Ayala Land launches boutique hotel chain

MANILA, Philippines - Property giant Ayala Land Inc. (ALI) is opening a chain of boutique hotels across the country under the Kukun brand, according to a top executive.

ALI president Antonino T. Aquino said the group is slated to build five boutique hotels this year in Davao, Cagayan de Oro, Bonifacio Global City, Quezon City and Alabang.

He said the Kukun brand, to be operated by Ayala Land Hotels & Resorts Corp., will cater to the growing number of both business travellers and tourists in key underserved markets of the country.

Targeted to be operational by the second quarter of 2012, the first boutique hotel will rise in Bonifacio Global City, offering a total of 180 rooms.
A second hotel is now under construction in Davao, within ALI’s Abreeza project.

The third one is located along C.M. Recto Avenue in Cagayan de Oro City, just across the Gaisano Mall near the Limketkai Center.

Ayala Hotels also operates Hotel Intercontinental in Makati and Marriott Hotel in Cebu City.

watch out baka may magalit sa biro mo:D... to each his own ika nga. when my daughter for the first time in many years, joined us on our visit to the philippines, i showed her the various condos around bgc like pacific plaza, essensa, mc kinley park, bellagio, serendra and other bldgs. and when i asked her w/c one she liked best, her response was although pacific plaza was visually iconic, she preferred serendra because of that "staying at home feel" the latter exuded. hmmm she had a point there.

Apologies.

I do like how Serendra looks. At first look I was not but just like good wine the more you look at it the better it looks. I guess I was just pointing out how some people have that point of view with Serendra's look. It might better of for a new hotel to have their own identity and not copy Serendra's look.

If you fancy cars, you'll like looking at Audi R8s and A8s. That view will be enhanced soon with the opening of a Lamborghini showroom at the opposite corner of building W, right across from Fully Booked.

siguro ang rates dito ay 7,000 - 22,000 per , night or $120 - $500, stay ako dito pag $ 30 per night ang rate nila, sama ng design ng building, nasa likod na matatayog na mga gusali, malayo sa mall, ang advantage lang ay malapit sa daan.............................

Hi! My view at my unit is still okay but if the W building is just 1 floor lower, I will still have makati skyline view.

^^ Correction, "W Global Center". :) The word "Center" is not visible in your shot because it is of a darker shade but it's right below the word "Global" as I've seen the fence several times already while cycling around and through BGC.

It's a low rise building, parang 4-5 or six stories lang with ground and second/mezzanine level commercial/retail spaces.

It's good project as this Kukun Hotel, W Global Center, Active Fun, W High Street, One Parklane and Two Parklane helps break the linearity of BHS and extend retail northwards and southwards of the area.

...which reminds me of my tita currenty renting a unit at The Grand Towers for a month despite staying only here for 17 days. Still cheaper to rent the studio unit for a whole month (even with the wasted remaining 13 days) rather than stay at a hotel for 17 days.

Despite that, I still think there is a market for real Hotels, one that offers more services than what a rented condo unit can. Other than that, there are also "no frills" hotels sprouting like what the Go Hotel chain are doing. I'm not so sure about Tune Hotels though but I think they are also a chain of no-frills hotels.

I think this one will hold its own despite the rise of other hotels within BGC.

I'm thinking it would cater to a niche business market that wants quality accomodations without the extreme price tag of 5 star hotels. Remember that Ayala is managing this hotel on their own, creating a new brand, "Kukun", and doing away with getting a popular brand to name, manage, and market the hotel so that affords them to take the profits on their own and pass the savings to the guests resulting to a, hopefully, lower cost of stay on the hotel.

PROPERTY GIANT Ayala Land, Inc. is aiming to close the “product gap” in the hotel industry by opening five “stylish” and “alternative” hotels costing P650 million to P850 million each.

The Ayala property firm plans to open boutique hotels in Davao City and Bonifacio Global City in Taguig by 2012, to be followed by three more hotels already in the pipeline.

