FBDC management on the Topping Off ceremony of the new buildings in Bonifacio High Street Central

Bonifacio High Street (BHS), the sprawling retail and office promenade in Bonifacio Global City (BGC) is presently building new blocks of commercial and office space, identified as BHS Central.

Fort Bonifacio Development Corporation (FBDC), developer and management company of BGC, completed the main structure of two of the four new buildings.

FBDC and Ayala Land president Antonino Aquino said: “With BHS Central, we will impress the synergy of elements of a refined commercial space for both avant-garde and most-sought retail outlets, well-appointed office spaces, state-of-the-art cinema houses, and dining experience all within a picturesque greenery and open park.”

During the topping off ceremony, Manuel Blas, FBDC’s head of Commercial Operations, disclosed that the two buildings are a 6-storey complex with four floors of creative office suites and two floors of retail space; and another building that would house dining outlets created exclusively for BHS Central.

Office and retail locators will have a view of the central park which will be twice the width of the present BHS’ central garden. Main attraction will be the interactive water plaza which will showcase the features of a play fountain, fog fountain and water curtain cascades. Moreover, this plaza may be converted into an amphitheater stage for special events.

The park will likewise have garden islands, pavilions, and BGC’s signature landscape centerpiece – some public art installation. Aquino said, “BHS Central puts forth the very best that we have to offer.” “It is part of the unique urban progression taking place in BGC, specifically the continuous building and upkeep of magnificent modern venues for home, work and recreation; and the promotion of a practical and leisurely pedestrian experience,” Aquino added.

oh... tama ba ung One Parklane beside High Street is a steel parking building?... that's One Parklane that is visible in the picture right? I thought its going to be a concrete structure...

@CPRdude: I dont know if it's gonna be a car park area, but I hope not. We have too much parking na surrounding BHS Central-Zone. There's One Parklane and Two Parklane. Then yung surface parking pa sandwiched between BHS-Central and F1. Plus the Fort Strip parking area pa. Sana they maintain the car parking outside the perimeter of that block and put something else that people would enjoy to see or visit.

my guess is that will be dedicated for a future parking building...there is no underground parking on that office building if I'm not mistaken, thus it will need a dedicated parking space.. along with the other additional commercial complex onsite...

@CPRdude: I dont know if it's gonna be a car park area, but I hope not. We have too much parking na surrounding BHS Central-Zone. There's One Parklane and Two Parklane. Then yung surface parking pa sandwiched between BHS-Central and F1. Plus the Fort Strip parking area pa. Sana they maintain the car parking outside the perimeter of that block and put something else that people would enjoy to see or visit.

my guess is that will be dedicated for a future parking building...there is no underground parking on that office building if I'm not mistaken, thus it will need a dedicated parking space.. along with the other additional commercial complex onsite...

Baguio-Ayala Land Technohub. Located in Camp John Hay, it is designed for BPO offices and retail clusters that are partly inspired by the architecture of the old American homes there. It provides the convenience of a neighborhood shopping center and hangout.




Centrio, Cagayan de Oro. Also a joint venture between ALI and Anflo Group, it will be 1.) a regional shopping center that carries a host of mainstream and local brands and dining concepts, coupled with 2.) a boutique hotel and 3.) Avida Centrio, a self-contained residential community.


Iloilo-Ayalaland TechnoHub. In Mandurriao, Iloilo City, on the rise are two BPO buildings, a technopod (an office space for IT and BPO’s with 24/7 facilities) infused with dining and nightlife.


Ayala North Point Community Center. This cosmopolitan hub will rise next year close to the tony North Point Village, offering the best in local and imported retail concepts and a park.

Harbor Point. As another regional center that will rise in Subic Bay Freeport Zone, it will be heavy in office and retail in a soothing environment, replete with specialty stores and active and wellness-oriented stores.

These developments are not seen as mere malls but as cities or town centers. People want to gravitate there because it’s a classy but hip urban environment. Prospective buyers might find the developments attractive because these offer more protected versions of city living.

“We have to provide a total environment for the BPOs. They are our customers. Once agents like a particular place, the BPO will be successful. That’s why we put up affordable residential units and retail so they can live, work and play. In BPOs, good hotels are required by visiting principals aside from homes for the managers and agents. We are focusing on CBD developments and ensure that there are required amenities. Some people will live off-CBD. We have to make some provisions,” explains Aquino.

