Lulu Island Resort is a major development in Manama, capital of Bahrain.
Designed by Spowers and Pentago, the development comprises a five star hotel resort, waterfront apartments, yacht club, boutique retail, Arabian Gulf villas, a spa hotel, lagoon apartments, a thirty story apartment tower, marine retail, theatre/exhibition halls and a marina.
All buildings are developed in a landscaped garden setting unique to Bahrain. Access for yachts up to 110 metres in length is provided and a number of beaches enhance the relaxed lifestyle inherent in these new islands.

i have heard about this back in the day, but it was only once and didn't seem to be real, but fortunately it is
and another artificial island project, imo much more creative than dubai. palm island is beautiful, but do we need 3 in similar shape? not really
so i'm thankful for different designs
and the tower is stunning, just hope it's approved

The dredging work, now underway for Bahrain's 'Lulu Island' project, will be completed in 18 months, said a local report.
A leading Belgian company is developing the Lulu Abraj Project.
Belgian Ambassador Robert Vandemeulebroucke, quoted by a local report, said the project's financial impact would be in tens of millions of Bahraini dinars but there was no exact figure available at this stage.
'I cannot give an exact financial impact of the project but it is huge in terms of investments,' he said in the Press report.
'Belgian companies are also involved in the El Ezzel Power Project which will generate 1,000 MW power to meet the needs of the Kingdom,' he was quoted as saying.
'We are part of the Franco-Belgian company called Tractebel and Siemens, as these companies are jointly working on Ezzel power project,' the envoy said in remarks published in the Bahrain Tribune newspaper.
'The openness in Bahrain's economy and transparency ensured by the reforms have helped to make Bahrain a right choice for Belgian and other foreign companies to invest in Bahrain.'
The ambassador said leading Belgian companies were keen to work in Bahrain.
'More Belgian companies have been working on various major development projects in Bahrain since the Kingdom announced political and economic reforms,' the ambassador said in the Press report.

Lulu Island, a $1.25 billion unique residential project, is considered one of the pioneering real estate developments in Bahrain. The project, to be developed on the letter 9-shaped man-made island, offers free-hold ownership facility to non-Bahrainis and will have no high rise buildings giving a new dimension to the real estate development in the Kingdom.
With tentative plans to complete all infrastructure work by the first quarter of 2007, the project will be finished by the end of 2008 or early 2009. The project will have a treatment plant and a power sub-station to meet the needs of the gated community.
This man-made island is a 50-50 partnership between the government of Bahrain and the Bahrain-based Mouawad Group Real Estate Development Company. Lulu Island will be a work of art, a new dimension in living in Bahrain. The unique seafront leisure island has a strategic location near the Pearl roundabout.
The project is flanked by Bahrain Financial Harbour on the east side of the island and Seef district - a high class, business, banking and financial hub - on the west. Lulu Island is also at the heart of the development boom that features World Trade Centre and City Mall of Al Futtaim.
Maroun Sarrouh, regional director, marketing and sales at the Muawadh Management and Marekting Company, Hala Refaat, advertisement and communications and public relations manager and Deena Karam, civil engineer in an interview told Bahrain Tribune that Lulu Island - the gated and exclusive community - will be an exceptional residential project in Bahrain.
Sarrouh said: "There has been a huge response from the potential buyers and investors despite the fact that we have not launched marketing and promotion campaigns yet. Some plots are already sold and major deals are in the pipeline."
"Lulu Island is conceived and styled along a fusion of contemporary designs following traditional patterns.
This fusion creates a unique environment unprecedented and unequalled in Bahrain. Lulu Island with its carefully studied area of 563,000 square metres offers for the inclusion of a comprehensive array of facilities but protects its individuality and exclusivity because of the carefully planned availability.
"There will be 39 residential buildings with a total of 1,217 apartments, one residential Icon tower, 49 stylish chalets, and 67 luxurious individual villas all overlooking private lagoons, with a private marina and yacht club making Lulu Island the residence of choice.
"A five-star 300-room hotel with comprehensive facilities include 42 serviced apartments, restaurants, gym and shopping arcades will make the hotel a milestone in Lulu Island.
He added: "The medical centre will provide the latest medical expertise and technology will help the residents to enjoy healthy and enjoyable living.
"Residents will be able to explore the one of a kind aquarium in the region, where wonders of the sea gather to provide residents with breathtaking scenery of under-water life."

