The 31,400 mē Rail Park Mall development has an estimated investment value of P 382,5 million.
Eris Property Group is part of a Joint Venture established to develop the site. Botswana Rail are the major shareholders in the project and other shareholders include Bifm Botswana Limited and Tredinnick Botswana (Pty) Limited.
In addition, Eris is acting as development managers in conjunction with Tredinnick. The 8,02 hectare site owned by Botswana Rail site is very accessible and the location adjacent to Gaborone Station forms part of an established precinct very well supported by taxi and bus commuters.
Initial interest in the development from SA based retailers was very strong and this is evidenced by the centre being over 80% let well in advance of completion later this year. Both the design and tenant mix aim to satisfy the needs of the thousands of commuters using bus and taxi transport on a daily basis, under one roof.
The centre has been designed as a semi enclosed L shaped ground floor mall anchored at each end by 3,000mē tenants. The covered mall is split by a 2,000mē open food court and has three ground floor entrances.
The upper level of 3,400mē includes service related retail and is accessed by escalators, a lift and stairs and is directly linked to the new pedestrian bridge that is being constructed from the station which provides convenient access between the CBD side of the station, the new centre and the transport node.
The basic building shell comprises a light weight roof on steel trusses wit a reinforced concrete and brickwork structure. Shops are air conditioned with aluminium and glass shop fronts Modern finishes have been specified generally and attention has been paid to the quality of mall tiling and public facilities.
The layout accommodates approximately 120 tenants and provision has also being made to enable informal traders to operate in the parking area through the introduction of trading stalls.
The site has 940 parking bays and includes an on site taxi rank facility and has been designed to allow easy pedestrian movement. The centre is anchored by
Choppies, a well established local food retailer and, Food Lovers Market. In addition to established local traders, well known South African brands include PEP, Jetmart, Clicks, Beares, Ellerines, Markhams, Total Sports, Dunns, Wimpy, KFC and negotiations are well advanced with banking groups and tenants such as Truworths and Ackermans.
Construction commenced in late 2010 and completion is scheduled for September 2011.
