Work on Phase One (Infrastructure Development) of the Al-Areen Desert Spa and Resort in Bahrain is set to commence before the end of the year. The $137 million Phase One subscription fund of the $600 million project has already been oversubscribed, said the project developer.
The project, which was announced by the Bahrain-based Gulf Finance House BSC (GFH) earlier this year, will offer first-of-its-kind facilities in the region, helping to promote Bahrain as a leading tourist hub, said said Esam Janahi, Chief Executive Officer of GFH.
The resort will include the Oasis Spa, Aqua Park, themed residential communities, and a commercial district.
'That the fund is already oversubscribed highlights the confidence investors have in Gulf Finance House and its subsidiary projects,' said Janahi.
'The success of this fund is a big boost for the project but also for Bahrain as much of the investment has come from outside the Kingdom. The project is a good ambassador for the country.'
According to Gulf Finance House, in terms of the sheer scope of the project, there is nothing comparable to it in the region - the Oasis Spa will consist of two VIP towers that will house a range of specialized alternate medical therapeutic services, restaurants and 60 Bedouin style-tents for guest accommodation.
'The project is taking shape as planned and we are confident that it will be completed on time,' explained Janahi. 'The success in raising the required funds for Phase One, in such a short time, underlines the belief investors have in Bahrain.
'We are now preparing for the soft opening of the project's headquarters, in Seef District, by the end of October. The official opening will take place after the holy month of Ramadan.'
A Client Relations Centre on the project site will be opened to coincide with the 2005 Formula One Grand Prix race in Bahrain.
'Thousands of job opportunities will be created for Bahrainis by this project. It will also open up new horizons for Bahrain, in terms of tourism growth and potential,' said Abdul Rahman Al-Jasmi, chief placement officer at GFH.
Al Areen Desert Spa and Resort, which will be located to the south of Manama on a tranquil and secluded hilltop rising from the desert, comprises four major components, including the Oasis Spa Resort, themed hotels, themed residential communities and a themed aqua park.
The Al Areen Desert Spa and Resort will be just a 25-minute drive from Manama city centre and a 35-minute drive from the Bahrain International Airport. It will be located within the Al-Areen Wildlife Sanctuary and adjacent to the Bahrain International Circuit.
The heart of the development will be the Oasis Spa Resort, which is being designed to predominantly reflect traditional Arabic architectural and design elements. The resort will cover 160,000 sq m and will be developed as a comprehensive facility offering the entire array of health, spa and therapeutic facilities from Indian Ayurveda to Roman Baths.
The Oasis Spa Resort will be the first component of the project to be fully operational and is expected to be completed by 2006. The themed hotels will be completed the following year, while the rest of the development will be operational by 2007.
An oval-shaped Oasis lobby will add to the charm of the development, encircling a garden. A high waterfall will feed a magnificent lake and a verdant forest. Other highlights of the lobby include teakwood terraces cooled by fresh air guns on both sides of the garden.

Al Areen Desert Spa & Resort, the US $600 million tourism development project in Bahrain, has named Arab Finance House in Beirut (AFH) as its marketing representative for Lebanon. The move is designed to exploit opportunities in the Lebanese tourism industry and to benefit from visiting Lebanese and Arab expatriates.
“The real estate market is booming in the region and we expect the coming three years to be the golden age of real estate in the region,” said Esam Janahi, Gulf Finance House (GFH), CEO, the firm responsible for the Bahrain Financial Harbor. “Initial public offerings for new projects in the region are always being over-subscribed and the majority of companies have been consistently reporting growth, some even double-digit growth,” he added.
With 2001’s 11th September attacks having brought Arab capital back into the Middle East, creating additional investment interest and capital asset offerings throughout the region, construction and tourism projects are more lucrative than ever before according to AFH.
“We don’t have exact figures, but we are talking about hundreds of millions of US dollars, if not more,” explained Jamil al-Jaroudi, associate general manager, AFH.
Jaroudi said the vision behind Al-Areen is to provide a relaxing experience through health and spa facilities, tourism and leisure activities as well as hospitality and accommodation services. The hilltop project is adjacent to the Al-Areen Wildlife Sanctuary and Bahrain International Circuit and is a 25 minute drive from Manama city centre and a 35 minute drive from Bahrain International Airport.
“The Al-Areen Desert Spa and Resort will turn 2 million m2 of desert into a veritable wonderland,” said Jaroudi. “The four components: the spa resort, residential village, five-star hotels as well as the aqua park are designed to reflect traditional Arabic structures.”
The spa will open in early 2007, with a five-star hotel and an Aqua Park to be completed by the end of 2007.

Officials said there had been heavy oversubscription at each phase of the project. Al Areen is a mixed-use freehold residential and tourism development for completion in phases between 2006 and 2007.
The investments are worth more than the project hehe by $50 million.

At a high-profile media event organized in Bahrain today to present the master-plan and various elements of Al Areen, senior officials of the Al Areen Desert Spa & Resort Holding Company further said that the project was on a fast implementation track with several other key development and investment related announcements scheduled for release in the next few months.
Encompassing an area of 2 million square meters, Al Areen is located in the southern part of the Kingdom on a tranquil and secluded hilltop rising from the desert. The aim of the project is to create an authentic desert experience, which will incorporate a unique first-of-its-kind spa resort, themed residential communities, hotels, a thrilling water park, and commercial & entertainment facilities.

The project was officially launched in January 2004, under the patronage of His Highness Sheikh Abdulla Bin Hamad Al Khalifa, the Governor of the southern province of Bahrain.
In April the same year, the Bahrain Ministry of Finance and National Economy (MOFNE), and GFH announced the setting up of a holding company for the project with an issued capital of over US$128 million (BD 48.4 million).

A leap forward for tourism
THE $750 million (BD283m) Al Areen Desert Spa and Resort crossed a significant milestone yesterday, with the official opening of its headquarters in Manama.
The new headquarters, at Elite Suites, Sanabis, was officially opened by Southern Governor and Public Commission for the Protection of Marine Resources, Environment and Wildlife president Shaikh Abdulla bin Hamad Al Khalifa.
The ceremony was attended by Royal Court Minister Shaikh Khalid bin Ahmed Al Khalifa, senior dignitaries, government officials, Al Areen management, investors, media and representatives from the Gulf Finance House (GFH) Group.
The opening of the headquarters turns a new chapter in the evolution of the Al Areen Desert Spa and Resort and is a leap forward in the speedy implementation of the development, said Al Areen Holding Company board chairman Shaikh Ahmed Bin Ali Al-Khalifa.
"Al Areen Desert Spa and Resort is a unique development that will complement the efforts of the Bahrain government to position the kingdom as a choice destination for family residence and tourism," he noted.

