I agree. It is expected that Lapu-Lapu city will have a denser skyline soon with more projects to come such as the Camella Midrise Condo, Eton Property developments, the Primary Homes Multi-Tower Condo in Maribago near Imperial, the soon to be Sheraton Hotel, the La Mirada projects, Nexus Property Economic condo and the Plantation Bay expansion... ^^

There are more exciting things to look forward in Lapu-Lapu and in fact it will have a denser skyline next to Cebu withn the Vismin area.:cheers:

Examples diri sa Philippines, ang usa sa pinakasikat ang Puerto Galera, in which ang Beach ug ang shoreline didto kay ang Marina tag-iya, so public domain jud, duol ra kaayo ang mga Resort sa baybayon pero dili jud ilaha ang property sa balas ug dagat, magbutang ra sila'g lingkuranan didto sa balas, pero dili gihapon ang pagtoo nga ilaha ang balas, para lang to sa ilang clients kadto ilang gibutang nga mga lingkuranan..

If you go on weekends during summer season, this will be the crowds. :nuts: :ohno: :lol: What do you expect when its free. :lol: There is no problem cleaning the beach because there are all-terrain vehicles with scrappers and sand shifters to pick-up cleans us the beach.

ingon sa ahente dire bai di na kuno pwede patas-an pa kay sold out na ang 700 units (out of 4 towers) sa mga japanese retirees. mga 80 units nalang kuno nabilin unya gi-allocate gihapon for overseas market. so ang makapalit diha expected na ang silingan mostly mga japanese retirees. :)

MANILA, Philippines - In the late 1990s this visionary businessman changed the Philippine business landscape forever by enlisting Eastwood City Cyberpark as the country’s first accredited information technology (IT) park. Today, Eastwood City Cyberpark is the country’s largest IT park, #1 in terms of employment figures and salaries paid for 2010, according to data from the Philippine Economic Zone Authority (Peza). Top business process outsourcing (BPO) firms such as Citibank, IBM, Stream, Dell, Siemens and Accenture call Eastwood City home.

More than a decade later, this same businessman, albeit now on a bigger league and stature, is embarking on what he envisions as the country’s “BPO triangle” that will make the Philippines even more competitive globally and a desirable investment location for outsourcing and offshoring (O&O) firms.

He added that once BPO firms expand into the countryside, this will improve family incomes and create a ripple effect in related industries in these two provinces plus their neighbors.

Megaworld started constructing the Richmonde Tower in Iloilo Business Park last May. The BPO component of this tower will run from the second to sixth floor, offering more than 9,000 square meters of prime office space for BPO locators. The upper floors, meanwhile, are slated for Richmonde Hotel Iloilo. The hotel will host 90 guest rooms, ranging from superior rooms to junior suites. Its seventh-level amenities deck features play amenities such as a lap pool, children’s pool and fitness center, while the business center on the same level will include meeting rooms and a conference room.

The first retail component of the project, Festive Walk, will be completed in the latter part of 2012. With these anchor projects, Megaworld aspires to turn the 54.5-hectare former Iloilo Airport into a new business center in Western Visayas.

With its strong Work-Play-Learn components, Megaworld is projecting that Iloilo Business Park will fill more than 24,000 seats for the BPO sector, whereas its retail component will infuse more than 200,000 square meters of space for the commercial sector. All in all, Megaworld expects to help create about 40,000 new jobs within Iloilo City, thus helping spur up the local economy.

Meanwhile, One World Centre in The Mactan Newtown is now ready for occupancy. The first BPO building to rise in this new 16-hectare township project in Mactan Island, Cebu, it offers 7,000 square meters of prime office space across five storeys. Retail space for restaurants, fast food outlets and convenience stores are slated for the ground floor. The location of One World Centre near Punta Engaño gives the employees of BPO locators easy access to beach destinations after a hard day’s work.

Also slated for development in The Mactan Newtown are the five-storey Two World Center and the township’s first mixed-use, four-cluster development, 8 Newtown Boulevard, three floors of which are dedicated for BPO offices and the rest for luxury residential condominium units.

Megaworld expects to create, through its locators, 2,000 new jobs in Cebu with these first two BPO towers.

Over at Eastwood City Cyberpark, TechnoPlaza Two is set for turnover to BPO tenants this November. The building offers 15,000 square meters of prime office space across five floors and easy access to the shopping and dining outlets at Eastwood Mall via an elevated walkway. A supermarket on the second floor will serve the needs of the Eastwood City community.

TechnoPlaza Two can accommodate up to about 4,000 new workers in total among its BPO locators, according to Megaworld’s estimates. This will further beef up Eastwood City Cyberpark’s employee count.

Since all of Megaworld’s cyberparks are Peza-certified IT parks, locators to any project within Megaworld’s BPO triangle are entitled to exclusive perks such as income tax holidays, duty-free importation of office equipment, hiring of expatriates and repatriation of earnings, among others.

“With our BPO triangle strategy, we as a company are making our contribution to help the Philippine BPO industry reach its five-year goal. As the industry is expected to generate US$11 billion in export revenues this year, with more prime office space in the pipeline from Megaworld in strategic locations in Metro Manila, Iloilo and Cebu, we will certainly help propel the BPO industry to register $25 billion in exports by 2016,” Tan declared.

