I really like this project, of all the RLC project, this one has the best master planned..although at first, there were office buildings and a hotel but eventually RLC has taken advantage of the demand on the residential units of this finest project.

rainmakerv2 July 20th, 2011, 07:59 AM i just got off the phone with my agent about this. apparently, part of the reason for the significant price increase is that allegro will more deliverables than sonata 1 and 2. the price is inclusive of cooktop, rangehood, split ACU, shower enclosure, and countertop upgrade, among others. finishes in general are also supposed to be better
my agent also mentioned the possibility of additional services (concierge, houskeeping, etc.), although some will of course have corresponding fees. this makes sense since the building will also be housing serviced apartments

SCUD. August 24th, 2011, 08:28 AM To All Followers of The Allegro at Sonata Place project, we had a price appreciation last August 10, 2011. The 1 br unit with an area of 42.55 sqm priced before at Php 4.9M is now Php 5.1M while the 2 BR unit with an area of 114 sqm at Php 13.4M is now Php 14.1M and the 3 br unit with an area of 149 sqm at Php 18M is now Php 18.5M
As per Robinsons Land Corporation Management, every 10th unit sold at The Allegro, the investment price will appreciate. We are still waiting for the memo when is the duration of the said announcement.
The project's Grand Launching is set to schedule this upcoming quarter. I'll keep you posted and will post the venue and time of the project launching. Sir Bengene, I think, tama po sila Jerwin and NEZ, though, Allegro is located in the Sonata Place, Allegro is much more different by means of lay out, deliverables and even the services that Allegro may offer to old and new buyers of Allegro Place.
Allegro deserves its own forum/threads like other development at SSC. :):)

Jerwin is right. the unit H ( smallest unit ) are the units who sold fast. But they closed again the showroom for the interior design. they just open it last Grand Launch for our buyers who bought that night, for them to see the actual unit finishing.

I've visited one hotel in Makati na may ganitong feature and I've felt very secured eventhough guest lang ako dun and pinuntahan ko lang yung client ko to present our project in Global City.
Imagine if I have a son, daughter, or me and my wife are living to this kind of building, na may added security feature like this one, I'd be happy and be worry-free na di basta basta makakapasok kung sino sino sa condo premises. Of course, we know how tight the security personnel of RLC on our condo units, even us Account Managers ng RLC we need to undergo security procedure before we can go up on the condo building.
Imagine how safe, secured and happy yung family mo if you're living on this kind of community. Oh! Another security feature also is Gated yung Community both for Sonata and The Allegro as well as The Legato Towers.:)

Real estate marketing today is not the same anymore as they were a decade ago. Now you can cheat on the rendering and make the Ilog Pasig water color "blue" at iyan ang bebenta (geez, a blue river??) . Allegro may use an engineered wood or solid surface countertop/corian, or a Cobonpue furniture at hindi yan papansinin ng mga tao. Who knows about engineered flooring and corian? Only design purists and people with technical background kung ano ang mga yan. Palitan mo ng cheap materials at pgandahin mo ang rendering mas kikita pa yan.

way back in early 2000's, tumatawag pa mga members dito sa mga contractor at developers just to get the height of the buildings.

As of today, ok naman po ang sales velocity,ayus pa din po ang sonata, sa Trion ok din po lalo na sa Magnolia Residences and Sapphire Tower. Sa Allegro, tama lang, di sya mabilis pero din naman slow moving, siguro dahil na din sa di pa masyadong na-tap yung market ng High end projects.
Kulang sa ads, in my opinion...... though competitive naman po ang projects and price.

Poor marketing strategy, tagal na pong issue yan sa loob, pero wala naman po kami magagawa, even kami di namin alam kung bakit ganun ang nagyayari.
Pasensya na po kung madalas kami agent dito, pero imagine na lang po kung walang agent dito sa forum.

I guess every developer has it's own "diskarte"..I know because I've been there as an agent & as a manager..so somehow I know how they move. And when I transferred with SMDC I saw how they also move..
Maybe its just a matter of wanting to be number 1.

O meron nang ganito? I think konting synergy pa siguro. Millions of balikbayans and tourist, and economically mobile group take Cebu Pac, pero most havent heard of these superb RLC projects. It's almost like a captive market. Bakit ba ang daming agents dito sa forum - kasi captive market. If RLC helps their agents a bit by going beyond the usual marketing tools, baka we wont see them here as often. Why havent they tapped into this strategic advantage? Tingnan mo ang SM, pati sa bus meron.
I agree with you that RLC's marketing strategy is way out of the norm, but sometimes we have to give them credit for being different than what we are seeing now. That way makikita mo kung sino talaga ang mga seryosong buyers/investors at mahina ang chance na mahaluan ng mga impulsive buyers na napabili lang dahil popular at madalas makita sa advertisements.
We all know na hindi masyadong mahigpit ang Pilipinas pagdating sa credit checks ng mga potential buyers, kung may pambayad sa reservation fee at may monthly payment na kaya nilang bayaran for 10,000 pesos for the first two years aprubado agad yan. But how about the 3rd year? With interest rate of 10% and a possible 20 Thousand + M.A, saan nila kukunin yan? They will speculate na kaya nilang paupahan ang unit and their investments will be self-liquidating. Kapag hindi nangyari yan ibebenta nila at loss or may risk ng foreclosure ng bangko at ibenta ng short sale. Then apektado ka ngayon at ang investment mo kung isa kang kapitbahay.
See, this is one of the factors in choosing your investment, pipiliin mo rin ang market ang financial status ng mga posibleng bumili. Savvy investors and people with background in engineering and construction know kung sinong mga developers sa Pilipinas ang mapagkakatiwalaan, mas safe pa kung sa kanila ka sumabay. And if you know very little about the developer's reputation then look at the density, look at the sales velocity, the way they market their projects, and the speed of construction. Other developers don't respect the meaning of " TIME IS OF THE ESSENCE " , wala rin silang pakialam kung baguhin nila kung ano ang nakalagay sa marketing materials. So Ano ang panghahawakan natin ngayon? Best bet is choose the developer with good reputation and with less marketing gimmick

