Makati-Taguig dispute
MANILA, Philippines — Makati City Mayor Jejomar Erwin Binay has asked the Court of Appeals (CA) to nullify a decision of a former Pasig City judge that Fort Bonifacio and several Makati barangays are part of Taguig City.

In a petition filed Tuesday, Binay said retired judge Briccio Ygana issued the decision after his retirement last July 9, rendering the decision void.

‘No PLDT exclusivity in Bonifacio’
THE Court of Appeals has rejected the petition of the Philippine Long Distance Telephone Co. for exclusivity of telecommunication services in the sprawling Bonifacio Global City business complex in Taguig City.

hello! I browsed through the other thread. Glad to know I'm not the only one praying for Metro Manila to become world class.

Are there any plans to build a library in the Fort? That would be very exciting especially if its near or right next to the Mind Museum...

Anyway, I was also looking at some photos of bangkok and I have to say, I felt a bit of jealousy. None of our major areas give off that cultural vibrance that Bangkok has. Especially the fort is looking more and more like a typical North American city. And our "cultural" areas like quiapo and intramuros are appallingly chaotic and dirty, no tourist would visit there and say, "amazing! I want to go back again." Highly doubt it.

You have a point! I don't see much difference between California and BGC, except the people. I have to walk into a Kultura store to see the Philippines! :lol:

We embraced the American Culture after the Spanish and Japanese conquests. Filipino culture needs to be traced 600 years back and even then I don't believe we have architectural wonders from that time period that could be mentioned as Filipino. At that time, we were a fractured set of small warring tribes without a sense of national identity. You could say that we started to become a nation when the Spaniards consolidated their property!

Because of our colonial origins, it's just expected to be influenced by Western culture. I wonder though if we'll get to that point where we will be able to display some distinct character. I hope so.

MANILA, Philippines - Shang Properties, the real estate development arm of the Kuok Group of Malaysia, is forking out P12.2 billion for its newest upscale residential and shopping enclave, One Shangri-La Place in Ortigas Center.

In its disclosure to the Philippine Stock Exchange, Shang Properties said bulk of the amount or nearly P9 billion would go to the construction of the 64-story One Shangri-La Place while around P3.2 billion would be used to beef up retail space.

The twin-tower condominium will house over 1,300 units located atop a six-level mall podium that will house over 150 luxury shops and restaurants.

Target completion date of the expansion mall is 2013, while the residences are expected to be completed in 2014.

The group is also expected to spend an additional P2.4 billion to spruce up the current Shangri-La Plaza mall, carpark building and the 8.6-hectare Shangri-La Place estate.

The Kuok Group remain bullish about business prospects in the Philippines, with work on two other simultaneous projects on-going – the ultra deluxe Shangri-La at the Fort project which will have over 500 guestrooms, serviced apartments, and 97 exclusive luxury residences, and a new 62-story residential project in Salcedo Village, Makati.

We have a rich architectural heritage as can be seen from the bahay kubo. If you look athe traditional house, it is cool, indigenous, tall (free from flood), light and not to mention mobile. Each part of the kubo has a purpose.We also have the Maranaw influence as can be seen from the old Sulo hotel

You may read the articles of the great Filipino architect Manosa who ensured his designs are inspired by the kubo. He designed the iconic San Miguel Building, the old Sulo restaurant, Medical City, Coconut Palace and Ateneo Graduate School in Rockwell.

Sadly though, he has not been as active in designing skyscrapers as before maybe because of his age. In fact, the only Manosa designs in the Fort have been low rises like the International School of Manila and the Every Nation building. Both are located in the institutional part of BGC.

I agree with you that we need to reconnect architecture with Filipino culture.

I like the Metro Pacific developed side of BGC where the statutes depict Filipino culture like Andres Bonifacio, fishermen gathering fish, fishermen rowing, and kalikasan (tree of life). Hope we can have a new generation of architects who will have a strong bias to support Filipino architecture.

Who among the major developers now support this cause to promote Filipino inspired architecture?

Ms. Hill’s building, the Emerald Green, at 320 West 38th Street, is one of dozens to go up under a program known as 80/20 in the last few years, in which people from both extremes of the income scale live across the hall from one another. These projects include Tribeca Green downtown, MiMA and Silver Towers on West 42nd Street, and the Legacy on the Upper East Side.

Ingrid Gould Ellen, a director of the Furman Center for Real Estate and Urban Policy at New York University, said that although it was unusual to have someone making $30,000 a year next door to a person making $500,000, it reflected a significant change in thinking about how to approach affordable housing. “Over the past two decades,” she said, “there has been a movement around the country to have more income mix within neighborhoods.”

And in Manhattan, it is not just neighborhoods that are mixed, but the buildings themselves. In order to qualify for the program, developers must spread the affordable units throughout the building so as not to segregate low-income renters. To help ensure that the affordable units blend in, regulations cover everything from appliance sizes and access to common space, to an equitable distribution of views.

Gary Jacob, an executive vice president of Glenwood Management, the developer behind Emerald Green and one of the largest builders in Manhattan, says the effect is to make it difficult to tell who is paying market rate and who is not.

“We find that there is a very good social and economic mix,” he said. “If you are standing in the lobby watching people come in and out, I would challenge you to tell who is who. The affordable tenants are wonderful. To them, they have won the lottery.”

