But I heard that the Cityflex project is just right behind MC home depot. BTW, i deleted the portion that has the invitation details.

dunamis September 28th, 2011, 06:29 AM Why is the design of Avida projects starting to look generic? This project looks similar to the Avida project in BGC, San Lazaro, Makati, Alabang, etc. Slim, rectangular floor plate with two towers sharing the same podium.
I hope somebody can highlight the location in the map of BGC. In any case, the BGC Cityflex project will compete head on with One Uptown, Park West. It also has a better location than Park West. That area will fill up quite fast.
I hope the designs of High Street South will excite us.
I hope that they'll make an effort to differentiate each project from the rest and not take a cookie cutter approach.

I totally agree...I think more and more Filipinos nowadays do not equate condos with affluence. Like they know the disparity of Cityland and The Residences. People also tend to buy condos because the price is much cheaper than building a house and lot at the same location, so there really is some practicality in there.

thomasian October 10th, 2011, 07:43 AM None yet, but the location on the corner of Lane T and 7th Avenue as specified would place it just across Lexus, behind MC Home Depot.
The location, Block 9 will be so much better once the S&R and MC Home Depot goes away, being only on a leased land.
34th Street which is now 4 lanes from Lexus up to 11th Avenue, will be totally made into 4 lanes all the way up to Rizal Drive.
S&R and approximately the western-half of MC Home Depot will be Block 1, while the eastern-half of the current MC Home Depot will complete the eastern half of Block 2 (where Mercato is) and Block 3 (the u/c parking lot) together with the new park (the block between Mercato and the new parking) plus a pedestrian pathway on where 8th Avenue is now located. 7th Avenue will also be extended up to 32nd Street from 34th Street (where this Avida is) to connect the two existing segments of 7th Avenue.
So with that, while the area now looks like something akin to being a sort of back-alley of BGC, it will look like a regular city block once S&R and MC Home goes away.

as of now wala pa pero I think same avida terms pa din like 20% is payable up to 36 months w/ out interest.. sa October 21,2011 lalauch tong project.. lapit na so excited

Tower 1: 23 number of floors
Executive studio approx 36-39sq.m. price ranging from 3.1m-4.1m
2 br units range from 58sqm.-65 sqm with price ranging from 5.1m-6.3m
SOHO units from 36sqm-61sq.m. from 4.6m-7.7m

^^ Both these projects are similar looking to Avida's recent offerings and overall look OK though rather bland. The Cityflex project location is in the vicinity of the Lexus dealership, Grand Hyatt and the ParkWest project... wonder if the asking price/sqm will be like ParkWest's. If there was a knack in the ParkWest project, it's the location and this one will be no better with the future opening of Jacinto street and its proximity to the neighboring barangay as well. On the plus side it's walking distance to St.Luke's but as I've said location is not as prime as the other tower project Avida is launching in 34th street so accordingly I think this one would probably be priced around the same price range as what's being asked for in the ParkWest project while the other one on 34th they can probably ask higher even if they are basically the same interms of construction budget. If both projects (Avida Tower City Flex and Avida Tower 34th St) will have the same price, I would definitely go for the Avida Tower project in 34th street rather than this one because of its better location. An even better location is the Avida project behind High Street (called High Street South) and if pricing is not far from these, I'd rather go for that one instead. Atleast with that one you know High Street is already there as well as what's around it.

High Street South project is Alveo pala so all 3 current Avida projects will be concentrated in North Boni (Avida Tower BGC, Avida Tower CityFlex and Avida Tower 34th Street). Anyway, among the 3 Avida projects in North Boni which are essentially similar looking as far as I'm concerned, I definitely prefer the 34th Street project the best primarily due to it's superior location compared to the other two. However if price will not be far off, I'd go for Alveo's High Street South project in BGC because of its even better location within the Fort Bonifacio campus.

dunamis January 17th, 2012, 10:28 AM Avida 34th is right across the Uptown Mall and Office Complex of MW. This particular condo and One Uptown condo has the inside track to attract possible expats and workers. It is also very close to British school. Very close also to the park across.
Ayala Land is very smart.They built the condos across the malls developed by their competitors (SM Aura and One Uptown). And for the first time, these competitors of theirs are developing more higher end malls compared to Market Market.

If such is the case then it will be left in Megaworld and to a smaller extent Federal Land's hands to do much of the developing of the said area. I'd really like to see Ayala put up a project or two under the Ayala Premier and/or even Alveo brand man lang to give an indication that they really have serious plans of co-developing North Boni as nice and posh as BGC (Bonifacio Global City). North Boni pricing needs to catch up with BGC and without those High-End Developments to set that trend, I'm afraid North Boni might end up being relegated to like McKinley Hill status as oppose to a natural extension of BGC (which I am hoping for), not that it's a bad thing. Just that McKinley Hill is more like an IT park to me rather than one that gives a real city like ambiance/vibe like BGC imho.