Cuz currently there's just the small area in the Ritz, and where they had the Paul Van Dyk concert in the Marina.. Maybe in a few yrs there'll be some concerts held at LuLu Island, BFH and the 4 Season's beach..! :D

The file is a MS PowerPoint presentation. It doesn't have any animation in it. I think it is so big because of all of the high-resolution graphics in it.

North facing sea front villas starting at BD 1,000,000 to BD 2,500,000, BFH view villas starting at BD 360,000 and appartments at BD 100,000. The highway leading to the project is wider than King Faisal Highway .We need some more of these well planned well designed projects, well done Moawad . :cheers:

Pearl of the Gulf January 15th, 2007, 08:50 PM Nestled between two of Bahrain’s most distinctive skylines – the Seef District and the Bahrain Financial Harbour – which feature some of the nation’s tallest towers, a new man-made island is being developed that will boast a low-rise exclusive residential community offering the ultimate heights of luxury.
The BD466 million ($1.25 billion) Lulu Island project, a pioneering real estate development in the heart of Bahrain’s capital city, is being developed by Lulu Tourism Company, a partnership between the Government of Bahrain and The Mouawad Group For Real Estate Development.
“Our objective is to create a unique low-rise environment that caters to the residential and leisure requirements of our clients. Lulu Island will be one of the few projects that will not lay claim to featuring skyscrapers – apart from the Icon Tower. We aim to make it the residence of choice for the elite. Every building will have a sea view,” Elias Karaan, general manager of Lulu Tourism Company, told GCM during an exclusive interview.
Reclamation work on the project was completed in 2005 and marine works – which were awarded to Ahmed Mansoor Al A’Ali (AMA) under a BD8 million deal – are due for completion next month (February). AMA was selected to undertake the infrastructure works under a separate BD13 million contract, which is scheduled for completion in October 2007. The scope of infrastructure works includes a district cooling network, a sewage treatment plant, water drainage, a power station, and electricity and water networks.
Tenders are now imminent for the main buildings package, which is targeted for award by March. The estimated BD50 million contract will involve the construction of eight residential buildings – ranging from seven to 13 storeys in height – 49 chalets and nine villas. The construction period will be 18 months, according to Karaan.
“We will develop a few parts of the island with model buildings and will sell the rest as plots, which will have to be built to our design guidelines within a specific timeframe by their developers,” he says. “Each building, set in a landscaped garden, will sit on varying plot sizes. For example, the first building we are developing will occupy a 4,300 sq m plot but will have a footprint of just 2,000 sq m, while another building occupies a 7,130 sq m site and has a footprint of 3,200.”
Another striking aspect of the project is that the car-parking spaces will be located within basement levels that cover the entire plot areas. Only limited visitor parking will be allocated in surface parking areas.
The gated and exclusive residential community, spread over an area of 563,000 sq m, will be supported by a comprehensive array of amenities.
“The project is big enough to be a self-sufficient city but small enough to ensure exclusivity, tranquillity and a pleasurable lifestyle,” he points out.
Designed by Australia-based Spowers and Pentago, the freehold development will feature 39 waterfront residential buildings with a total of 1,217 apartments, a 50-storey residential tower known as the Icon Tower, 50 stylish chalets, and 67 luxurious individual villas either overlooking a private beach or the northern shore.
A 250-room five-star hotel with 42 serviced apartments, restaurants, gymnasium and shopping arcades will also be built. The hotel will be managed by the Rosewood Group (which manages the Al Faisaliah Hotel in Riyadh apart from two other properties in Saudi Arabia).
“We are currently looking for developers and investors to build various components of the development, particularly the hotel and the mall,” he says.
The 50-storey Icon Tower has already been sold to a private developer and is currently in the design stage, according to Karaan.
Another key component of the development is a state-of-the-art spa village with beach and multiple treatment suites.
Other major attractions will include:
• A one-of-its-kind aquarium;
• A shopping mall;
• An ultramodern medical centre;
• A multipurpose convention and exhibition centre;
• Man-made seawater lagoons; and
• Private marina and yacht club, which offers berthing facilities for 110-m-long yachts.
“The project will also boast one of the largest swimming pools in the world – measuring around 200 m by 50 m,” Karaan says.
The landscaping and infrastructure of Lulu Island will provide residents with an environment with an abundance of natural elements. Water features, parks and diversified greenery will be set in elaborate and artistic street furniture.
The project will be completed in phases by 2010, with the first residents expected to move in by 2009.
Other firms involved in the project include Scott Wilson, the engineering firm for marine works and infrastructure, while Davis Langdon is the project and cost manager. Hyder Consulting is the traffic consultant and Posford Haskoning is the environmental consultant. The Lulu Tourism Company is under the chairmanship of Robert Mouawad, a world-renowned Lebanese jeweller and entrepreneur, who undoubtedly aims to leave a lasting impression and a jewel on Bahrain’s horizon with the Lulu – which is Arabic for pearl.