That’s when Amaia Scapes comes into the picture. These subdivisions will provide homes of good-quality materials and finishes.

ALI will launch Amaia in Pampanga, Cavite and Batangas.

“The Amaia brand is about economic housing or house-and-lot packages ranging from a P600,000 duplex to a P1.2 million two-story house with carport. It’s aspirational and not cramped,” says Aquino.

Strategy

Despite the rise of new hubs, ALI takes great care to improve its developments.

“We continue to be present even beyond the initial development and keep putting in place all the best practices we’ve done,” says Aquino.

For instance, by 2012, Alabang Town Center will have another building that will add 70 stores and Metro Gaisano. In the next three years, Bonifacio High Street will see the rise of a food strip, the Mind Museum, luxury shopping destination, Kukun hotel, Avida residential towers, more parks and a football field.
Aquino attributes the aggressive developments to the flourishing economy which covers the sunrise industries of BPOs and tourism. With the demand for stylish yet affordable hotels for business travelers, ALI is building Kukun hotel, designed by architect Conrad Onglao, in Bonifacio Global City, Davao and Cagayan de Oro, and will soon launch in Nuvali and Alabang.

On how ALI positions itself vis-a-vis other developers that have more malls and are also bullish about hotel and real estate, Aquino explains, “Our strategy is not too much as to what the competition is doing but what we see as the major drivers of the economy. We would like to position on those major drivers and we will put in places where it is needed.”

ALI recently partnered with El Nido Resorts in Palawan. “To complete as new product initiatives, we bought into the hotel chain. We’re expanding our El Nido chain by putting up Pangalusian and Apulit,” says Aquino.

Ultimately, development is not about adding square meters of salable space. “You have to look for that added dimension. What are the elements that can help in improving our lack as a people and in economic development? Construction is one of the best things that can happen in giving jobs. It helps people who don’t have sophisticated skills. It addresses unemployment. Aside from quality of life, we try to make sure our customers and people who frequent our developments can experience what we do to contribute to the growth of the country.”

It will be the Maybank Corporate Center. Maybank is the biggest bank in Malaysia, with over USD130 Billion in assets. Present in 14 countries worldwide and is the 4th largest bank in South East Asia. Expected completion of this building is 4th quarter of 2012

Nope, that's not it.

That's the 6-storey office-retail building with 4-levels of offices atop 2-levels of retail/dining.

The 4-level offices are under the AyalaLand Businesscapes Group.
It will have 8,800sq.m. of gross leasable area for BPO locators.

Hanap ka new friends sa Businesscapes group para may kukuhaan ka ng info, tanong mo kung sinong tenant na nag-sign-up for spaces. :D

Of course it's not finished yet but the structure will be clad (by definition, cladding doesn't always have to mean aluminium composite sheets) for aesthetic purposes, effectively hiding unsightly structural elements.

By the way, that shot appears to be taken from the vantage point of East Superblock, with 7th Avenue on the foreground, and Lane O on the left.

Oh, exactly just what my hunch told me! Please confirm before I point it out on the map just to be sure I got it right, it is bounded by 11th Drive on the north, Lane T on the south, 11th Avenue on the east, and Lane C on the west.

Kababalik ko lang sa SSC kaya nagrerecover pa yung pang-amoy ko sa mga ganitong bagay. :D

^^ Yes that's the view. But since its 38 floors, the higher you go the view gets better.

Wow @thomasian is active in SSC again. WB! I see. I am not so sure, I was just told there will be a theater somewhere in BHS central and its a corner bldg. Yes, thats the location for the Field.

The building will be like Greenbelt 4 it will house different brands under Rustan's group like Gucci, Prada, Salvatore Ferregamo, Bvlgari and many more. But the biggest news according to sources is the second store of Louis Vuitton will be located in the same building and it will be officially announced at the reopening of Louis Vuitton store in Greenbelt 4 on October 15.:banana::banana:

In addition to the soccer pitch, there will be a basketball/volleyball court adjacent or next to it.

these are open to the public.

There will also be a kanin club and i think a sumo sam coming up before the end of the year at next to starbucks home depot. that general area is being developed as the more affordable section of bgc, hence the purposing of the structures being built there. avida for example is geared towards the more affordable section of the market.