I think Ayala is diversifying its product mix in BGC from purely high end to an entry level offering in BGC in Avida in BGC. That is a valid direction from a purely corporate perspective.
Ayala Land does not want to create a landmark in North Boni that will compete with theirs in BGC. I'm sure that if they won the bidding for North Boni, they will not plan Avida offerings in the area but will plan for more high value offerings.
Which is what Megaworld and Federal have been planning. They're offering products that are self contained and destination projects that will be difficult to resist.
This is obvious from how they prioritize the order of their projects.
MW has been aggressive in starting with the Uptown Mall and Office buildings in North Boni. They're already digging this while One uptown, their condo offering has yet to be dug.
Federal Land is already digging the Grand Hyatt and the mall while Park West has yet to be started.
In the end, one has to see the overall development plans by these reputable developers if it will get finished or not. They are not fly by night real estate companies. They're survivors even of the Asian and Global meltdown.
North Boni is a great and viable alternative to BGC. This is a great battle of big landlords in BGC in Ayala, MW and Federal land.

^^ I remember BGC at less than P70K/SQM so I can only imagine how on earth P100K/SQM can be considered entry level and eventhough P100K/SQM may be upscale pricing in other parts of the metro, that's actually more or less the current market entry level pricing in Fort Boni projects di ba...iba talaga ang Fort Boni! Hehehe :) :) :)
Lucky are the early investors in BGC as prices now hover above P120K/SQM! Those were the days... now can it possibly happen again in North Boni? Hopefully so! Pricing just shows/reflects how really desirable the Fort Boni location/market is which is why Avida, considered more of Ayala's entry level brand (which is followed by the mid level Alveo and the high end Ayala Premiere in the heirarchy), can command P100K/SQM asking pricing for an entry level project in this up and coming part of Fort Boni. However from what I can see so far atleast, what Ayala is doing is more of what I consider an opportunistic (instead of true developmental) approach to it's North Boni landbank by putting up these lower level Avida projects around strategic neighbors/neighborhood (like Uptown and Hyatt for example) which I assume will/should help sell them quicker. But what's next after that? More of the same generic Avida projects? Hopefully not. And that's why I said I'd like to see Ayala put up higher end projects, even an Alveo project man lang, to give some indication they really have serious intentions of co-developing Noth Boni to be as nice and posh as BGC. Otherwise the development of North Boni will pretty much fall in the hands of Federal Land and MegaWorld and these two developers will have to be the one's to put up the higher-end residential and commercial developments North Boni badly needs if they wish it to be BGC-like for better synergy and integration with BGC. That's why I sincerely hope future projects in North Boni do get better and better in time. I'd actually be content if North Boni turns out to be Eastwood-like.
And if it's just FL and MW as main/major developers there, North Boni may end up taking longer to develop as well as come to full fruition much later down the line which can be a negative for some potential investors. Lucky are the early investors in BGC as prices now hover above P120K/SQM! Those were the days... now can it possibly happen again in North Boni? Hopefully so! Pricing just shows/reflects how really desirable the Fort Boni location/market is which is why Avida, considered more of Ayala's entry level brand (which is followed by the mid level Alveo and the high end Ayala Premiere in the heirarchy), can command P100K/SQM asking pricing for an entry level project in this up and coming part of Fort Boni. However from what I can see so far atleast, what Ayala is doing is more of what I consider an opportunistic (instead of true developmental) approach to it's North Boni landbank by putting up these lower level Avida projects around strategic neighbors/neighborhood (like Uptown and Hyatt for example) which I assume will/should help sell them quicker. But what's next after that? More of the same generic Avida projects? Hopefully not. And that's why I said I'd like to see Ayala put up higher end projects, even an Alveo project man lang, to give some indication they really have serious intentions of co-developing Noth Boni to be as nice and posh as BGC. Otherwise the development of North Boni will pretty much fall in the hands of Federal Land and MegaWorld and these two developers will have to be the one's to put up the higher-end residential and commercial developments North Boni badly needs if they wish it to be BGC-like for better synergy and integration with BGC. That's why I sincerely hope projects in North Boni do get better and better in time. I'd actually be content if North Boni turns out to be Eastwood-like.
And with just FL and MW as main developers there, North Boni may take longer to develop as well as come to full fruition much later down the line which can be a negative for some potential investors. Agree! Hard to imagine entry level is 100k/sqm. Arya and Beaufort High End projects are around 140k/sqm. One thing is for sure re-selling units is way harder than selling pre-selling units. I really hope it goes to 150k/sqm so the early investors can laugh all the way to the bank. :lol:
I am guessing that North Boni after it gets developed will blend in seamlessly with BGC. MW has bought a big part of North Boni. I am sure they will try to develop it fast so they can sell more condos. :lol: I just hope aside from the Grand Hyatt, 4 office buildings and Uptown Mall that there would be other commercial/office buildings in the North Boni area.

Now what they will put there after has not yet been mentioned nor announced though I saw some maps before that had the area designated as for commercial development. I wonder if this is actually the area where Ayala will eventually be putting up their future Entertainment Center and Shopping Mall Complex mentioned before in one of the threads and even if so don't really know kung hanggang saan aabot yung development. Anyway that's all I know about that area at this time but nothing concrete really as of yet. Tsismis lang kung baga. Maybe one of the Ayala agents here can fill us in with better info to help you better decide. :)

The first project that was supposed to rise there was The Majestic, a condotel project of G&W Architects but was either scrapped or put on hold.
The allocated park for that area is where the Turf BGC football field is built.
Mercato Centrale is one of the interim-use structures for the area, together with the parking lot beside Crossroads.
Fenced lots around the area are mostly being used as construction staging areas.