The names of the current developers as well as the remaining and available parcels will soon be announced.

The headquarters at Elite Suites, Manama, were inaugurated by Sheikh Abdulla bin Hamad Al Khalifa, governor of the Southern Governorate and president of the Public Commission for the Protection of Marine Resources, Environment & Wildlife.
Janahi added that the Al Areen Desert Spa & Resort will include residential, commercial, hospitality, recreational and entertainment facilities under the supervision of the holding company. The foundation stone for the $750 million (BD283m) Al Areen Desert Spa & Resort was laid at a ceremony yesterday. Southern Governor and Public Commission for the Protection of Marine Resources, Environment and Wildlife president Shaikh Abdulla bin Hamad Al Khalifa laid the foundation stone.
He also opened the on-site Al Areen Client Relations Centre.
The ceremony held at the site, adjacent to the Al Areen Wildlife Sanctuary, also marked the start of construction of the $100m (BD37.8m) Oasis Spa, which will be ready for opening in time for next year's Formula One race.

'The Al Areen development, which will be complete by 2008, is at the forefront of the economic diversification process underway in Bahrain. It is an iconic development that will contribute to expanding non-oil revenues, which is a major economic objective of the Kingdom,' Mr. Janahi added.

Manama: Al Areen Holding Company and the Singapore-based luxury resort and spa operator Banyan Tree Hotels and Resorts are holding talks to finalise details of cooperation in operating and managing a resort spa at the $750 million (Dh2.76 billion) Al Areen Development in Bahrain.
Senior management officials of Al Areen and Banyan Tree said the interior design concepts of the project have been finalised.
Esam Janahi, vice-chairman of Al Areen Holding Company, said: “Our partnership with Banyan Tree reflects our strategy to offer world-class facilities at Al Areen.
"We are confident that Al Areen will enhance the potential of tourism in Bahrain and add value to the Kingdom’s reputation as the preferred destination for family tourism in the region.”
The main supporter of the Al Areen development is Bahrain-based Gulf Finance House, one of the leading Islamic investment banks in the region.
The Government of Bahrain is a significant stakeholder in the holding company of the development.
The partnership with Banyan Tree was announced in April.
“The resort and spa is being developed at an investment of $100 million and will form the central attraction of the Al Areen development, spread over 112,000 square metres.

The announcement was made by Ho Kwon Ping, executive chairman of the Singapore-based Banyan Tree Hotels and Resorts (Banyan Tree), the world's largest luxury resort and spa operator.
Mr Ho was in Bahrain to inspect the progress of the spa and resort, which will form a central component of the $750 million Al Areen development.
In a special briefing held at the Al Areen Client Relations Centre (CRC), Mr Ho said the resort and spa would be completed by the middle of March.
He reviewed the progress of the project with Al Areen Holding Company officials and expressed further interest in exploring opportunities to expand in the region.
The resort is a significant milestone as it is the first venture of the international luxury resort and spa operator in the country.

A NEW $50 million (BD18.9m) water park is due to open in Bahrain early next year, it was announced yesterday.
The Lost Paradise of Dilmun will be designed and operated by Malaysia-based Sim Leisure Consultants at the Al Areen Desert Spa and Resort.
It will be fitted out with the latest water park equipment from Canada-based White Water West, said the Al Areen Holding Company (Al Areen) in a statement.
The water park is expected to be a major feature of the $750m (BD283.5m) Al Areen development.

(GFH) and the lead developers of Oryx Hills within the Al Areen development, have announced that 70 per cent of the freehold private residential community has been sold out, within weeks of its official opening of sales.
Oryx Hills was first unveiled at the region’s leading real estate and property exhibition, Cityscape 2005 in Dubai during September 17-19, and later showcased at the Bahrain International Property Exhibition (BIPE) during September 27-30 in Manama. Canadian water park equipment company Whitewater West will install an array of hi-tech rides at a cost of $50 million (BD18.9m) at Al Areen.
The new water park, The Lost Paradise of Dilmun, will be a key component of Al Areen development.
The project is based on a distinct theme that ties well with the overall objective of wildlife resort.
The alliance with Whitewater West for supplies of superior equipment will enhance the flow of leisure, family and health-oriented tourists to Bahrain, said Al Areen Holding Company general manager Waleed Saffy.
"Al Areen has been conceived to promote Bahrain's reputation as the most favoured tourist destination in the Middle East," he told the GDN.
"Equipment from Whitewater West is engineered for durability, safety and high-quality service," he said.

MANAMA: The headquarters of Al Areen Holding Company, developer of the $750 million (BD238m) Al Areen Desert Spa and Resort, has been moved to its onsite client relations' centre (CRC) in Sakhir. The CRC is the main sales centre for the Al Areen development as well as the chief marketing and promotional facility for the entire development.
It helps guide guests, arrange tours of the site and hosts events ranging from Press conferences to corporate meetings.
"Moving to the CRC is a significant step forward in the evolution of the Al Areen development because of the increasingly intense progress on site," said Al Areen Holding Company general manager Waleed Saffy.
"We look at the move as a strategic decision to be closer to where the action is.
"Al Areen development is at a crucial stage of its project cycle, and relocating our headquarters to the CRC will allow the holding company to directly oversee the project.
"The development is on the fast track, and we are confident that the presence of senior officials from the headquarters onsite will add further value to Al Areen's intense construction path."
Al Areen is a large scale, luxurious health and family tourism development spread over an area of 2 million square metres, and is located on an elevated desert plot in the southern region Bahrain.
The Holding Company has also announced the appointment of Paul Blunt as the general manager for The Lost Paradise of Dilmun Water Park.
Mr Blunt brings to his new post over 20 years experience in the theme park industry, specialising in water parks.
"The Lost Paradise of Dilmun Water Park is a key component of the Al Areen development as well as the entire tourism landscape of Bahrain and the region," said Mr Saffy.

