I noticed that a few people that contribute to this forum have also purchased preconstruction condos in Miami, so I thought it would be interesting to do a little survey about their purchase.

For those people that are concern about their confidentiality.........just put down information that you feel comfortable disclosing.

My questions would be:
1) How much per square foot did you pay?
2) What date did you reserve the condo?
3) What area/building?
4) Type of view?
5) Do you plan to live there or is it for investment purposes?
6) Do they allow "flipping" and if so, what conditions must be met?
7) Main reasons why you chose condo.

I'll start off with mine:
1) $370
2) Jan/Feb 2004
3) Brickell/Infinity
4) City/Bay
5) plan to live there
6) Yes, once 95% sold.
7) Established area, loft apartment, high floor.

only wish i could... after college, i just keep tellin myself that... hopeuflly the area wont b prohibitively expensive by then (another south beach)... i can only imagine wat downtown will be like by then

one miami
1400 sq ft 2 bedroom + Den
389k 33rd floor facing the bay
20% Down

plan to live there for atleast 2 years then possible rental property
but will retain this unit for retirement currently im only 29 years old

Brickell on the River
1000sq ft 2 bedroom
420k 36th floor
20% deposit

do not plan to live there... investment property

currently looking at apogee and the cube near aria in design district

had looked into blue and everglades on the bay. but passed down blue

becuase of one miami and passed down everglades because of developer and a few red flags that went up about my investment in it.

There are thousands more condos on the drawing board Nimby....you have nothing to worry about!

BTW.....you got a great deal at One Miami...........I wished I could have gotten in that early!!

its called the art of flipping people do it with houses and condos

realestate course cost you about 500 bucks
best investment of my life i work for myself.

but hopeuflly, there arent that many people like youout there, lukin for people to liv in their condos, not resell em, keep the market strong

3) What area/building? Brickell on the River
4) Type of view? East/Bay 38th floor
5) Do you plan to live there or is it for investment purposes? Yes :)
6) Do they allow "flipping" and if so, what conditions must be met? Resales probably begin in Jan '05
7) Main reasons why you chose condo. Price, Location, timing. One of the first on the river and right next to MetroMover stop and close to Mary Brickell Village/Tobacco Road.

Ivy at Riverfront

My questions would be:
1) How much per square foot did you pay? opening price list 1,072 sq ft
2) What date did you reserve the condo? 4/04
3) What area/building? Ivy at Riverfront
4) Type of view? Brickell/Bay 41st floor
5) Do you plan to live there or is it for investment purposes? definitely Live.
6) Do they allow "flipping" and if so, what conditions must be met? probably after second deposits
7) Main reasons why you chose condo. 1st price list, super luxurious amenities, location on riverwalk and close to Mary Brickell Village/Tobacco Road, architect, MetroMover

rx, great deal on one miami at $278/sq ft. you're my new hero. what tips for next place to invest in 9how decide when right to pull trigger). what prices are you finding in the places you are looking at.


i bought in Blue on 20th floor Bay View. $309/sq. ft. 2 bdrm/2bath. Undecided wheter will hold for long term or flip.

Bought Blue due to distinctive location and building design and easy access to beach and airport (I-195) and proximity to midtown miami and design district and relatively less congestion/green spaces.

Looking forward to your comments. Others' thoughts welcome too.

im not an expert, but just outta common sense, and the way miami is goin, and how this area is exploding, if u hold out for a few more years, this area is gonna be south beach expensive, the entire midtown area, will be a new urban core, and blue will be located in one of the most unique areas of it, i would hold out, but like i said, im not expert

Yeah RX, no doubt you are taking the prize with $278 per sq on the 33rd with bay view downtown!!!
When One Miami/BotR close, this area will already be active with restaurants and services. Stay in touch, we can boat pool to the airport!

isg id hold on to blue it was location that came down to my final decision blue and one miami had great sites but i could only invest in one at that time about a week after i had given my deposit on my unit it was worth 320-340 so i had made a pretty penny but im not seeling this unit becuase the views are great and will not be obstructed unless they decide to dredge and make an island in the middle of the bay (claughton island-venetian islands)

what will they do with all that extra dirt?

one miami had met square so i decided the areawould boom faster...

ps im an architecture student and will make that my second career but im pushing to become a developer by age 35-40

Rx...don't worry, the dredged "stuff" won't make another island to block your views.
They say the stuff is too contaminated, and should be deposited somewhere else besides in the same water where it came from (??!!?!?!?).
Again, kudos on the best buy that I've ever heard of!
It's getting closer to that time!

Units start at 2.5 million and go up to 15 million.

It'll be the most expensive condo project in Miami-Dade County, by far.

I've got an idea!!!!! (Actually I'm borrowing from Carlos Ott...) But how about extending 13th Street west on South Beach into the Biscayne Bay north of Star Island and South of Belle Island????

EVERYONE! :) ,THE TOWERS of AXIS, or THE AVENUE Condo TOWERS, We Need More INFO on these 4 Condo Towers, Its been too quiet here on these projects, Lately, Anyone have any more NEWS Here :) . THE AVENUE CONDO Towers Site is cleared NOW, and so is the AXIS SITE. But No Construction Activity YET. :cheers:

Avenue Update...
Tower one had 262 apartments reserved very quickly and we should be allocating apts on the Easternmost (Brickell Tower) in the next few days.
We should have it totally reserved by next Thursdays Launch party!
Purchase contracts are being sent out as I type, and the project will break ground shortly after January.
Axis
Tower one is reserved, and the second tower is about 50% reserved.

Uptown-Midtown :) and ROARK :) , Great News, They'll be clearing those Jungle Trees SOON :) !!!, Avenue 1 and 2, Axis 1 and 2, WILL soon go up then by Late Next Summer I'm sure at least the First Towers of Each Project. :cheers:

Everyone :) , TWO MORE Yellow TOWER Construction CRANES went up this past Week in DOWNTOWN MIAMI, the Neo Vertika CONDO TOWER has Got them, and THE Tower Construction Cranes are starting to be Put up at the 1800 CLUB CONDO TOWER, too. :cheers:

TRUE STREET :) and EveryONE :) , The Foundation for the NEO VERTIKA is Completed for the 36 Story Condo Tower, And the Foundation for the 1800 Club Tower is Also Completed and the BLUE Tower Contruction Crane is starting to go up on the SITE. :cheers:

WELL RENNER :) , My Christmas Carol Construction Crew Are Dresssed up as TURKEYS TODAY :) Singing " TO DEATH DO US PART ",and "I hope Everyone Loves MY Dark and White MEAT " as we Drove by the NEO VERTIKA Condo Tower Site and Counted the Second Floor being put on TODAY :) , Tuesday, November the 23rd. :cheers:

Neo Vertika has good units not too small i think studios run in the 700 sq ft range. most are 2-story lofts

flipping: at any point after contarct is signed

no info as to exact unit or price. but still excited

really only 400 feet thats news to me i dont know much about the building.. that is pretty small. i know it has 20ft ceilings in the splits and 10 in the flats, but it depends how may stories the building has. but 20/10 sounds nice size ceilings. how many stories then do the math

i not to sure on the splits,is that when a condo is 2 stories high if its like that than the tower would only be about 360ft.

36 stories x 10ft=360ft
