View Full Version : Bustling Aventura & Sunny Isles (Metro Miami) Pics!!
streetscapeer October 18th, 2004, 09:14 PM North Miami Beach, Aventura, and Sunny Isles make up an interesting and important part of South Florida. Elegant waterfront properties, luxurious condominiums, and comfortable apartment rentals are available in an array of attractive styles and prices. North Miami Beach is very diverse (with 1/3 black, 1/3, hispanic, and 1/3 White), while Aventura and Sunny Isles is more old and white...but these cities compliment each other alot, and there is alot of intermingling of the areas. Aventura Mall draws residents from all Northern Miami-Dade county, and Southern Broward County, making it one of the largest and most upscale malls in the country!
On a good traffic day these areas are about a half-an hour away from downtown Miami and downtown Ft. Lauderdale.
I only got a few shots of NMB, traffic is fast and heavy on the arterial streets!

streetscapeer October 18th, 2004, 11:05 PM ^^ true smiley, Aventura and Sunny Isles are not pedestrian-friendly (not in the slightest), then again this is Florida and, in general, there are extremely few places that are pedestrian friendly, despite being dense! But I must give credit to North Miami Beach which is actually alot more pedestrian freindly, with dense storefronts and restaurants and such (like the first two pictures)...
this is why I think these close-by area compliment each other (two different types of densities!, two different demographics, etc!) I love the diversity (without the loss of a sense of community) that is exhibited there!

Comparing the suburbs to the north and those of the south which half would you rather live in, which areas interest you the most?!!

The Washington Mutual building is located at the entrance to the Aventura Mall, so that places it at NE 195 St and Biscayne Blvd (US 1).
Another landmark worth seeing is the Aventura Government Center, located south of the Aventura Mall, on W. Country Club Drive. I'm sure you saw it, Streetscapeer, as you traveled east on the William Lehman Causeway (SR 856); it would have been on your right, before crossing the first overpass (using the City National Bank picture you took as a reference, it would be situated on the far left). It's an odd-shaped building -- a trapezoid with reflective glass façade atop a round base (I think it's limestone). It was designed by Arquitectónica, so you can see a rendering of it on their website (http://www.arquitectonica.com)... I'm still trying to find a decent photo of the building online.
Some notes for people unfamiliar with Northeast Miami-Dade... Aventura lies on the mainland, fronting the Intracoastal Waterway, while Sunny Isles Beach is directly east across the inlet on the barrier island. Despite its name, North Miami Beach is on the mainland, so it has no beach, and it's actually north of the city of North Miami, and would place it northwest of Miami Beach. :)
Several places to get really good views of the Aventura/Sunny Isles Beach skyline:
from level 6 (roof level) of the Bloomingdales/AMC24/Burdines-Macy's parking garage. From here you can see Hallandale Beach and maybe Hollywood to the northeast, and North Miami Beach perhaps as far as Bal Harbour to the southeast.
head eastbound on Ives Dairy Road (NE 203 St) before the FEC railroad tracks. The eastbound lanes of Ives Dairy Road intersect Biscayne Blvd on an overpass (westbound traffic goes under the intersection). This gives you one of the wider panoramas you can find in a publicly accessible area.
as you drive eastbound on William Lehman Causeway (SR 856) and cross the Intracoastal Waterway bridge, you are high enough that you can see the Atlantic Ocean directly ahead (in the daytime, of course), as well as all the new and existing condos on Sunny Isles Beach. If it weren't for the twin towers that comprise the Ocean One condominium being directly in front of you, it would almost feel like you were going to drive into the water as you descended the causeway. :)
if you are driving southbound on I-95, coming from Broward County, get off on Ives Dairy Rd/NE 203 St (Exit 16) and head eastbound (by turning left). Since the interchange is above the interstate, the vantage point of the skyline is more favorable (and much more commanding). The panorama will stretch about 5-6 miles (educated guess) north to south (left to right). Plus, the lush foliage directly before you adds the extra touch of making the buildings look much taller than they really are... I highly recommend this view.

those all sound like great places to get panoramas of the Aventura/Sunny Isles Beach Area!
the absolute best is when your driving Southbound or Northbound on I-95 around 163rd st...TAKE THE HOV LANE, it rises above the whole interchage (it has to be the highest interchage roadway in the whole county)..... from there, the closest skyline is the Aventura/Sunny Isles/Hallandale/Hollywood skyline and in the distance you can see downtown Ft lauderdale to the north and downtown Miami to the South, you could probably see some of the beaches too (I never tried searching)! It's truly a grand view!!

