I just want to ask if anyone made an investment and purchased a unit at the One Pacific Place in Salcedo Village Makati.
My partner and I just bought a studio suite there a week ago. We found the price very attractive and the location very convenient. We both work at the RCBC Plaza and was looking at purchasing a unit at One Central but my partner has to move in next year. One Central turnover is around 2013 or 2014 but One Pacific Place will turn over their units this December.
Any thoughts? Comments? regarding the property or the developer?
Would appreciate it a lot if you could tell me your opinions.

Baby_face August 25th, 2011, 06:52 PM In terms of location, this development is not that prime relative to other developments scattered all over Salcedo Village and Legaspi Village. It's at the fringe of the Makati CBD and overpriced. Despite its launch more than 2 years ago and an aggressive marketing campaign,it still has a considerable number of unsold units. IMO, discerning buyers would wait after turnover at the end of the year or beginning next year when many choice units will be available in the secondary market at 10-30% off developer’s list price.

I don't understand how this property is not as prime as other development in Salcedo and Legaspi Village in terms of location. It's at the fringe of Makati CBD??? its almost just a block away from RCBC Plaza. Three buildings apart from One Central, which a lot of people agree, that in a prime location in Makati. I don't think its over priced. It has one of the most competitive pricing schemes out there. We got a 22 Sqm studio suite there for 2.2M but I am really interested to know if they would sell their units at 10%-30% of the developer's price list. A brandnew condominium in Salcedo Village 10-30% off?? Really?? Now that's something. I think I'll get another unit if that really happens =)
We really prefer, the Lerato because I bought Ayala's Home Starter Bond last May and we can get a much as 10% bonus on our investment if we buy Ayala properties but since we have to find a place by June, we decided to get one here =) I think it's still a very good choice.

Laruko October 5th, 2011, 09:04 AM I bought a studio for 2.3M on the 23rd Fl to have a view of One Central & RCBC Plaza. I told my partner I really don't like the color of the building myself =) but I decided to sit back and wait till its over. I know Albert Yu, heard of him before, one of our finest local architects and of course they hired Aromin & Sy for the construction.

annfame October 6th, 2011, 05:37 AM Im not sure about that 10-30% off the developer's list price. I think this is the first time that the developer is venturing in residential condominiums. They have experience in the hotel & hospitality industry but in building residential units, their name is relatively new. Besides, they are competing against giant developers around that area: Lerato by Ayala, One, Two & Three Central by Megaworld, then a few more blocks SMDC Jazz Residence & Vista's Salcedo Square. The competition is tough in Makati specially within that area (Salcedo Village) but IMO they would have to rely on their basics: Great location & quality workmanship. I think they would do good in terms of the property maintenance & administration. That's their background anyway.
vestige October 6th, 2011, 07:04 AM This building has been in development for years now, but I really admired how they built this thing, unlike the projects alongside Buendia, they actually build at night, I still remember at about 9pm is when their trucks with concrete, panels, walls, etc. would arrive, not making as much traffic if any at all...hindi sumasabay sa rush hour kumbaga, and it kept faithful to it's render (looking @ you CPI, Rockwell, Philtown).
But it really is sluggish on sales noh? Cause' the pre-selling up to the actual selling continued until now, eh halos kasabay lang siya nung One Central nagstart mag promote...at may Open House pa sila gang' ngayun.

That is the reason why there were very candid in saying that they can finish the project even without the need of additional investors, they know na sales wouldn't be that easy & they believe in their financial stability. That's competition.

It looks like they're gonna cover the building with these flashy blue lights =) They could have just use glass curtains. It would give the place a more sensational feel like the ones their doing with One Central. Its just a block away anyway.

Which project of Rockwells wasn't true to the render ? all their projects look great imo. prob the best developer along with ALP for the high end market.

Well, we bought a unit in one Rockwell east tower last December 2007, we were given an almost book-like material on the complete renders, floorplan, the facade, the supposedly color of dark green/blue glass with yellow accents puncturred in every floor level protruding outward, with glass taking most of the floor with minimal concrete. And then look at it now, sometimes it looked unfinished. But I love the inside though. Only the outside changed.

correct ka dyan. i heard that they will have an open house this month. parang on the 20th.
pero at least naman, they can finish it without relying on the sales.

I am no fan boy, I was just interested in what problems you had with Rockwell. It would be nice to see the initial renders of the place and the finished building side by side for comparison. This is obviously not the right thread though.
Why would someone say something thats not true? well, many people have some sort of motive, like they are agents for other developers. Not saying you are.

oh thanks. sounds like a good buy, how big is your unit? by the way did you settle in one time cash / staggered monthly payments?
Laruko October 14th, 2011, 02:51 AM It was just a 22.5 Sqm room for my partner. She is currently renting a room in one of the condominiums around RCBC Plaza. Her contract/ lease would expire on June 2012 and the people at One Pacific said we could do the monthly payment until June of next year even though the turn over date of the place is December or January 2012. We can move in as soon as we complete the payment but we can view the unit as early as December or January.
