North Fairview will soon rise as Alabang of the North...

Anyway, I'm sure, sa Maligaya ang harap nyan. Mas mahaba kasi ang frontage dun kesa sa harap ng SM. At muhkang may residential/office buildings sa taas.

Ayala Land Inc., the biggest property company, has tied up with Ellimac Prime Holdings Inc., a wholly-owned subsidiary of Puregold Price Club Inc. of businessman Lucio Co, to put up a second shopping mall in Quezon City.

Ayala Land plans to lease a 4.8-hectare lot from Ellimac Prime and develop it into a shopping mall and office building.

Adjacent to the leased land is a one-hectare property, where Ellimac Prime will house an anchor supermarket with retail units and interconnect it with Ayala Land’s mixed-use commercial development.

The project, called Fairview Terraces, is located at the Quirino Highway in Novaliches, Quezon City. It is situated right across SM City Fairview and beside Robinsons Novaliches.

To take advantage of its strategic location, the property is envisioned to be a mixed-use development with a regional mall as its centerpiece.

The mall will have 65,000 square meters of gross leasable area, inclusive of a 6,500-square meter department store and a 5,000-square meter anchor supermarket, which will be either a Puregold supermarket or an S&R outlet.

A business process outsourcing office building with 10,000 square meters of GLA will also be developed onsite to complement the mall development.

The property said Fairview Terraces would upgrade the shopping experience of the Quezon City residents and promote accessibility to the workplace.

Phase 1 of shopping mall and the supermarket will be completed by 2013 while the office building will be finished by 2014.

The mall will primarily cater to underserved AB market as the project will offer unique mix of dining, retail and entertainment establishments.

The office building, meanwhile, will address the needs of business process outsourcing locators in the city as well as existing traditional offices.

Fairview Terraces will be Ayala Land’s second shopping mall in Quezon City. The first was the Trinoma at the North Avenue in Quezon City.

Ayala Land said at the start of the year that it planned to launch seven new retail projects across the country. The projects have combined leasable shopping space of 172,000 square meters.

Among the company’s recent shopping centers of Ayala Land are Abreeza in Davao City and Harbor Point in Subic.

With this information, I should expect that the planned shops at the Park Terraces (aka Palm Promenade) in Makati CBD will similarly look like the Fairview Terraces. That would be great!

actually back in the 90s... that lot where Robinsons and SM was a hugh mango plantation area... and that lot of Ayala is owned by RJ radio / RJ Bistro.... I never realized na magiging ganyan ang area na yan samantalang back in high school medyo nakakatakot ung area na yan :D

very good development yan sa area na yan... it will elevate the status of the area dyan... di na lang pang-masa.. :D swerte lalo ng mga taga Theresa Heights, Lagro, Maligaya, plus Neopolitan because this will definitely raise up their land value more... :D

Neopolitan will finally see a boom. It's like the Vale Verde of the North. people who bought land there back in the 90s may want to rethink (to finally build a house there or fix the land titles) with this development. Ngayon sparse lang houses dun kaya parang floating along the talahibans yung SM Fairview. hahaha

My wife and I are very much familiar in this area of Quezon City. We have a small house on a combined 345 sqm lot at Bloomfields Quezon City. This subdivision is just at the back of Robinsons Nova Market. This subdivision development is by Robinsons Land.

Wow! This is such a good news for me... I used to hate the location of my Mom's house sa Casa Milan kasi ang layo & laging traffic... but I'm amazed how transformed it is ngayon + ayala mall & MRT? sana mabawasan na ang traffic... (wishful thinking) =)

kahit naman ngayon, the site itself is manggahan, sayang nga yung mga puno. I actually dreamed about this development in this very area of Lagro, mas kilala ata syang Lagro atg Maligaya until na itayo ang SM Fairview, na confuse tuloy kami kung sakop p b ng fairview ang area na yon.

In the coming weeks or so, I will share my personal thoughts and experience in this area of Quezon City that is pose to become Metro Manila's next Central Business District (CBD)....