A new $100 million (BD37.8m) resort is to be constructed in Al Areen by the end of 2009.
Al Waha Resort project was launched yesterday at a ceremony at the Al Areen Client Relations Centre.
The project is being created by the Bahraini Enshaa Development Real Estate Company. Work on the family-oriented project is expected to begin by the end of the year.

في مؤتمر صحفي عقد ظهر أمس بمقر مكاتب العرين تم إعلان بناء مدينة جديدة في قلب مشروع العرين.. وهي من المدن الراقية التي تأخذ الطابع السياحي المعاصر والتقليدي بفللها ومرافقها، وتبلغ تكاليفها 363 مليون دولار.. وتضم فللا وشققا ومباني مكتبية فاخرة تخصص للتمليك وأسواق ومرافق تجارية متنوعة تقع على مساحة 261 ألف متر مربع. ومن المقرر ان تنتهي هذه المدينة التي اطلق عليها «العرين داون تاون« في نهاية 2007م حيث ان كل مبانيها أفقية ويحظر بناء المباني العالية بها.. وتعد هذه المدينة الفريدة من نوعه ساحلية برية في نفس الوقت.

Al Areen attracts new $360m deal

INVESTMENTS in Al Areen have crossed the $1 billion (BD378 million) mark with the launch of a $360m (BD136.8m) residential and commercial development, it was revealed yesterday. Kuwait-based Gulf Holding Company (GHC) yesterday unveiled the master plan for Al Areen Downtown development.
GHC, which has a paid-up capital of $234m (BD88.5m) is jointly sponsored by Bahrain-based Gulf Finance House (GFH) and Kuwait-based Bayan Investment Company, to develop various Bahrain-based real estate opportunities.

It consists of an inside zone where the showrooms will be to the inside where the no car zone will be, and the buildings will be 10 story max. Then an outside zone where the showrooms will be on the main road as normal and can go up to 20 story,parking will be from the back of the building.The reason for delay Elmahri is that plots are owned by diffrent people, and will take time to take shape cos everyone has his own time frame to build , and some may not build at all.
So far the only building on the outside zone is Waleed Al Rishood oposite Seef mall. And in the inside zone there's Elite and the pink one next to it. Elite owners managed to break the rules and built more than ten floors and made parking on the back instead of showrooms. But they will be sorry when all the buildings next to them will have shops, resturants,and coffee shops and they are stuck with this closed parking.
Adel April 21st, 2006, 09:05 PM While residential buildings are currently its forte, Bahrain Engineering Bureau is building the first office building on a newly-designated commercial strip from the Seef Mall to the Ritz Carlton, which is expected to be built on the lines of the Beirut Central District (BCD) being developed by Solidere in Lebanon, explains Khaleed Jamshir, proprietor of BEB.
Bahrain Engineering Bureau – which offers architectural, structural and mechanical designing expertise – is specialised in high-quality buildings.
The practice expects to have a total of 10 buildings under construction over the next six months, while nine others and one hotel tower are expected to be ready for tender over the period.

Sounds interesting, but I think the gov now should focus more on Adliya Area where Zoes,Lilus and all those restaurants are available, I think they should do up that area into a pedestranised one, fixit up, expand it and organazie it better. This area is already a popular destination of manama and Good for a short-term fast development. I heard something about this a while ago but never really heard any updates since.

MANAMA: His Majesty King Hamad was yesterday briefed on various projects being implemented in Bahrain as he received Areen Holding Company chairman Shaikh Ahmed bin Ali Al Khalifa.
Among the major projects expected to open in the next few months is the $150 million (BD56.70m) Banyan Tree Desert Spa and Resort at Al Areen.
The Lost Paradise of Dilmun Water Park, the largest of its kind in the Middle East, is slated to open by the end of the year.
Also expected to open this year is the 350-room Domina Hotel Al Areen, being built at the cost of $150m.
The 200,000 square metre Al Waha Project will house both hotel apartments under the management of Marriot chain.
Shaikh Ahmed also briefed His Majesty on the $360m Al Areen Downtown, which will offer commercial and residential facilities.
His Majesty commended the tremendous efforts exerted by Al Areen Holding in executing these projects, pledging to provide them with every support.
"These would attract investments and build up investors and businessmen's trust in the kingdom's economic potential," he said.
Also present was Royal Court Minister Shaikh Khalid bin Ahmed Al Khalifa.

MANAMA: Abu Dhabi Investment House (ADIH) yesterday signed a Memo-randum of Understanding (MoU) with Al Areen to develop four residential and commercial clusters at a cost of $335 million. These new projects will be spread over 235,295 square metres in a prime location on the southern region of the Al Areen development, offering views of the Al Areen Wildlife Park and Reserve.
The project is expected to be completed in two years.
The new partnership deal underscores robust investor enthusiasm in the $1 billion Al Areen development, said Al Areen Holding Company chairman Shaikh Ahmed bin Ali Al Khalifa.
"The sale of the clusters follows a series of strategic high profile investments in the Al Areen development," he said.
"The ADIH is a leading financial and investment institution in the Gulf region and we are proud to partner with them to further the development of Al Areen."
The new residential and commercial projects will form an important landmark within Al Areen along with its other components, underlining the diversity of this prestigious development, said Shaikh Ahmed.
ADIH chief executive officer Rashad Janahi said his company's association with Al Areen is a strategic milestone, building on its reputation as one of the leading investment companies in the Gulf.
"We consider our involvement in Al Areen as an opportunity to take part in the booming development of Bahrain's infrastructure," he added.