Lying off the shores of Manama, the 579 thousand square meters (6.23 million square feet) free-hold development, will include a total of 1,217 apartments among 39 residential buildings, 65 villas, 49 beach villas and a 250-room 5-star hotel & spa, currently under construction at a cost of BD 450 million (US$ 1.20 billion).
With its luxurious designs and spacious parks, Reef Island promises to be an island paradise complete with modern amenities and infrastructure. Its facilities will include a shopping mall, a medical center and a marina & yacht club.
'All of the residential buildings, except for the project's icon tower, are low rise, ranging from 5 to 13 floors,' said Mouawad. 'They take up less than 30 per cent of the total land area, providing a unique environment where landscape and open space areas provide an exclusive style of living.'
'Reef Island will have a central location, 15 minutes from the airport, 5 minutes from the business district, and just a few minutes from the Financial Harbor and central Manama,' he added.
Land reclamation for the project was completed in 2005 with the marine works for completion by May 2007, and infrastructure works, including roads, electricity, water, sewerage and telecommunications by the end of 2007. The building construction will commence middle of this year with the first phase scheduled to be completed in early 2009 and the second by the end of 2010.
'We have world-class companies working on the project to ensure that we meet these deadlines. As developers, we have also gone to great lengths to ensure proper water flow around the island and any impact on the environment is minimized,' added Mouawad.
The main contractor for the marine and infrastructure works is Bahrain-based AMA, which is being supported by many other Bahraini subcontractors. The Mouawad Group has been involved in many luxury projects in Lebanon and France, including Grand Hills Hotel and Spa in Broumana, residential buildings in Solidere and Beirut, Hotel de Vendome 1 Place Vendome, Paris and Grand Hotel du Cap Ferrat in French Riviera.

i wasn't excited either, but today i saw some nice adds all over Manama's roads which make me things its getting better after the change of the project name.

INFRASTRUCTURE work on the $1.3 billion (BD470 million) Reef Island luxury residential project is on schedule for completion in February next year.
This includes BD15m work on roads, electricity grids, water supply, sanitation and drainage systems and telecommunications that were initiated in August, say developers.
"All building materials used were carefully selected to suit the environment and climate in general," said project manager Waleed Hayek.
"This is based on numerous studies to ensure the highest quality and durability of the project units, while respecting the environment and maintaining the aesthetic aspect of the project.
"Necessary architectural and engineering studies and designs were also being carried out alongside land acquisition, reclamation and various marine works.
"We are happy to bring forth such a unique modern and luxurious project that offers quality designs inspired by a blend of Asian, Middle Eastern and European architecture."
Mr Hayek said that over 30 per cent of the project had been sold to Bahraini customers, followed by other GCC investors.
"We take pride in announcing that 31pc of the project was purchased by Bahraini citizens followed by other GCC citizens, mainly Saudis," he said.
"Reef Island is 100pc residential, thus offers its occupants a unique lifestyle.
"All the buildings on the island are low-rise ones, except for the Icon tower, the island's landmark.
"Those buildings cover less than 40pc of the total land area, thus providing a distinctive environment with lots of green areas and public parks."
Upon completion, the 6.23m sqft residential project will feature 65 villas, 39 residential buildings, 49 beach villas, a shopping complex, a medical centre, a yacht club and a five-star hotel and spa.
It will be completed in two phases aimed at wrap-ups in early 2009 and at the end of 2010, respectively.

Yes that was Two Seas which was supposed to be developed by GFH, but it was pulled from them and given to KFH and is called Diyar Al Muharraq now

The aquarium has been cancelled and replaced by two 25 F buildings. So if you add the original one that adds up to 3 towers on the island now.
The villa plots are not selling well cos they are f***ing expensive, more than 1.2 Mil Dinars with villa, but the building plots are moving nicly, I expect the villa plots may be turned into building plots if they don't start moving soon. The building plots are cheaper than the villa plots by the way, but buildings are more expensive to build of course. Mind you the conversion of usage of the plots is all speculation on my part.

Notice the island west and the roads to the north and west of Reef, I suspect that's why the sea view villas are not moving.

