Here we go ... a 50 storey building planned for the corner of Gerrard and Bay.:cool:

Redevelopment of the current commercial parking lot lands for the purposes of a new mixed use building 50 storeis in height complete with two levels of commercial space, 640 residential units above complete with 6 levels of below grade parking.

a floorplate of a maximum 150 sq feet :lol:
Innsertnamehere September 11th, 2011, 03:39 AM lol good luck with a 150sqft floorplate.. even the smallest condos would take 4 floors! the larger condos would take 10! (so maybe 5 or 6 condos in this building?)
Travis007 October 5th, 2011, 11:45 PM Potentially interesting but kind of iffy, a bit too much going on. Looks modern Dutch influenced.Will hold back judgement until detailed renderings are released.

LOL, Slabbier, new favorite architecture term after my That building has a Butter Base that is.
I would assume it has a bigger podium width then tower.

I'm loving those elevation drawings of 43 Gerrard. Design looks sharp and highly promising. This project seems to be a winner in many regards; blocks off the ugly RoCP towers from the south view, blocks off the ugly Delta from the eastern view, and just overall solid design presence on this aesthetically lacking stretch of Bay. I'm looking forward to the full renderings, could very well be my favourite project in the city.

Site: The site is located at the south-east corner of Bay Street and Gerrard Street West abbutting the Delta Chelsea Hotel. The site is approximately rectangular in shape with a site area of 2,331 m2.
Proposal: The applicant proposes a 50-storey (149 m) residential building with retail at-grade. The building is comprised of a 5-storey podium with a 45-storey tower. The applicant has indicated their deside fore the tenure of the building to be rental. The applicant is proposing 640 residential units including 45 studio suites (7%), 438 one-bedroom suites (68%), 109 two-bedroom suites (17%) and 48 penthouse suites (8%). The applicant is further proposing to construct 331 parking spaces and 468 bicycle spaces as well as 7 bixi spaces.

A source from the Delta Chelsea said that they'd be closing the hotel in 2 years once the new Southcore Delta is completed. Anybody want to speculate as to what will become of the Delta Chelsea site once the move is complete? Coupled with this site, it make for a rather large parcel of land to redevelop.

This would be their third (the first being out at Kennedy/401) in Toronto plus the two they have in Mississauga and the one in Markham. I'm not sure of the reasoning for offloading this property either. If it's an image they're trying to portray with a flagship property I can kinda see the reasoning. Delta would stand to make a hefty sum of cash were it to sell the property.
I know Ryerson is eager to secure more residential units and could follow U of T's lead with the purchase of the Colony hotel. Simply buying the building would be the cheapest option rather than razing and rebuilding unless it partners up with a developer.

Jaborandi March 17th, 2012, 11:41 PM The Delta Hotel is really pretty shabby, especially the guest rooms. It requires a massive makeover to bring it up to today's standards. Can't say as I would shed any tears over its demise.

valantino March 19th, 2012, 04:41 AM I don't see anyone demolishing an 800,000 plus square foot building. To replace it would require two thousand footers of a million square feet each. It is also a successful hotel property. I'd side with rebranding if Delta doesn't renew their licensing agreements. A partial conversion is also a strong possibility with major renos which we already know are a serious consideration. Word with renderings for the elimination of the unused balconies through a new curtain wall glass facade has been posted and discussed over the last few years.
