This one appeared in this weeks planning notices. Would be a great addition to The Mall along with '38' if that happens. The sites are directly opposite each other.

1 Floor of retail at ground.
3 levels of carparking.
10 levels of apartments.

The building will go all the way back to West Lane where access to the carpark would be situated.

Excellent!

Not too keen on the half height, but it'll do. Smith Street Mall is crying out for population and this is a step in the right direction.

I was there in July and the Mall was in a state of terminal decline. It would be impossible to reinvigorate that stretch of retail without adding an airconditioned mall with major tenants as with Pacific Fair on the Gold Coast.

With the proposed new office and residential developments such as 31 and 38 Smith Street then it may have some hope.

At the moment it is a very average retail strip that is so long overdue for a major makeover.

Repaving, cute public artwork and bold colours don't change the fact that it doesn't compete adequately with Casuarina.

31 looks hideous! 38 looks big and glassy and I like the decorative screening and green wall on the parking levels.

Not sure about palm trees on top of buildings in Cyclone prone Darwin.

lol i remember even in a windy stormy night in brisbane like a year or so ago. A palm tree that had been on a balcony of a town house for years in Greenslopes (i think it was) eventually got knocked over in the wind, and fell down into the street below.

:nuts: the palm tree was like already at least another 2 stories taller than the actual townhouse or apartment block, and the palm tree was on the upper level of the multi-level building on a hill side.

So yes i think that designer is just trying to pretty up the picture and those palm trees won't be allowed to go up there... :lol:

This is before planning again due to a change in the style of carparking. In the application it is proposed that the parking will be stacked using a vehicle lift arrangement.

I'm sorry but that is one sad, sad, sad non-design, clumbsy in the extreme. For such a tall building, Darwin deserves a lot better than that!

Agreed, looks like it escaped from one of Jeff Kennett's planning boards from Melbourne in 1993.