No problem... NMB does front the Intracoastal, so it does have a waterfront, just no beach (unless you count the sand that's submerged). :) The first picture in the original posting was in North Miami... 125th Street is North Miami's main east-west drag. Admittedly, all these municipalities are so close to each other you can't really tell where you are unless you see a sign. Basically lines drawn in the sand.
Here's how I remember where I am: traveling southbound on Biscayne you would go through these municipalities (all approximate boundaries):
Aventura (Dade/Broward county line, NE 215 St to approx NE 176 St) (a canal actually marks the southern boundary),
North Miami Beach (~176 St to NE 135 St),
North Miami (NE 135 St to NE 119 St),
unincorporated Miami-Dade (NE 119 St - NE 95 St),
Miami Shores (NE 95 St to NE 81 St),
Miami (NE 81 St to SE 3rd Street downtown). US 1 is no longer Biscayne and becomes Brickell Ave once it crosses the river.
With exception of Miami and North Miami, all of these cities lie completely east of I-95.

You're right, it is the highest elevated roadway... and it flies over the Golden Glades Interchange, the state's busiest, a convergence of 5 major highways.
I agree that is by far, the BEST view, especially here in Fla[tland]. The HOV flyover is about 2-3 miles long, and each direction gives you two different yet equally spectacular panorama...
Going north, you can see the entire skyline, laid out in a linear fashion, from downtown Miami, up to Ft Lauderdale... about 20 miles of skyscrapers!
My favorite view, which is much more dramatic, is from the southbound lane. That's because your view is initially obstructed partially by the concrete barrier... But never fear, the flyover heads southwestward, then begins to curve to the left. The wait is well worth it. Now looking directly southward, the skyline comes into full view. The Wachovia and Four Seasons towers act as anchors that provide focus to the CBD and Brickell skylines, effectively merging them together into a continuous skyline, like this: ...|.......|...
streetscapeer October 29th, 2004, 09:55 PM another good view is when going east on the 836, right when you approach downtown (after passing the Orange Bowl) there is a very high bridge, the central business district looks best from that angle, IMO! When going west on the bridge, you feel as if you can see the whole metro area, if you squint your eyes you can see Kendall...lol!!

Well JASON :) , That WaMu, also known as " Washington Mutual " was built almost 20 years ago as " ONE TURNBERRY PLACE " 19495 BISCAYNE BLVD Which is really the name of the Building with a HUGE SIGN on the Corner of U.S. 1 and the 192 Causeway, They were back then Getting ready to Build " TWO TURNBERRY PLACE " just to the north block of that one, But Interest Rates SKYRocketed and Killed that Project which still has a small building on it now call Bank Of America, and the Lot to the north of that one was going to be " THREE TURNBERRY PLACE ", which has another small building on it called CITIBANK, But YES That WaMu Midrise is a Nice 10 Story office tower with the parking garage at the bottom, ITS Frontage outside the AVENTURA MALL Parking lots is a Beauty to see FROM US 1, Biscayne Blvd, Which Borders it. :cheers:

And OCEAN FOUR Has broken Ground Accross the Street From the World Famous RASCAL HOUSE Resturant, THE " M " Condo Tower has just Been Completed, Trump Palace Condo Tower has TOPPED OFF at over 550 Feet and LAPERLA Condo Tower is at its second Floor going up to 50 FLOORS, and the Ocean Colony Has past the Half way point of its 43 Story condo tower, and thats the first of 2. Like that cat's meow...This picture just cannot do Jade Beach justice. Cars enter from Collins and wind up fountains. Residents disappear into the garage and people that continue up to the valet level step out into a 30 foot lobby of glass that looks directly into the Atlantic Ocean. There is a swimming pool for winter and a swimming pool for summer (the sun moves a bit through the seasons). Of course there is wireless Internet "etch-a-sketch" like touch screens that you can carry all around the property for websurfing, International concierge service, and more.
EVERY apartment has an ocean view, and all but the one bedrooms have private elevators. Carlos Ott, of the famous Burj Al Arab hotel in Dubai, is the architect of Jade Beach. We have spent $4M on the sales center for Jade Beach I/II. It should be open in March 2005.
Today, I had a meeting about Jade Beach II. If you think driving up fountains and disappearing is a stunning entrance...wait until Jade II is announced!! Trust me when I tell you that this will be the most amazing entrance of any tall building in the world!

Thanks for the endorsement!!! You have the right picture, but it looks like the webmaster goofed up the image and crunched it. It is much much taller than wide.
And by the way, Jade at Brickell Bay is pretty clever once you realize that the apartments on the west side (away from bay) apartments are actually sticking out to give them direct, unobstructed views of the Bay. Next time at the Espirito, notice that the apts on the corners closest to you have all glass and you can look through their apartments to the bay. Jade is amazing! Also, Jade is the first Smart Building in the United States.

The Jade Beach project is composed of 2 towers. The new sales pavillion will be built soon to promote the 2nd tower :)

NOW :) Why wasn't I told this at the JADE HEADQUARTERS on Brickell Avenue, BUT I LIKE what I'm Hearing NOW, But I will drive back there on MONDAY, and found OUT for sure of this second TOWER. I LOVE DRIVING, LOL. :cheers:

There hasn't been a public announcement on Jade Beach II, and won't be until after the New Year.
Please don't say anything at the sales center, mums the word.
But trust me when I say, it will be absolutely spectacular. It's tough to out do the Jade Beach and the Burj Al Arab Hotel in Dubai, but JBII just might do it!
Artech is directly accross the street from Uptown Marina Lofts (http://www.uptownmiami.com). If you click on the VR Tour from the main page, you get a helicopter tour over the ocean in Sunny Isles to thunder bay and the Uptown. Uptown isn't Carlos Ott, but still very nicely done. Uptown and Artech are both Fortune International Projects and with a purchase, you have access to M Resorts beach club (also Fortune, this hotel/condo is operated by Le Meridian).

