DAVAO is indeed a city in bloom. One good indicator is the buildings that have been sprouting like mushroom these days. The buildings may differ in structure and designs but there are those that caught the attention of residents and visitors alike.

One such building is the FTC (named after its owner, Francisco Tan Cruz) Tower, a nine-storey edifice located in the midst of the city, particularly Mount Apo Road.

"The FTC Tower is dedicated to deliver convenience and comfort to our clients while committed to have strong and prosperous relationship with our business partners," Ian Y. Cruz, the president and chief executive officer of FTC Group of Companies, explained.

The area, where FTC Towers stands now, remained idle for four decades.

Recently, the owners realized that the place is a prime location as it is surrounded by academic institutions, hospitals, malls, and residential and commercial settlements.

So, in November 2009, construction of the building started. By December 2010, it commenced its operation. "This new landmark is just one of the buildings that accommodated business establishments, thereby contributing to the economic growth of Davao," Cruz points out.

What makes FTC Towers unique from other leasing establishments is that its occupants' are varied. Every floor has a different set up.

"The building has multipurpose uses," Cruz says. "The fifth and sixth floors encompass the Green Windows Dormitel. La Vie Dialysis is located on the ground floor, the Doctors Clinics on the second floor, while the third floor houses a variety of offices. The fourth floor has function rooms that can be rented to groups."

"FTC Tower takes pride in giving the best product inside and out, from the interior to the exterior look of the building," Cruz explained. "The offices are carefully designed to address all business needs, linking the gap between work and recreation. Its interiors are complemented by the latest interior design, facilities and fixtures to create a better work atmosphere. The environment offers more than just a workplace, it also provides appeal that would make individuals stay and enjoy work."

The FTC Tower is an example of a modern minimalist-inspired design. "Motivated in its concept, structure and design, FTC Tower proudly presents a modern look giving us a sneak peek of a world- class building design with a Filipino touch," Cruz said.

"Our reception area is furnished with the most modern and elegant facilities and with a Zen-inspired balcony offering a scenic view of the city. A renowned architect from Manila, Arch. Dennis Litonjua, designed, rendered and conceptualized the building, which was built by two locals (Arch. Arvin Casquejo and Engr. Fidel Gentapan)," Cruz said.

The FTC Tower is an affiliate of the AGL Sons Incorporated, which is known to be one of the leading operators of real estate commercial building development. One ambitious project the FTC Group of Companies is currently conceptualizing is the Aeon Towers.

"We shall offer what would embody the future's high standard quality of condominium living in Davao City," Cruz said.

The term aeon is actually an English word, which alternately means "life" or "being" and "forever" or "eternity." Cruz explains: "The concept of endlessness can be associated with the boundless possibilities of life in the city, and consequently, in the residence which Aeon will offer."

According to Cruz, Aeon Towers will "improve people's perception of high end condominium urban living." He adds, "(It) will provide a peek of what the twenty-first century condominium living in Davao City will look like.

"There is a promise of a unique experience as first class (state of the art) amenities/features merge together with the natural environment and breathtaking views Davao has plenty to offer," Cruz envisions.

Touted to be "a unique real-estate property," Aeon Towers is a luxurious condominium and a 5-star hotel in one roof. "It is a high-rise 30-storey building (more or less) that will consist of commercial areas, hotel and 22 floors of residential condominium units."

To those who will have an opportunity of getting a unit in Aeon Towers, Cruz offers this assurance: "Amidst the advance technology or state-of-the-art features of the condominium, the essence of home is never forgotten in every corner of the designs. It must still remain a home that is 'close to the heart' so there is also the promise of fond memories and unforgettable experiences if people choose to stay in Aeon Towers."

One good thing about Aeon Towers is that it is envisioned to be environment-friendly. Consider the following: ultraviolet protective tint for sun rays, sound proof glasses, open space in the middle for ventilation (no "inner units"), and rain water harvesting (which reuses rain water for cleaning and watering of landscapes found at the common areas). More importantly, the building is equipped with a lightning transistor.