That American Memorial, has anyone else here seen the squirrel/s there. My friend and I once saw a gray one from a tree jump on the lawn then onto another tree and after that we lost sight of it, sayang, so cute and fluffy. It's the first time I've seen a squirrel in the Philippines, so surreal, sabi nga namin bigla "Ay ang cute parang nasa States lang tayo!" :lol:

Kahit maraming empty lots sa Fort when you're looking at it from a bird's-eye view, pag nandun ka na sa loob and you're driving around, it so clean and beautiful and parang hindi sa Pilipinas,lalo na when you reach the cluster of buildings papunta ng McKinley hills. Ang sarap magtrabaho sa Fort!

Kaya lang isang malaking eye-sore talaga yung Market Market. Sana ayusin nila...

it's like showcasing the new Philippines..showing them that the philippines is not all about intramuros,beaches,malls.The Philippines is not all dirt,grit,spaghetti cables and pooornes:lol:That there is a development that can compete with them.Instead of going to Singapore,HK,Malaysis,,USA they may opt to go here.The advantages of the said countries are the grand temples,iconic structures,advance mode of transportation,the orderliness and cleanliness

OFFICE SPACE deficit could be expected by 2015 as demand, fueled by robust economic activity, will likely outpace supply, a property consultancy yesterday said.

Some 200,000 square meters (sq. m) will be unmet by real estate developers with demand forecast to rise by a fifth to 360,000 sq. m from the current average, David Leechiu, country head of Jones Lang La Salle Leechiu, said in a press briefing.

This, as purchasing power of Filipino employees particularly in the business process outsourcing (BPO) sector will spur increased spending and thus enliven corporate activity amid a robust economy, Mr. Leechiu said.

BPO employees, he said, make P20,000 to P25,000 a month on average and are driving the growth of the consumption-heavy middle class, he said.

Already, office rental rates have risen by 42% since the 2008 global financial crisis, with the drop in lease fees bottoming out by end-2009, he said.

If developers do build to keep up with the projected demand, Mr. Leechiu projects construction activity to be seen not just in Makati City and Bonifacio Global City but perhaps also in Quezon City. The so-called North Triangle district there along EDSA could be a prime spot if government stepped up efforts to clear idle lands in the area.

MOST OF the new office buildings slated to be completed in the next four years will be concentrated in Bonifacio Global City, increasingly making it a prime business location, property services firm Jones Lang LaSalle Leechiu (JLLL) said in a statement yesterday.

JLLL said close to 700,000 square meters (sq.m) of new office space will be coming on stream in the emerging business district from now up to the next four years. In contrast, only around 200,000 sq.m will be constructed in Makati and Ortigas over the same period.

The growth is attributed to demand from the outsourcing industry, which is estimated to take up 250,000 sq.m of office space annually, JLLL reiterated.

THE PHILIPPINE real estate market is set to enjoy a “sustained upward cycle” as demand for office space combined with interest in retail, tourism and residential projects will continue to drive the sector forward, according to property consultancy firm CBRE Philippines, Inc.

“From a macroeconomic cycle, there is not a bubble. This is the start of a sustained upward cycle. There is a lot of demand,” CBRE Chairman Rick M. Santos said at a briefing.

Demand for office space, for instance, is expected to remain robust as business process outsourcing (BPO) firms are poised to expand, he said.

“We believe the Philippine office sector has some of the best fundamentals of all the Southeast Asian markets,” he said.

“The Philippines has some of the lowest rental rates, highest yields and greatest demand for office space in Asia,” he added.

BPO companies are continuously expanding in and outside existing hubs and central business districts like Makati, Ortigas, Fort Bonifacio in Taguig, Quezon City, Alabang and Mandaluyong, according to the consultancy.

Outsourcing firms are also tapping Cebu Asiatown IT Park, the Plazuela de Iloilo in Iloilo and Abreeza development in Davao.

“I really think the good years are ahead of us. The government looks stable, so many new players are coming in for the BPO and there is the knowledge process outsourcing companies,” Jose Luis F. Matti III, executive director of CBRE Philippines, said.

The local BPO industry employed 525,182 workers as of end-2010, with a projected additional 500,000 jobs to be created over the next five years that will demand three million square meters of office space, CBRE data show.

“They realize how good the Philippines is in terms of location and we have a very skilled work force,” Mr. Matti added.

Furthermore, increasing overseas Filipino remittances are fueling the growth in the retail and residential development, the consultancy said.

“The housing, retail and leisure segments benefit from the continued rise in remittances,” CBRE said.

In the first four months of the year, remittances rose by 5.98% to $6.2 billion and is projected to grow by 7% this year to $$20.1 billion, government data show.

For tourism, visitor arrivals grew by 13.3% in the first trimester to 1.3 million, government data show.

“The continuous growth in the tourism industry has encouraged direct investments in hotels and resort residents. Retail sector also benefits from the increased number of tourist arrivals,” it said.

CBRE Philippines started operations in 1998, offering valuation and advisory services, global corporate services, asset services and residential services.

What made Fort Bonifacio Global City attractive to me are the public parks and public art pieces in the area. It would be nice for the Fort Bonifacio to have a balance development with public parks for its residensts and visitors.