No the astounding part isn't going to be the height, it will probably be about he same as Jade Beach. Believe me, it's exciting and I want to talk about it, but I was told by the developer not to mention anything yet, but really, you will know as soon as we get the green light. Not a good idea to betray their trust for a variety of reasons!!

I haven't seen the Jade Beach II renderings, but I was told of the unique features. When they release the info about one of the best parts of the design, you'll say, "Duh! Why didn't every architect do that?"
I've also seen the renderings of the sales center...worthy of a thread for "Tallest Freestanding Sales Center!" It will be about 50 ft tall with nice ocean views (it's not for sale :) )

Cargo plane lands in lake south of Aventura

A pilot and co-pilot were unhurt after ditching their plane into Mall Lake just south of Aventura early Saturday, earning them the praise of rescuers and residents living in the high rises that dot the water and sailors in their boats.
The white plane, a Convair 340, emblazoned with the words ''Elect George W. Bush'' in red, is owned by Miami Air Lease. It had taken off from Opa-locka Airport on its way to Nassau, Bahamas and was about four miles off shore when the pilot began to feel a vibration and turned the plane around, hoping to reach Opa-locka Airport. When he was just west of Biscayne Boulevard, he realized he wasn't going to make it and headed back out to land the plane on the water. The plane went down on Maule Lake.
After the plane went into the water, the pilot, Alejandro Bristol, and co-pilot, Dennis Villavicencio, calmly climbed on top of the plane and waited for rescue. Not only were they able to get out before the plane sank, they were able to get the cargo manifest and flight log.
Sunny Isles Beach had a marine officer already in the water.
''I was a bit surprised to see a plane that big in the water and I was surprised to see it was still afloat,'' said Officer Joe Alvarez, who arrived within minutes. ``The pilot did an incredible job.
Firefighters hailed the skill of the pilot who was able to land the plane on the water, avoiding power lines, busy traffic on U.S. 1, a half-dozen high rises and a residential neighborhood.
''They came down in an area that was basically devoid of structures, which is pretty impressive,'' said Miami-Dade Fire Rescue spokesman Eric Baum.
He noted there are 10 sailboats in the area that the plane missed. ``They were very calm. I was very surprised.
Miami-Dade Fire-Rescue began work immediately to put an inflatable dike around the plane to contain any leaking oil.

Coconut Creek-based Minto Communities Inc., which has built more than 18,000 homes in Broward and Palm Beach counties since 1978, is about to embark on its first venture in the Miami-Dade real estate market.
Minto has purchased the last waterfront site on Williams Island in Aventura and plans to build a 24-story, 70-unit boutique condominium project called LaVogue on the 1.5-acre tract.
"This expansion into Dade County is a natural evolution for us," said Harry Posin, Minto's executive vice president. "We've been in the suburbs and we've been in urban areas, so it's a very comfortable environment for us." Posin also said that many of the firm's customers come from Miami-Dade County.
Designed by Miami-based architectural firm Cohen, Freedman, Encinosa & Associates Architects PA, LaVogue will rise at 4100 Island Blvd., adjacent to the Williams Island marina. It will feature units ranging in size from 2,280 to 4,500 square feet. Prices will range from the $700,000s to over $1 million.
Posin expects to target the units to those already living on Williams Island as well as to vacation-home buyers from the Northeast, Europe and Latin America. "We think there's a significant move-up market within Williams Island and Aventura," he said. "You have a lot of bigger buildings that were designed in the 1980s and 1990s, and this building offers all the latest features."
LaVogue will have a distinctive elliptical shape, wrap-around glass balconies and a lobby waterfall. There will be just four units per floor, each served by a private elevator.
The interior finishes will include Sub-Zero and Miele appliances and Snaidero cabinetry. Building amenities will include a private club with grand salon and champagne bar, a cocktail lounge with dance floor, a fitness center, multi-media screening room, sports lounge with billiards, and a pool with cabanas.
Posin expects to break ground on the project in the spring or summer of 2005 and complete it in about 18 to 20 months. He said that a sales office will open in February.
At least one local real estate agent thinks that LaVogue will be a big success. "The location is sublime, and there's a very strong demand for luxury properties with terrific amenities," said Krystal Marcus, a real estate agent with Krystal Marcus Realty & Associates Inc. in Aventura. "For Williams Island, the pricing is cheap. I think it will sell rapidly."
Posin said that the project faces little competition. BellaMaré, a 210-unit condominium under construction at 6000 Island Blvd. on Williams Island by WCI Communities Inc., will be completed in a few months. Only about 30 units are still available at BellaMaré, according to WCI, and those range from $1.4 million to over $3 million.
Minto is the developer of The WaterGarden, a 315-unit condominium in Fort Lauderdale, and Artesia, a 1,470-unit condominium project in Sunrise. The company also has developed numerous communities in Palm Beach County, including Olympia and Buena Vida in Wellington and Madison Green in Royal Palm Beach.
Posin said the firm is planning additional projects in Miami-Dade and is expanding its operations into St. Lucie County as well, with the 1,100-unit TownPark, a single-family home project in Port St. Lucie where prices will range from the $200,000s to the $400,000s.