I think the city-planning is quite good. that area can be considered walking distance to kalayaan and thus to the jeepney based transport going to edsa-guadalupe.

Heard that they are already digging the Uptown mall. From the looks of it SM Aura, Shangrila and Uptown Mall will open in 2013.

SM Aura to be rival of BHS Central

According to some sources Rustans is talking to SM to put up a high end dept. store in sm aura but they dont know wether it will be branded as rustan's or in different name. Rustan's decided to put up a high end Dept. store in SM aura after ayala scrapped the Proposed Rustan's Dept. store in Bonifacio High Street central.
Why did ayala axed rustan's? Does this mean they now booked a new Dept Store operator? if so could it be a new multinational brand in phil shores?

Store Specialists Inc (SSI) is part of the rustans group of companies. It's what will be put up there. More of the Greenbelt 5 type stores will be setting up shop at that end of high street. I think there'll be a Zara there, but am not sure.

You have to add 8th Forbestown/Burgos Circle. 8th Forbestown is a 4 level high end mall in Forbestown Road in BGC.

There will only be two levels of commercial space at 8 Forbestown Road, a ground level and 2nd floor. 3rd to 6th levels are for parking, as well as two underground parking levels.

I’m super excited the way BGC is turning out to be, and with all the planned developments sprouting everywhere including commercial retail malls and 5 star hotels. Baka mapadali ang pag lipat ko diyan. Ha ha ha. :lol:

Are there also plenty enough restaurants and coffee shops at BGC? (so I can do away with cooking and places to hang out at coffee shops?

There will only be two levels of commercial space at 8 Forbestown Road, a ground level and 2nd floor. 3rd to 6th levels are for parking, as well as two underground parking levels.

Thanks for the clarification. Gumaganda na Burgos Circle now. All the shops have opened already although may nagclose na Bordeaux. Johnny Rockets will open before Christmas also.

I really hope that they'll develop the Park near FW Parklane.

According to my sister resto in the fort strip will transfer in BHS Central Building that will be dedicated for Food outlet only. While Mc donald's will be put in the the lower ground floor of the 6 story building. The local brands will be inside of the two story air conditioned mall they will be in the second level while the high end shops especially the rustan's brands will be in ground floor. The Zara store will be in ground floor of the 6 story building. the 4th building is still on planing stages after ayala change it from high end Dept. Store to a Cinema. According to my sister Ayala decided to put local brands and some international brands not under SSI instead of leasing the whole Two story building to SSI of rustan's to make BHS more competetive to the upcoming SM aura that expected To have Forever 21 and Uniqlo

I agree it has to be concrete... Granite would be too expensive to put there.

been here sunday evening, its already open to the public though only 1 shop is open for business... a fruity juice shop methinks (not a fan of drink stores but that one is swelling with people). i asked the guard when was it opened he said last friday.

anyway, i dunno why they opened it already. area is still dark with no lights (not even a light post erected). even the flooring is still plain cement. of course fountain is not yet operational and only 1 shop operating. but nonetheless, a great extension of high street. area is huge with generous open spaces. wish they'll have some sort of Concert at the (Paco?) Park perform there (classical music). that would be very appropriate with the environment :)

the said juice shop just happens to be Jamba Juice!! it's got quite a big following in the US and how lucky for manila to have one since they only have intl branches in bahamas, canada and korea so far.

I went to the Jamba Juice stall. It's still uncomfortable to hang out at the area due to the ongoing drilling (sakit sa tenga!) and the dust. I'm expecting more shops to open before Christmas. And hopefully we'll witness a nice Christmas concert at the Amphitheater. ;-)

You can see how people miss nature. everybody's trying to see a patch of green and the water feature. Philippines law should require every comercial/residential and office buildings to alot a portion of there land some green. Like what they do in Singapore. They have plot ratio & site coverage to control land developers on how to built on their land

Like new york manhattan Central park its a large chunk of prime property land but they didnt touch it to preserve the beauty of nature and not make new york a true concrete jungle... I hope they can materialize it in the philippines...