Its ok todjikd. I'm always open sa opinions ng lahat. in that way I know kung saan ako dapat mag-aral. and I don't take it as negative, besides, di ko po ginagamit sa mga client ko ang salitang "SELF LIQUIDATING" or "RETURN OF INVESTMENT" coz i know sa dami ng supply ng residential building ngayon, 3 years from now, baka mahirapan na rin sila sa "self liquidating" na yan.
I always told to my client na wag silang mag-focus sa sinasabi ng ibang agent na mapaparentahan nyo yan at mababawi nyo lahat ng binayad nyo "R.O.I." instead, sinasabi ko sa kanila na kapag andito sila sa Pilipinas, rather than renting expensive hotel, at least meron silang ma-uuwian, then kapag meron silang relative or friends, pwede nila pa-upahan, pero hina-highlights ko ang pagkakaroon ng sariling property by the end of time.
Sa mga ganitong sitwasyon, na parang kabuteng nagsulputan ang mga condo, always choose the best location.......

todjikid April 15th, 2012, 02:59 PM I can only cite anecdotal evidence. a friend who bought a condo unit in the fort initially wanted it for investment. he posted it unfurnished. no takers. he furnished it and designed it a bit, increased the price a bit, no takers. he lowered the rent to "unfurnished price level." still no takers. short term wasn't an option so he decided to move in since it is in one of the nicer location.
But this is in ortigas, so it might be the same or entirely different.

Its case to case basis sir, for example, i'm living in one of the Robinsons Project but it's not as nice as Sonata, my client has a 2 bedroom unit and she chose to hire a interior decorator and bought a nice furniture, even the standard rate for the 2 bedroom is about 30,ooo (max) in pesos, she was able to rent her unit for 45,ooo pesos. ( excluding dues ).
Just like the ordinary items in store, if you will not work for its package, don't expect that the market will response to your item.
(nice package = nice price)

I think ortigas is different from the fort in a sense that the former is a more mature market. more commercial space, corporate centers and has more pedestrians. Like what my friend said, he will try to wait it out as he thinks that the Fort is going to that direction. I sort of agree only if the developers stop being lazy and start focusing on spaces alloted to corporate buildings.

I agree. I believe all condominium projects/ developments are all beautiful. It is really on the client's eyes whether a condo project is a good development for them. It depends actually on what the client's need for the condo as their 2nd home or as an investment.
I just want to share my personal experience regarding this topic. I have this client who asked a favor to check out a condo development in Ortigas near Sonata. I've visited personally the project for him and told the agent on the other developer that I have a client who's interested on their project. He gave me the details and forwarded it to my client. He bought the unit on the said development and he's very happy about it. He thanked me and give another referral who bought a 2 br unit at sonata. I'm very happy that I've helped him get his another dream condo and helped also a colleague from the other developer. My client is planning to buy another unit on our future developments once he settled his balance on Sonata. :)
I always give my clients the freedom to choose which is best for their investment needs. That's why we're here to guide them on choosing their dream home based on their preferences not ours. It's a great fullfillment if you helped someone find what they want for themselves and their love ones. :)

I agree with Rye08. Although, we have this rule that we can hold our client's account for six (6) months period that's why it's very critical on our side and we're doing our best to give the best service to our clients.
I'm glad that I've found a good Sales Manager, whose name is Mr. Reinald Perez who trained us to be good at customer service. Best of it, we became friends with our clients and we manage to extend our relationship with them and their families for a long period of time even we have turned over their investment(s).
Maybe you could talk with your Account Manager so they can address your concerns to the higher management. I hope you'll understand that we have our flaws also and sometimes we can't address it immediately, since we're seeking approval also on the higher management for certain request or maybe we're not aware of it since it's our first time to encounter that particular situation.

Me and my client was able to waived almost 70% on the total amount of the penalty. but then again, it's depend in case to case basis.

I think RLC has been kind to me. They waived off completely. But what I didn't like was them telling me pay up for all units the next day when what was outstanding were just the parking slots. Subsequently they extended it to the end of the month. But I wasn't happy already and I paid up everything the next day.

all of the 1 bedroom units are sold except to those units located at the ground floor or garden units. while we still have available for 2 and 3 bedroom units but it's also limited.

Then I was lucky to be able to get a good unit on the 28th floor when I was at RLC office early this month. The smaller units were below 6 million. I took mine at above 6 million and I thought then 6 million was the resistant level. But it seems the market had breached that. Very good. On account of what RLC had done to Sonata I believe this project will turn out better and even surpass our expectations.