City approves new homes, offices
After incorporating, Aventura set rules to govern its future growth, and many residential and commercial projects are ongoing.

Just four years after it became a city, Aventura adopted its own set of rules for development, looking to keep the city growing -- but ensuring that the growth is sensible.
Aventura's Land Development Regulations spell out procedures, regulations and standards for all development and use of land and water in the city.
Planning director Joanne Carr said city officials urge developers to evaluate how new projects could affect commuters and Aventura residents.
In addition to meeting city code, developers are asked to analyze roadway capacity and include public amenities in their site plans.
In that way, Carr says, the city's controlled growth ends up enhancing the city instead of hurting it.
With the rules in mind, Aventura has given the go-ahead to the following projects:
RESIDENTIAL DEVELOPMENT
• Terzetto is a large project that will feature 62 three-story town homes, a 13-story, 138-unit loft condominium and an 18-story building with 205 units. The development will be at Northeast 185th Street and 28th Court.
• Alaqua is a Mediterranean-style residential project, which will be at 3001 NE 185th St. The project is under construction and will include 193 units when completed.
• A five-story, 251-unit condominium building -- as yet unnamed -- designed to look like a cruise ship, will be built across from Uptown Marina Lofts at 3020 NE 188th St. The plan is under review.
• Island Estates plans to build 21 single-family homes on two islands in Dumbfoundling Bay. Construction is expected to begin in June. Twenty-two homes have already been built as part of the development.
• Villa Flora, 1500 Island Blvd., recently received approval to build 16 three-story town homes in Williams Island. Construction has already begun.
• The construction of Bella Mare, a development that will include 210 units inside of a 30-story building in Williams Island, is expected to be completed in July. The residential development will be at 6000 Island Blvd.
• Phase one of The Peninsula, which includes the construction of 223 units in one of two 29-story condominiums at the corner of Northeast 31st Avenue and 183rd Street, is already complete. Construction on the second building is scheduled to begin in December and will include 220 units.
• Almost completely built is The Hamptons South at 20201 E. Country Club Dr. The condominium will have about 250 units.
• Minto Developers are planning to build a 24-story condominium with 70 units at 4100 Island Blvd.
• Aventura Marina is the second phase of Hidden Bay on Northeast 190th Street. Two buildings, ranging from 13- to 32-stories, are slated to go up in the area with 378 units.
• Turnberry Village received approval to build a development on vacant land at 19900 and 2000 E. Country Club Dr. The development will include 410 units in two 14-story towers connected by a four-story parking garage.
• The Parc at Turnberry Isle will include 111 units in two 21-story towers at the corner of Yacht Club Way and Turnberry Way.
COMMERCIAL DEVELOPMENT
• The Country Club Center at 19950 W. Country Club Dr. is a 10-story office building with five-stories of office space.
• Construction of an 11-story, 185,000-square-foot office building named Harbour Centre, 18850 NE 29th Ave., is already complete.
• Plans to construct a third building with attached parking on the Aventura Corporate Center site at 20801-20803 Biscayne Blvd. are under review. The six-story building would be east of the two existing buildings and would include 56,800 square feet of office space.
• Plans to build the Aventura Office Building on Northeast 30th Avenue between Northeast 209th and 210th streets have been approved. The building will be 10 stories and have 127,000 square feet of office space.
• Hochstein/Kane Medical Office Building is a 10-story office building with seven stories of parking and three stories of office space on the west side of U.S. 1 at 21420 Biscayne Blvd.

This place is no Miami but it an amazing city (maybe a Buenos Aries v Tampa v Miami thread??????) This city is laid out majestically with a more than ample amount of parks, a subway, and pedestrians everywhere. Everyone should take a trip here...no matter how hard you try, you can't spend $100 on dinner!!
At the end of the day, Miami is still the best bang for the buck, but if you are an investor with cash...Argentina is looking very good now...

Small correction should be made to the website that was supplying that information. Jade Beach II is to the North of Jade Beach. You are correct, the $4Million Sales center is nearly complete and we are in for a real architectural treat!!! I'd love to post renderings but they aren't cleared for distribution yet, and Realtors tend to steal them and put them on their personal websites, if you're not a thief, send me a private message!! :)

Cars drive up through fountains of water and continue driving THROUGH the building on the southside to the east of the footprint (probably 50+ feet above grade), then turn north under the ocean front glass swimming pool, drop off your car, look up through the pool, then your car continues north, then takes a left and then heads West back to Collins.
What a striking entrance! Why didn't I think of that.
Of course, every apartment has an ocean view and a private elevator. And if you would like make a developer direct reservation, send a private message! (JHouse, I can put in little plugs if I put in big info, no?)