“We decided to develop our boutique hotel business as we realized that there is a product gap in this hotel segment,” said Michael Alexis C. Legaspi, vice-president and chief operating officer of Ayala Hotels, Inc., in an e-mail to BusinessWorld.

Ayala’s boutique hotels will be “generally more stylish, even thematic in design -- not boxed in by standards typical of conventional or chain hotels,” Mr. Legaspi said.

The boutique hotels will have an average of 180 rooms, with rates from P3,500 to P4,500 per night, and amenities such as meeting venues, common spaces, business corners, gyms, swimming pools, and bars.

The hotels won’t cater to the hip and young crowd but to highly discriminating business travellers who want to mix business with leisure.

“Our boutique hotels will predominantly cater to business and corporate travellers while also serving select leisure sectors,” Mr. Legaspi said.

“Boutique hotels are sought-after by increasingly discriminating travellers who rightfully expect to be provided with more value and recognition,” he added.

The hotels will also aim to attract tourists.

“The overall market potential is very healthy due to the excellent tourism and business climate pervading in the Philippines. This is greatly aided by improved access to the country and better air fares,” Mr. Legaspi said.

Boutique hotels are becoming a trend in the industry, he noted.

“Judging from its growing popularity abroad, we expect the boutique hotel trend to similarly pick up in the Philippines. Travellers are opting for less traditional but more stylish hotel alternatives offering more intimate environments,” he said.

“The service quality of a boutique hotel also tends to be more warm, personal and experiential, rather than transactional,” he added.

“Since our boutique hotels will offer a uniquely different product and experience, we have no doubt that these will gain a huge following in their respective markets,” Mr. Legaspi said.

The property giant formed a new unit, Ayala Hotels and Resort Corp., in October last year to handle its hotel and resort businesses.

The listed Ayala Land also owns Ayala Hotels, which operates Hotel Intercontinental in Makati and the Marriott Hotel in Cebu City.

That's a fitness-oriented park, an active park. The keywords yoga, jogging path, meditation corner, pull-up bars, etc. should come into mind first before the word "benches". But yeah, of course what is a park without the benches? :D

The family/leisure park is on the southern side of High Street not visible on that picture.

i prefer condo units within/around open spaces and parks like this.
sigurado selling like hotcake ang high street south on the other side.
but it looks like the structures on this side (high street north) are mostly commercial/offices. :okay:

The best asset of Serendra is its inside. The gardens really give a different look and ambiance. It looks and feel so different inside parang wala ka in BGC.

I agree with rob. It's like a exclusive village inside. You don't hear much of the happenings outside.

Seda is Spanish for silk which comes from cocoons, or in this case, Kukun. :D

Incidentally, seda is also the Filipino word for silk (where the Tagalog word is "sutla").

It's also seda for Portuguese and Catalan.

^^ To be honest... They probably should have cladded atleast some walls instead of just painting this whole building. Just that as it is now, looks very ordinary and pedestrian looking with that paint finish. Lacks definition and character. Not interesting at all. Parang di siya bagay sa surroundings niya. Too bad for Serendra unit owners who's views will now be blocked by this quite bland looking structure especially when there are really more interesting things to see in BGC than this.

Kukun hotel is targetting getting more market share for short term renters of Serendra. In short, im sure this is better than F1 hotel. It might be bland looking, but it sure makes a lot of business sense for them to locate this hotel right across Serendra and adjacent to High Street.

^^which reminds me that some unit ownders of Serendra are also making money by renting out their units on short term basis. Most of the takers are patients of St. Luke's. Ayala might have realzed this and decided to build a hotel to cater to this market?

^^ Perhaps so Francis though I'm not bothered about the number/size of the windows per se but actually what I was critical of is those painted walls and there's a lot of them mind you which is not really fitting for a supposed Botique Hotel. Looking for some "Bling/Imbelishment" that would give out that aura/ambiance of a true "Botique Hotel". I would have really prefered to have seen cladding on atleast some walls instead of just paint on the whole building. If it were cladded somehow, it would have given more architectural character and perhaps would have blended better with the surroundings and not look out of place. Anyway my opinion only of course. :) :cheers:

Well it's now named "Seda" which means silk. But then again silk comes from cocoons of silkworms so wala pa rin silang lusot sa cocoon effect ng windows.