David Leechiu quoted in "Business Nightly" that businesses abroad will seek more services of Asian nations, Philippines in particular in order to sustain growth and survive in this economic turmoil. However, some argues that It's impossible to achieve growth while the demand in developed countries declines.

I agree.. if economy goes better for these barangays... these areas will eventually improve eventually.. and I think BGC will soon push the upgrade of these areas later on...

and again.. ang kukulit eh noh.. eventhough these barangays look so crowded and does not look like the gated villages on the other side of Makati makes them squatter colonies... it just so happened that Makati street layout of these barangays has been like that ever since people lived there...

Demand for office space, for instance, is expected to remain robust as business process outsourcing (BPO) firms are poised to expand, he said.

“We believe the Philippine office sector has some of the best fundamentals of all the Southeast Asian markets,” he said.

“The Philippines has some of the lowest rental rates, highest yields and greatest demand for office space in Asia,” he added.

BPO companies are continuously expanding in and outside existing hubs and central business districts like Makati, Ortigas, Fort Bonifacio in Taguig, Quezon City, Alabang and Mandaluyong, according to the consultancy.

Outsourcing firms are also tapping Cebu Asiatown IT Park, the Plazuela de Iloilo in Iloilo and Abreeza development in Davao.

“I really think the good years are ahead of us. The government looks stable, so many new players are coming in for the BPO and there is the knowledge process outsourcing companies,” Jose Luis F. Matti III, executive director of CBRE Philippines, said.

The local BPO industry employed 525,182 workers as of end-2010, with a projected additional 500,000 jobs to be created over the next five years that will demand three million square meters of office space, CBRE data show.

“They realize how good the Philippines is in terms of location and we have a very skilled work force,” Mr. Matti added.

Furthermore, increasing overseas Filipino remittances are fueling the growth in the retail and residential development, the consultancy said.

“The housing, retail and leisure segments benefit from the continued rise in remittances,” CBRE said.

In the first four months of the year, remittances rose by 5.98% to $6.2 billion and is projected to grow by 7% this year to $$20.1 billion, government data show.

For tourism, visitor arrivals grew by 13.3% in the first trimester to 1.3 million, government data show.

“The continuous growth in the tourism industry has encouraged direct investments in hotels and resort residents. Retail sector also benefits from the increased number of tourist arrivals,” it said.

^^ True true but then again let's not forget that the Philippines was able to achieve good growth numbers during the U.S. financial debacle and economic recession that followed and eventhough subsequently its effects were considered to be a global one, the Philippines was still able to come out of this financial/economic global crises OK. And now some experts are saying the worse have come to pass while others are suggesting there will be a double dip recession. Guess we'll just have to wait what the future brings and hopefully whatever happens the Philippines will prove to be even more resilient now than the last time around. We may be in fragile times right now but I honestly think the Philippines is on an up-swing trajectory, atleast in the next 5 years, like the article(s) mentioned. And it's about time na rin naman di ba! :) :) :)



The Philippines: More competitive now

MANILA, Philippines — The Philippines is more competitive this year – for the first time in several years – according to the World Economic Forum’s (WEF) Global Competitiveness Report (GCR) 2011-2012 released last week. The GCR itself and news reports noted an impressive increase in the Philippines’ rank from 85 to 75, a 10-point jump. But it also acknowledged that much work remains to be done if the Philippines is to become truly and highly competitive.

Much of that work remains very fundamental. As I wrote last week, without a strong base, the Philippines cannot hope to attain its potential. While many celebrated the Philippines’ improved ranking – understandably so – most overlooked the fact that the Philippines actually slipped a notch in basic requirements, which include the economic competitiveness pillars of institutions, infrastructure, macroeconomic environment, and health and primary education.

Ranked 100, the Philippines dropped from 99 in the 2010-2011 GCR. Not all the news is bad, however. In the view of GCR researchers – whose local partners were the Makati Business Club and the Management Association of the Philippines – the country markedly improved its macroeconomic environment, rising to 54 from 68, a 14-point jump. Institutions also improved, moving to 117 from 125, an eight-point increase.

The not-so-good news is that the Philippines slipped a notch from 104 to 105 for infrastructure and health and primary education fell two places to 92 from 90. The 2010-2011 GCR included 139 countries and the 2011-2012 report expanded its coverage to 142. So the Philippines was competing in a slightly larger field. This suggests that the Philippines’ performance may not have necessarily deteriorated, but it was stagnant.

President Benigno S. Aquino III has been criticized for not spending more on infrastructure to stimulate the economy. Mr. Aquino said recently that his administration has moved slowly on infrastructure spending to address corruption issues, noting that about 70% of projects identified for funding under the current budget have already been completed. The inference is that spending earmarked funds might result in overpayment and the lining of corrupt officials’ and contractors’ pockets.

Allegations of double payments helped derail the presidential candidacy of Mr. Aquino’s most significant opponent in the 2010 national elections, Manuel B. Villar. Mr. Aquino understandably doesn’t want similar allegations to derail his administration’s reform agenda. But low infrastructure funding was also a “feature” of his mother’s administration, the late former President Corazon C. Aquino, until a flurry of projects was initiated near the end of her term.