There is one elevator bank to serve each 01 apartment, and your key fob only allows you to go to 43rd floor. When the elevator door opens, you are in your aparment. Apartments are sold with foyers, and usually double doors for added security, but plenty of people take off the hinged doors to create a more spectacular entrance (ocean view entrance from elevator).

That's right, and lets say you had a hot date with Britany Spears in the PH, there is a buzzer and a camera to the security desk, and you can say, I'm on 43 going to see my baaaybah baaaybah in the PH and the security cat can call get clearance and send you up if you are in the same elevator shaft. Some buildings offer a door that opens to the left and a door that opens to the right into respective private foyers. If you are in 4301 you swipe your fob and only the right door opens on 43. The other guy's fob only opens the left door.

Is the City of Excellence in danger of being overdeveloped?
Aventura Commissioner Bob Diamond thinks so and has asked the city to impose a building moratorium until its comprehensive plan is reviewed.
“The entire subject of possible overbuilding is a major concern,” said Diamond in the opening minutes of Tuesday’s Aventura City Commission meeting. “I therefore recommend that we adopt a citywide moratorium during the time of our study and review of our comprehensive development plan.”
Diamond noted that when the city adopted its comprehensive plan in 1999, the document’s guidelines called for lower building densities and heights than the county previously allowed. Diamond thinks it might be time to put further limits on certain developments. “I think we need less density and lower building heights, with larger setbacks, and I want a moratorium in effect until the conclusion of the review of the comprehensive plan,” he said. “We are concerned with what is to be built on undeveloped or vacant land, as well as redevelopment of existing areas.”
Diamond said he will make the request again at the city’s next workshop on Feb. 14 and hopes the City Attorney’s Office can prepare a draft for the commission to review at its March meeting.
Diamond said that with a moratorium in effect the city would not issue zoning approvals to applicants – and might not even issue building permits for projects already approved. He added, however, that he will ask the city’s legal counsel if under a moratorium the city can legally withhold building permits for approved projects, “because there may be significant property rights involved,” he said. He also said that various developers might have vested development rights under the county’s code.
Since the city is already 98 percent built out, a moratorium’s practical effect is uncertain.
In other business, commissioners gave final approval to an ordinance that allows Aventura to opt out of a state statute requiring the city to have early voting 15 days prior to Election Day.
The move became necessary after the county Supervisor of Elections last month suggested the city postpone its March 1 municipal elections one week to coincide with a March 8 countywide election that would ask voters to approve the installation of slot machines in the three pari-mutuel facilities operating in Miami-Dade. Commissioners on January 4 said they opposed postponing the March 1 elections and held a special January 6 meeting to approve the ordinance on first reading.
City Clerk Teresa Soroka had told city commissioners in January that Miami-Dade County Elections Supervisor Constance Kaplan suggested the city move its elections to avoid possible confusion among voters faced with two separate elections just one week apart. Soroka said the county noted other possible sources of confusion such as having two separate, almost-identical looking absentee ballots, the prospect of overlapping early voting periods, and possibly even two separate local early voting locations.
However, city residents will be able to vote early in municipal elections. Early voting for Aventura’s mayoral and commission races will be held from 10 a.m. – 5 p.m. on Saturday, Feb. 26 and Sunday, Feb. 27 in the city Government Center.
In other election-related business, commissioners debated a proposed resolution sponsored by Commissioner Jay Beskin that would have expressed the city’s opposition to the installation of slot machines in seven pari-mutuel facilities in Miami-Dade and Broward counties and encouraged voters in both counties to reject the measure March 8. After a discussion that ranged from the slot machine referendum to concerns about potential local impact from nearby Gulfstream Park’s redevelopment plans, officials took no action on the item.
Last November, Florida voters approved a ballot item that grants Broward and Miami-Dade counties the authority to hold a follow-up election asking voters whether pari-mutuel facilities should be allowed to install slot machines, in part to generate additional revenue for schools. The issue passed statewide, and prevailed in both Broward and Miami-Dade. Pari-mutuel facilities in Miami-Dade include Calder Race Course, Miami Jai Alai, and Flagler Dog Track.
Beskin argued that voters are being asked to approve the slots question before the legislature has a chance to convene and develop guidelines for their installation in the Miami-Dade pari-mutuels. “No strategies have been implemented to address increased traffic and other potential impacts,” said Beskin.
Beskin noted that Aventura might be exposed to increased traffic and other local impacts because of the slots. He added that the city is currently monitoring the approval process for Gulfstream’s proposed redevelopment plan, which was submitted almost a year ago and is being reviewed as a Development of Regional Impact by the South Florida Regional Planning Council. Beskin noted that the impact of the slot machines will be added to the impact of a new racetrack clubhouse and grandstand, hundreds of condominiums, a hotel, theater, and one million square feet of retail space that will be part of a multi-phase project at the Hallandale Beach racetrack, which borders Aventura.
However, lobbyist Ron Book, the pari-mutuel industry’s representative for the slots amendment, said the resolution would have no impact on Gulfstream’s plans, but might have the effect of killing a source of new revenue that could bring Miami-Dade public schools an estimated $65 million in the slots’ first year of operations. “And we are in desperate need of that $65 million,” said Book. He said the real issue voters will face on March 8 is slot machines and their ability to raise revenues for education statewide. The city’s concerns about Gulfstream’s redevelopment are best addressed in the growth management procedures in place at the South Florida Regional Planning Council, at the legislative level, or in court, Book argued.
Book also said the pari-mutuel industry has guaranteed 30 percent from the proceeds of slots for education, and the agreement’s language specifies that the monies would be used to supplement, rather than replace, existing revenue for education. The language was necessary to assure voters that the shell game with funds that occurred at the inception of the Florida Lottery – when voters approved the Lotto with the expectation, later proved unfounded, that the Legislature would maintain existing levels of education spending – would not occur with the slot machines.
Mayor Jeff Perlow said he was concerned that the resolution might send the wrong message to the public and suggested the city take no action. “We need to be careful about what signal we’re sending. Is this going to hurt us more than it helps us? Chances are the slots question will pass, and the city of Aventura will have egg on its face,” said Perlow.
After the discussion, Susan Gottlieb, a candidate for mayor in the March municipal elections, suggested the city consider moving its election date to March 8 to coincide with the slots referendum. She said the move would eliminate the possibility of voter confusion, eliminate one election date, and save the city up to $20,000. She added that the city elections could benefit from the higher-profile slots question. “This is a hot-button issue that could bring out votes,” said Gottlieb. However, City Attorney David Wolpin said the qualifying period for candidates is already under way, and recommended not moving the election date.
With one day to go in the qualifying period for municipal elections, the following have filed to run for office:
In the mayoral race: City Commissioner Manny Grossman; Susan Gottlieb, a former Miami Beach city commissioner; Scott Abraham, a retired information technology businessman; and Alan Greenfield, an attorney.
For the citywide District 6 commission seat: Sid Gersh, Gary Pyott, and Luz Urbaez Weinberg.
For the northern District 2 commission seat: Muriel Cohen, Michael Stern, and Hannah Lipton.
For the southern District 4 commission seat: Billy Joel.
The week-long qualifying period for candidates concludes this Friday, February 4, at 4:30 p.m. According to the city’s charter, a candidate must receive more than 50 percent of the vote to avoid a run-off election. If necessary, a run-off election will be held on March 15 if no candidate receives a majority of the vote in an individual race.