Last December 14, I visited the place and have a 1-1/2 hour tour of the surroundings through the courtesy of Engr. Virgilio Carsido, the Vice President for Operations for Visayas. He showed to me scale model of the project which is just for 16 storeys but he said it will be 18 storeys. They will be adding two more storeys because of the demand. Sorry lang gyud nga wa ko ka picture kay ang akong focus tua man gud sa structural get up sa building (administration building) which is constructed by DCD Construction for P171 million. Nag inspect man gud mi sa utilities like plumbing, power generation and distribution, elevators, communications, fire sprinkler, drainage and etc. Ang kanang iyang mainroad kay napuno sa mangga nga gialign on the entire stretch of the road so diri na ta kakita ug Mango Avenue. Ang entrance kay naay rotunda with dolphins.

By the way, they are going to start the construction of the four towers this January 2012

Megaworld attracts big retiree market
8 Newtown Blvd in Cebu
December 22, 2011, 1:02am

MANILA, Philippines — After successfully opening the market for residential condominiums to mid-income families and launching the business process outsourcing (BPO) office space segment in the industry, Megaworld Corporation blazes on another new trail, as it has started to capture a chunk of the huge market for retirees.

With the soft launch of its 8 Newtown Blvd development in its 16-hectare The Mactan Newtown project in Cebu, “Megaworld hopes to attract foreign retirees and Filipinos who have spent decades working abroad to consider staying in the Philippines for their golden years. With the sensible design of our units and amenities that carefully take into consideration the needs of retirees, the company has come up with the benchmark for retirement communities in the country, after which all future developments will be compared,” said VP for marketing and project head Clifford Legaspi.

Modern and minimalist are what best describe the architectural aesthetic of the project and its overall feel. The four 15-story buildings sport clean lines and a white façade. The four-floor podium level will host commercial spaces on the ground floor and BPO offices, while residential units will start on the fifth floor to the 15th level.

Retirees can choose between executive studio units at approximately 40 sqm and one-bedroom units at about 50 sqm.

All units come with balconies so that residents can enjoy the fresh sea breeze. Units can also be combined to two or three bedrooms for bigger living spaces.

All units will be delivered pre-furnished with premium items such as LCD TV, split-type air conditioning, dining set and bed frame with mattress “to make it extremely convenient for our foreign and Filipino retirees to move in and feel at home in the Philippines,” according to Legaspi.

Once they move in, residents will enjoy spending quality time at the fifth-level play deck. Watch the sun rise while swimming at the horizon-edge pool. Have a hot bath at the onsen room. Exercise their green thumbs at the Japanese garden. Meditate at the rock garden. Share stories at the tea room and do their flower arrangements at the ikebana room.

And since this is a top retirement community, 8 Newtown Blvd will also host a Wellness Center that will address the residents’ medical and health requirements.

The location of the project in The Mactan Newtown gives residents easy access to the beach, as the development is just beside Shangri-La Mactan and adjacent to Portofino Beach Resort. The Mactan International Airport is also just 10 minutes away, where they can catch flights to Hong Kong, Macau, Osaka or even Dubai.

Other landmarks that are nearby, on the main Cebu island, that may be of interest to retirees are commercial establishments at Ayala Center and golf courses including Cebu Country Club and Alta Vista.

“The new project offers everything that a retiree considers in a future home,” according to Legaspi.

He also announced that Megaworld recently inked a partnership with the Philippine Retirement Authority to facilitate Special Resident Retiree’s Visa (SSRV) applications of qualified foreign clients through their investment at 8 Newtown Blvd.

CEBU, Philippines - Years from now, Cebu will welcome more retirees from other countries and shall serve as their second home.

Stating that the Megaworld four-tower project in Lapu-Lapu City has been sold to Japanese and European retirees, Realty Options President and Chief Executive Officer Samuel Lao is optimistic to such forecast.

Having three of the towers sold to a Japanese firm, he added that the eastern part of Cebu is viable to be the center of health and retirement facilities, attracting more retirees in coordination of the Philippine Retirement Authority.

While the fourth tower shall house European retirees who can enjoy their monthly retirement pensions, averaging from 1000 – 1500 Euros, much in Cebu than European cities.

As real estate tops the global market, Lao noted that small industry players and local entrepreneurs started to become developers on their own.

He further said that if there will be proper zoning and urban planning, it will be more systematic and feasible once investors come in since it is protected by the government and pre-sold to builders and developers.

For instance, he cited the partnership of the Japanese firm and the Megaworld as a good example because the private sectors had negotiated with an existing developer to avoid uncontrolled assets along with negotiable payments.

According to Lao, national players have been aggressive in investing in real estate, thus contributing to the Philippine economic growth. Although the Cebu realty industry is not much saturated yet, he said local realtors are maintaining the uprising momentum and doing well in the market.

Moreover, he said that as soon as other provinces in Cebu get developed further, the Queen City of the South will be promoted to be the second home, drawing out more foreign investors and not just retirees. (FREEMAN)

Travellers International is set to announce to the public the Resorts World Cebu in Mactan NewTown next year it will have at least 1500 hotel rooms and a shopping complex it will be more similar to Resorts World Manila. They will announce it to the public after the ground breaking of Resorts World Bayshore City in the first quarter of 2012. :banana: :banana:

I believe so, as most of Mactan is rocky (mactan stone..), but especially that part from Marigondon to Pta. Engano is basically limestone bedrock.

IMO, can't really compare this to any present development, location wise it's very different. It's like a few minutes walk to the beach to portofino.

Speaking of PortoFino and I asked this before (and got an answer). Is this finally part of the Newtown? The last time I asked, they said it's still not part of the property. Is there any new development regarding this?
