CapitaLand plans 43-storey condominium for Jellicoe site
CapitaLand has been awarded the Jellicoe site by the Urban Redevelopment Authority. The company plans to build a 43-storey condominium with approximately 500 homes on the site, including 16 art-deco conserved shophouses. The high-rise development will enjoy views of the Kallang Basin and the surrounding city.
CapitaLand President and CEO Mr Liew Mun Leong said: "The Jellicoe site will augment CapitaLand's current residential portfolio profile of mainly prime, freehold sites. Singapore is an important market for us, and we will continue to selectively acquire well-located sites. We are confident that Singapore's economy will recover in 2004, and the residential property market would have stabilised by then."
CapitaLand Residential Deputy CEO of Singapore Operations, Ms Patricia Chia, added: "We plan to build a high-rise condominium on this centrally located site. It will be a distinctive development with views of the Kallang waterfront and the surrounding city. The 16 art-deco conservation shophouses will lend a touch of character. We plan to have the development launch-ready by end 2004."
The 99-year leasehold Jellicoe site is centrally and conveniently located just minutes away from the city, and is near the Lavender MRT station. The 14,595 square metre site has a plot ratio of 4.2 and potential gross floor area of 61,300 square metres.

AFTER keeping a low profile on the residential launch front in Singapore for the first seven months of this year, CapitaLand yesterday said it will launch for sale a total of 800 to 1,000 homes in four projects over the next five months.
They will include Varsity Park, a 530-unit condo on its Clementi warehouse complex site near the National University of Singapore. CapitaLand intends to start selling it in the next two months. Analysts estimate the group will reap a pre-tax profit of about $50 million from the five-storey, 99-year leasehold condo to be booked progressively during the course of developing the project in the next few years.
Earlier this year, CapitaLand obtained approval to convert the 567,000 sq ft site from industrial to residential use.
Sources told BT that CapitaLand plans to price the project attractively, at $450-$480 psf on average, to move the units. Although this is lower than the $500-$520 psf that some property consultants estimated that a 99-year condo in the area could fetch today, analysts say more attractive pricing would probably be necessary considering not only the huge number of units but also the fact that units seem to be pretty large, which would increase the absolute price per unit.
CapitaLand said yesterday that a typical three-bedroom apartment at Varsity Park is about 1,300 sq ft, excluding balconies and terraces. This compares with an average size of 1,250 sq ft for a three-bedder in most condo developments these days, say agents.
UOB Kay Hian Research analyst Tricia Song estimated the project's breakeven cost at $400 psf. Assuming CapitaLand achieves an average price of $465 psf for the project, its pre-tax profit from the project would be slightly over $50 million, she added.
CapitaLand yesterday also reiterated its intention to launch this year a 99-year condo at Jellicoe Road with about 600 units; a freehold condo at Martin Road with about 600 units; and Tanglin Residences, a freehold boutique development in the Nassim area with 43 units. The Martin Road project will be built on the Trademart site and is a joint venture with Hwa Hong Corporation.

RafflesCity September 18th, 2004, 04:20 PM I was at Jellicoe Rd recently and the construction has not started. The area is fenced up but inside is a field and an old building. Also the project isnt launched yet but some newspaper reports say it will be launched by years end...

JELLICOE ROAD CONSERVATION AREA
Located along Jellicoe Road, the area was given conservation status on 21 February 2000. It contains a unique row of 16 two-storey Art Deco style shophouses with individual gable roofs and protruding balconies. The shophouses are anchored by 3-storey corner towers at both ends. They were built in the late 1920s by a Swiss engineer, Hendrich Rudolf Arbenz.

CapitaLand's Tanglin Residences debuts in Jakarta

AS EXPECTED, CapitaLand has released its prime 43-unit Tanglin Residences, a freehold boutique development in the Nassim area, before the end of the year. However, the project made its debut not in Singapore, but in Jakarta over the past weekend.
Sources said the development was priced at $1,300-$1,350 per square foot, and attracted 'single-digit' sales over the period from Friday. They added, too, that more than 20 potential homebuyers are planning to have a closer inspection of the physical environment in Singapore before committing.
Such preference largely resulted from the recent recessionary years, where real estate buyers and investors have understandably become more cautious. This is a change from the market's peak in the mid-1990s, when buyers would commit themselves based on floor plans and models alone.
Still, Indonesian businessmen form a vital market for high-end projects as few Singaporeans would be interested at those prices.
This is the second time CapitaLand has released a project first in Jakarta, with the first being its Imperial development last year. The 187-unit freehold condo off River Valley Road was then marketed at an average $835 psf.
CapitaLand did not comment on its latest move, nor disclose when Tanglin Residences will launch in Singapore.
The group is also expected to release, before the year ends, a 99-year condo at Jellicoe Road with about 600 units and a freehold condo at Martin Road with about the same number of homes. The Martin Road project will be built on the Trademart site and is a joint venture with Hwa Hong Corporation.
CapitaLand's Jakarta sales also coincided with that of another Singapore real estate giant City Developments Ltd, which marketed its joint venture project with AIG, the Sail@Marina Bay, at the same time in the Indonesian capital. Some 12-14 homes were reportedly sold at an average $900 psf.
Property players believe that the total number of new private homes sold this year will still exceed last year's measly 5,156 - as long as developers bring on the projects but at reasonable prices.

