
Known as the Singapore Sports Hub, the project was initially targeted for completion at the end of 2011, with the aim of making Singapore competitive with other major cities and sports venues.

They are not very much delayed. Most of the construction has been completed and they are just touching things up for handover. The plan was for PA to move in 2009 anyway. There are no facilities for public use; only for PA and their offices.
In future, not only would Citylights residents be able to watch soccer matches for free, we would also be able to see free previews of Chingay and National Day parades preparations. :lol:

The developer has no incentive to add anymore facilities for a sold-out project like Citylights. The best thing is to attend the first AGM and vote for your MC.

Don't think it is haze. I am quite sure it is just vast clouds which have covered the SEA region in recent weeks, giving us cooler weather.
I was on a flight back from the west recently. When the aircraft flew over the Straits of Malacca, I saw huge clouds blanketing the landscape beneath. As the aircraft started its descent into the thick clouds, the setting sun disappeared from view and visibility was near zero. I only saw objects on the ground again when the aircraft had descented low enough to land in Singapore. The cloud layers I saw were high up, had huge depth and stretched for hundreds of kilometres.

i am definitely not, more so bec it seems that somebody (probably not the residents) is feeding/ rearing them. i rem some time back the MC seemed to have posted notices saying that they were tying up with AVA to catch them...months on, nothing seems to have been done

Their instincts "trained" them to dig on soil to poo and cover it back. They hardly "chase" after people. Just do not feed them and simpily leave them alone. They will go to somewhere else in search of food. If you spot a "Clip-off" on any of their ears i.e. they are already sterilized and will not multiply. If you send them to SPAC, these animals will be put to sleep if there is nobody adopting them. So, I urge people to be more tolerant -- leave them alone and do not feed them.
On the hand, we need to "train" some of the dogs' owners and their maids to "train" their pets -- not to urinate on building columns and to pick up the poo during their "toilet trips". I spotted one day urinating on the back door (Lavender St) and the maid just watched on. I told the maid off and she just walked off. :bash:
There is nothing wrong to keep pets but people just have to be considerate and do not cause nuisance to other residents.

Something was done by the MC after residents complained. There were cat-traps laid behind 1 or 2 blocks and I believe some cats were caught and taken away. However, given the porous nature of our gates and fences, there is nothing to stop more cats from sneaking back if someone offers them food. I have yet to see anyone feeding them but from the pictures, it seems the feeding dish was next to the cleaners' quarters. Maybe they are involved or they know someone who has been feeding the cats?

Yep. Quite a big building too. Did not expect a building extension to be 11 storeys tall. It should have a nice glassy facade added later.

Unfortunately the cats are a nuisance to other residents. One of the townhouse residents told me that several times they have found cats IN THEIR KITCHEN, stealing food. This in addition to the poo on their front yard, left uncovered. :ohno:

I have nothing against cats nor SPCA. But I guessed the adult cats in the pic are not clipped, which is why they reproduced. Each litter is about 3-4 kittens. In time to come, they will too reproduce. Soon we will have a platoon running around.
In any case, the thoughtful 'owner(s)' have relocated them from one corner to the other. food and water continued to be serve. i saw 3, but 1 ran away before i could click.
Afternote: I was wrong. They did not relocate...they were at both corners! In fact, I saw 5 at the dustbin area and another 2 at the dump truck at the same time yesterday!

I like dogs and cats. Owners should make a point to bath their dogs more regularly. I came across irresponsible residents whose dog STINKS. It was a torture to be on the same lift with them. Yucks! :ohno: Cannot imagine the state of their unit!

Not to offend dog lovers/owners, but pardon my ignorance, I've never seen cats pee/poo on human property (as opposed to nature places) if nature places (like grass areas) are available.
I believe education is the key (I know Im sounding cheesy) here... But from what I see, there are more dog than cat owners, partly because of the HDB ruling which personally I feel is unfair.
And of cos, there are indeed more stray cats than dogs. But cats are less aggressive generally. You can't really compare which animal is "better", because it's their in-built natural instinct.

It didn't seem to be a large bird. Looked like a slightly taller pigeon, with a falcon/hawk-like face. Don't think it's an eagle though...
What amazed me was its cries. They sound like mechanical squeaks and very loud. I thought it came from a machine! :eek:

Yeah ... we have lots of good food nearby but I am also seeing a couple of new PRC-owned steamboat restaurants popping up in the neighbourhood. I hope we won't see more of these so that Jalan Besar/Lavender won't end up like Geylang Road which in recent years was flooded with dozens of dodgy-looking China steamboat shops attracting hundreds if not thousands of Chinese nationals every weekend.
BTW, looks like there has been a change of plans by the authorities regarding the removal of the covered linkway from Kitchener Complex to the MRT station:

Q1: We understand that there is no requirement for the successful tenderer to replace or reinstate the existing covered linkway across Jellicoe Road as part of the walkway for the future hotel development. That is good news, but I am confused about the MRT station building itself. The site plan put up during the tender indicated that the MRT building itself was part of the site. Does that mean that the structure itself will be gone? Will there still be access via Kallang Road?

Throughout the construction period, access to the MRT station from that entrance should still be maintained.
The developer of the hotel was given the option to demolish and integrate the existing MRT entrance structure with the new building on condition the raised platform entrance to the escalators is kept for flood prevention. They are allowed to permanently remove the bicycle parking stands and the MRT public toilets if they can provide alternative public toilets in the new building.

The project sign is up. It would be a 15-storey hotel with 888 rooms, restaurant, food court and retail shops. The architect is Archiwave Architects but still no rendering of the site yet.

Should be 15 storeys from ground level I think but not too sure yet. Its surprising that they did not choose to build up to the 25 storeys max height allowed.

The signboard I saw simply just say 15 storey hotel without mention of any podium or basement levels. It could be still early days because the current signboard is for the preliminary piling work to finish by September this year. Once the builders come in, hopefully we see more details and maybe a rendering of the end-product.

They don't really do much noisy work so far... less than an hour in the morning.

At 1300 psf, you have many choice to buy freehold properties at river valley, or even top up a bit to get a unit at the sail.

Shopping centre? I think its going to be a beach front hotel along the banks of the Kallang River rather than a shopping centre. Anyway, its only a potential government land sale and no one has bidded for it yet.

Suggest u talk to someone at the condo management office. They can help u to relay the problem to the developer with a defect report list.

The car park is like a home for some workers is this allowed ? Also the office setup at the car park 5th flr is this allowed or someone has given permission illegally ?

Looks like you have finally stumbled on the designated store area where our main con Dragages and their workers keep their equipment and surplus materials used in the Citylights project. The Dragages workers come here when they need to get floor tiles, bathroom accessories and other furnishings for the defects rectification works. However, the workers don't stay there overnight but only come in during the day. :lol:
I went there to choose a replacement tile to fix a faulty one in my kitchen.