Manama, June 11. Minister of the Royal Court, Shaikh Khalid bin Ahmed Al Khalifa, attended this morning the ceremony, organized at the Customers Services Center at Al Areen Holding Company's Headquarters.
During the ceremony, the Kuwait-based Capital Holding Company presented the main plans and models of " Sarab Al Areen " Project which is an essential part of Al Areen Development Project. Al Areen Holding Company's Deputy Chief Executive, Issam Janahi, delivered a speech in which he welcomed the Royal Court Minister and said the project is part of the overall development attained by the kingdom of Bahrain thanks to the prevailing security and stability. For his part, Capital Holding Company's Board Chairman, Nasser Ali Al Attar, thanked the Royal Court Minister for attending the event and expressed delight over the launch of the project in Bahrain which earned the confidence of investors worldwide. After that, a video show depicting the different stages of the project, was viewed and a detailed explanation given on the construction of a $ 300 million worth first-class commercial and housing complex over an area of around 1,760,000 sqft.
Later, Nasser offered a commemorative present to the Royal Court Minister who congratulated all those responsible for the project, wishing them every success and asserting that the project was made possible thanks to the wide range of facilities available in Bahrain for foreign investors which reflects the kingdom's glittering reputation. $300 million new development cluster at Al Areen called ‘Sarab Al Areen’ will create at least 1,500 new jobs, a top official at Al Areen Holding Company told a Press conference yesterday.
Waleed Saffy, general manager at Al Areen Holding Company, after the formal launch of Sarab attended by the Shaikh Khalid bin Ahmed Salman Al Khalifa the Minister at the Royal Court, said that due to keen interest of strategic investors the total size of commitments in Al Areen project has crossed $1.3 billion mark. The project will be completed by end of 2008.
Esam Janahi, who announced the launch of the project in the presence of Chairman of Rasmal Holging Company, Nasser Al Attar, said that the investment in Al Areen by a Kuwaiti company is a proof of an attractive investment climate of the Kingdom.
The new cluster to be funded by Kuwait-based Rasmal Holding Company and developed on the total area of 176,000 square metres by a Seattle-based Callison Architecture Inc., and Bahrain-based Mohammed Salahuddin Consulting Engineering Bureau.
Al Attar, said: “Bahrain has always attracted investments and funds from the Gulf region and internationally. Our main office for Rasmaal is in Kuwait, but we have already made started work for the establishment of a company in Bahrain for the project. The investment climate in Bahrain offers the stability that foreign investors are looking for, and Al Areen represents a fine example.”
Al Attar said: “Al Areen represents a unique example of an integrated project in terms of attracting investments from Bahrain, the region and globally, a fact that is well demonstrated by the solid base of investment opportunities it offers. Rasmal is glad to join the Al Areen community. The goal of Sarab, located in the context of Al Areen’s master plan, is to be the preeminent and most exclusive retail and residential environment in the region”.
Ahmed Yousif Abdullah, Project Development Manager of Gulf Development Real Estate Company and the project director, said: “Sarab is one of the most exciting new projects taking shape in the Kingdom of Bahrain. Pearl of the Gulf January 14th, 2007, 09:55 PM Construction work at Bahrain’s $1 billion-plus Al Areen development – a large scale, luxurious urban mixed use health and family tourism development – is moving forward according to plan with some of the key components set to be opened shortly and a host of new investment projects launched over the past year.
Located close to the Al Areen Wildlife sanctuary and the Bahrain International Circuit (BIC), the project aims to transform a 2 million sq m elevated desert site in southern Bahrain into a world-class health, residential and family tourism enclave. Its development is being spearheaded by the Al Areen Holding Company – a joint stock closed company owned by the government of Bahrain, Gulf Finance House and strategic regional investors. Al Areen’s master plan has been designed carefully to reflect and preserve the site’s environment, natural beauty and wildlife.
The mega-project, comprises of a spa resort, a state of the art water park, five-star hotels as well as various residential, commercial, hospitality, recreational, and entertainment facilities, which are now in various stages of construction A landscaped buffer zone – the Linear Park - has been created along the boundary between Al Areen Wildlife Sanctuary and the Al Areen development, providing visitors with a vantage point to view the wildlife, while enjoying a leisurely stroll along a strategically laid pathway.

Sarab Al Areen
Work on the $300 million Sarab Al Areen, featuring a 116,000 sq m shopping mall with 160,000 sq m of parking, a 300-plus-room hotel and and 50,000 sq m of residential developments, is expected to start in March.
Spread over a 176,000 sq m site, Sarab Al Areen is strategically positioned at the northwestern tip of the Al Areen development, forming a striking gateway to the development and overlooking the Bahrain International Circuit. It is owned by Rasmal Holding Company and being developed by Gulf Development Real Estate Company (GDREC). The engineering services as well as detailed design for the project are being done by Mohamed Salahuddin Engineering Consulting Bureau (MSCEB).
Offering high standards of retail, office and living space, it will include four major components: the Sarab mall, a residential complex, an eastern suq and a state-of-the-art hotel. The Sarab Mall, designed to be a premier shopping destination in the southern half of the country, is at the heart of the development and is strategically located on the main Boulevard with 100,000 sq m of shops, a dedicated entertainment facility, a modern cineplex, a food galleria, a wide selection of restaurants and cafes and extensive basement parking. The Sarab residential complex will feature family condominium homes consisting of two and three bedrooms, with balconies and roof terraces, affording views of the entire project. A commercial zone, known as the East Suq, located at the east corner of the Sarab Mall, will consist of shops and restaurants at ground level with offices above. The luxury 300-room Sarab Hotel features a spa and various entertainment facilities.
Banyan Tree Desert Spa & Resort, Al Areen
The Banyan Tree Desert Spa & Resort, Al Areen – to be managed by the world’s largest luxury resort and spa operator, the Singapore-based Banyan Tree Hotels & Resorts – is due to open soon. It is being built by the UAE-based Al Hamad Construction & Development Company.
Situated in the heart of the first phase of the Al Areen development and spanning 131,000 sq m, the resort features 78 luxuriously appointed villas with a total built-up area of 32,000 sq m. The spa resort is being built at a cost of $170 million and includes 22 two-bedroom Royal Villas and 56 one-bedroom Desert Pool villas each with its own private courtyard, swimming pool and jet-pool.
Boasting the world’s most extensive spa and hydrotherapy garden, Banyan Tree, Al Areen will provide a complete body wellness centre offering up-to-date sporting and relaxation facilities and including 12 deluxe and four Royal Spa pavilions, a vitality pool, ice igloo, foot spa and the world’s largest modern-day-built Hammam. It also offers an extensive range of meeting and banqueting facilities, six international standard restaurants, Banyan Tree Gallery, kid’s club, two tennis courts and a squash court.

