They are at the pre selling stage pa pre. i talked with a high ranking official at pag-ibig and they said that the project is really a go. pwede pa nga daw ipasok sa pag-ibig.
I also talked with a real estate broker regarding the sales...She said that she alone has soled 5 units. d nya alam sa iba. She said that they will screen muna the buyers. Meaning there are certain conditions the buyers must meet(financially and the total personality) before they can buy a unit.
actually there are two buildings. they are going to construct building 1 muna. it will house about 50 units.
the real estate broker said that if this venture will be successful, consunji will develop his 5 hectare lot at the back of sm davao into a small exclusive community( townhouses, parks, the like).

Upscale condo project rising in Davao
Davao City — DMC Urban Property Developers, a member of the Consunji Group, is building an upscale residential condominium complex at this city’s Ecoland district.
Dubbed Ecoland Residences 4000, the project is located right next to SM City Davao, the city’s largest shopping complex.
Ecoland, a prime residential community located just south of the city’s business district, is a middle-income subdivision in the city developed by the Consunjis in the ’70s.
The project, comprising two buildings with 50 residential units each, had its groundbreaking on Feb. 17.
Roy Lopez, regional director of the Housing and Land Use Regulatory Board, said Ecoland Residences 4000 is the first of its kind in this part of Mindanao.
Representatives of DMC Urban Property Developers said the project is meant for middle- to upper-income segments of the market, with unit prices ranging from P1.5 million to P3.7 million for spot cash payments. Several payment options affordable to the targeted market are available. Discounts are granted on the first few reservations, and foreigners are among the targeted buyers.
Local property developers earlier said the local market has remained active in the last few years due to the increasing number of overseas workers wanting to buy a home in the city and investors from other regions who want to own residential properties here.
Investors from Luzon and the Visayas are also attracted to property bargains here.
The surge in overseas employment for local nurses and money coming in from overseas Filipinos who want to retire here have contributed further in keeping the city’s property sector afloat.
Aside from the Consunjis, other major developers actively selling residential projects in the city are Filinvest, Crown Communities, Pryce Corp. and the home-grown Alcantara Group.
The Ayalas, Sta. Lucia and Fil-Estate are also involved in the local property sector.
This DMC Urban Property Developers project, said Mr. Lopez, filed its application middle of last year and eventually complied with the requirements. He said among the specifications of the residential condominium is that it will have two buildings with 91 parking lots, a swimming pool, a basketball court, a park and a playground.
The ground floors of the two buildings will be used as parking spaces, while the rooftop is for laundry, he added. Mr. Lopez said the other levels will be sold to prospective buyers with those buying end units, which will have balconies.
Each of the second, third, fourth and fifth floors will have 14 areas that will be sold to buyers.

Mr. Lopez said the investment indicates that the city is slowly attracting big developers who want to take advantage of its peace and order.
Several years ago, property development in the city went on a slump when Asia was hit by a financial storm.
However, the local property sector is now recovering from the financial crisis.
A city government official said property development would continue to be one of the most attractive investment areas in the city at present.
Roberto Teo, chief of the Davao City Investment Promotions Center, said the city has continued to attract property developers after one company last year started to build a hotel at the property of the Floirendo family.
Mr. Teo was referring to the Microtel Davao, a 50-room hotel which is a joint venture between the Microtel Inns and Suites Pilipinas Inc. and the Damosa Land Inc. of the Floirendo family.
"I believe there are others who are still waiting for the right time to invest (in property development). But we have yet to identify them," said Mr. Teo.
He admitted, however, that there are still investors who are very cautious of investing in the city because of its negative image.
The perception, he claimed, was "baseless."
He said the city government has been inviting investors to see for themselves that the city is among the most peaceful areas in the country. — with a report from C.Q. Francisco

BRIEF HISTORY
The Davao crocodile Park all started from the fascination of the owner, Mr. Philip Dizon, to Saltwater and Freshwater Crocodiles. He did not think of it as a lucrative business until he learned that crocodiles are raised in United States not just for public viewing but as well as for production of leather purposes. It was in November 1995 when the government has given the ownerthe accreditation and permit to operate the 1st Davao Crocodile Park. 10 years later , on August 18, 2006, the world-class Davao Crocodile Park was opened with the help of the consultant Dr. Gilbert Buenviaje.
PROJECT PROPONENT
The Davao Crocodile Park Inc. is owned and operated by a group of businessmen headed by Mr. Sonny Dizon, a resident of Davao City.
TYPE AND PURPOSE
The Davao Crocodile Park is an establishment that showcases a ‘state of the art’ crocodile farming system in the Philippines. It has the most recent crocodile farm design equipped with modern facilities and equipments. The presence of other exotic animal species like raptors, monkeys, bearcats, snakes, birds, and other reptiles makes it one of the most desired tourist destinations in Davao. The purposes of this establishment are as follows:

FACILITIES
The DCPI facilities are made up of concrete pens and welded wire screen plus double security doors provided for each pen especially in breeding ponds. A covered walk path with few benches and other amenities to include toilets and lavatories are provided for the comfort of visitors and tourist. The DCPI include the following major facilities:
Incubation Room
The incubation room is a restricted place with three incubators designed for hatching crocodile eggs. The place is totally enclosed equipped with footbath and a lavatory for disinfection and some aseptic measures.
Nursery Room (200sq.m.)
The nursery room is provided with a number of tubs made up of fiberglass where temperature is maintained at 32 C using immersion heaters.
Yearling Pen (120sq.m.)
Two yearling pens are also made up of concrete smooth finished floors, and a portion of the floor that slopes to a maximum of about 12inches. Large hide boards are provided in each pen, and the basking are partially covered with nets.
One grow out pen (200sq.m.)
The floor designed is similar to the yearling pens, but with approximately two feet deep in the sloping area. Double security doors are provided in each grow out pens.
Three breeding ponds (600sq.m.)
Approximately 70% dry and 30% wet area are provided in the breeding ponds. The dry area is sandy, with few selected plants around to provide a presentable landscape. A concrete floor with drainage facility made up of wet area. One out of two breeding ponds has an irregular design to provide some sort of ‘privacy’ for the crocodiles. In addition, a viewing bridge connected to the center islet is provided for a clear view of crocodiles.
Feed house building (30sq.m.)
A fly proof feed house contain working table, weighing scale, meat grinder, cabinets for feed supplements and vitamins, knives and other instruments needed for feed preparation. Potable water is readily accessible for use.
Reptile area/Snake’s Den
The pens are constructed following a standard requirement for the different breeds species of snakes. The pens are provided with incandescent bulbs for extra heat needed, a water bowl and driftwoods.
Animal Clinic with Recovery Area
The animal clinic is equipped with an examination table, medicine cabinets, laboratory and surgical instruments, and recovery pens. This is where sick and new animals are being confined for medication.
Change Room for Caretakers

I like it! Reminds me of how I build my Simcity CBDs. Unfortunately, I doubt the buildings will ever look like that, if any gets built at that scale at all anytime soon or even the near future. And even if they do, which will pretty much consist mostly of, if not all, residentials, will it have adequate transport infrastructure to support it or will it be gridlock galore?

Well, it's not that we dont believe it's possible, as a davaoeño myself we are very much into "reality". Even Metro Manila haven't exceeded the 60-storey level yet, if am not mistaken. Sure it will happen, but not until 15-20 or even 30 years from now IMO. 30-40 storeys pa siguro within 10 years is very much possible. :)

im not an engineer but to think logically that a 75-storey stucture be built surounded by a river channel is somewhat disaster. I sopposed such structure wouldnt be stable because of soft foundation (soft soil). If such massive structure be built, construction will hav to dig deeper to reach bedrock and that will cost more money for investors and developers. Perhaps there are more undevelop land in Davao that can be use for future developments.

If the population grows and land property values rises maybe the demand of having tall condos and offices in the city will increase.

you have to go back on page 1 for details ,they are now constructing St. Paul's College it's due on 2007 and a Mall is coming up , lots are 99% sold out they are mostly waiting for the 5-year maturity(at least 50% payment of the lot) to construct the buildings.

LOL it's fine @tyronne bec the lot owners need to reach 5 years of their contract before they can start constructing their buildings.well if they paid full no prob :) , but basing on latter pic you can see some activites on the right bottom area. ;)

i saw the miniature model , it's not a dorm it's a hotel @ the bottom left, there are 2 football stadiums , 1 covered and the other w/out .all w tracking field . from my kamay measure (dangkal:D) it measured 1500m +- x 1000+-.

I asked a filiinvest agent they are not putting a mall in RCC , baka KCCC ? anyway ang filinvest meron silang bagong subdivision sa maa , tabi lang ng DBP.

PROPERTY firm Filinvest Land Inc. is setting aside P16 billion for its expansion in the next three years, which will involve mainly housing projects, said FLI first vice president Fely Ramos.
The boom in the property sector has been fueled by record low interest rates, an increase in remittances from overseas Filipino workers and strong demand for office spaces, especially from business process outsourcing firms.
FLI said its three-year expansion plan would be financed with cash generated from operations, borrowings and the P5.9 billion in proceeds from the company's additional shares offering.
Under the plan, FLI will set aside P5 billion for 2007, P5.3 billion for 2008 and P6.1 billion for 2009.
The company will focus on low- and middle-income housing projects, high-end, leisure and farm estates, a condominium hotel in Cebu, the Northgate Cyberzone, and medium-rise buildings.
In 2007 alone, FLI has listed 14 projects for launching. These include condotels, medium-rise buildings and residential resort communities.
The company is also expanding to areas outside Greater Metro Manila, particularly in high growth regional centers.

Kembali Coast in Samal Island, Davao, is a beachfront residential resort development. I mean..come on...just look at the u/c's above - unofficial list pa to ha? Not to mention the other constructions in the Southern part of the city such as Toril, Calinan, Matina, Ulas, etc....It's no doubt that we are right on track. I wish they can investigate further before spilling such comments. Nakakatawa na nakakainis.