Infrastructure investment creates jobs, but it also makes the Philippines more attractive for investors, enhancing efficiency and productivity. And it contributes to enhanced lifestyles for voters. Decades of neglected infrastructure investment means the Philippines is mired in the bottom third for this basic indicator of competitiveness, far behind its most important competitors for investment in Asia.

Just as alarming is the Philippines’ inability to improve health and primary education. The Philippines has a young population with over 60% of approximately 100 million Filipinos between the ages of 15 and 64. But these people won’t be productive if they are not healthy and are not educated. Although overall foreign direct investment into the Philippines is very low compared to its neighbors, there is overwhelming demand for educated workers.

The IT-BPO Road Map 2011-2016 forecasts that the Philippine labor pool will fail to provide enough workers for the IT-BPO industry this year. Although the industry can grow up to 20% annually, that will only be possible if there are workers to fill increasingly sophisticated jobs. Mr. Aquino’s administration recently announced a P500-million training budget for remedial training for IT-BPO “near-hires” to address the shortfall.

That’s an effective program. During the previous administration, a similar initiative resulted in about 80% of applicants undergoing such training receiving job offers. But it is at best a stopgap measure. A report in The New York Times recently indicated that the country is short almost 30 million classrooms. In some schools, classrooms are divided by partitions as a result. In others, schooling takes place in shifts. In general, quality of instruction is low.

Although institutional competitiveness increased eight points, the GCR authors note that “the Philippines ranks beyond the 100 mark on each of the 16 related indicators. Issues of corruption and physical security appear particularly acute (127th and 117th, respectively).” The authors have a dim view of Philippine institutions, arguing that they appear to provide a great disservice to the nation, rather than to support its development and stability.

Mr. Aquino’s economic team can take heart in the macroeconomic results, which are primarily the result of a “slightly lower public deficit and debt, an improved country credit rating, and inflation that remains under control.” While important, however, the benefits of an improved macroeconomic situation won’t matter much if other basic pillars of economic competitiveness aren’t fixed.

RP properties ‘hottest’ in Southeast Asia now

The Philippines was recently declared a popular real estate hub in Southeast Asia by the international commercial real estate services firm, CB Richard Ellis Philippines. It further cited that investment opportunities in tourism, infrastructure, mining and real estate remain high? here.

In its July 2 news release sent to Inquirer Property, CBRE Philippines general manager Trent Frankum even used the superlative "hottest" in his description of how foreign investors took up properties in the Philippines. He enumerated the positive effects of the stable Philippine peso, increasing tourist arrivals, the BPO boom, and the influx of overseas Filipino workers? dollar remittances on the property market.

Frankum's declaration was heard in the recently held SMART Investment and International Property Expo at the Hong Kong Convention and Exhibition Centre June 21 and 22.

Not yet overpriced

In a recent phone interview with Inquirer Property, Joey Radovan, vice chair of CBRE Philippines, said the reason for the country's popularity among property investors was that we're not yet overpriced; we're still cheap. He citedthat Singapore is three to four times more expensive than Manila, for instance.

Rodovan, who also heads the global corporate services, said the developers are seriously looking at the European and Middle East markets.

He singled out business process outsourcing, tourism and OFW money as major drivers putting the Philippines in the map of Southeast Asia's most sought-after business locations.

"Broadly agree" was the term used by Colliers International Philippines managing director David A. Young, when asked to react on CBRE Philippines statement that the country is the "hottest" real estate hub in Southeast Asia.

Young said, The Philippines' real estate market is attracting unprecedented levels of investor from investors, most visibly in hospitality and tourism projects. A virtuous circle is evident. Capital investment in new infrastructure and tourist-related facilities is enhancing the Philippines' offering to new markets and generating increased visitor spending.

But despite this wave of new investment, the Philippines is still playing catch-up relative to its regional competitors. When it's completed in 2011, Kingdom's Fairmont Hotel will be the first new luxury hotel to open in Makati in 15 years.

Tourists, hotels, condos

CBRE Philippines cited that last year, tourist arrivals broke the two-million mark for the first time since 2004, with arrivals rising to 3.091 million. CBRE said it is expecting new markets, such as Russia, Middle East, China and Korea, to help sustain tourism growth. CBRE is also projecting arrivals to increase to 3.4 million this year and generate US$5.8 billion in international tourism receipts.

Hotel room occupancy rates rose to 73.06 percent in 2007 from 71.95 percent in 2006. New hotel and resort developments are currently in strategic business locations such as Makati City, Fort Bonifacio and the Bay Area as well as top tourist destinations such as Cebu and Boracay, further enhancing industry prospects, Frankum said.

New development projects include the US$153- million Kingdom Hotel, a combined hotel and residential condominium that will also rise in Makati City.

We expect 18,143 units to be provided from 28 upcoming residential condominiums in Makati that are targeted for completion between 2008 and 2013. Likewise in Fort Bonifacio, 11,652 units are expected to come on the market from 33 residential condominiums being constructed from 2008 to 2012, Frankum said.

Meanwhile, the off-shoring and outsourcing (O&O) boom in the Philippines has created new opportunities for the real estate market, Frankum stressed: Major investors and businesses are looking at the Philippines because it is one of the largest English-speaking nations in the world and has 33.5-million Filipinos in the workforce.

