I used to walk past this little park every day. It is a great area for office workers to chill and relax, to have a little greenery in the dense and busy CBD, but it will soon be gone. I have a feeling Capitaland will join the bid and if successful, will integrate this new scraper with its HQ. It has quite a good location, being nearer to Raffles Place than Capital Tower and just about 2 mins walk from Tanjong Pagar Station.

THE Urban Redevelopment Authority (URA) launched the commercial site at Robinson Road /Cecil Street for sale by public tender on Tuesday.

Located within the Central Business District (CBD), the 0.29ha site - which can generate about 32,000 sqm of gross floor area (GFA) - is envisioned to be a good-quality office development.

At least 80 per cent of the GFA will be earmarked for office developments, URA added, with the remaining GFA for additional office use or other uses permitted under the commercial zoning.

The site - within walking distance to Tanjong Pagar MRT station - prominently fronts Cecil Street and Robinson Road, with the proposed commercial development up to 35 storeys in height to enjoy 'excellent visibility', URA said.

The tender for a 99-year leasehold commercial land parcel at Robinson Road / Cecil Street was awarded to Boo Han Holdings Pte Ltd and Pearlvine Pte Ltd, after jointly submitting the top bid of S$311.78 million in a pubic tender that closed on 20 September 2011. This translates to approximately S$9,494.11 psm of gross floor area (GFA).

Launched for sale on 28 June, the land site has a total area of 2,932 sq m and a maximum GFA of 32,839 sq m. It is situated within the central business district (CBD), near Tanjong Pagar MRT Station.

Meanwhile, Far East Organization, which owns Boo Han Holdings, said it plans to invest approximately S$520 million to develop a 33-storey office building on the site. The amount includes S$311.78 million for the land.

With a net lettable area (NLA) of around 296,000 sq ft, the project has a breakeven cost of S$1,756 psf. According to Chng Kiong Huat, Executive Director of Far East (Development and Planning), the group’s plan is to develop the property for the sale of strata units. He added that the proposed development will include a combination of smaller units of 645 sq ft to 1,075 sq ft and larger units of 10,765 sq ft.

The building’s main office lobby will be accessed via a fully sheltered landscaped plaza that will link Robinson Road to Cecil Street. “In this plaza, we will be creating a stylish park-like environment with food and beverage outlets and outdoor dining areas,” said Chng.

According to email sent to me, this building was renamed SBF building. And FEO is building something similar to mediplex and offices.

The top three levels of the development feature large whole-floor office units of approximately 10,500 sq ft each whilst levels 9 to 28 will house 196 smaller office units with sizes of about 500 sq ft to 1,400 sq ft. The 48 medical suites situated within the Mediplex @ SBF Center are located on levels 3 to 5. These are sized between 650 sq ft and 1,250 sq ft. All units have floor-to-floor height of 4.5m to 5m.

When completed in 2016, SBF Center will have dedicated office and medical centre lobbies accessed through a fully sheltered plaza stylishly landscaped into a park-like environment with F&B outlets and alfresco dining areas. It will be a Platinum Green Mark building featuring a roof garden and pool.

SBF Centre at Robinson Road sees strong take-up

SINGAPORE: The new mixed-use commercial development SBF Centre at Robinson Road has seen strong take-up.

In a statement, Far East Organization said 75 per cent of the 186 units released have been sold during the preview sales period from 25 February.

The SBF Centre, a joint venture between Far East Organization and Far East Orchard Limited, will launch on 14 March.

Far East Organization said 138 office units were released for sale and 113 units have been sold, mostly to firms offering services including trading, legal services, consulting & secretarial services and financial advisory.

The Singapore Business Federation will be a major tenant at the development.

Prices for the office units start from S$3,200 per square foot.

Meanwhile, over half of the 48 medical suites have also been taken up.

Executive director of Far East Organization, Chia Boon Kuah said: "The positive take-up underscores a healthy demand for strata-titled space in Singapore's prime Central Business District (CBD) area. As Singapore's core financial and commercial district, it is home to the largest cluster of commercial buildings and skyscrapers. Its live-in population is also set to grow with a pipeline of new developments and the upcoming Tanjong Pagar Waterfront City."

SBF Centre has a total of 196 strata offices, 48 medical suites and 3 full floor non-strata office units.

The 31-storey building is expected to be completed in 2017.