For the hospitality sector in the Philippines, it's usually the motels or other lower class of accomodations which have little to no windows at all for the rooms.

If you look at the interior render of CT Onglao design, there is a flat bench beside that window which may be converted to an additional bed. This probably limited the window design.

The bigger windows are the corner rooms which looks floor to celing windows. These are the suites.

Seda hotels are not in the same league of Shangrila so it is not expected to have large windows. It caters to budget conscious travellers who puts a premium to a premiere location rather than hotel amenities.

Lets wait and see how it will look like in the inside. Once medical tourism picks up, perhaps Seda will become a cheaper alternative for patients who find Shang or Hyatt too expensive for long term stay.

With each Seda hotel providing easy access to an Ayala mall and office spaces, it is destined to be a destination in each of the cities it is located, said Andrea Mastellone, Seda group general manager.

Mastellone, who has 25 years of experience in the global hospitality industry, said Seda hotels aim to provide each visitor an “optimal guest experience” through state-of-the-art technology and the personable service that Filipinos are known for worldwide.

“Seda will offer the convenience and security of a high-energy, central location on top of innate Filipino hospitality combined with global best practices,” Mastellone said.

A Seda guest room and facilities will further be distinguished by contemporary design associated with boutique hotels. “Because AHRC is both the developer and operator of the Seda brand, we can be more flexible in giving our clients what they want at best values,” Mastellone said.

AHRC tapped well-known Filipino architect Conrad Onglao to design Seda hotels’ interiors, including guestrooms and public areas. Onglao initially established his practice in the US West Coast where he worked with or was exposed to the best designers in the global hospitality industry.

Property giant Ayala Land Inc. aims to build 665 hotel rooms under its rebranded hotel brand Seda by the end of 2013. Ayala renamed its Kukun hotel brand as Seda.

Ayala Land Hotels and Resorts president Al Legaspi said Seda is an urban lifestyle hotel brand envisioned to offer the traveler the advantages of location, excellent service and great value.

The first hotel, Seda Bonifacio Global City, has 179 rooms and is located near Bonifacio High Street and Serendra. It is within easy access of restaurants, retail shops and the emerging business district.

The second Seda hotel in Cagayan de Oro is also slated for opening before the end of the year. The 150-room hotel is situated within Centrio, a mixed-use development of Ayala Land.

Meanwhile, Seda in Davao City will open in the first quarter of 2013 while Seda in Nuvali, Alabang is slated for opening by the last quarter of 2013.

Legaspi said Seda was conceptualized to capture opportunities presented by the booming tourism industry.

ALI already has Intercon, Fairmont and the soon to open Holiday Inn in Makati.

Seda will cater to business men on the go, who put a premium on location and accessibility rather than 5 star hotel amenities. They are usually guests of expats living in Serendra and expats with offices in BGC.

So disappointed with the outcome of Kukun. they replaced the windows with concrete at side portion of the building. same thing happened with Globe HQ , nilaparan nila yung aluminum cladding kaya lumiit yung glass portion kya pumangit.Maganda sana ito kung nasunod yung render.

i wouldn't worry too much, in time with further development of FBGC, the aesthetics of this hotel will just be a distant memory...it's a good enough filler....

There are only 179 guestrooms so that explains the few windows. The Serendra windows in the background looks smaller compared to Seda.

The interior looks exactly the same as the perspectives from ctonglao architects. The window is small due to a lowered ceiling in the window area only and a long elevated bench beside the window which can fit 2 persons head to head lying down. Design wise mas tipid sa window but more functional.

This is a 4 star hotel and pricing is just right at around 4k to 5k per night for the deluxe rooms. The suites are bigger but not yet completed.

For comparison, Marriot hotel at newport city is definitely better being a 5 star hotel but also more expensive per night.

Not really expensive. Published rate is always priced higher than actual bookings through the internet.

Go and check out their online booking and it will only come out 5.5k per night inclusive of all taxes and sc.