Trump Royale builder to begin this month
Coastal Construction Group has won the contract to build Trump Royale, a 55-story luxury oceanfront residential condominium in Sunny Isles Beach.
The Miami-based company received the contract from Trump Dezer Development, whose principals include New York real estate mogul Donald Trump and the father-son team of Michael and Gil Dezer.
Construction on the 386-unit residential tower is to begin this month. The companies said they expect completion in 2007.
At 18001 Collins Ave., Trump Royale only has units priced at $800,000 and above remaining for sale.
Trump Royale is part of the $700 million, 11-acre enclave known as Trump Grande Ocean Resort and Residences. The property also includes the 278-unit Trump Palace, which is under construction, and a 372-unit condo hotel, Trump International Sonesta Beach Resort, which opened two years ago.
The three-building project is Donald Trump's first foray into the South Florida residential real estate market. His partners, the Dezers, own more than 45 acres of oceanfront property in Sunny Isles Beach. So far, 25 of the 45 acres under their control are either built or in the planning stages.

Cars drive up through fountains of water and continue driving THROUGH the building on the southside to the east of the footprint (probably 50+ feet above grade), then turn north under the ocean front glass swimming pool, drop off your car, look up through the pool, then your car continues north, then takes a left and then heads West back to Collins.
What a striking entrance! Why didn't I think of that.

No, those are not my drawings but I have put them together to see how they look like. The Jade I drawings came from the wind tunnel test report that I scanned, Jade II came from preliminary drawings given to general constractors for bidding purposes.
Jade Beach II reminds me of the martian chronicles, an old sci-fi tv series. :)

I built Pinnacle and still proud of it. These pictures were taken just after it was finished, (was it 5 yrs ago?) one of the first tall towers in Sunny Isles after the Continium, a small tower further north.
Probably one of the best of the Seiger Suarez designs in Sunny Isles.

