Price per square niya is 68k/sq.m for this particular unit type.. The unusual thing is that the price remains the same even for higher floors. So the price for that particular studio unit type with 18.6 sq.m. which is 1,264,800 will be the same for those on the 6th floor, 7/f, etc up to the 36th floor..

Yes, not bad at all, considering the location. Although Amaia may be the economic housing arm of Ayala, the quality is still comparable to developers like DMCI and SMDC. Maybe not a bargain, but a good deal nevertheless..

The Ong-How building? Wow, chuchal na Cubao, although it might be more convenient to live in the Megaworld towers, but somehow, in terms of quality and execution, parang mas ok pa rin ang Ayala.

- a bit of a walk from the mrt through a undesirable pavement - poorly lit towards the station, risk of getting mugged, etc.

Yeah that stretch smells like urine and you have to pass by the loading bays of Farmer's Market to get to the MRT, which either smells like fish or garbage and you risk slipping near the ice depot as well.
But I've lived at 7th street before and I could say that living near Araneta Center is very very convenient, the location of Amaia won't be a problem and could help gentrify the area as well hehe.
Hopefully by the time this project gets delivered Megaworld would've developed this part already.

The best thing is to just state your preferences like where do you want your unit to face, how high, how big, how much and whatever specs that will help your broker to look for what you want.

yes meron.. here in amaia kasi instead of getting a 1 br from approx 27to 33sqm.. worth 1.8M to 2.3M..
you can recommend to combined studio's 18.60+18.60 = apprx 37.2sqm.. worth 2.5M.. here you have a bigger unit kesa sa 1br.. at dalawa pa pinto mo:banana:

It's not even half of the supposed industry standard (as highlighted by experts including sen-judge manny villar)?

Yeah but let's not confuse ourselves. I'm not talking about the 5M reduction (whether you believe it is fair or not). I am talking about the discount. Why is the discount for cash payment here at Amaia so low when the industry standard is 15?
I'm not even asking for the 25% that century gives out. Just the 15, why can't amaia give that out?

There are two things that pushes the price of a property, demand or cost. For SM it's a good sign since we can see the demand pushing the price to it, majority of property appreciation nowadays is demand push. Though we also have pressure on gas, it's just one of the many factors to consider.

i agree.. kung qualified buyer ka naman might as well take the option to pay the 20%DP spread for 30 months kasi covered pa ito ng current income ng buyer.

Just wanted to update this. Got 2 units (combined) a month ago and now I'm thinking of getting a parking slot.
As per my broker yesterday:
Parking space is 12.5 SQM. List Price is PHP 800,000.00, so that's PHP 64,000.00 per SQM.
Add 12% for VAT and 6% for Other Charges, so the Total Contract Price for a parking slot comes to PHP 949,760.00.
Parking slot to unit ratio is 1:5.

Yup, na-sorpresa din ako sa price, with or without the VAT. I'll put a bed in the parking slot and make it the guestroom. :) I think the actual units are a very good buy for the price though.

yep..true.natatakot kase mawawalan ng komisyon at quota so nagpapanick..nagpanggap kc ako na 1st time palang ako magkacondo hehe. Anyway gudluck sa inyong investments jan. Same price sila ng Avida when it comes to parking..kaya ko yung 1 or 2 br avida without parking pero nagbakasakali ako sa amaia kung pasok sa budget yung 1br and parking.

BGC, kasi we were informed about the masterplan of Ayala in BGC. This will be the next Makati. And as far as investment is concerned, The price of properties in BGC will definitely shoot up. Also, madaming expats sa BGC kaya mabilis magparent ng condo dito.
