A ’City within a City’ which will be known as Paseo del Rio will soon rise at the Macasandig end of Kagay-an Bridge. This was revealed by Ms. Rafaelita P. Pelaez, CEO of the GOPEL Group of Companies, owners of the property where the project will go up.

The Pelaez Family donated the rotunda of the property to the city, the area at the foot of the new bridge that connects to Carmen, and they intend to develop it into a business center which was designed by Felino Palafox, Jr. whose company is reportedly rated as the 94th top architectural company in the world.

City Mayor Constantino G. Jaraula welcomed the proposed architectural project, an ambitious riverfront mixed use development of a 10-hectare property owned by the Pelaez family at barangay Macasandig, this city. He said that once realized, the project will certainly emerge as Cagayan de Oro City’s newest growth area within the urban center.

The City Mayor, at the same time, expressed optimism that the “Paseo del Rio” project or translated as “promenade by the river”, will stimulate the development of Cagayan de Oro as a globally-competitive city and put the city in the global tourism map.

Palafox was commissioned by the family of Dr. Rafaelita P. Pelaez to craft the project’s architectural design and overall concept. He designed the ‘Palm Island” of Dubai, The Rockwell Center of Makati, The Ayala Business Park of Cebu, Ayala Alabang, the Divine Mercy Shrine in El Salvador City and several other places here and abroad.

The multi-million “Paseo del Rio” project, that will cover open areas surrounding Carmen/Nazareth/Macasandig Bridge, will also complement with Mayor Jaraula’s flagship river boulevard development project which he is boldly pursuing along the riverbank of the Cagayan de Oro River.

The initial phase of the “Boulevard” along the river bank will consist of a 600-meter “walkway” from City Hall up to the city’s fifth bridge, to be known as the “Golden Mile, and a “Boulevard” from Toribio Chaves Street to J.R. Borja Street.

Mayor Jaraula expects to raise about P40 Billion from investments in this boulevard once finished.

In his presentation before the members of the City Council last week Palafox said the proposed Paseo del Rio project is designed… “as a place where people can walk, shop and dine in one walkable community…”

Applying his vast expertise in modern urban planning and design, Palafox said the concept of the “Paseo del Rio” is a multi-use approach of development in the project site that will boast of high-rise waterfront buildings and global-sized hotels of at least 350 rooms, restaurants, mixed-use commercial and business centers, playground, covered walkways, bicycle lanes, gazebo, rotunda, underground parking, and many amenities and recreational facililities.

Once fully developed, the project can generate employment to about 30,000 to 50,000 people, according to Palafox.

In addition to this, other nearby areas could possibly be additional sources of development and this may eventually end up as a ‘City within A City.’ (With a report from CIO)

actually, our insider told us that the highest structure will be 20+ storeys but less than 30. we're still waiting for the official press release so that we can avoid unnecessary validity. :banana: :lol: :)

C Oro to develop mixed-use business area


CAGAYAN DE ORO CITY, Philippines — The city will embark on a major project to establish a mixed-use business district.

The project’s main feature is the "Golden Mile" boulevard that will be built along the banks of Cagayan River.

The first phase of the project, whose investment requirement is still to be disclosed, will include a 600-meter walkway from city hall linked to another one-kilometer lane from Toribio Chaves St. to J. R. Borja St., and will be part of the city’s central business district.

City Information Officer Ian Fuentes said the local government is still discussing possible additions to the river boulevard project.

City Tourism Officer Emma Rae Gatuslao told BusinessWorld the project seeks to also promote the Cagayan River.

Sources said part of the plan is the construction of city legislative and executive buildings behind city hall, a three-storey library building, a museum and a 360-degree view deck that will be built at the present amphitheater.

Aside from the river boulevard, which was conceived by Mayor Constantino G. Jaraula, the family of Dr. Rafaelita P. Pelaez is also developing a "Paseo del Rio" project near the Carmen/Nazareth bridge.

Felino A Palafox, Jr., a noted architect and urban planner, has been commissioned to take charge of the project design.

There's no bridge near SM @Blueguy but you can pass by if you are coming from the east side particularly in Nazareth - Macasandig area.

Maybe. Taguanao is the 4th bridge the farthest bridge south of CDO. While Kagay-an bridge is the fifth bridge that connects Macasandig and Macanhan where the Paseo del Rio project locates.

I think he's referring to Kagay-an Bridge...this connects to the road leading to SM din....PUJs enroute to/from SM use this bridge to downtown.

Have you imagined the urban expansion of CdeO nowadays, in which even the upland areas have been invaded by real estate developers and industrial investors?

How about thinking the surrounding areas of Kagay-an, Pelaez, and Puntod-Kauswagan bridges?

All of these areas are already converted into new commercial districts of Cagayan de Oro.