What you saw was really the $3 MILLION + SALES CENTER for the Jade Beach and Jade Beach II. I'd love to live in it if they would let me...it isn't on Emporis yet, but the sales center is 50ft + tall with a wall of glass facing the ocean. The entrance looks like the butterfly Jade Beach, and is elevated so that cars park under the sales center. It is truly an awesome undertaking. These are the two most luxurious buildings on the Atlantic Ocean. Jade Beach is totally reserved (note: before the sales center is open) and we are taking reservations in the friends and family round for Jade Beach II now (hint, hint...) Second deposits are due on Jade Beach and ground breaking should occur in a couple of months.

The developer was also the architect, and the sales center, and the everything. Not such a bad thing if you are Willy Bermello, but these cats were not. The market price for the land must be increasing faster than the debt service and if the developer gets his ego in check, someone that knows what they are doing will probably come in and do something nice.
Roark March 2nd, 2005, 06:57 PM On another note...I just saw renderings of the Jade Beach. INCREDIBLE. There are two swimming pools, one on the ocean and one on west side. The West side pool is catilevered and makes a nice porte cochere!!! Amazing. Not sure if the swimming pool is glass or not, but that would be interesting to get out of your car, look up, and see people swimming above you. The outside of the structure is clad with stainless steel. Can't wait to see how that will shimmer in the sunsets and from the ocean. This is really incredible, and I'm told that Jade Beach II will be even more spectacular.

I'm aware of it...but the ones that that I'm referring to aren't those. Those first ones are from Nov 7 and were very preliminary....I can assure you that the ones I saw the other day have not been released to the public. These just came out days ago...
Here is the old rendering, you can see the same shape over the valet, but know that the cover of the valet (porte cochere for you parlez vousing Francaise) is a swimming pool, and most everything that looks white is really stainless steel. The new renderings, which highlight the stainless steel and wood decks on the water features, are beyond belief.

Those still aren't the ones that I'm talking about, the renderings that I'm reffering to are absolutely extraordinary. From those renderings that mysteriously appeared, you can't see the stainless steel or the fact that the porte cochere has a swimming pool cover.

What all other renderings did not highlight was that Carlos Ott is using Stainless Steel, glass and wood. There will be very little if any concrete exposed at all...and the porte cochere will be a swimming pool. I'm told that Jade Beach II will out do this one...Let's see them try this in Charlotte, NC!
south florida dave March 21st, 2005, 11:35 PM my god, the porte-cochere has a freaking swimming pool built into the top of it. whoa! now that's different. i do like the fact, roark, that the building is using different materials than just concrete for the exterior. i know it's probably expensive as hell but i really wish more buildings were built this way because i've personally become a bit sick of all the concrete being used.
as for the design, it's a little too busy for my taste. it'll still be some pretty cool eye candy, but i look at it & i can't help but think of it as the 80's coke dealers' dream pad. it just screams neo-scarface palace to me.
i'll be real curious to see the finished product.

Roark March 22nd, 2005, 12:23 AM You can't ever rely on the renderings for much more than the general idea...renderings are made to highlight and exaggerate to attract the eye in marketing pieces. If you really want exact proportions, you have to look to the blue prints. Yes the slots on the second and third levels are the entries to the parking structure. Note that no one will be able to see the parking structures ingress/egress from the street or sidewalk.

Very tall triangles will soon be coming to Sunny Isles Beach Boulevard after the Sunny Isles Beach City Commission approved a site plan for a unique mixed-use development, during Tuesday’s meeting.
The applicant, Joe Milton, requested site plan approval for a condominium complex of three towers, two that will reach 20 stories and another 19-story building, on a 2.9-acre site at 150-260 Sunny Isles Blvd. To help make the project happen, Milton has an option on a strip of properties owned by Benge Enterprises Inc., LBS Investments, Sunny Isles Beach Entertainment Corp., and Franco Posteraro and Domenico Figlia.
The project, said Mayor Norman Edelcup, is the first to be approved for the Town Center district since the city developed land-use regulations for that area, west of Collins Avenue and from 172nd Street to just south of the causeway.
“This is an historic occasion,” said zoning attorney Cliff Schulman, who represents Milton.
The project, which rises to 190 feet, does not require any height variances. Milton did request a setback for the penthouse portion of the condo towers, arguing that the shallow lot forced his designers to arrive at a unique assortment of triangular shaped buildings rather than a conventional square-shaped, tapered building. The mixed-use development will feature ground-floor retail and will be lit up at night to attract pedestrians, Milton said.
“This has the potential to really brighten up and add life to the area,” said Kobi Karp, the project’s architect.
Commissioner Roslyn Brezin questioned the request for the penthouse setback, saying it would set a precedent that would lead to abandoning the “birthday cake” effect of having a tall building grow progressively narrower as it rises – a concept designed to combat visual clutter.
The configuration of the proposed buildings and their setback from the street accomplishes the same thing, Milton replied. He added that his concept “is more expensive to build than a rectangular box.”
Commissioners agreed they liked the design for the complex and voted 4-1 to approve the site plan, with Vice Mayor Lewis Thaler the lone dissenter.
Besides the site-plan approval, Milton also needed the city’s conveyance of 12,023 square feet and 65 residential units worth of TDRs (transfer of development rights) for the property. Milton will come up with a 10 percent deposit price for the desired TDRs prior to the next meeting on Thursday, April 14. The remainder of the TDR sale price must be submitted before the developer can pull a building permit. The TDR price will be based on the appraisal of Milton’s parcel.
City officials debated whether to continue the meeting in April or to grant Milton an approval based on meeting with city requirements. The project came up on the March 10 agenda, but was deferred because it had been advertised incorrectly. Milton argued Tuesday evening that it would be unfair to delay the item again because of a city error: He said he was not informed about the requirement to have a 10 percent deposit for the TDRs at the time of the site plan hearing, even though it is a city requirement.