As I was checking the projects listed in Skyscraper I was surprised when I did not find anything about a project I use to work with in Bahrain - that is Reef Island. the man made island that takes the shape of the number 9 (or 6 if you look at it upside down :nuts:) is a grand luxury project where more than 1,300 new luxury homes will soon be on Bahrain's lucrative housing market on the lavish and picturesque Reef Island, currently being built at a cost of BD 450 million (US$ 1.20 billion).

Land reclamation for the project was completed in 2005 with the marine set for completion by May 2007, and infrastructure works, including roads, electricity, water, sewerage and telecommunications, by the end of 2007. The building construction will commence middle of this year and is broken down into phases. Building construction will begin in the middle of the year, with the first phase scheduled to be completed in early 2009 and the second by the end of 2010.
"We have world-class companies working on the project to ensure that we meet these deadlines. As developers, we have also gone to great lengths to ensure that impact on water flow and the marine environment is minimized," added Mouawad. The main contractor for the marine and infrastructure works is Bahrain-based AMA, which is being supported by many other Bahraini subcontractors. The Mouawad Group has been involved in many luxury projects in Lebanon and France, including Grand Hills Hotel and Spa in Broumana, residential buildings in Solidere and Beirut, Hotel de Vendome 1 Place Vendome, Paris and Grand Hotel du Cap Ferrat in French Riviera.

if you are talking about the acquarium - I have heard the same but the project is still under construction and there are cranes and workers there as well

A $200 million luxury residential development is to be built off the Manama coast, officials announced yesterday. The Difaaf project, on Reef Island, is the first announced by Reef Venture Holding Company. Construction is already underway and will be completed by the end of 2010.
Reef Venture Holding Company chairman and Venture Capital Bank real estate chief investment officer Khalid Abdulkarim said the development will consist of a luxury water-front residential project consisting of two towers, and will cover a 16,000sqm plot of land.
"Difaaf is a high-end residential community offering an exclusive lifestyle for those seeking the luxurious ambiance of a modern Bahrain, while remaining within close proximity of its business centre."
Mr Abdulkarim said they believed that Difaaf's unique architectural design coupled with its prime location will make it a distinguished project.
"We have already seen very strong demand from our investors to acquire units in the project," he said during a Press conference at the Mšvenpick Hotel.
Mr Abdulkarim said the Reef development itself would feature numerous retail and recreational facilities, which would enhance the overall living experience.
"These include a shopping mall, fine restaurants, a five-star hotel, a relaxing health spa, a private beach and private lagoon for beach-lovers and water sports enthusiasts, and a private marina and yacht club for boat owners," he said.
Reef Venture Holding is a limited liability company established by Venture Capital Bank to undertake the development of the Difaaf Project on behalf of Venture Capital Bank and its investors.
Company director Saleh Bagaeen said Difaaf would consist of two towers, of 20 and 25 floors, which house luxury one, two and three bedroom apartments.
"There are also penthouses featuring unique architecture and design and state-of-the-art amenities," he said.
"These include the security and exclusivity of being a private gated community, swimming pools, tennis court, supermarket, children's playgrounds and shaded parking."

MANAMA: Ahad Holdings has announced that the construction work of its $100 million Le Reef project is progressing on schedule.
One of the significant indicators was the completion of the project's piling works, the contract of which had been awarded to Bahrain Foundation Construction Company by the newly formed holding company.
Conceptualised by a team of international architects, Le Reef is coming up on an 11,209sq/mt plot and will have a total built up area of 30,726sq/m.
Its 38m high, 10-storeyed identical towers will offer multiple choice apartment designs based on Western and Eastern themes and an exclusive penthouse in each tower boasting a 360-degree sea view.
Ahad Holdings chairman and chief executive Hamid Nishat said construction work on Le Reef has logged around 16,000 accident-free man-hours and is progressing well.
"We are happy that the piling work of our freehold residential property on Reef Island has been successfully completed and the project is moving ahead on schedule," he said.

MANAMA: Reef Venture Holding and Bahrain Islamic Bank (BisB) have signed a co-operation agreement to finance the purchase of units in Difaaf project at Reef Island. The agreement was signed by Reef Venture Holding board member Saleh Bagaeen and BisB retail banking services general manager Abdulrahman Mohamed Turki at Venture Capital Bank premises in the Diplomatic Area.
The agreement aims at providing real estate financing services for the purchase of units in Difaaf project for clients whether citizens, residents or foreigners by instalments up to 25 years with interest rates up to 8.5 per cent.
Difaaf is a luxury residential project composed of two sea-front towers worth $200 million.
The project is built on a plot measuring 16,000 sq/m with a strategic location within Reef Island in the heart of Manama.
"We are delighted with the signing of this agreement which will offer unique facilities to our valued clients who wish to benefit from BisB services in the purchase of apartments in the Difaaf project," said Mr Bagaeen.

