Introducing Grand Residences Espana 2 situated just infront of UST Engineering Building in A.H. Lacson Street. The building is in the corners of AH Lacson, Espana St and Dos Castillos St in Sampaloc Manila.
A craftfully designed forty (40) storey residential and commercial complex.

watcher09 August 25th, 2011, 02:29 PM Nice find. I hope that in the future, the growing skyline of Sampaloc plus Sta. Mesa will connect with those of Sta. Cruz, Binondo and San Nicolas, then, to Port Area, Ermita and Malate. Skyline of Manila will be more expansive than Makati's and the rest except of course QC's.

Coming from Dapitan going towards Espanya, before reaching espanya look on left, there you would see the project, pass by kanina lang..

Makatprimer is right. Parang Manila rin ang Bangkok, except for the following:
1. At one glance, you can't identify the CBD as the tall buildings are not concentrated in one or two areas. Kalat-kalat nga. They have so many tall buildings.
2. Mas malinis ang bangketa nila na maraming paninda.
3. Chao Phraya is much cleaner than the Pasig River.
4. Roads are cleaner, islands are beautifully landscaped (Although, our BGC and some Makati streets are comparable.
5. It has beautiful temples while Manila has domed churches.
Expansive din ang Bangkok. Same street scenes, though, no jeepeneys. Tuktuk ang kapalit. Traffic din. Same looking people. Marami rin carinderia types.

wesunsled September 21st, 2011, 09:11 AM nasa bangkok mismo, sa atin kasi marami, ala new york ang bangkok manhattan for short, magaganda ang mga building, sa atin kasi may mga executive villages inside the city center kayat mahirap makaexpand ang city skylines due to height protests ng mga mayayamang residente,sa kanila sa bangkok maraming 15-20 story building na nasa skyline city nila, around 400 plus i guess, parang pinagsama samang metro manila skyline na pinag isa.

I agree. I'm not a fan of Sao Paolo's and Rio De Janeiro's. They are expansive, though, the buildings are boxy and looking 70's and 80's. Bangkok on the other hand has many beautiful buildings, but not concentrated in one area.
In here, we have towers packed in different areas. When end to end of these groups of skylines meet, that would be an awesome sight.
Anyhow, we can see that Sampaloc, Sta. Cruz and Sta. Mesa are following the steps of Malate, Ermita and Binondo. They're getting higher and in due time, denser.

actually, the lot is wider than I thought when I've seen the site, even wider than those buildings that has been constructed already, mukha lang sa render na narrow pero pag nakita mo yung site di naman ganun kakitid yung lot ...

^^ This is a very classic architectural perspective rendering...it should looks like the same when the structure is done...Minimizing the space is one of the concept of the designer or architect to show to their users how important the space is when its too narrow or small... As well as accessibility is one of the important concept that the designer showed in this project... I wish that the fire exits well designed though...We should not look at how beautiful the designed is when its done...CONCEPTUALIZATION and ACCESSIBILITY are the important factors para sa atin na lumabas na maganda ang ating design...:angel1:

^^ tama ka dyan...pero may bearing naman ang mga building na ginagawa...para sumunod sa movement o shaking ng earthquake... kung nakita nyo yung tumunbang bldg sa ilaya, tondo, kahit bearing wala yun at kulang sa lalim at naka depende lang sa kabilang bldg kaya nang maghukay at magtayo ng bldg dun ayun po bumagsak...hindi pa lumindol dun,..