YOUNG, trendy city slickers are what CapitaLand is aiming at with the launch of its 600-unit Citylights condominium at Jellicoe Road, next to Lavender MRT station this Saturday, at an average price of $590 per sq ft.
It said yesterday that it is targeting 'young, trendy and well-travelled home buyers who embrace city living'.
The 99-year leasehold development comprises four towers and 10 conserved prewar art-deco shophouses.
For the launch, it is releasing only 168 units of one- to four-bedroom apartments as well as penthouses.
A 560 sq ft one-bedroom apartment is priced from $350,000, while the three penthouses are priced from $1.7 million.
This is CapitaLand's second property launched this year. It launched the 530-unit 99-year leasehold Varsity Park on West Coast Road during the first weekend of last month at $440 psf on average, some two months after the project was first released at the same price.
To date, it has sold 45 per cent of the 448 released units.
CapitaLand may launch two other projects here - the 43-unit freehold Tanglin Residences and a freehold condominium at Martin Road - early next year.

A recreation sky terrace with fitness facilities, jacuzzi, reading and yoga corners straddles three of the four towers. The project also offers a full range of recreational facilities, from swimming pool, tennis courts, to a clubhouse and gymnasium. It is slated for completion in 2008.

Your neighbour would likely to have a big living room altar, leave their front door open while playing mahjong and smoking....
And the scale model is hideous. And the views depicted are quite imprecise.
Also, no proper brochures, just a cheap flyer .

At what time did you go? Usually showflat closes at 6pm. The "Young and Trendy" are probably still working their ass off to pay for the "desirable lifestyle" rather than visiting the showflat at that time. Anyway, they wouldn't know the showflats are open too, since the papers mentioned that it's launched this weekend..... ;)

Yesterday first time they open for booking. At around 5pm, 25units of 100+ released are sold..
Personally, i love the place, and nearly got 1 unit.. too bad the timing is ta major deterrant.. For those young execs, do really consider getting a unit with your spouse.. sure beats hdb anytime, and settle for a smaller unit, at the same price of an old, bigger hdb, without anemities and convenience of lavender MRT right at your doorstep.. its a 15 minute walk to bugis by the way.. :cheers:

The bigger units will have town gas.

haha, of cos not! My other half didnt join me yesterday as she's working.. well, didnt paid much attention to the floor, and since we didnt get a choice of flooring, really didnt bother to look. Was a bit distracted by the figures running in my head and trying to zoom into a particular unit for costing calculations etc.. Well, the unit we were most interested in looking at was sold during the time we take a stroll to the 30th storey of a nearby hdb to get an idea of the view and back to the showflat...
furthermore, went to visit another 2 showflats on the same day.. so forget what finishings to what project le... :bash:
Do take the time to have a look at the development, as personally, i prefer it to kerrisdale.. No offence hyacinthus... just my lowly two cents..

Hmm... I don't see any price list for the shophouses... which I think is gonna be converted to townhouses. In the showflat model, they looked like "greenhouses". :)
Your question is "Are the shophouses part of the development"? Answer is Yes.

Citylights is growing very tall and stout. Thus, it can be seen from many places e.g. Meritus Mandarin.
Think it's about 33 floors now. Only about 10 floors more to go. TOP end of next year is highly possible given its speed.

If all factors are positive ... a project like Citylights ... can cheong finish within 24-30 months ... I think ... those normal ... 1 block apt can cheong finish within 12-18 months ... if the developer already 100% sold and waiting to collect money ... of course ... sometimes within company got politics and income expectation ... they may want to profits to be booked in the following year or wat ... so do slightly slower lor ... same la ... if your bonus already reach cap liao ... then better defer some merits for next year evaluation right ?
But the impact on buyers is that ... if you are on deferred payment scheme ... then better watch the progress properly ... and chooop a loan at the correct time ... else ... u will scramble when u suddenly receive their gentle notice that TOP will be within 1 month ... or something like that ...

Thanks. Actually I got no lobang as the 14th floor airconditioned viewing deck is open to the public or specifically, potential buyers. Anybody could have gone up there when escorted by the staff.
I own a unit there so the agent brought me up to the viewing decks to take pictures of the scenery. Too bad the viewing decks were created in a couple of units with not so good facing (cos partially blocked by a wall and another tower in front). Hopefully mine would have a better view of the Kallang Basin and parts of the city.

The 14th floor enclosed viewing deck is only a temporary one while the project is being constructed. The 40th floors do not exist yet.... currently they are up to the 36th floor only.
When completed, the viewing decks or sky terraces would be at the 24th floor of the 3 joined blocks and the 23rd floor of the standalone block.