logybogy April 1st, 2005, 05:08 AM Miami Beach will not be able to compete with Sunny Isles Beach in teh future as far as new high rises go. It's basically built out. The only way to build something on the ocean now is to demolish something that is already there or make an addition to the back of the property and that is increasingly becoming impossible to do cause half the city is in some kind of historic preservation zone, including most of the oceanfront land available. Sunny Isles Beach can demolish the crappy 1 or 2 story motels on the ocean and build 50 story buildings without a second thought.
It's also now impossible to build higher than 200ft. on the beach because of the new height limit.

The new condos are still going to be built but instead of sleek skinny tall 30 or 40 story condo towers that provide lots of light and view corridors of the ocean...we get 20 story fat bulky walls of concrete that block out everything.
Toucano April 1st, 2005, 07:39 AM It all started when MB built the Blue Diamond and Green Diamond, thats when all the old geezers really started to hate tall towers, only a handful of other buildings made it onto the scene after that...its unfortunate, just like baylink issue, but i think as the median age of MB decreases with time, we`ll see a more open approach to all the construction and possibilities for the small city...Many people have this queer fear of living in a densely populated area around here, i just don't get it...

The average age in Sunny Isles is over 50. Sunny Isles and Aventura were two of the oldest.

For a little perspective....consider....
Sunny Isles is 2.7 square miles in area with 13,500 residents
Miami Beach is 7 sq mis (259% larger) with about 90,000 residents (666% more).
In other words, it is pretty dense here already...issues most important to the people that live here are quality of life issues and those are very well addressed by the city. And it gets better every day.
Residents of Miami Beach (one of the most densly populated cities in the United States of America), have a different point of view than some of the views expressed in the last few posts.
MB Residents love density and have plenty of it. Our coffers are overflowing with property tax, sales tax, and convention dollars...we don't need any additional high rises on our 7 square mile island (7 square that has two 18 hole golf courses in the middle).
The "historic preservation zone" is called the Art Deco District. It is the youngest historical district in the United States of America. Also home to the Wolfsonian Museum, considered by some to be the leading musuem in the world for Art Deco artifacts and Industrial Age propaganda.
I love skyscrapers....and for the size of Sunny Isles, there sure are alot of them. Miami Beach has about 22 over 25 stories and that is pretty good for a 7 sq mile area.
Miami Beach residents are cognizant of the importance of history and preserving it. Skyscrapers for the sake of skyscrapers is no so bueno.
If there must be a contest for high rise cutting edge architecture...it all depends on when the contest started. Two years ago...Sunny isles wins. 80 years ago...Miami Beach wins.
If there is a contest for quality of social life...I'll put Flamingo Park, Lummus Park, The beaches, Lincoln Road, the Jackie Gleason Theater, The Lincoln Theatre, The Colony Theatre, Zycovich's AMC Theatre, Ocean Drive, etc against any town in the USA. No telling if Sunny Isles could ever match that in 80 years. I hope so!!!

logybogy April 2nd, 2005, 06:12 AM There are ways to limit new developments impact on quality of life. You trim FAR. You put caps on the number of units that can be built on the property. But the 200ft height limit is silly as I mentioned. Why the preference for short and fat over tall and thin buildings is beyond me.
Also, just wait in 10 years when Sunny Isles Beach gets built out with a wall of 30-50 story buildings east of Collins and redevelopment on the west side gets going with more upscale retail and 20 story condos. The tax base is projected to grow to over $6 billion and the population to 25,000. It will truly be a spectacular place to live. But it's not there yet, it's a work in progress.
Roark April 2nd, 2005, 06:23 AM True...MB does have FAR/setback/and parking requirements in addition to the height restriction for platted land.
The thing is that the "Save Miami Beach" ordinance was pushed for by then Commissioner Dermer and the people of MB voted for it. He's now the Mayor. It will be great for Sunny Isles to grow (I have an interest in a couple biggies up there) and it will, but MB has a historic head start, and they have marketed it extremely well. I'm not just talking about the South Beach diet!!! Consider, within one weeks time, the Beatles played the Deauville, Mohammad Ali whupped Liston in the MB Convention center, and Jackie Gleason moved his show to South Beach.
Without building another single unit, the quality of life in MB is spectactular. Cut off the supply of new boxes in MB, the demand will still be here, prices will go up, and the property tax revenue will continue to go up...MB has a tremendous head start.
