Too bad its in Surfside where no one will see it. I'd love to have that building on South Beach or even Downtown or Uptown.

Development to Begin on Aventura's Last Waterfront Property

Catalfumo Construction of Palm Beach Gardens is set to begin immediate construction on one of the last remaining waterfront properties in Aventura.

The four-acre site, to be known as The Atrium at Aventura, will feature a two-tower, 192-unit condominium complex. The development derives its name from an 11-story glass-enclosed atrium, and a tropical pool complex. It is estimated condominium models will be priced at an average of $600,000 per unit.

Developers will attempt to persuade the Sunny Isles Beach City Commission to allow them to construct larger buildings during this Thursday’s meeting.

Their method: purchasing transfer of development rights (TDRs) from the city.

Developer Joseph Milton appeared before the city last March requesting site plan approval for a condo complex consisting of three triangular shaped 19-story towers at 150-260 Sunny Isles Blvd. Although the commission OK’d the site plan, Milton still needs to acquire 12,023 square feet and 65 dwelling units’ worth of TDRs to obtain the zoning he needs to build his planned St. Tropez condo-mixed-use project.

Milton will also need to come up with a 10 percent deposit for the price of the TDRs prior to the April 14 meeting.

Joseph Milton and Sons has a commitment to acquire a strip of properties along the south side of Sunny Isles Beach Boulevard from Benge Enterprises Inc., LBS Investments, Sunny Isles Beach Entertainment Corp., and Franco Posteraro and Domenico Figlia. According to the city, the properties are valued at $9.875 million. Thus the total cost for the TDRs will be $2,184,711, according to the city.

The remainder of the TDR sale price must be paid before the developer can pull a building permit.

Elected leaders also will hear an application by Fortune Ocean, LLLP to purchase 129,216 square feet and 59 dwelling units’ worth of TDRs for the oceanfront Jade II condo tower project.

At last February’s commission meeting, the City Commission approved Fortune’s site plan for the complex, a 49-story, 256-unit oceanfront condominium project to be located at 17121 Collins Ave. As proposed, Jade II, will contain about 559,762 square feet of space on a 300-foot vacant parcel comprising almost 2.5 acres.

The project’s developers did not request any variances. In addition, the design utilizes zoning bonuses available in the city’s land-use regulations, including the creation of a public oceanfront park, and features 20-foot-wide ocean access points rather than the required minimum of 15 feet.

The architect for the project, Carlos Ott, had presented a building design clad in blue-green glass and featuring a four-story cascading fountain facing Collins Avenue to provide a nautical-themed look.

The city in 2003 established an ordinance allowing the TDRs from one site to another. The procedure enables developers to transfer development rights from one location to another within Sunny Isles without increasing the net overall amount of permitted development in the city. Using this system, a developer can build up to 30 percent more than would be permitted otherwise on a receiver site.

The City Commission will also hear a proposed site plan and variance request for a six-story, 17-unit complex.

If approved the Bella Condominium complex will be constructed on the west side of Collins Avenue at 179th Drive. The project would sit on a 120-foot deep lot with 125 feet of frontage and feature nine three-bedroom apartments and eight two-bedroom units. According to the Bella Condominium’s architect, Aventura-based Isaac Sklar, the project’s roof will be a recreation floor with a swimming pool and spa, party room, landscaped areas, storage space and restroom facilities.

Because the city requires a loading area for a building that size, developer Maria Ross is requesting a variance to reduce the side landscape buffer from the required seven feet to five feet, 11 inches of which would accommodate the required loading area. No other variances are requested.

City leaders will consider awarding a contract to Calvin Giordano & Associates Inc. to draw up plans and to oversee a roadway improvement project planned for the area around 172nd Street and North Bay Road. The contract would include roadway and drainage-design services; soil exploration; landscaping; electrical, streetlight plans and irrigation plans that would be in the amount of $170,588. Calvin Giordano already serves the city as the engineering, planning and capital projects consultant.

Commissioners are also set to consider a new ordinance that would regulate the location of temporary toilets at construction sites.

The meeting will be held at 7:30 p.m. Thursday in the new Government Center at 18070 Collins Ave., Sunny Isles Beach.

ugh... i hate aventura... all those high rises and its prob one of the least urban areas of the county...

I agree with nimbyhater. Aventura is just a great mall with a couple square miles of condos and a golf course around it. Their city hall building is pretty nice looking though. I think it was designed by Arquitectonica.

I like the picture of the golf course with the skyline in the background. It almost gives the illusion of a great urban park surrounded by towers.

Lived in Aventura for a year ... so much I could say about it (good and bad) ...(tons of pics)

I actually went into City Hall and told them what a bike-unfriendly road system they have. The guy I talked to there said blame it on Miami-Dade county ...

Aqualina - I was over there shooting pics a short while back ... and an old guy from the small hotel next door (the orange u-haped motel in the ic below) told me they had a major water catastrophe.

Suposedly a main broke on one of the upper floors destroying several newly-dry-walled or completed units, hence the "delay" in construction.

No, I have no proof of this and no source. (Sorry, lousy journalist here)

Looking south on the intracoastal in Aventura ... *supposedly acording to the neighbors* -> That's Andy Garcia's house over there on the left. (That would be Golden Beach) I took this a couple of years ago whilst living in Golden Pointe (between The Pointe & 1000 Island Place) ... I don't really know who's house it is but it's part of the neighborhood lore ... they had some nice parties over there ... Hidden Bay in the distance on the right ...

wearing expensive stuff ... (Good work if you can get it) Is that so bad? We all want the dream ... I'd be lying if I said I didn't want a nice condo at the Trump Grande - top floor! ... aren't there supposed to be higher pursuits in life? ...I can't put my finger on it, but I have heard friends living in Aventura say the same thing - about a certain material phony-ness with some of the people there ... maybe that just comes ith the territory ... there is a perception about the area ... just my .02 ... I'll invite you all up to my condo when I get one in Sunny Isles ... ;)