Regarding the unified PSE building, here's an article dated 2010 pa but still no new render up to now and no activity on the site either. Wonder how the PSE can move to BGC in 2014 if they will start construction next year pa (2012) and will take 3 years for completion according to the article? Wouldn't that mean the building will come on-line 2015, not 2014 then? Anyway hope the render comes out soon.

THE Philippine Stock Exchange (PSE) may have settled on a final configuration for its proposed “unified” headquarters in Fort Bonifacio in Taguig City, individuals familiar with the plan said.

A recently concluded survey conducted by the PSE also revealed that “majority” of its 132 active trading participants are taking up office in the new headquarters “at attractive prices” once it is completed by 2014.

The new location will be a donated 3,500-square meter (sqm) property on 5th Avenue and 28th Street and will be near the upcoming 60-story Shangri-La Hotel at the Fort.

In addition, the design for the new PSE headquarters was revised, with the new structure to stand over 30 stories tall.

Previous designs involved a 15-story building, sitting on a 5,000-sqm property via a joint venture with Ayala Land Inc. Some proposals included a high-rise commercial and office building adjacent to the new headquarters.

The source said the PSE remains on track with construction works expected to begin next year and completion seen in three years. “It’s still very significant for the brokers to be under one roof for the first time,” noted the market insider.

A portion of the new building’s development cost will be funded by the “definite” sale of the PSE’s offices in Tektite Building in Ortigas Center.

The operations at the Tektite Building have already been moved to a second office in Ayala Tower in Makati City last month. The PSE will still maintain a trading floor in both Ortigas and Makati until the Fort Bonifacio structure is completed.

Another source said the new headquarters itself may have a ceremonial hall and a “dealing floor” in the place of a full trading floor, in line with global trends and to save on costs.

Part of the plan for the new headquarters includes inviting the Philippine Dealing and Exchange Corp. (PDEx) to the same building. The bourse also owns about 20 percent of PDEx.

Tiu Group to build businessman's hotel in Bonifacio Global City

MANILA, Philippines - JTKC Land Inc., the property arm of the Tiu Group which owns the Discovery chain of hotels in the country, is planning to build a businessman’s hotel in Bonifacio Global City.

On the sidelines of iRemit Inc.’s annual stockholders meeting Friday, John Y. Tiu Jr., project development director at JTKC Land, said the new hotel, which will be under a new brand, will rise on a 1,400-square meter lot near Bonifacio High Street.

Tiu said the new hotel will offer a total of 190 rooms, 36 of which will be full service residential apartment suites.

Construction of the hotel is targeted to begin early next year and may take two years to complete it, Tiu said.

“It’s going to be a boutique hotel.  Prices may range from P7,000 to P8,000 per room per night,” he said.

Tiu said the company is also interested in tapping the REIT (Real Estate Investment Trust) market but pointed out that the plan is still under study.

JTKC Land’s flagship project, the 60-storey Discovery Primea is already 30 percent complete with the four levels of basement already constructed. Standing on the former Gilarmi Apartments along Ayala Avenue in Makati City, Discovery Primea is offering 90 units ranging from 383 to 680 square meters.

The Discovery brand started with Discovery Suites in Ortigas followed by Discovery Country Suites in Tagaytay and Discovery Shores in Boracay.

JTKC also owns the Mansiongroup, a pioneer in the serviced apartments industry which owns five of the finest and coziest hotels and residential suites in Manila and Makati City. Within the Manila tourist belt are the Boulevard Mansion, the Dakota Mansion and the Mabini Mansion.

The center's showpieces are Jaguar's flagship model, the XJ luxury saloon, the Jaguar XF executive model, and the sporty XKR coupe.
Meanwhile, Land Rover models such as the Defender, the Freelander 2, the Discovery 4, the Range Rover Evoque, the Range Rover Sport, and the Range Rover are sure to excite 4X4 all-terrain aficionados.
"The acquisition of the brands, through time, encapsulate the desire and passion of the group in bringing in the greatest brands to our market," Soong said.

Almost two years after the destructive typhoon Ondoy wrought havoc on Metro Manila, the country can now be more prepared for similar disasters thanks to a high-resolution geohazard map granted by the Australian government to the Philippines.

Under a P260 million grant awarded by the Australian Government Overseas Aid Program (AusAID) and Geoscience Australia, a high-resolution 1,300-square kilometer map of Metro Manila has been turned over to the National Disaster Risk Reduction and Management Council (NDRRMC) and the National Mapping and Resource Information Authority (NAMRIA) on Friday.

Sophisticated LiDAR technology

The map—created through a sophisticated imaging process called Light Detection and Ranging (LiDAR) technology, which uses laser beams to capture a three-dimensional model of the capital—will be used in conjunction with the disaster risk reduction efforts of the government.

While having a map does not guarantee zero casualties during disasters, Presidential Adviser on Environmental Protection Nereus Acosta said it will help in better management of the government's disaster risk reduction efforts.

"How can you manage that which you cannot measure? This can be used for measuring. How can you monitor effectively that which you cannot map?" Acosta said.

Mapping surface elements is essential

Compared with existing digital maps owned by the government, which were captured using other technologies such as satellite imagery, the LiDAR maps are more detailed in that they not only capture the topography of the area, but also the various surface elements as well.