This first-of-its-kind park in Bahrain, designed and operated by Malaysia’s Sim Leisure Consultants, is being built at a cost of $50 million. Being developed by the Al Areen Holding Company and included with The Banyan Tree Desert Spa & Resort in Al Areen’s first phase, it comprises a giant wave pool, lazy river, spectacular water rides for the whole family and swimming pools, shops, a food-court and rest areas over a 77,682 sq m site.
The theme of the water park, which can cater to 4,000 visitors at any one time, is based on Bahrain’s rich history and the Dilmun civilisation. Its state-of-the-art facilities have been supplied by Canadian-based White Water West, the world’s leading water park equipment supplier.
Downtown Al Areen
The hub of the development, Downtown Al Areen, which was launched last March, will include restaurants, cafes, high-end retail outlets, public gardens and private homes and cultivate a socially and culturally active environment over a 261,466 sq m area. This $360 million residential and commercial development is the first project to be developed by the Kuwait-based Gulf Holding Company.
Al Areen Downtown will be divided into 10 zones, providing business and tourism opportunities. It is linked by a main boulevard and will feature a series of complexes along both sides of the pavement, including residential and office space on the top three floors, with the ground floors reserved for restaurants, cafés and retail outlets. The main promenade stretches from this boulevard to the idyllic Old Town, which is inspired by historical Arabian architecture. Bordering the Old Town will be traditional townhouses. To be constructed using strict environmentally-friendly techniques and materials, these homes will be accessed through semi-enclosed green gardens and a pedestrian walkway that will be closed off to all vehicular traffic.
Two clusters of select villas will also be constructed – the first area will be located to the east of Old Town, and the second will be on the western edge of the town houses. Further residential housing will be offered through spacious terraced apartments, each of which will have a commanding view of the Al Areen Wildlife Park & Reserve.
Al Waha Resort
Positioned at the northeast of the Al Areen development, this 55,00 sq m area plot will house a holiday hotel with 206 rooms, 110 serviced apartments, a ballroom, and seven exquisitely-designed buildings offering apartments for sale. The resort – which sits adjacent to the main shopping mall and offers views of the desert cliffs to the east and BIC to the north – is being developed by Ensha Real Estate Company at a cost of $100 million. Australia-based Pentago Spowers is the designer.
Hotel, Al Areen
Hotel, Al Areen will feature around 342 spacious rooms including two presidential suites and four junior suites, 24 luxury duplex villas, several restaurants and lounges, comprehensive sports facilities and a state-of-the-art 35,000 sq ft convention centre. The hotel is directly linked to The Lost Paradise of Dilmun Water Park, just a short walk away. The hotel, to be developed at a cost of $150 million, will be a mix of traditional style and hospitality with a comprehensive range of modern facilities.
Oryx Hills
Oryx Hills, the residential component located at the southern end of the Al Areen development, will spread over around 143,000 sq m and consist of 106 luxury villas of three different types, with floor areas ranging from 750 to 1,200 sq m within a unique modern environment that combines traditional Arab features with modern-day facilities and amenities.
Being developed by Khaleeji Commercial, Oryx Hills residences are offered for sale on a freehold basis to all nationalities.

The $50 million Al Areen Holding Company’s “Lost Paradise of Dilmun” Water Park project is set to open its doors for public for Formula One 2007, followed by a soft opening in the mid of March, said Paul Blunt, General Manager-Lost Paradise of Dilmun Water Park.
“It is part of the plan to have the soft launch of the Water Park by the mid of March, which is subject to change depending on the work procedure and the weather conditions as some of the work on site was delayed because of the heavy rains in December,” he said.
He said that the park’s work is in the final stages as 95 per cent of the construction is complete.
He said: “Currently the work on landscaping, walkways, lights fitting and themeing is in progress. We are also in the progress to go on with the commissioning as there is a lot of electricity and mechanical element of the water park which needs to be tested and will take two months at least. We will also be testing the water pools and will soon launch the official logo of the park in the next few weeks.”
He added: “After completion of the construction work, there will be a training period for the staff at the park. We will be recruiting 150 staff members, and also have an internal marketing team before the Formula One in the end of April”

THE Ministry of Finance and National Economy and the Bahrain-based investment bank Gulf Finance House (GFH) yesterday signed an agreement setting up a holding company with an authorised capital of over $530 million. The new holding company is aimed to develop the $600 million Al Areen Desert Spa & Resort Project in Bahrain.
GFH will have a stake of 66.67 per cent, which will include the share of investors and strategic partners in the project, while the Bahrain Government will hold 33.33 per cent stake. The issued capital of the holding company will be over $185 million.
Commenting on the formation of the holding company after signing the MoU and Articles of Incorporation at the ministry, Esam Janahi, Chief Executive Officer (CEO), GFH said that the setting up of the holding company signified a milestone in the development of this ambitious project which will emphasise and enhance the status of Bahrain as a regional hub for family and health tourism.
“With the support of the Government of Bahrain, we are confident that the Al Areen Desert Spa & Resort development will be a tremendous success, contributing more weight to the growing tourism industry of Bahrain.”
Janahi further said: “Since the announcement of the Al Areen project in January this year, we have been getting tremendous response from potential investors and development partners who are keen to associate with the project. We are in advanced talks with many of these and will be making a series of announcements soon unveiling the partners of the project.”
Shaikh Hesham A. Mohammed Al Khalifa, Head of Central Strategy Office, said: “The Government of Bahrain is keen on developing the tourism industry, with family and health tourism sector being a focus area. Our partnership with GFH is also a significant example of how Bahrain values joint efforts by government and private sector in pursuing economic development objectives.”
The Al Areen Desert Spa and Resort, conceived as an unparalleled destination for a mixed blend of relaxation and rejuvenation facilities, coupled with a host of tourism and leisure activities, hospitality services and residential units with modern amenities and infrastructure was officially launched in January, 2004 under the patronage of Shaikh Abdullah bin Hamad Al Khalifa, the Governor of the Southern Province.
The project, 25-minute drive from the city centre of Manama and 35-minute drive from the Bahrain International Airport, will have four major components – the Oasis Spa Resort, Themed Hotels, a Residential Village and Aqua Park. It will be located behind the Al-Areen Wildlife Sanctuary and adjacent to the Bahrain International Circuit.
The heart of the entire development will be the Oasis Spa Resort covering 300,000 square metres offering the entire array of health, spa and therapeutic facilities from the Indian Ayurveda to Roman Baths. The Oasis Spa Resort will further consist of two VIP towers that will house a range of specialized alternate medical therapeutic services, restaurants and 60 Bedouin style-tents for guest accommodation.
The Aqua Park, spread over an approximate area of 600,000 square metres will offer tourist and leisure activities and will be ready by mid 2007. World-class themed hotels spanning an area of 300,000 square metres will cater sophisticated hospitality services to guests of Al Areen Desert Spa and Resort. These are expected to be completed by 2006.
Spread over an area of 500,000 square meters the Residential Village component of the development will be a confined exclusive community consisting of about 350 exquisitely built one and two-storey villas.
The Oasis Spa Resort will be the first component of the project to be fully operational and is expected to be completed by 2005. The themed hotels will be completed the following year, while the rest of the development will be operational by 2007.