Anyway, what's more important to me now is that Paseo del Rio will generate 30,000-50,000 workers that will increase the purchasing power of the city and somehow will alleviate poverty. :cheers:

I think it will be Henry Sy will face more the fierce competition since Pelaez-Golez is planning to build a mall too in her commercial property. :ohno:

Regarding Ayala, let's just wait for this big project too **** **** once there'll be a clear/more detailed press release even though I have many ********* regarding the project. :naughty:

Meanwhile, our very own Albino Lim is also cunning not to be overthrown considering that CdeO is now one of the hottest targets (by big time investors) to invest more in the city of Golden Opportunities. :cheers:

All I know is that last year, Mayor Jaraula had already signed the papers regarding that big project. But I don't know if Mr. Alvarez had already started the project in the said area. Puntahan kaya natin and let's take pictures of it? :)

Am Ende sollen Hochhäuser am Ufer mit Hotels, Restaurants, Ladengeschäften, Geschäftszentrum, Spielplatz, überdachten Wegen, Gazebo, Rotunda, unterirdischem Parkhaus und vielen Möglichkeiten zur Erholung entstehen.

Wenn es einmal fertig sein wird können dort etwas 30,000 bis 50,000 Menschen Arbeit finden, sagte der Architekt.

New entertainment centre to rise in Cagayan de Oro

Mayor Constantion G. Jaraula has welcomed the design of the world-famous architect Felino "Jun" Falafox Jr. Paseo del Rio on a ten-hectare plot of the Pelaez family in Macasandig.

The mayor of the city also showed optimism that the Paseo del Rio project, also translated as the Rver Promenade, will put the development of the city on the world map of tourism.

The multi-million Paseo del Rio project will cover open areas surrounding the Carmen, Nazareth and Macasandig bridge. The initial phase of the "boulevard" will be walkway having a length of 600 meters from the City Hall to the 5th Bridge and a boulevard of Toribio Chaves Street until JR Borja Street, some one kilometer long, to be known as the "Golden Mile".

The architect has stated in his presentation of the project, that there should be a place where people stroll, shop and eat in one walkable community. It will have high-rise buildings along the waterfront with hotels, restaurants, shops, business center, playground, covered trails, gazebo, Rotunda, underground parking garage and many opportunities for recreation.

Kung walang Paseo mahirap kung paano i divert ang concentration ng mga tao in the future lalot na't lumalaki din ang population ng CdeO. Im sure pag natapos to pati na ang golden mile, magiging spread na ang concentration ng urban populace dahil sa dami ng mapupuntahan. Pag natapos na lahat yan titira na ako sa CdeO. :)

Which is karapat-dapat for a commercial center city to do so, kasi kailangan din paghandaan di lang yung project but yung future investments ng karatig lugar ng area na yan. At 500,000 plus population, in ten years, papatong na yan ng humigit kumulang 1,000,000 population. At pag nangyari yon, kung di paghandaan to, mako-compromise yung nagawa na sa Paseo del Rio during that time at pati na yung future developments sa karatig lugar near Paseo.

This development will surely put CdeO on higher level than what it is now. Kaya, let's pray for the good realization of this project for the future of Normin. :)

Which is karapat-dapat for a commercial center city to do so, kasi kailangan din paghandaan di lang yung project but yung future investments ng karatig lugar ng area na yan. At 500,000 plus population, in ten years, papatong na yan ng humigit kumulang 1,000,000 population. At pag nangyari yon, kung di paghandaan to, mako-compromise yung nagawa na sa Paseo del Rio during that time at pati na yung future developments sa karatig lugar near Paseo.

This development will surely put CdeO on higher level than what it is now. Kaya, let's pray for the good realization of this project for the future of Normin. :)

Long term dev't itong Paseo, sigurado ako na marami pang revisions dito. Yung establishments dito depende rin sa laki ng demand. Sa CDO walang problema kasi shopping center naman ito ng NorMin kaya malaki ang consumer base. Tama mga 10-15 years bago fully developed ito tulad ng LKK.

^^ well makati has a lot of people that each of those stores can have a hearty share plus the fact makati is home of a lot of businesses who have a lot of hungry employees. plus they have much more purchasing power than most cagayanons. we arent makati.... YET :D

and not only that having more jabees will mean jabee will have more share of the eating public, this has to be minimized IMO, we should support our local restos, kaya nga buhay na buhay ang resto industry natin locally

This project shows the enthusiasm of the LGU to stimulate progress and growth of the Macasandig area. It will furtherly spread the business district of Cagayan de Oro further.

"Stimulation" is the key to progress. Without this, a city will not be able to enhance its trade and commerce ability. More studies on the part of the city officials in relation to urbanity will enhance further of their capacity to stimulate progress and development in other areas of the city. :cheers:

I passed by Paseo yesterday at dusk, maganda ang location. Kung mapuno yan, I'm thinking of a new buzzling business district. Ang kulang na lang ay ang pag-start ng contruction ng mga prospective developers. I think elevated yung road network ng area na yan from the ground level. Isn't it, @GearX?

^^ This area will surely be filled with development within 5 years. In 8 years, dense na kaayo ni nga area. As vehicles are already using this area as one of the main thoroughfares of the city leading to the airport, Xavier Estates and SM, businessmen alike will take heed on aquiring lots in the area.
