SINGAPORE: Renowned architect Moshe Safdie has been appointed by CapitaLand Residential Singapore as the lead designer for its condominium at Bishan Central.

For the approximately 540-units development, Moshe Safdie has introduced a strong and distinctive stepping form that provides for private garden spaces for a large number of the units.

There will be two 38-storey towers linked by three bridging "sky gardens", which offer opportunities for commonly shared garden and leisure spaces.

Moshe Safdie, who is based in Boston, Massachusetts, said: "The concept moves past the traditional approach of deploying individual towers to create a three-dimensional matrix of public gardens and private terraces as well as to frame open views to the city."

Residents on the upper floors will enjoy views of Bishan Park.

The condo is in Bishan Central which is one of Singapore's most popular residential estates.

It is located a convenient five-minute walk to the Bishan transportation hub and Junction 8 shopping mall.

Safdie lead designer for Bishan condo

PROPERTY giant CapitaLand has roped in renowned architect Moshe Safdie as the lead designer for its new condominium in Bishan Central.

A unique architectural feature in the new development is the provision of private garden spaces for a large number of the condominium units. Its 'sky gardens' will also offer opportunities for commonly shared garden and leisure spaces for the residents.

No stranger to the architecture industry, Mr Safdie's company Safdie Architects has been responsible for designing the mixed-use Marina Bay Sands integrated resort.

CapitaLand Residential Singapore CEO Wong Heang Fine said: 'When completed, the strong architectural form of the condominium will be a landmark in Bishan, transforming its urban landscape.'

CapitaLand has partnered Japan's Mitsubishi Estate Asia, a wholly- owned subsidiary of Mitsubishi Estate Co, in a 75-25 partnership.

CapitaLand will be the lead development manager for the project, responsible for the full spectrum of sales and marketing, product design and development, and project management.

Located near Bishan MRT Station and Junction 8 mall, the proposed condo will have about 540 units spread across two 38-storey towers.

Sitting on a 129,137 square foot site, the 99-year leasehold condo has an estimated gross floor area of about 632,770 sq ft.

In February, CapitaLand clinched the Bishan site at $869 per square foot (psf) of potential gross floor area.

For it to break even, property consultants estimate that the condo units need to be sold at $1,300 psf. The condominium is expected to be launched in the first half of 2012.

Anyone have access to the animation shown on the news? It looks more impressive close up, and some units have HUGE balconies! Really interested how this project will turn out, after all Safdie's works tend to defy the notion that today's buildings look better in rendering than in real life.

CapitaLand confident Sky Habitat will be well-received

SINGAPORE: The most expensive suburban condominium in Singapore, Sky Habitat, was launched on Saturday.

It was crowds galore at Sky Habitat's showflat on Saturday with potential homebuyers and curious residents from the Bishan neighbourhood checking out the designer project.

The development in Bishan Central is going for S$1,700 to S$1,800 per square foot and a three-room unit, which starts at 1,216 square feet, cost S$1.92 million.

Developer CapitaLand declined to give any sales figure, but said response to the launch is "within expectation".

Homebuyers Channel NewsAsia spoke to say the property's location is its biggest draw.

"The location is great. Bishan is at the intersection of circle line and north-south line. When you look at all the suburbs such as Ang Mo Kio and Toa Payoh, I think Bishan beats the rest of them. Not only is it a newer estate, it's very self-sufficient," said one homebuyer.

"This is a very prime location and it's very convenient. I'm actually looking for something that's near MRT stations so this is one of the better locations I've come across so far," said another homebuyer.

One homebuyer said: "The location is near the MRT station and the Circle Line and it's very convenient for me to get to town for work, but it is a bit pricey."

To sweeten the deal, the developer is offering homebuyers discounts of up to five per cent this weekend.

CapitaLand said it is targeting families looking for bigger units.

CapitaLand Residential Singapore CEO Wong Heang Fine, said: "A lot of the buyers are buying for the next generation. They have been buying the three-bedroom, the bigger units to create the family nucleus in Bishan."

Property analysts said the record price at Sky Habitat could push up prices of private properties in Bishan.

HSR International Realty special advisor Donald Han, said: "There would typically be an uplift of about one to two per cent over a period of six months because there is a re-evaluation in terms of market assets. It's probably going to be one of the very few high-end projects that we will see in the suburban township in Singapore."

Developer CapitaLand is confident that the project will be well received.

The 509-unit development is designed by renowned international architect, Moshe Safdie.

SINGAPORE: CapitaLand said it has received strong interest for its suburban condominium project, Sky Habitat.

As of 6pm on Sunday, it sold 70 per cent of the 180 units launched for sale this weekend.

The developer said eight in 10 buyers are Singaporeans.

Eighty-one per cent of units sold were two- and three-bedroom units.

Said to be the most expensive suburban condominium here, the development in Bishan Central is going for S$1,642 psf for a four-bedroom unit to S$1,747 psf for a one-room unit.

A three-bedroom room apartment will cost about S$2 million.

I thought Sky Habitat is a great project, but having passed by the site every single day, I am disappointed that the land is surprisingly small.

Most likely the small land size was taken into account when the building structure was designed. The large balconies allow plenty of greenery for each unit. I wonder if there will be a traffic jam at the entrance/exit during peak hours as every owner will be driving big SUVs :ohno:

The GPR for the site was assigned 4.2, that's why they can fit 509 units in a small site. Agree that the 1:1 parking provision will take its toll on the roads in Bishan. Unless if most people will take the MRT and leave their car keys at home.

CAPITALAND, in a joint venture with Mitsubishi Estate Asia, offered the top bid for another residential site in Bishan, next to its current Sky Habitat development.
The $505 million, or $852.94 per square foot per plot ratio (psf ppr), bid was submitted through Allamanda Residential Development in which CapitaLand holds a 75 per cent stake.
According to market analysts, the CapitaLand JV top bid for the residential site at Bishan Street 14 was part of a strategic move to defend its earlier bid of $869.36 which was offered in February last year for the Sky Habitat site.
CapitaLand Residential chief executive officer Wong Heang Fine said: "CapitaLand Residential Singapore and Mitsubishi Estate Asia are pleased to have submitted the top bid for the Bishan Street 14 site, which is strategically located next to Sky Habitat. The joint venture plans to develop this well-located 11,227.80 sq m site into a condominium with approximately 700 units, which is expected to be launched in the second half of 2013."

3-4 floors over 2 months... topping out should be in 2 yrs time (end 2014). Looks like it will complete in end 2015 or early 2016 considering that there are 3 decks to construct as well.