The apartments on the ground floor will include their own private gardens. The penthouses, with an area of 1,000sq/m in size, are specially designed for a 360 degree view over looking the open sea, lagoon and the Seef district. The penthouses will also boast an infinity pool.
There will be a valet and ample covered parking for visitors. Meanwhile, residents will be allocated parking depending on their purchase of apartment.

MANAMA: Ahad Holdings yesterday officially launched the prestigious $100 million freehold development Le Reef.
The event held at the Ritz-Carlton Bahrain Hotel and Spa was hosted by Ahad Holdings chief executive officer Hamid Nishat and chairwoman Ameena Hamid Nishat.
Le Reef's East and West Towers at the Reef Island was inaugurated by BBK chief executive officer Abdul Kareem Bucheery as he unveiled the model of the project.
The Le Reef residential project reflects an exclusive world class development in a gated community, said Mr Nishat.
"Ahad Holdings is venturing into property development industry with Le Reef - an exquisite world class development," he said.
"The start of the construction on the project sets a milestone for the company.
"Potential buyers and investors can witness the constructed phases of the development, which will create a confidence in the project and secure the end user and investor.

The project claims to be different from other similar residential projects in Bahrain with smartly designed apartments with sea and lagoon views; latest automation systems, designer kitchens, and sanitary fittings of high quality; multiple choice of interiors reflecting Eastern and Western style and advanced security features.
The wide array of amenities provided include a five-star hotel, marina and yacht club, an aquarium, a well-care centre, shopping mall and multi-function exhibition centre.
Seventy percent of the project's land area will have lush gardens and boardwalk, large seafront swimming pool, hi-tech gymnasium and a coffee lounge.
The East and West Towers will also have a penthouse each with 360 degree views covering an area of 1000 square metres.
Prospective buyers can pay a down payment of 10 per cent, followed by monthly instalments of 2.5pc and the final payment of 45pc upon completion.
The project's interior design consultant is Mohamed Salahuddin Consulting Engineering Bureau (MSCEB), civil consultant Al Jazeera Engineering and the main contractor is Al Sharooq Contracting.
The construction work is scheduled to be completed by end of 2010.

Porta Reef Real Estate Development Company has completed a show model unit for investors and unit owners to view.
It is located on the first floor of the 3rd Tower of the Porta Reef, the three-tower project on Reef Island.
Fawaz Ali Al Jowder, chairman - Porta Reef, said: '"We are delighted to see that the project is ahead of schedule and progress is significant."
The model unit wlll allow future residents and owners to visualise and plan what they can do with their own units.
Ahmed Habib, head of sales, added that the model unit has been furnished in association with Roche Bobois, the well-known international brand in luxury living and will feature a variety of options for layout and kitchens as well as other facilities available in the apartment.
Porta Reef, a $90 million project, includes a trio of residential 10-storey towers with two and three bedroom apartments, as well as six premium penthouse units. Porta Reef is the first freehold property to be available to buyers on the development.
The towers comprise of 126 two bedroom, 57 three bedroom deluxe apartments and six premium penthouse apartments that aim to represent the 'definition of luxury', according to the developers. Each unit also has a balcony and residents will have access to a sea-view swimming pool and Jacuzzi, as well as separate gym facilities for men and women.
Each of the 189 units will be fitted with contemporary, high-end kitchen appliances, lighting and other fittings and will come with a choice of marble or parquet floorings. Dedicated, shaded parking spaces will be provided for residents and visitors, accommodating up to 330 vehicles.
Porta Reef also has a sea-front board walk as an alternative to the traditional Corniche, and will boast courtyard gardens and a children's playground situated between the three towers providing clean, open space for families.
Reef Island is a joint venture between the government of Bahrain and the Mouawad Group for Real Estate Development Company. It aims to attract property investors from Bahrain as well as GCC residents who are looking for a distinctive second home.
The $1.25 billion freehold development project covers an area of just under 600,000 square metres, of which Porta Reef occupies just over 16,000 square metres.
Strategically positioned between the capital's new business and commercial district and Bahrain International Airport, the privacy of the Reef Island enclave, Porta Reef should offer the 'best of urban living with a timeless style', say the developers.