Howdy? I wish the West Block will connect the East Block all the way to Burgos Circle. I've seen Mind Museum and it has a space for pedestrian to connect Burgos Circle to West Block. They also narrowed the cross street between East and West Blocks. We'll see :)

fence is gone and the trees have been 'relocated.'
the vacant lot on the left corner (green in the render below) is now fenced, wonder what's to be built there, it's too small for a cinema. could be the staging area for that corner building along 5th av.

Philippines largest luxury clothing retailer Rustan's is soon setting up flgaship store in Bonifacio High Street.

Rustan's, on Wednesday said it is partnering with Ayala land, to construct the new Rustan's Department Store 15,000 sqm. flagship store in BHS Central. Including the deal is that Rustan's will be the sole lessee of the two level mall in BHS Central.

i thought RUSTAN's will be occupying the whole building? anyway, buti naman and there will be cinemas in that area, its hungering to have it finally.

According to postings I've read before the Apple store is going to be in the West Block and will be the first anchor tenant in the retail area of the said unified PSE building.

BGC’s owner and management company, Fort Bonifacio Development Corporation (FBDC) and Stores Specialists, Inc. (SSI) recently led the groundbreaking ceremony of the new structure.

The six-storey building is set to be BHS Central’s high fashion and lifestyle hub. It will have a floor dedicated to four auditoriums, specifically, two regular cinemas, a 2D theater, and a 3D theatre. Three floors will be for retail shops carrying brands under franchisee SSI; and two floors for basement parking.

During the groundbreaking ceremony, Ayala Land Inc.’s Executive Vice President and Head of Commercial Business Group Bobby Dy thanked SSI for continued trust to FBDC and BGC; and congratulated the team for all the work that has been done in BHS Central.

SSI’s Executive Vice President Anthony Huang, meanwhile, expressed the excitement of his team in working with Ayala Land Inc. through FBDC.

“We are very excited to be part of this development. We didn’t have this kind of tie-ups before, but we thought that if we are going to do it, we’re going to do it with Ayala Land and FBDC. They are the right partners for us. We’ve been working with Ayala for many years and we’re very happy to take this partnership to the next level,” Huang added.

BHS Central presently has a 6-storey Southeast building that has four floors of stylish office spaces and two floors of retail outlets; a building in the Southwest which houses fashion establishments; and a Northeast building that has a number of dining options exclusively for BHS Central.

The BHS Central’s Northwest building will be fully operational by October 2013.

^^ I presume the competition is exclusive for Tower Cranes.

Symphony of Lights was also used in Makati's Ayala Triangle Garden. Ours is most likely patterned with the Symphony of Lights in Columbia, Maryland. Hongkong's SOLs is just too grand.

Thats in the Fort Strip area diba. They have built a small building there where Pier One used to be. If i am not mistaken some months ago they were advertise for expression of interest to lease the commercial space. There has been discussion here regarding they will demolish this area but do you think so?. My personal opinion is I hope they retain The Fort Strip.

^^ Yup that's right Jorge that Pier 1 was located in The Fort strip complex. Thank You much for the info btw, appreciate your feedback. As far as I know that complex is a temporary structure which will eventually be replaced later down the line but when exactly is the big question. It doesn't look like it's happening soon though if they re-purposed the Pier I structure for another commercial space. Actually it's not really the best utilization of space as it(The Fort strip) is set up right now so I don't mind if the it will eventually be replaced by something bigger and better than what's standing there now especially when the West Block section of the High Street extension finally comes to fruition. My opinion only of course. :)

The Fort Strip will be redeveloped its just a question of when. High Street South is planned to be built over 25 years so it could be a while yet.

It's a shame Pier 1 is gone now, any idea if they have a new location anywhere nearby ?

^^ Yup. 5th Avenue/Lawton will be BGC's version of Makati's Ayala Ave. which really makes that lot area where The Fort commercial complex is right now, especially the side facing 5th Ave.. so darn valuable a land bank for Ayala. I'm sure Ayala has something special in store that will better utilize this very prime lot. :cheers: :cheers: :cheers:

Store Specialists Inc. Should take note of that, maybe they also need to expand bershka too since it's a cheaper alternative for the dressy Zara line of clothes. SM Aura is the best candidate for such store IMO.

No SSI stores in SM Aura. But I like diversity. More choices. It would have been boring to see the stores in BHS and SM Aura.

Just hope that the cinemas in BHS and Shang Fort will compete with SM Aura. We'll see in a few more months.