Dr. Andy Barnicoat of Geoscience Australia stressed that this is a crucial factor in geohazard mapping, since elements such as buildings, trees and houses are factors in accurately depicting risk in a particular disaster situation.

"Accurate data is needed in building models for different scenarios and simulations," Barnicoat pointed out while showing the audience at a press briefing how water from a local tsunami is often contained by tall buildings.

Further work with NAMRIA, others

The almost 0.5-terabyte LiDAR data set given to the government, however, cannot be used for upcoming disasters just yet, Barnicoat clarified. "It still needs further work to extract relevant data, a process which will be undertaken by NAMRIA and other agencies," he explained.

Once the three-year project has been firmly established, local governments can use data from the LiDAR maps to effectively carry out simulations of strong winds, flooding and earthquake scenarios in their respective areas.

This is especially helpful in crafting disaster-mitigation and prevention procedures in risk-prone cities, according to Barnicoat, as it "enhances the capacity [of decision-makers] to understand the behavior and likely impacts of disasters in their cities."

The project, however, is just the initial phase of a broader disaster risk-reduction development assistance program from the Australian government, which is carried under the banner BRACE program.

Pilot test case in Taguig

Proponents of the umbrella program have picked out Taguig City, one of the burgeoning cities in Metro Manila, as a pilot test case to implement other phases of the program, which include flood risk modeling, impact and risk assessment from severe wind, earthquake risk modeling and information education campaign.

"The key challenge is taking the information from the LiDAR survey and translate that to a concrete understanding of disaster risk," said Andrew Egan of AusAID. "In Taguig, there would be interventions that would use the data to better inform local communities."

Using data generated from the high-resolution maps, Egan said they will work with the Taguig City government to improve land use planning, crafting early warning systems, and relocation of at-risk informal settlers to safer settlements in other parts of the city.

Egan said they chose Taguig because it is one of the few cities in Metro Manila which is still under early development with a significant amount of land that can be used for housing.

"It will be a lot more difficult to carry this out in some other more congested city in Metro Manila. When you apply mapping data, part of it is looking at land use within the area, so this could also influence building codes in the city," he explained.

Once the project has garnered success in Taguig, Egan said they will look into eventually rolling out the same programs in other parts of Metro Manila, or even around the country.

THE Department of Finance (DOF) announced on Thursday that the privatization of the state-owned Food Terminals Inc. (FTI) property in Taguig City is “about to be done” with a P19-billion offer to buy one of the few remaining government assets up for privatization.

Finance Secretary Cesar Purisima told the Senate in a budget hearing that previous bids for the 103-hectare property had only been close to the P13-billion floor price that the government had set.

“The FTI privatization is about to be done. An offer of P19 billion was approved in the privatization council,” he said.

Purisima said the agency’s Privatization Management Office has already approved the offer, but President Aquino will have the final say. The DOF has already submitted the proposal to Malacañang for approval.

“We’ll publish it once it is approved by the President,” Purisima said, referring to the identity of the proponent, as well as the technical details of its bid.

After the President’s approval, the offer would be subjected to a Swiss challenge, where other interested parties would have a chance to offer better bids.

Finance Undersecretary John Philip Sevilla, who is in charge of the agency’s privatization efforts, earlier said the long-delayed privatization of FTI would occur within the year and that negotiations with an interested buyer were already in the “advanced stages.”

Several big developers—Ayala Land Inc., SM Group, Robinsons Land Corp., Megaworld Corp. and Filinvest Land Inc.—have signified their intent to bid for the property. Megaworld and Filinvest Land have earlier announced they each tendered P14 billion for the property.

The FTI complex would be sold on an as is, where is basis. It is the biggest remaining block of undeveloped property in the vicinity of the airport and the Bonifacio Global City, one of the premier business districts in the country.

State-owned Bases Conversion and Development Authority is still reviewing the unsolicited bid of SM Land Inc. to develop 33.1-hectare Bonifacio property in Taguig City.

BCDA president and chief executive Arnel Casanova said while a certificate of successful negotiation had been signed between the previous board of BCDA and SM Land, the new management wanted to review the unsolicited bid of the company.

He did not say if BCDA would renegotiate the terms of the bid or ask SM Land to improve the offer.

“We want to have the maximum value for the government. That is the primary interest of the government. We are still studying because we just came onboard,” Casanova said.

In 2010, SM Land submitted a P47.9-billion unsolicited bid to develop the South Bonifacio property.

SM Land offered a P2-billion upfront cash upon contract signing and remittances worth P25.9 billion over 20 years. It also plans to invest another P20 billion to develop the area and promised to advance the funds for relocating the military facilities.

The property is composed of lands presently occupied in part by the Army Support Command and Special Services Unit of the Philippine Army and the Bonifacio Naval Station and Philippine Marine Corps of the Philippine Navy.

Under the South of Bonifacio master plan for the lot, the area is to be developed into a medium-to high-density residential and mix use complex, with a strong institutional component and a maximum allowable gross floor area of 1.355 million square meters.

SM Land proposal was subject to a Swiss challenge, in which the the company must match better offers from other real estate firms to be awarded the project. If SM fails to match other bids, the project will be awarded to the challenger with the most superior proposal.

