Kraków’s Nowe Miasto is finally underway

13-10-2004

Construction of the EUR 250 mln Nowe Miasto development in the centre of Kraków (southern Poland) has begun. The ground-breaking ceremony marked the start of construction of Galeria Krakowska, a 60,000 sqm shopping centre with 10,000 sqm of offices. A second stage envisages a 220 bed hotel and a 10 screen cinema. This initial phase of building should be completed in 2006.

The second phase of the project will see the investors: ECE Projektmanagement, HGA Capital, a member of the HSH Nordbank group, and Tishman Speyer Properties invest a further EUR 250 mln in a second hotel and a 45,000 sqm office development.

Krakow’s Central Development

So-called New Town ( Polish "Nowe Miasto" ) , a 250,000-sq-m-plus office-shopping-and-entertainment complex on the 70,000-sq-m site in downtown Krakow next to the Old Town historic district, is the city’s biggest development project under construction. Local government earmarked the strategic area adjoining Krakow’s communication hub with main railroad and bus stations for its brand-new commercial center. The successful bidder, American developer Tishman Speyer Properties, originally pledged at least $500 million in 1998. The municipality promised to top it with some $75 million worth of communal investment in the area over the next four years. In mid-2003 Germany's ECE Projektmanagement has jumped the bandwagon.

New Space Next to Old Krakow

Besides two office blocks with the total of 22,000 sq. m of top-quality floor space, there are plans for a four-star hotel, a 16-screen multiplex with 3,500 seats, restaurants, cafes, hotels, boutiques, supermarkets, and a department store—in short some 80,000 sq. m of new commercial space. Actually, the whole project consists of two adjacent complexes, and completion of the first part with the $200m-plus price tag is scheduled for 2006, fingers crossed. It'll consist of a hotel and a shopping mall.

The projects axial street is meant as Krakow's future main shopping avenue. Its name is to be Ulica Nowojorska which translates into 'the New York Street'.

Looking Forward to Krakow's Future

The Krakow municipality anticipates the project, financed by the Tishman Speyer Properties, a US corporation with assets worth some $10.5 billion, and its German partner will generate up to 3,000 new jobs.

The second half of the project looks like a more distant future. Hopefully, its high-rises will add one day 150,000 sq. m of office space on top of a three-star hotel and hundreds of top-notch apartments at the estimated development cost of $300 million to $350 million.

Great news from Poland :okay:.

Ofcourse like in the case of Gdansk we need to wait for better/more detailed renderings to have a better idea what's going on ;).

Yea, I agree. Will this be in the old historic part of the city center? I don't think something like that belongs in the heart of historic Krakow. I mean, it won't fit in, it will just spoil the atmosphere that Krakow has.

I don't know. I need to see better renderings, but mixing old and new isn't always a bad idea. As a matter of fact, it can work really well.

Only if it is done well. Most of the time it's not, and in some cases it won't work at all. I believe Krakow is such a case. Krakow, like Lviv, has a very unique, historical, open-air-museum feel to it. I think this atmosphere will be ruined if something so modern is introduced into the space.

For example I like the glass pyramid in front of Musée du Louvre in Paris :)

Me too actually.
But I think that works.
Paris has a little bit of a different atmosphere. It's very big, and spacious, especially around the Louvre. The pyramid works for me. But in Krakow, where everything is so much closer, and the atmosphere is much "smaller" and different, I'm not sure it would work.

New architecture can fit really well into this area. I think the area is not really what you guys may think it is. The problem is that this bulding simply isnt too great. It has improved greatly since the original renderings, but its still hardly worthy of the spot.

I think it would suit this area very well (if I remember the place correctly). Moreover, Krakow needs some avantgarde.

You should see the area before, it looked really terrible. It is not too far from the old town but this will look so much better than what was in that place before.

By "avantgarde" I meant progressive, ultra-modern. This word has several meanings. It does't have to relate to the period when it originated > Early 20th century (arch.) :)

You should see the area before, it looked really terrible. It is not too far from the old town but this will look so much better than what was in that place before.
As long as it's not in the heart of the beautiful historic centre, it should be good.
The designs could be improved though, looks a bit bland to me.

Ok, i found a picture. "Nowe Miasto" will be adjacent to the train station. Actually, the old town is right below this, really, really close. This project is sopposed to be a transition from old to new, or contrast to the Old Town.

WOW! I didn't realize it was so close to the historical city centre. I'm not sure if I like the placement of it. I'll need to see the completed project before I make up my mind about it.

I think making it so close to the centre can be a little dangerous.

You are right- it's very close to the historic part, but in my opinion the locacion is very good - it used to be some kind of abandoned area:

I think its a good area for several reasons. One, it will permit tourists to shop near the old town and not have to travel great distances within the city. Two, those people that wish to shop at Nowe Miasto will (might) go to old town as well and walk around maybe buy a few things there

Like iMariah and others have said - we'll have to wait and see to find out how it will look.

I was there last summer...but it was still under construction....this whole porject is huge...it is associated with a 'fast tram' system, a new huge, two story round about which is being constructed as we speak (Rondo Moglinskie) the new bus terminal, which is now functional, the Hotel Andels (still under construction) the Galeria Krakowska mall, completed.....and many more business and condo developments which are being constructed just to the right of the mall (on the photos). I love it! I love the way Krakow is changing! Soon it will not differ from western cities anymore. What are your feedbacks on Krakow if you guys have been there...I know there is still a lot to be done, but I think so much has been done already...just compare the two photo shots!

I actually also was in krakow last summer,and winter.. i expected the galeria to be open, but i think it was delayed. I loved the new bus terminal, now when i go back this summer i will be able to compare, but honestly krakow will up to date with the west in i say give it 2 years. Im hoping they can expand the new terminal, but also something key would be having the trian that runs to the airport actually coming to the airport not having to walk!! couldnt they have done that the first time they thought of it?

I dont like this new mall. It looks too American type of a thing. The Krakow authorities screwed this up. The Tishman project was more appealing.

The main bus terminal is very nice though.

Yes there was a tander and one company is going to adaptation this building. Completion date is 2010.