I still remember my first glance of the area in 1996 when my wife (who was still my girlfriend then) and I purchased our new 54sqm unfinished townhouse in North Olympus IV, QC on Zabarte Avenue. SM City Fairview was still being constructed. I still remember the old Quirino Highway/Regalado Ave. intersection. Quirino Highway was still a very narrow road. SM widened this part of the highway to accomodate the smooth flow of traffic. SM also constructed the pedestrian overpass. When SM City Fairview was first opened on 24 October 1997. I was one of the first customers to enter the mall.

We bought our North Olympus IV townhouse firstly because of its location to SM City Fairview. Secondly because of our capacity to pay P548,000.00 in 15 years.

After a few years passed, about 1999 we didn't realize that Robinsons Land was planning a mixed-use development in the area with the construction of Robinsons Mall Novaliches and its first horizontal development named Bloomfields Quezon City Subdivision. The area was still a big chunk of mango plantation fronting SM City Fairview.

In 2001, the Mall was opened with Big R Supermarket opened first then the Robinsons Department Store and Mall. In March 2001, Bloomfields Quezon City Subdivision had an open house.

Also, in the late 90s, Sta. Lucia's Neopolitan Business Park was still being paved with concrete. I saw a marketing signboard that says P5,000.00/sqm.

Fairview or otherwise known as "Farview" in the 80s & 90s is really Far when you are relocating from my childhood Barangay of Project 2, Quezon City. Being "Farview" is relative. It just really depends on where you are coming from.

As regards to "Fairview". Fairview is somewhere between the old NEPA Q-Mart (Puregold Price Club, Inc.) the intersection of Commonweath Ave./Dona Carmen and Commonwealth Ave./Regalado Ave. But this area of Quezon City is actually Barangay Pasong Putik. What a word! Maybe that is why SM coined its new mall in the area as SM City Fairview. It sounds better, more familiar and more glamorous than "SM City Pasong Putik"!

How do you classify a Central Business District (CBD)?

Do you consider this area of Fairview, Quezon City already as a Central Business District (CBD) or not yet?

What do you think are the requirements/needed infrastructures to becoming a CBD?

In relation to the planned development of Ayala Malls' Fairview Terraces and MRT 7 network in the area. Do you think this area will become the New "Bayan" of Novaliches District of Quezon City?

I see that several government offices already made their home in this area.

Photo below shows the intersection of Quirino Highway and Regalado Avenue (where Jollibee restaurant is located). On the same intersection the MRT 7 network will have its SM Fairview Station built. Hopefully, by 2014 (as read from various media sources) MRT 7 will be operational from SM City North (EDSA) to MRT San Jose Del Monte, Bulacan.

The intersection of Quirino Highway and Ascencion Ave. (Lagro, Quezon City) is just a few 15 to 20-minute walk or a 3 to 5-minute jeepney or bus drive. The MRT 7 Lagro Station will also be built near this intersection.

This mall should be about 1.5 miles from SM City Fairview's Pedestrian Overpass/Fairview Terraces center.

I didn't know that this area is still part of Brgy. Pasong Putik. Never mind the name but this Barangay will become one of the richest. I sure hope that this Barangay will be one of the safest, cleanest & greenest in the near future. :banana::banana:

Did you know that the main mall of SM Fairview is under Brgy. Greater Lagro while SM Cityh Fairview Annex 1 and 2 are part of Pasong Putik.

On July 19, 2011, Ayala Land’s Commercial Business Group conducted the groundbreaking ceremonies for Fairview Terraces with Ayala Land Inc. President and CEO Antonino T. Aquino, Puregold Price Club Inc. and Ellimac Prime Holdings Inc. Chairman Lucio Co, and Puregold Price Club Inc. President Leonardo Dayao leading the momentous occasion.

The Fairview Terraces is a co-development project between Ayala Land, Inc. and Ellimac Prime Holdings, Inc. The project is a mixed-use development comprised of a regional mall and an office component catering to the Business Process Outsourcing sector. The total development will have a combined GFA of 114,000 sqm.