Six real estate developers, namely Ayala Land Inc., Filinvest Land Inc., Jones Lang La Salle-Leechiu, Megaworld, Robinsons Land Corp. and Rockwell Land Corp. earlier expressed interest in the property.

BCDA had postponed the auction twice to give companies more time to gather requirements from the government and second resolve certain issues on relocation of facilities.

Meanwhile, the BCDA also plans to auction off the 25-hectare Navy Officer Village Association Inc. property in Fort Bonifacio.

I think the Heritage Park in Taguig along c5 (also a serene place to spend a Sunday afternoon) would actually check if you are visiting a relative or what. So I stopped going there. For the Battle Monument, there aren't really any body underneath. So everyone is welcome. Inside, it feels like you're in a different country.

MANILA, Philippines - Property giant Ayala Land Inc. (ALI), together with the Makati Commercial Estate Association (MACEA), is investing around P1 billion in a revolutionary bus rapid transit (BRT) system that will go around the entire Makati central business district.

Anna Bautista-Dy, ALI vice-president for strategic landbank management group said the BRT, the first of its kind in the country, will have the speed and efficiency of a railway system with minimal cost for operation.

The system, which will be located from the intersection of Ayala Ave. and Epifanio De Los Santos Ave. up to Ayala Ave.-Gil Puyat Ave., is intended to streamline public transport and improve pedestrian flow within the city.

MACEA has already submitted a build-operate-transfer proposal to the government.

The system will eventually be connected to the Bonifacio Global City.

The system is part of the P20-billion first phase redevelopment plan for the Ayala Center which includes two hotels, three residential towers and two office buildings.

“Makati has always been the prime model of a highly developed key urban destination in the Philippines. ALI’s vision and intent to work closely with key partners, such as the local government of Makati and MACEA, prompted the company to invest into Makati’s potential,” said Antonino T. Aquino, president of ALI.

Dy said the facelift program for Ayala Center remains on track with most of the retail stores, office buildings and hotels slated for opening in 2012.

The Ayala Center redevelopment will transform Makati’s premier shopping hub into a world-class mixed-use development that will feature an integrated community with new shopping, lifestyle and entertainment areas, office developments, residential condominiums, and hotels while enhancing traffic and pedestrian mobility through efficient use of open spaces.

Included in the ongoing redevelopment is the Palm Promenade that will have outdoor cafes and tree-lined walkways along Pasay Road.

Even if it's from the BGC official website, I can confidently assure you that the map is wrong. The area highlighted is wrong and should have been a block further south.

The currently under-construction family-oriented park that will be opening before year-end (located south of Bonifacio High Street and directly north of the newly released High Street South development by Alveo) should have been located south of 28th Street on that map and not to it's north as the wrongly highlighted area shows. It should have been between 28th Street and Katipunan Circle (that semi-circular road south of 28th Street), or more specifically, between 28th Street and 27th Street although you won't see 27th Street on that map as that new road hasn't been built yet.

It's dissappointing to see that FBDC entrusted the making of visuals for their website to a graphic designer or web designer who don't have enough cartographical skills instead of relegating the task to a real cartographer who can make accurate maps. :ohno:

Anyway, the northern counterpart of that park, also under construction and located between 30th and 31st Streets (thank God it was properly highlighted on that map), will be a fitness-oriented park. Cool! :cool:

Don't talk too soon! We're just mentioning parks like Crescent Park West that disppaeared due to its conversion to parking areas. That's why we need to be vigilant otherwise the developers would always find a reason to convert the spaces to parking areas.

For the Ayala's an open space or park is a space that will not have a structure on it so it can be a real park or parking structure.

well I think it's hard to maintain flowering plants... specially it is always hot and they'd need to be watered regularly.. i know that they use a big hose to water the tree and plants around and that will destroy the flowers... unless they put up sprinkler systems...

Anyhow, BGC is probably one of the best masterplanned communities here in the Metro. Kung dati itong base, it couldn't be easily penetrated by those squatters in the nineties. Whoever thought of putting the land under strict military control during those days and turning it into a splendor many years after should be emulated.

Who knows, pati yung mga dating base maging masterplanned CBDs na din.

Both statements are true.

Metro Pacific and FBDC developed the original award winning masterplan of BGC.

In 2002, Metro Pacific sold out to Ayala and Campos group. They together with BCDA changed the circular orientation of BGC to a grid type reminiscent of Manhattan and Sta Monica, Caifornia that features a city center with linear parks.

We have to thank Metro Pacific for introducing an outstanding masterplan. The introduction of the FAR, underground utilities, zoning, parks and pedestrians were first introduced by the Metro Pacific led BGC.

Ayala revised the masterplan. That is the reason that some streets in the vicinity of Boni High Street are narrow. The pedestrian lanes were also narrower compared to the area in Crescent West and Pacific Plaza.

True...are u referring to this park? I forgot its name but another park was demolished, that park near Jollibee, Red Ribbon, Chowking, Fort Legends, and Mc Kinley Parkway Residences. And the way the construction goes, it seems like an expansion of a parking area across KFC and Net Quad.

Karen Singson, chief of the Privatization Management Office, was twice surprised Wednesday during a Senate hearing on the long-delayed sale of the 120-hectare Food Terminal Inc. complex in Taguig.