Aeon Towers is being developed as a high-end project complete with prime amenities and a majestic view of Davao Gulf and Mt. Apo. It will be built near the Abreeza Mall. The construction will start at first quarter of 2012, and projected time of turnover will be on first quarter of 2016.

Once it is built, Aeon Towers would be one of Davao City's landmarks.

"The Aeon Towers is a structure that will embody the spirit of residents of Davao, towering over the Davao City landscape. A monolith that stands for the endless possibilities that life in the fast evolving city has to offer. It is a perfect balance between boldness and tradition, between a carefree lifestyle and a progressive mindset," Cruz said.

The FTC Group of Companies Corp. was established in December 2009. Ten years from now, it envisions itself to be a connoisseur in the real estate industry and the most valuable lifestyle developer both in the local and national scenes.

"As we seek to sustain leadership in providing unique projects and improving the lives of our clients," Cruz said, adding that "we devote ourselves to maintain a strong passion for quality and excellent products and services in order to obtain optimum customer satisfaction and to ensure value for their investment."

Peru ang tagal naman matapos ng construction if it will start by 2nd quarter of 2012, turn over 2016 for a 34floor building.IMO parang 2014 ready na yan d na cguro aabot ng 2016.

Hope d magiging kagaya ng "Lumiere" ang Aeon na good for publicity lang.

If this will push through, this will be the tallest in Mindanao area while Manila has the "the Stratford" with 76 floors in Luzon area, Cebu has the "Horizons 101" with 55 floors in the Visayas naman.

Panahon na rin cguro magkaroon ng another high rise building sa Davao. I'll be back there by December..kita kits.:-)

Well this thread then will now explain the signature we have been using for months now! :) It's been finally revealed.

It originally means "life", and/or "being", though it then tended to mean "age", "forever" or "for eternity".
Now Davao will soon see and experience an icon that will stand tall as a landmark for AEONS!

di pa sana ito dapat ginawan ng thread kasi oct. 8, pa ang grand launching. well, anyway since nag press release na. ok na rin. project ito ng FTC Group of Companies (FTC, Jollibee, Kian Bee, Mandarin, Chowking, etc.). supposed to be 40 storeys but Air Transportation Office cut it to only 34 levels.

June 2011 - Letter of Intents
July 2011 - Preselling
August 2011 - Grand Launching
September to December 2011 - Demolition and Ground Preparation
January 2012 - Construction
Target of completion on structure is 2015. (this is a twin tower with similar design approach like those of petronas and marina bay sands, that's why it takes a little longer to construct compared to boxy highrises)
Target turnover is 2016.

There you go. one project released out from the Davao FB box. more landmark highrises to come in the next few months. :)

no need to enumerate... manila and cebu are there already, kung skyscrapers ang pag-uusapan.

davao is only setting the spark plugs. but no worries, we are only competing against ourselves. for now, we are enjoying projects like this one... finally revealed in SSC. we have a few more under our noses, but we'll stick to "no press release or no construction, no thread policy" that started after the Radisson Hotel thread.

2 buildings kasi ito, although connected ang base (thru an arc ceiling) at top portion (thru a crown), separate buildings ito as indicated sa blue print. tower 1 and tower 2, kaya Aeon Towers ang name at hindi Tower lang, thanks.

- d skydeck
- infinity pool that connects tower 1 to tower 2 based on d original rendering and video presentation weve seen, hopefully d na bago yung orig plan.
- lifestyle mall that serves as its podium (for two towers)

"As we seek to sustain leadership in providing unique projects and improving the lives of our clients," Cruz said, adding that "we devote ourselves to maintain a strong passion for quality and excellent products and services in order to obtain optimum customer satisfaction and to ensure value for their investment."

di pa sana ito dapat ginawan ng thread kasi oct.