One of the world's leading luxury resort and spa operators, Banyan Tree Hotels and Resorts, unveiled its first Middle East property in Bahrain yesterday.
The $170-million (BD64m) Banyan Tree Desert Spa and Resort, Al Areen, was opened under the patronage of His Majesty King Hamad, who delegated Royal Court Minister Shaikh Khalid bin Ahmed Al Khalifa to the ceremony.
He was received by Al Areen Holding Company chairman Shaikh Ahmed bin Ali Al Khalifa, vice-chairman Esam Janahi and Banyan Tree Hotels and Resorts executive chairman HO Kwon Ping and senior officials.
Nestled in the heart of the desert, the specially commissioned resort boasts one of the most luxurious and extensive spas in the world.
The property is part of the Al Areen development. Banyan Tree Hotels and Resorts will operate it under a long-term management agreement.
"The project is aimed at raising the bar of hospitality and wellness in Bahrain in addition to adding considerable value to its investment landscape," said Shaikh Ahmed.
"Furthermore, its distinctive project positioning in the regional hospitality sector will also add a new dimension to tourism in the Middle East."
As a global luxury chain, representation in the Middle East is crucial for Banyan Tree, and the Al Areen project provides an ideal launch platform into the region, said Mr Ping.
"Our association with Al Areen Holding Company is the latest and largest to date in a series of strategic partnerships with resort developments in the Middle East," he said. "It will help us further consolidate our growing presence in the region."
Banyan Tree Al Areen presents 78 luxuriously appointed villas, 56 one-bedroom Desert Pool Villas, each 400sqm and 22 two-bedroom Royal Pool Villas each spanning 740sqm. It also features private open-air swimming and jet pools, over-sized infinity bathtubs and sprawling master bedrooms.
Capturing the essence of Arabia, each villa is designed to incorporate an intimate fusion of traditional Middle Eastern and contemporary Asian architecture. The interior combines arabesque style furnishings with far eastern fabrics.
Banyan Tree Al Areen offers full-fledged five star facilities, including six international restaurants, the signature being Saffron which floats on a lake serving contemporary Thai cuisine and extensive meeting and banqueting facilities.
Designed with inspiration from the gardens of the Royal Arabian palaces, the resort boasts the Middle East's largest spa and hydrotherapy area, 10,000sqm, a world first in terms of size, design and treatments. صرح رئيس الهيئة العامة لحماية الثروة البحرية والبيئة والحياة الفطرية الشيخ عبدالله بن حمد بن عيسى آل خليفة بأن محمية ومتنزه العرين بالهيئة العامة لحماية الثروة البحرية والبيئة والحياة الفطرية بصدد إنشاء مجمع كامل يشتمل على الحيوانات العربية المفترسة والمهددة بالانقراض والنادرة التي تعيش في المناطق الجافة والصحراوية في شبه الجزيرة العربية مثل النمر العربي، قط المستنقعات الذي يتواجد في المناطق الرطبة في الاردن وتبوك شمال المملكة العربية السعودية، القط الرملي الذي يتكيف مع الأجواء الحارة التي قد تصل فيها الحرارة إلى أكثر من 40 درجة مئوية، القط البري الذي يتميز بلونه الرمادي، الوشق، الضبع المخطط والذئب العربي.
ويأتي إنشاء هذا المجمع وفق توجيهات وتطلعات الشيخ عبدالله بن حمد بن عيسى آل خليفة الهادفة إلى تطوير وتنمية السياحة البيئية في مملكة البحرين عموما وجذب الكثير من الزوار إلى هذا المرفق المهم، إضافة إلى المحافظة على هذه الحيوانات من الانقراض بتوفير البيئات الطبيعية المناسبة لها والعمل على تنميتها تماشيا مع التطور الحضاري الذي تشهده المنطقة المجاورة للمحمية ممثلة في مشروع الفورمللا 1 الذي يجذب الآلاف من الزوار سنويا وكذلك المشروعات الانمائية المتمثلة في مشروع العرين الصحراوي وغيره.
كما افاد بأن المرحلة الاولى من هذا المشروع العام ستبدأ بجلب النمو العربي الذي يعيش في المناطق الجافة جنوبي شبه الجزيرة العربية واليمن وهو حيوان مهدد بالانقراض ولديه القدرة على التسلق على مرتفعات عالية جدا، علما بأن انشاء المكان المناسب له سيتم من خلال الاستعانة ببيوت الخبرة المتخصصة في هذا المجال وستبلغ الكلفة الاجمالية لإنشاء مجمع النمر العربي نحو 200 ألف دينار.

أعلن بيت التمويل الخليجي، عن موعد افتتاح أكبر حديقة مائية في الشرق الأوسط «جنة دلمون المفقودة»، والتي تصل تكلفتها إلى 50 مليون دولار أمريكي، سيتم افتتاحها رسميا في 2 سبتمبر (ايلول) المقبل، وذلك تحت رعاية الشيخ خالد بن أحمد آل خليفة وزير الديوان الملكي في البحرين.

There are two locations for general toilets. Re restaurants cafes yes they need some franchises and not the crap they are serving now, and you forgot the crappy music, no Dj, no fans and mist generators . Still they got 10,000 visitors in the first week, I hope that will not incourage them not to change things to the better.

MANAMA: Kuwait-based Al Zamil International Real Estate Company yesterday announced its acquisition of a second land parcel at the Al Areen development covering 23,000sq/m.
A memorandum of understanding (MoU) was signed by Al Zamil board member Zayed Mohammad Al Zamil and Al Areen Holding Company general manager Waleed Saffy.
Al Zamil International Real Estate Company announced earlier this year its intention to develop a medical centre on area of 63,000sq/m within the Al Areen.
The Al Areen Medical Complex will include several facilities including a five-star wellness centre.
Mr Al Zamil expressed his gratitude for the strong relations and mutual trust between Al Zamil International and Al Areen Holding Company, adding that the project reflects a creative long-term business model.
He also emphasised that Bahrain enjoys a very stable atmosphere for foreign investment, and said Al Zamil International Real Estate Company is developing many projects in the kingdom.
"So far Kuwaiti investments in the Al Areen development exceed 50 per cent. This percentage is expected to rise with the strong economic and social relations between Bahrain and Kuwait."