The mall is envisioned to be the “favorite gathering place that blends a relaxed environment with pleasurable shopping, dining and entertainment,” offering a unique mix of dining, shopping and entertainment concepts. The highlight of the development will be the central garden with a lush landscaped promenade surrounded by al fresco dining establishments. This will act as a natural convergence point for both residents and office workers, while providing natural lighting and ventilation for the mall.

Fairview Terraces will upgrade the shopping experience of the city dwellers and promote accessibility to the workplace.

The Fairview Terraces represents ALI’s second regional mall in Quezon City following the launch of TriNoma in 2007. Once again, this will be another project that underscores ALI’s commitment to continuously deliver world-class developments that enhance the urban landscape in our country.

The first phase is scheduled to be completed in 2013.

I agree with you. Ever since, Glorietta days palang, Ayala has used the circular design. SM malls naman are all boxes/rectangular. Parang cookie cutter. First time lang ata ni SM mag-circular mall sa SRP.

So nope, hindi nanggaya ang Ayala sa SM. It's the other way around. :)

the casa milan and all those villages in the area will also benefit.

this area though, is not yet a cbd like ortigas, makati, fort bonifacio or even cubao imho.

agree.parang lahat ng magandang developments nasa south. ang lamang ng north Metromanila(caloocan-qc) e ang dami pang open space. sana madevlop na pati yung neopolitan ng sta lucia land for office spaces.

Mukhang maganda ito. I last went to Fairview in 2007 while I was still salivating for the sights of malls around the metro. SM Fairview was still giving itself a new look while Robinson looks close by. There were only 2 malls in the area, but with the entry of this new mall, Quezon City might be coming close to close with Makati with having 2 Ayala malls.

Hi everyone, i'm looking into a piece of land located in Neopolitan Subdivision Phase VII, Geneva Gardens in Fairview Quezon City..We just noticed that there doesn't seem to be any appreciation in terms of its zonal value based on records of BIR since 1998 .... may alam ba kayo kung ano ang kaso ng lupa dito sa subdivision na ito kung bakit ang daming isinanla at hindi mabenta benta? Any inputs about the property would be appreciated..... Thanks everyone!

Ang problema lang, masyadong malayo sa mga major highways at ibang CBD's. Pag ako nga, pumupunta ng Makati mula sa North Olympus (malapit sa SM Fairview), eh halos 2 oras eh, wala pang traffic yun.

Pag natuloy ang MRT-7, saka pa lang magkakapag-asa na maging CBD ito. Pero who knows, baka naman may mga major plans na ang Ayala for this area of Fairview, maliban sa Fairview Terraces nila.

Magiging CBD ang Northern Metro Manila kapag nasimulan gawin ang Neopolitan Business Park at matapos ang Fairview Terraces para mas accessible ang lugar na yan para hindi na sila dadayo ng Makati,Ortigas, at Global City for working purpose.

I think, kailangan na nga ng SM Fairview ng renovation AGAIN. Kasi sa Facade. 2 years palang pero ang dumi dumi na kagad. And even dun sa mga signage arch nila. Wala na din. Sira-sira na din yung cladding and even yung ceiling sa loob ng Main Bldg and Annex 2 nasira na din kasi sa tulo ng tubig. And ang dry nung cinema lobby ng SM Fairview. Sana nga maglagay din sila ng parang Sky Garden.

Honestly, Metro Manila is already saturated with "high-end" brands. for Ayala Terraces Fairview, I think brands will do concept stores that will specifically cater to the Fairview market. (outlet stores etc...)

Kasi naman yung Mango Outlet dati, nakatago sa gilid, walang nakakakita, yun tuloy, walang bumibili. Tsaka SM Fairview really caters to middle-class to lower-end. Hindi naman talaga pupunta ng SM Fairview ang mga taong bibili ng damit mula sa Mango, Topshop, Forever 21, etc.

I'm sure na pag sa Fairview Terraces nilagay ang mga high-end shops, mas kikita yan. Iba kasi ang dating pag sinabi mong sa Ayala Mall ka mag-shoshopping, kesa sa SM Fairview.

Anyway, is it just me or does Fairview Terraces sound more like a residential development more than a mall???