^^ that's okay, no probs. actually, mas excited kami sa design ng Aeon Towers than its height. although nice na rin kasi its taller than Abreeza Residences na neighbor lang nya.

sa top floor banda sa 27th and up, kung titingnan mo sa design,
http://a7.sphotos.ak.fbcdn.net/hphotos-ak-ash4/250572_220777211274352_100000262252415_922244_7228553_n.jpg

Sobrang bz kayo sa Aeon Towers na yan...basta ako, proud ako kc Davao is one of the first cities in the country to have its own app.As of now, there are only 4 cities in the Philippines with its own android app. ;)

Davao City Mobile App Launched (http://davaodaily.com/davao-city-mobile-app-launched/)
Posted by: admin Comments: No Comments
Category: Davao News Posted: Thursday, July 28th, 2011

An application software for mobile phones that will feature anything about Davao City was recently launched to cater the needs of tourists who would like to know more about Davao using their mobile phones. This positive news is very timely as thousands of visitors are expected to come during the celebration of the Kadayawan Festival this coming August. The app was developed by SkylineApps Technologies and was release last June 17, 2011.

The app is very useful especially among first time comers visiting Davao City. The mobile app features everything about Davao City, latest news, list of tourist spots, currency converter and other useful information.

Davao is one of the first cities in the Philippines to have localized mobile application software. Other international cities like Hong Kong and Tokyo have already launched their own version of such mobile application.

The app can be downloaded via androidapps-home.com website. Below is the download link:

Based on this recent floor plan, im still wondering if the original rendering would be followed. :dunno:

Mao pud, the way I understand it gi combine na nila ang 2 buildings.that gray part is the corridor and the core..but its the typical floor plan hantod 27th floor..

Makita man nimo ang lift lobby naa sa tunga but Im confused ngano naay lifts both sa left and right side na accessible thru a door..murag naka room nga lift lobby.

But if I were to read the plan, isa ka building ra jud sya karon (which makes sense man pud..tipid sa core services imbes na madoble hehehe

Confused din ako...however, if dugtong ang dalawang building and instead of two (sa original rendering) now it's one, sana they utilized those two empty spaces in the middle for two extra units diba? Pero they left it open. :dunno:

Im sure you've seen a lot of these floor plans diba? Those white part sa harap ng "X" signifies the location of the lift door..so that huge gray part between the left and right cores is the main lift lobby..

Perhaps what FTC is trying to say is that 2 buildings ito but they want to consider the middle as the "connecting" part nga murag bridge kumbaga (although bridge sa tanang floors tingali ) mao pud tingali naay open space nga dili gigamit as unit to establish the two towers nga look

At least I guess thats how they want it to look (two towers)..Anyway, mao ra sa akong yanong pagsabot base sa floor plan na ilang gipagawas hehe

Im referring to these empty spaces. If this is indeed the layout per floor ng buong building, sayang coz they can still put one unit per side. Yup, ive seen floor plans such as this pero the difference is that pag sinabing "typical floor plan" it would refer to the floor plan per unit and not the layout ng buong floor ng building...wait lemme find an example.

Soar High Pinas!!!:-)

so meaning dili na diay from cdo ang tallest in mindanao? what happened to gateway tower diay? diba 33 floors man to? i think ongoing pa man cguro to. but im sure though that this will be the most iconic after the demise of amparo suites.

Ako nalelebog pod sa inyo hehe. Bitaw, dili ba possible na kanang 27th floor diha ra pod nagsugod ang floor plan nga naay corridor or connection? Tapos 26 down open just like the rendering? Does it follow ba jud nga i apply na nga floor plan hantod sa ubos base anang floor plan pic sa 27th floor?

Pero sad to say, ATO said...flight path na and d pwede nay obstruction. :D It's really good that we havent created any threads for this project yet without any valid press releases and that we have withheld information before, pero ikaw man to sige una una og post dire about aeon as far as i can remember ehehehehehe.