Gulf Holding Company (GHC), a rapidly growing Kuwait headquartered holding company, announced that it had received strong response for its over 55,000 square metres of leasable retail area it is developing. While confirmed interest in the 12,000 square metres gross leaseable retail area for Villamar at the Harbour now stands at 200 per cent, the same has crossed 90 per cent for the 43,000 sq. mtrs. at Downtown Al Areen.

MANAMA: Sunset Hills, at the Al Areen Development, will be ready to showcase its deluxe villas, villas and apartments in March next year.
The model homes' foundation as well as the site levelling has now been completed.
Infrastructural works, including roads, are currently in progress, placing the development well on track for completion and ready for full handover to residents by 2009.
Sunset Hills is a 50:50 joint venture between Abu Dhabi Investment House (ADIH) and Sorouh Investments, a Kuwaiti investment firm.
The project was launched earlier this year, and has already witnessed 100 per cent of its deluxe villas being sold, as well as over half of the villas and almost one-quarter of the residential apartments in phase one of the project.
Covering about 200,000sq/m at the $1 billion Al Areen development's southern gateway, the project will house 300 villas, town houses, luxury apartments, multi-purpose buildings and a club once it is completed in 2009.

The property was selected based on evaluations of the top 100 resorts.

MANAMA: Sunset Hills, the residential project currently being developed in Al Areen Development, has announced the sale of six towers worth $23.5 million to two different investors.
The project is being developed by Abu Dhabi Investment House (ADIH) and Sorooh Investment Company.
"The two deals signify the importance of Sunset Hills as a major real estate investment opportunity where ADIH promises the highest standards in quality and return," said ADIH managing director and board member Rashad Janahi.
These two major sales deals follow the announcement that Sunset Hills has sold 100 per cent of its third phase.
Sunset Hills, a $100m project, is scheduled for completion next year.
The development occupies 200,000 sq/m area in Bahrain's landmark Al Areen development, situated in the resort's southern gateway.

Banyan Tree is part of GFH’s Al Areen project, currently being built over an area of 2 million square metres in Bahrain’s southern region, to further the Kingdom’s reputation as a friendly-destination for family and health-oriented tourists.
Banyan Tree Al Areen has 78 luxurious villas including 56 one-bedroom desert-pool villas each of 400 square metres and 22 two-bedroom royal-pool villas of 740 square metres each, featuring private open-air swimming and jet pools, over-sized infinity bathtubs and sprawling master bedrooms. A NEW nightspot will open at Bahrain's award-winning Banyan Tree Desert Resort and Spa next month, officials have announced.
Vertigo, an Oriental-styled lounge and bar, aims to offer customers an intimate and contemporary setting to the sound of world-class DJs amid panoramic views of the development.
It will open for business on Wednesday, October 1.
The announcement comes less than a week after Gulf Finance House (GFH) announced it had agreed to sell the resort to a Singaporean investor for an undisclosed sum.
Banyan Tree area manager Sami Ayari said several exclusive events would be held at the venue in the run-up to the festive season, culminating in a deluxe New Year's Eve gala event.
"The onset of our new owning company brings with it many new opportunities, some of which have already started to positively impact the business as Banyan Tree Al Areen moves from strength to strength," he said.
The resort is part of GFH's Al Areen project, being built over two million square metres in the Sakhir area, aimed at attracting families and eco-tourists.

«العرين» تدرس اتخاذ خطوات ضد الشركة التي تدير «بنيان تري»