The 2 storey conservation shophouses are to be restored as town houses with private carparks in the basement. They are huge at > 3,500 sq ft per unit and would be sold at about $2 million each.
The builders are indeed working extraordinary fast. From photos taken on 29/8/2005, this block was only at first floor but they have managed to build so quickly in 11 short months until this block is up to the 37th floor as of today.... with only 4 to 5 more floors to go.
Here is a photo taken 2 months ago when they were up to the 31st floor (shot by the developer, not me). Those units on higher floors should be able to enjoy a superb view of Kallang Basin and the blue sea:

Southbank is not the biggest threat to their views of the bay. I have visited Eng Chong Tower's rooftop (site of the future Southbank) during the launch and saw that they are somewhere between Citylights and the Beach Road HDB flats, not the Kallang Basin. It would also be thinner than the present Eng Chong Tower because most units would be facing East-West so the blockage would look even smaller from the 20 floor onwards.
The biggest threat to the view would be the reserve site of the old Kallang Gas Work. That lies directly in front of the Kallang Basin view:-

I can see Citylights clearly from my window every night. However, on the night with the thickest haze, the whole site disappeared from view..... very eerie.

Progressing well, I think. They should be working on the internals of more units and changing the roof tiles now.

Do you mean Queens or Queenstown HDB flats?
The HDB flats are taller than the Queens condo, which I think is 38-storeys.
Cliff October 15th, 2006, 05:16 PM I went up the hdbs, and i looked across, and the highest floor of Queens is about 2-3m higher than those of the HDBs, yet queens has no crown, so i guess the watertanks of blk 48 would stretch the building higher.
I said queens cos both are condos, better to compare, hehe.:)
RafflesCity October 15th, 2006, 05:25 PM strange...when i was at the top of the HDB block (rubbish chute) and looked at eye level along the balcony edge....the top of the Queens couldnt clear the eye-level...suggesting it was shorter than the HDB
not a precise way of measuring but it feels convincing :happy:

However, it should be shorter than the Icon @ Tanjong Pagar (46 floors vs 42 floors), even though it sure does not look like it cos Icon is surrounded by much taller buildings but Citylights has nothing taller to compare with in the vicinity.

Maverick713 October 29th, 2006, 01:31 AM Since the photo updates were taken (I presume taken ard 27 Oct?), the roofline for the sepearate tower block has changed again. Since yesterday, they have placed a huge water tank on the rooftop that is not seen in these pics.

New buildings are usually designed such that those rooftop tanks and carparks etc have to be concealed from view

These "water tanks" should be covered later by a concrete structure and roof, based on the model and renderings I have seen.

It is part of Citylights.... btw, someone in the Sammyboy Coffeeshop forum also mistaken these to be new HDBs.:lol:
Perhaps the similarities with HDBs would be less obvious later only after they fix the big metal grilles (for the exposed staircase wells) running down the 4blocks and complete the crown features on the tops.

Citylights rose really fast as they even work on every Sundays! I supposed using prefab walls and such could have helped to speed things up.

The difference in speed is also due to the fact that City Square Residences has a huge and deep hole to dig before building the basement carpark and it started much later than Citylights.
Wait till the area's density rise with 6 x 30-floors towers at City Sq, 1 x 43-floor tower at Southbank and 1 x 30-floor tower at Kg Bugis. There could be a new condo near to Citylights by Allgreen but still not confirmed.
Look at the number of exits at Farrer Park station and the number of empty plots around it. I do envisage the area to have at least 6 new residential/commercial developments by 2010 with good returns.
However, once the developers start to factor in the premium in their launching prices, it'll be difficult to find a good bargain (potential for higher returns in % with lower investments compared to other premium areas) in the area. Let's see how it goes. There are still some buyers with psychological stigma of staying near Little India.
It's all in the perception.

you are right...all that vacant land lying around Farrer Park MRT station is waiting for development. Already, 1 plot is on the Reserve List for hotel. I wont be surprised if more will follow.
The completion of City Square Mall may provide the catalyst for more developments

The Ministry of National Development (MND) today announced:
Reserve List for First Half of 2007
All the other 24 sites remaining on the reserve list of the GLS Programme for the second half of 2006 will be carried over to the first half 2007 reserve list.
The planning parameters for the 24 sites remain the same, except for the sites at Enggor Street and Punggol Point. Based on market feedback that developers prefer smaller parcels, the site at Enggor Street is subdivided into 2 smaller parcels, one yielding about 225 units and the other yielding about 240 units. The site at Punggol Point is released as a smaller site for Food & Beverage development within a larger area planned for recreation facilities. This is also in response to market feedback.
The 7 new sites to be added to the reserve list for the first half of 2007 are as follows: -
a 2 residential sites at West Coast Crescent and Ang Mo Kio Avenue 8;
b 3 hotel sites at Victoria Street/Syed Alwi Road, Victoria Street/Jellicoe Road and New Bridge Road;
c 1 white site at Outram Road/Eu Tong Sen Street; and
d 1 commercial site at Anson Road/Enggor Street.
