I passed by the guitar stores at the back of this site, and it looks like that some of them are closed (not sure though).. I'm wondering if these stores were bought out and to be replaced by another building. Do you have any updates regarding this?

b3an13 November 10th, 2011, 02:21 PM I saw a post from the smdc grass residence thread stating the house rules it provides to the unit owners. (See http://www.skyscrapercity.com/showthread.php?t=1153801&page=88).
Which I am wondering if DMCI properties also have something similar, such as...
1. LPG is not allowed
2. Laundry is not allowed
I feel that it is very restrictive to have these rules especially for residential purposes. Can anybody enlighten me with regards to this? Thanks in advance!

Do you know the status of dismantling this old house?
watcher09 November 20th, 2011, 04:02 PM Do you know the status of dismantling this old house?
The last time I saw the site, the ancient stairs were still standing plus some pillars.
thomasian November 20th, 2011, 06:40 PM The tower (where the staircase is) was still standing about a week ago. The rest of the second level other than the part occupied by the tower is gone while the ground level is just bare bones looking like it would have been gone by this time.
watcher09 November 21st, 2011, 02:28 PM ^^I saw the site early this morning. Only earth and equipment can be seen. The house or its skeleton and stairs were no more.

Oh, that was fast! May the house R.I.P. in real estate heaven. :D
Maybe they can work out an agreement with the adjacent Shell gas station along along R. Magsaysay for right-of-way access to R. Magsaysay Blvd. Only the rear wall of the gas station separates this development from the said highway.

DMCI is really known for a lot of projects before where they serve as the general contractor, kaya nung nagkaroon sila ng sariling mga projects, hindi na sila mahihirapan maghanap ng construction arm, kaya I think mura din ang projects nila dahil dito at mabilis ang execution

Hi there
Im pretty sure DMCI has masterplanned everthing to tailor fit those amenities. I think sa may lobby area nila lalagay yung pool.

b3an13 April 7th, 2012, 12:47 PM update:
I passed by the area the other day, I was supposed to take a photo, but it was fully enclosed. But I took a peek at Sorrel's gate, and saw that medyo tumubo na yung mga poste, at yung mga lupang pader (on the left side of the photo above), ay nakasimento na - mga kalahati siguro, hindi nga lang buo. And.. I noticed that the excavation is not 100% of the lot. They have left a small portion unexcavated (maybe 15% of the whole lot), where I saw some trucks/backhoe being parked there.

b3an13 July 2nd, 2012, 04:02 AM Passed by the area yesterday, nilipat na nila yung gate ng sorrel, andun na sa left side of the frontage. (Dati kasi nasa right side.)
And... something new with the area... I noticed may mga squatters na dun sa Tomas Arguelles St. (the street parallel to Araneta). tsk tsk tsk... Hopefully mapa-alis mga to before the building completes. (Just like what they did with the squatters along L. Roces a long time ago). Shortcut pa naman to when coming from the other side of Araneta Ave. (E.Rod, Q.Ave,...).
kennethvon July 13th, 2012, 06:23 AM sayang yang old house!
b3an13 July 16th, 2012, 03:49 AM Visited Sorrel's showroom yesterday. They only have the 2 bedroom inner units as a model unit, which I didn't really appreciate it since they did not use the actual materials that will be delivered. Though they have samples on the actual materials, its still a big difference to see it in real models.
Also got some updates:
1. I heard that they have made the "on-hold" units into a Studio and a 40+sq.m. 2 bedroom units.
2. I heard that the gym will be on the roof deck.
Is there an agent out there who can confirm this? I find the one who assisted me yesterday not reliable, since she was not sure of maybe 1/3 of her answers.
Thanks.
mikael21 July 17th, 2012, 07:42 AM May kasamang basketball court ba ito? Hmm..
no basketball court, i think the lot area (http://www.dmciglobal.com/index.php/sorrel-residences-site-development-plan) is too small to accommodate a basketball court, pero sana nga nilagyan na lang nila somewhere inside the building ano? tulad ng isang project by DMCI na merong 2 badminton courts sa mezzanine floor.(may issue nga lang.xD)

^^

b3an13 August 6th, 2012, 11:06 AM bakit pala naging 4 levels yung underground parking? Sabi sa site nila, 3 levels parking lang. (http://www.dmcihomes.com/sorrel-residences.php?building-plans)
F G August 14th, 2012, 05:26 AM I was told that they do changes in the plan even during construction (since sila rin naman ang contractor, so less expenses on change orders) based on continuous market studies. "on-hold" status pa rin ba yung ibang units?
b3an13 August 14th, 2012, 06:09 AM "on-hold" status pa rin ba yung ibang units?
Yung iba, yes. I think they are now selling the "on-hold" units (facing non-amenities side). Some of which are studio units daw.

pasawaytoh August 27th, 2012, 03:28 PM sana nga magkaron ng badminton court.. can someone suggest it to dmci maybe it might boost sales.. sa illumina at flair may basketball court eh :(
kennethvon August 28th, 2012, 04:57 AM Meron bang katabing Business Process Outsourcing (BPO) companies itong Sorrel Residences?
b3an13 September 24th, 2012, 04:54 AM DMCI website has updated their contents on Sorrel Residences.
The previously on-hold units are now sold as 1BR and studio units.
Studio units are only sold on the west side (non-amenities side), and only 2 per floor.

Cheap shot...
Akin lang, wag tularan...

Btw, napansin ko mga DMCI projects if you look at their different projects you can see resemblances, the design, amenities, Lumivent Technology, etc... I think thats a good thing, nagkakaroon ng identity which I like....
Though generally so far so good with their projects, I just hope they can work on their branding more...

I agree 100%, their marketing is a bit weak. They only focus on internet traffic and agents. You rarely see DMCI print ad, tv or even radio. But then again maybe that's what makes their properties more affordable (bang for the buck)

Hahaha. Nasa brand story yan ng DMCI about 'Alfonso' or the target market. Di daw kasi madaling na pepersuade si 'Alfonso' through building brand names. You guys should read it, it's a good read. pero di siya naka state dito sa link.:/

Sa actual Sorrel itself, nope, hindi bumabaha, since it stands on a hill. Sa street na to nagtambay yung mga na stranded nung time ng Ondoy.
Yung bumabaha talaga ay dun sa Magsaysay blvd., where the LRT station is. If may car ka, you can use the Santol St., to get to Sociego.
Pictures (there are 3) during the time of Ondoy. Sorrel stands almost beside the Baptist church. http://www.flickr.com/photos/karlaredor/3954588525/