Murag layo ra man sa flight path ang Abreeza complex.... kanang naka red markings nga flight path padulong mana sa Ma-a.

- lapad man gud nang flight path..dili lang na siya straight line

- there is what we call the intrument landing system. it projects a straight beam to the aircraft to guide it to a safe landing. kung naay obstruction anang beam, it will render the ils useless. unya the flight path is there para maka maniobra ug maayo ang eroplano to do a safe landing. so the flight path is not just a staight line murag box ni siya nga lapad. unya dapat walay obstructions.

- we have a precision runway man gud. meaning there is what we call insturments that guide the plane to a safe landing. maski zero ang visibility dapat maka land ang eroplano. unya kung naay tall buildings sa vicinity mag lisod mag maniobra ang eroplano.

as explained by xzibit on ssc fb group page.

:okay:

Wadaboy

IC..... so dili diay siya straight line path but a box..... pero sa akung banabana kay the more nga layo ang location sa structure from the landing strip the more nga motaas ang height limit sa building... kung tan-awon nimo horizontally as your vantage point kay mura siya ug right triangle wherein ang adjacent side kay ang height sa building....

sayang diha sa Bajada kung gusto nila i-develop diha as the new CBD kay kung puro na lang heght restrictions ang gina consider sa mga developers kay bitin kaayo.... ibalhin na lang nang airport sa Toril or somewhere away from Bajada.

Wow, 4-STOREY BASEMENT PARKING has finally arrived in Mindanao. Thanks for the info TJ. I used to have a claustrophobic feeling in a 5th level of the multi-level basement parking at the Orient Plaza in Ortigas. Hopefully, here hindi na. Finally, trend na rin sa Mindanao ang Auto Park Lift to maximize your expensive parking space in highrises like this. Davao is a trendsetter once more. Three Cheers: :cheers::cheers:

Naka differentiate naman ang units with and without balcony eh so fair naman IMO..Most likely you u pay a premium for the units with balcony and those without balcony is ideal either for people who want a slightly cheaper unit, or yung ayaw lang din talaga ng balcony (so he isnt forced to buy a unit with something he doesnt want in the first place)

The only cuts that I dont like eh yung sa gitna with the sharp interior angles..we usually try to avoid that kasi sayang yang space na yan..limited ang pwede mong magawa and mas especially limited ang functional na use for such a corner..

Yep, the area near the column is a waste yet you pay for it..Not sure with condos but for our corporate interior projects thats a big no-no kasi nga ang mahal ng rent lalo na sa grade A na office towers and usable or not, kasali yan sa counting ng per sqm na rent

And not only that Yet, if u noticed, dun sa pointed side, there's also a column, so most probably sa delivered unit, column na ang mostly nag occupy jan sa pointed side...Ive heard some sad stories from new unit owners in one of the sikat na developer here in MM na they were expecting for let's say 45 sqm, pero sa room nila pala unfortunately dumadaan yung malaking column ng building, eh sinama ng developer sa counting ng floor area ang na occupy nung column.... :( kaya come to think of it, less than 45 sqm tlga ang livable area nila....

Yepz, although dyan din ako naguguluhan kasi sa counting ng unit floor area (for corporate fit-outs) kasali talaga ang column..they compute the area as if walang column be it sa gitna or along the permiter..

I for one would understand that, but I would not be happy to pay for that 1sqm or so na sharp interior corner na di ko magagamit. But I guess the developer and designer prioritized the exteriors kaya ganyan ang nangyari sa unit na iyan

Originally planned @ 40 storeys, but was downsized to around 30 storeys due to height restrictions in the area. Turned out that AEON Towers will rise right within or close to DIAs flight path.

St. Francis twin towers, Teej. We referred it as "Batman." I have to friends there, one was forced to get a unit after the Ondoy thing. That place is expensive but very practical if you're from Davao because you don't have to pay for expensive five-star hotels when you go to Manila because the amenities are the best in town. You also have a Shang Mall when you go down :).