أبدى الرئيس التنفيذي لشركة العرين القابضة طارق الجودر تفاجئه من موقف الشركة السنغافورية التي تدير ''بنيان تري''، الأخير بتلويحها برفع دعوى قضائية على شركة العرين القابضة لمطالبتها بتسديد التزاماتها المالية.
وقال الجودر في مؤتمر صحافي عقد بالعرين إن ''الشركة السنغافورية لم تسجل أي أرباح منذ إدارتها العمل قبل 3 سنوات''. وأضاف ''إن الشركة استخدمت معها طول البال(...) في العام الأول الخسائر ممكنة بسبب منسوب المصروفات العالي، والثانية قد يكون هناك خسائر ولكن اقل ولكن لا نفهم لم استمرار الخسائر ولم نطالب سوى بحقوقنا''. وأشار الجودر إلى أن ما حدث إنما هو ''دأب الشركة السنغافورية'' موضحا ''كانت مفاجأة بالنسبة لنا وحين استفسرنا عن نشر الخبر في الإعلام تذرعوا لنا بأنهم مدرجون في بورصة سنغافورا التي تحتم عليهم النشر ولكن الأمر غير منطقي ولا مقبول، إذ إنه لم يأخذ الأمر الجدي فهذا الأمر جبلت عليه تلك الشركة التي قامت في وقت سابق بمثل السيناريو مع مشروع ميدان دبي حتى فسخت العقد معهم في نوفمبر/تشرين الثاني من العام الماضي''.
ولم يستبعد الجودر ما إذا كانت الشركة تسعى لفسخ العقد . وعن إمكانية تحقيق ذلك قال'' نحن ملزمون معهم بعقد ولا نستطيع فسخه وهو عقد طويل الأجل يمتد حتى 20 عاما مقبلة ونحن نعتبر ما جرى من الشركة محاولة منها للتملص وفسخ العقد حتى قبل أن يكمل ربع المدة المنصوصة في العقد''.
وفي الوقت نفسه قال'' نحن ندرس بعض الخطوات للرد ولكن ننتظر الوقت المناسب''، مستغربا الضجة التي افتعلتها الشركة السنغافورية حين اختارت توقيت يتزامن مع بدء فعاليات السباق الدولي للسيارات ''الفورمولا ون''.
وبيّن الجودر أن ''لإدارة شركة العرين القابضة كل الحق في عدم تسديد أي مبلغ وذلك لأن إدارة شركة بنيان تري أخلت بالعقد الأساسي، فهي من جهه لم تسجل أي أرباح بل منيت بالخسائر طيلة الثلاث سنوات ومن جهة أخرى لم تقم بالمهام المنوط بها تجاه أعمال الصيانة التي الحقت الأضرار بالمشروعات إضافة إلى فشل الإدارة في تسويق منتجع بنيان تري والذي كلفنا أكثر من 200 مليون دولار''.
وكانت الشركة السنغافورية - المديرة لمنتجع بنيان تري البحرين- قامت بنشر خبر في إحدى الصحف المحلية الناطقة باللغة الإنجليزية يفيد أن الشركة تمضي في رفع قضية ضد ''العرين القابضة'' المالكة لمشروع بنيان تري.
ووصف الجودر مشروع بنيان تري العرين بأنه مشروع ناجح وإنجاز على المستوى الاقتصادي والتنموي وقال ''يعد علامة بارزة على المستوى الإقليمي يتناسب مع مناخ وطبيعة البحرين كما يعتبر معلما سياحيا يسهم في تنمية القطاع السياحي ومتنفسا عائليا يحفظ الخصوصية العربية في بناء حديث يتحدث عن حضارة عريقة لهذه المنطقة''.
استراتيجية جديدة
من جهة أخرى كشف الجودر عن انتهاء ''العرين القابضة'' من وضع استراتيجية جديدة تتماشى والأوضاع الاقتصادية الراهنة وتهدف إلى إيجاد صيغ تعاون مع المطورين للمشروعات المنضوية تحت مشروع العرين التطويري ، مؤكدا ''التزام ''العرين '' بالعقود التي تم إبرامها متى اتفقت مع شروط التنفيذ وأن مشروعات الشركة تمضي بخطى إيجابية ووفق الجدول الزمني المخطط رغم بعض التأخير الذي صادف مشروعات أخرى''.
وعن تأثيرات الأزمة المالية على مجمل مشروعات ''العرين التطويري'' أوضح الجودر قائلا ''هناك ترقب حذر للأوضاع الراهنة حيث إنه ووفقا للاستراتيجية المتبعة يتم العمل حاليا على المشروعات حسب إمكانية المطورين وفي ضوء قدراتهم على سرعة الانجاز.'' و تابع ''رغم أن الاقتصاد البحريني يعمل ضمن المنظومة العالمية إلا أن انعكاسات الأوضاع العالمية الراهنة كانت متواضعة على المستوى المحلي''. وقال الجودر ''توجد دروس مستفادة وفوائد مؤكدة تحققت في ظل الأزمة منها انخفاض أسعار البناء واستمرار ارتفاع أسعار النفط التي تمخضت عنها وفورات مالية تساند السياسات الحكيمة والمتزنة التي اتبعتها الحكومة لاحتواء تبعات الأزمة كل أسهم وبشكل كبير في بقاء السوق البحريني مركز جذب للاستثمارات الخارجية وبخاصة تجاه مشروعات البنية التحتية''.
وبين أن ''العرين'' مشروع تنموي يقدم مزيجاً راقيا من السياحة الصحية والعائلية بأحدث التقنيات، ويقام باستثمارات تفوق المليارين دولار ليمتد على مساحة تفوق المليوني متر مربع.
مستجدات المشروع
وحول التطورات في المشروع أكد انتهاء من ما يقارب 60% من أعمال البنية التحتية ''ومن المتوقع الانتهاء من جميع الأعمال مع نهاية العام الجاري''. لافتا إلى أن شركة ''بي يو2 '' تعمل حسب الجدول الزمني المخطط لها لتشييد المصنع والبنية التحتية لنظام التبريد المركزي (District Cooling) الذي يوفر 24 ألف طن من التبريد المتطور للجزء الجنوبي والمناطق التجارية في المشروع مع قدرة تخزين تصل إلى 600 طن لمدة 8 ساعات وتقوم بتوصيل المياه الباردة لمساحة تفوق المليون متر مربع ومن المتوقع الانتهاء منها مع نهاية العام الجاري بتكاليف تقارب الـ 30 مليون دينار.
وذكر الجودر أنه تم استلام العطاءات لأعمال التشييد لإقامة ثلاث محطات رئيسية لتوليد الطاقة ذات جهد 66 KVA وسوف يتم ارساء المناقصة للعطاء الفائز مع نهاية الشهر الحالي وإنه قد تم شراء واستلام ما يقارب 70% من معدات المحطات المذكورة من شركة(Sumitomo Corporation) اليابانية والتي تطابق مواصفات هيئة الكهرباء والماء في البحرين.
ووفقا للجودر، هناك مشروعات قيد الإنشاء ومن المتوقع الانتهاء من معظم مكوناتها قبل نهاية العام الجاري مثل ''العرين هومز'' يقام على مساحة 26.833 متر مربع ويتكون من: 40 فيلا فخمة تتكون من طابقين بمساحات بين 300 إلى 450 متر مربع ومشروع تلال الغروب ويعمل بيت أبوظبي للاستثمار على تطويره يقام على مساحة 43.936 متر مربع ويتكون من فلل ديلوكس، فلل المدينة ، وبنايات سكنية وتجارية
كما أن هناك مشروع فندق فئة 5 نجوم ويقام على مساحة 127.568 متر مربع يتكون من 340 جناحا، جناحيين ملكيين و24 فيلا فاخرة: وتطوره شركة الحمد للإنشاء والتطوير. كذلك مشروع تلال المها الذي تطوره شركة صروح البحرين حيث يقام على مساحة 94.000 متر مربع ويتكون من 68 فيلا ومن المتوقع الانتهاء منه خلال الربع الثالث من العام الجاري وداون تاون العرين الذي يمتد على مساحة 100.000 متر مربع الذي تقوم بتطويره شركة الخليج القابضة. وكشف الجودر أيضا عن التوصل إلى مراحل متقدمة مع المطورين لإقامة مجمع طبي ومجمع تجاري ومن المتوقع أن يبدأ العمل مع نهاية العام الجاري أو بداية العام القادم حال تحسن الأوضاع الاقتصادية العالمية. وأعرب عن ثقته بأن ''العرين التطويري'' سيصبح مركزاً لجذب المستثمرين والمطورين عبر مشروعاته المميزة.

Having arrived at a settlement agreement over a portion of the disputed debt due from Al Areen to us, we expect that at least the settlement agreement would be acted on in good faith by Al Areen. We regret that the continuing non-compliance of Al Areen to fulfill its contractual obligations under the settlement agreement leaves us no choice but to seek redress under the laws of Bahrain.