“This is all new to me,” Singson told Senate agriculture committee chairman Francis Pangilinan after Agriculture Undersecretary Salvador Salacup disclosed that his department now wanted 34 hectares, instead of the original 16, to be retained for a planned cold storage and agriculture distribution hub.

Singson admitted that her office was already in “advanced talks” with an unidentified bidder, who had tabled “the best package we’ve seen” since 1990 when the first Aquino government began the first of the four failed biddings for the property.

The second surprise came from an uninvited representative of Century Properties, who announced that the property development company of former Ambassador and Edsa I veteran Jose Antonio had just submitted a “superior” joint-venture proposal to the government, with the FTI retaining an even bigger 44 hectares as sweetener.

Out of the 44 hectares, 11.8 hectares will be donated usufruct to host Taguig government to spread around the estimated P13-billion windfall, Century Properties representative Resty Ingal said, to the pleasant surprise of Pangilinan himself.

“See, unlike other committee hearings, ours is instructive, instead of adversarial, prosecutorial,” the senator said.

Singson later kept a brave face as the pesky press swarmed her post-hearing, asking if this 11th-hour proposal would mean yet another delay to the 21-year-old proposal.

I see. Thanks Ronnie. Reminds me, I've seen the same thing in Texas. I don't remember if it was Starbucks or something else. The concept to be brought here is really cool. :okay: They should do the same thing in SLEX and NLEX.

I think they should Landscape BHS Central like what they done in Greenbelt para may shades mula sa trees. And the biggest mistake they've done in BHS Central is shelving Rustan's Department Store. Now Rustan's is Going to be in UptownMall so in the Future UptownMall will be more Highend than the BHS Central. :ohno: :ohno: :ohno: :ohno:

apparently that's not the plan. looks like it's more of a walking and playing park than a green patch. eventually the trees will grow big. so hopefully they'd form a canopy for more shades. the center part seems to be hosting a fountain. so that should dissipate some heat at daytime.

Yeah , it looks like the Ayalas planned it as the central plaza of BGC. Its actually a nice place to see and take photos of the surrounding tall buldings.

Traffic in BGC is building up, especially near Kalayaan and the flyover going to Buendia. I think a subway system would be good if it's possible even with the underground utilities, but there might have been provisions because the North Rail was originally planned to end in BGC.

I have serious doubts if the BRT will work, there are just too many cars in Makati, I think the underground MRT Loop is still the best option even if it's expensive, maybe they could extend this all the way to BGC.

Right now, BGC isn't even full and yet traffic is already building up.

indeed it is... also, DOTC's medium to long-term railway plan includes an extension of Southrail from Calamba to BGC that would connect it with Northrail...

There seems to be too much concrete slab in BHS Central plaza - which is a flood hazard. I would like to see brick/concrete pavers in cool patterns, to help storm water to seep through the ground instead of running off to the drains.
The trees should provide much needed shade and greens in this plaza when they mature.

Ok naman yung Jamba Juice, I got to taste it for free during their opening, white people preparing the juice and lots of noypi looking locals with american accents. Mag tagalog na lang tayo pre mga Pilipino naman tayo e. :lol:

I wouldn't buy 200 peso drinks there though, I could get the same satisfaction with some cold juice or fruit shakes bought in the supermarket, or may loyalty lang ako sa Mango Brutus at sa Orange Julius? Oops, wala na pala niyon. :lol:

kung sino mang bobo ang sumira nun... malamang nagplano din syang nakawin ung charger.

After a nine-year wait, the Philippine Stock Exchange now sees the proverbial “light at the end of the tunnel” for the construction of its future headquarters and unified trading floor in Bonifacio Global City. The PSE and Ayala Land Inc., with much prodding from PSE chairman Jose “Titoy” Pardo, are now nearing a compromise on the long-stalled BGC property donation that was committed to the exchange even before the Ayalas’ takeover of BGC (originally a project of the Metro Pacific group).
Based on the emerging blueprint, the PSE has agreed to swap the parcel of land it was originally entitled to under a deed of donation in exchange for several floors of office space in a new office tower to be developed by ALI at a new location. (This arrangement sounds much like the existing set-up of the PSE offices inside ALI’s Tower One along Ayala Ave.)
While the PSE’s original lot is nearer the residential areas, the new office building will be closer to the BGC’s central business district, specifically where the future Shangri-La Hotel will be. With the nearing deal, the PSE is no longer considering to undertake the property development itself or even inviting alternative developers (which would have been a big slap on ALI’s face).
Pardo hopes that ALI will break ground on the new BGC office building by the first quarter of 2012. Once the PSE moves to its much-awaited headquarters, the bourse can then unlock values of its existing office space in Tower One. THE state-owned Bases Conversion and Development Authority (BCDA) is “unlocking” at least P50 billion more in revenue streams for the government by tapping nonperforming assets that include some 30,000 hectares of unutilized lands...

In Metro Manila, Casanova said the BCDA is set to dispose off two assets worth a combined P35 billion. One of them is the 33.1-hectare Philippine Marines property, which already received a P20-billion privatization proposal from the SM Group. The other is the so-called Novai property, which can also be offered to the private sector for at least P15 billion.
