VISTA Land and Lifescapes Inc. launched a vertical project beside De La Salle University along Taft Avenue, the first in a series of high-rise developments that the firm intends to build beside or near a university. In a statement, Vista Land said the company, through Vista Residences Inc., would construct the P2.1-billion Camella Condo Homes-La Salle Taft, a 39-storey mixed-use building that will rise on a 1,382 square meter lot. “While Vista Land already dominates the house-and-lot market nationwide, we also see the need to fill the demand for affordable vertical housing,” said Maribeth Tolentino, Vista Residences president. Besides La Salle, the project is also near universities bordering Taft Avenue such as St. Scholastica’s College, College of St. Benilde, University of the Philippines—Manila, and St. Paul’s College—Manila. The development will be attractive not just to students but to single working professionals, overseas workers and young couples as well, Vista Land said. Camella Condo Homes will offer a total of 1,141 units, including 11 garden units at the fourth floor priced at P2 million to P2.50 million. Among the unit types are 18.23- to 20.75-square meter studio units priced between P1.6 million and P1.8 million; 23.91- to 31.52 –square meter one-bedroom units priced from P2.20 million to P3.40 million; and 36- to 40-square meter two-bedroom flats priced between P3.20 million and P4 million. Camella Condo Homes will have commercial spaces for lease near the lobby on the ground floor and parking lots on the second and third floors. The tower also offers a Sky Garden on the roof deck and the amenities area called The Club on the fourth floor, which will feature a swimming pool, social hall, function rooms, study hall, and a fitness gym. The construction of Camella Condo Homes — La Salle Taft will commence in the fourth quarter of 2012. Target completion is by third quarter of 2016. Known as a homebuilder, Vista Land has diversified into other residential products, launching P12.5 billion worth of condominium projects in the first year of its newest business unit, Vista Residences.

makatiprime July 23rd, 2011, 12:34 PM eh sa around 15,000 ba naman na market, mas malaki pa yun sa projected na 10,000 units to be sell in 3 years sa condominium boom ng metro manila...and la salle brothers doesn't mind if you use their name as long as it is not on "evil" use, that's another way of publications that la salle is hounded by huge skyscrapers and developments, the taller the buildings the taller and bigger the money making grows, if you want to put you're money on investments in terms of education on you're child , la salle is the best place to invest, you're child gains opportunity and business experience even in that small area of manila,even they are not get into business the child knows how to make money.

nice comment, same traffic elevators at Grand Towers Vito Cruz. Mcdo is on going expansion to cater the development in the area and the style of University Mall.

yun din ang akala ko.. expansion.. pero hindi.. tignan mo ang view ng renovation ng mcdo sa lrt.. walang expansion yun.. pinaganda lang yung roofing nya.. and i doubt open space ang tuktok ng mcdo.. kung open space yun.. better para sa mga nagyoyosi na estudyante.. but still hindi pa rin expansion yun.. kala ko nga occupy na nila yung back area nila e.. dikit sa pader ng Rizal Memorial..

1) It will be hard to get P15k for a 23 sqm. Some of the condo units in the are are being rented out at P8k-P10k/month.
With more condo turning over the supply will exceed the demand. [Eton, SM, Citiland...]
2) I don't think its realistic to project 45 year of rental. :)
3) Can you be positive that 12 months a year the place would have tenant?
4) Did you subtract the taxes, association dues and maintenance cost?
What about the 1 month referral fee for realtors or agency that finds you a tenant.

MANILA, Philippines - Vista Residences, Inc., the condominium arm of the Villar family, is applying for incentives for a mass housing project in Manila.
In a published notice, the Board of Investments (BOI) said Vista Residences “is applying for registration with the BOI as new developer of low cost mass housing project (Camella Condo Homes – Taft) with a capacity of 954 low-cost mass housing units (vertical) on a non-pioneer status.”
The project is located beside De La Salle University in Taft Avenue, Malate, Manila.
The firm could enjoy incentives such as income tax holidays for four years, if its application would be approved by the BOI.
Mass housing is among the preferred activities which could qualify for incentives from the government under the 2012 Investment Priorities Plan (IPP).
Apart from mass housing, the 2012 IPP lists the following as preferred activities: agriculture, agribusiness and fishery; creative industries or knowledge-based services; shipbuilding; energy; infrastructure; research and development; green projects; motor vehicles; strategic projects; disaster prevention, mitigation and recovery projects; iron and steel; and hospital or medical services.
Vista Residences is a business unit of Vista Land & Lifescapes Inc.
Vista Residences entered the condominium development scene in 2006.
Apart from the Camella Condo Homes brand, the firm has projects under other brands such as Brittany and Crown Asia Residences.
Earlier this month, other subsidiaries of Vista Land filed applications for registration of projects with the BOI.
The firms which filed applications for incentives are Communities Cebu, Inc. for the Camella Carcar project, Communities Pangasinan, Inc. for Camella Heights 2 - Pangasinan and Communities Tarlac, Inc. for the Camella Cabanatuan project.