Do consider that 32nd Street is now becoming a "wall" of 30+ storey skyscrapers which blocks your view of the rest of BGC.
F1 City Center, Globe Telecom HQ, The Trade and Financial Tower, Nickel Asia Corp Tower, Eco Tower - these are the currently either completed or are under construction and fast rising skyscrapers along 32nd Street, those alone already blocks a good chunk of your BGC view, and more so once the other lots get developed into skyscrapers of similar height (due to the FAR restrictions) which will basically form a "wall of skyscrapers" as I've mentioned earlier.
The Uptown view, as far as I know, faces a park (sports park, as I've known, but please do confirm if this is the kind of park to be built) between Avida 34th and Uptown Mall (bound between 11th Drive on the north and Lane T on the south).

Yes, but they are temporary anyway.
Oh, and I forgot to mention, that area of BGC is the first to use eco-efficient LEDs for street lighting.

That one I admit I wouldn't be able to answer as there are many factors to consider. I suggest you get a good property specialist from each development and get them to lay down their cards for you to do the picking by comparison based on your personal preferences and financial abilities. I hope that helps, if that makes sense to you.

Here is my take:
(1) the advantages for Uptown is that is is a mini CBD;
(2) the render and therefore the materials for the project look better than 34th, on paper, at least;
(3) the unit deliverables seem to be superior to 34th;
(4) better ameneties; and
(5) touted as a high-end development.
Sa 34th naman:
(1) cheaper;
(2) better ang track record ng developer;
(3) better property management;
(4) closer to BGC center;
(5) close to Uptown Center pa rin without having to pay the price for Uptown Place;
(6) walang balloon payments; and
(7) better cuts for the smallest units.
I am reserving for Avida 34th. I hope this will be a wise decision.

Diba you'll be surrounded by the older homes/neighborhood in the Citiflex/Cityflex location as can be seen on those pics. Medyo ambiance buster yan di ba which is why I would think Avida 34th will actually be a better location, especially since it will also be close to Megaworld's Uptown commercial development and even Hyatt's commercial center for that matter walking distance pa rin. 6 - lots 3 and 5 of block-3 of City Center North being used for the short term as a pay carpark. There's no lot 4 because of Chinese superstition. Lots 1 and 2 is partly on where Crossroads including Starbucks and MC Home Depot's southeast corner now stand. Oh, add to that Justicia Drive which is between Crossroads and MC Home.
7 - five lots within block-5 of City Center North, the center fenced lot designated lot-7 of which is confirmed to be the One World Place office tower
8 - lot-12, block-5, City Center North (the biggest lot on block-5 which was formerly put up on the market but for some reason the lot is not for sale anymore, possibility of a park from what I heard - take with a grain of salt)
9 - Park/Parking (the lot was never ever put up for sale and was intended to be the "open space" in the middle of block-5
10 - three lots within block-5 of City Center North one of which was sold to G&W Architects for their The Majestic condotel project (lots 1, 2, and 3)
11 - three lots within block-5 of City Center North (lots 11, 12, and 15 - no 13 for superstition purposes)
12 - Pedestrian walkway/pathway (open space squeezed between two lots for pedestrian access, eliminates the need to walk around the whole block)
13 - Almost completed, passable by bicycle, though not yet officially opened to traffic. Sidewalks are still u/c.
14 - lots 1 and 2 of block-7 of City Center North.
Numbers 3 and 12 is a lesson learned from the Makati CBD where some areas require a circuitous walk around the whole block just to get to the other side because buildings are blocking the way in a long contiguous block.

Do you have any idea if that area accross that tarpaulin would actually be a park? I have been asking a lot of agents about this but all I have so far are unsure answers.
That's what we get with a lot of agents who don't really know the vicinity of the project they are selling. Sad but so true for North Bonifacio.
I am just worried baka matabunan ang view ng 34th kung dambuhalang building ang ipatayo sa harapan ng project.
Sana may makapagconfirm kung may park nga ba talaga sa harap ng 34th street.

For CityFlex:
-the block south of it, the one between Lane T and 34th Street is composed of two lots
-the lot directly west of it is a green/landscaped open space (a park if you will) up to 34th Street, together with utility areas further west
-the awkward-shaped 1,747m² lot directly north to it, along 7th Avenue, is also a landscaped open space/park
For 34th:
-the Wedge-shaped lot north of it, between Avida 34th and Uptown Mall will be the sports park.
-adjacent to the west end of the lot of 34th would be a pedestrian walkway/pedestrian alley/pedestrian pathway allowing pedestrian passage from 34th Street to the corner of Lanes C and Ti will double check details at the office tomorrow....

I am actually thinking more of you "asking for the details in the office" and not "confirming" it as you've said. Pardon my extreme arrogance but I have high expectations for agents regarding knowing what's surrounding the property they are selling. Vague answers could mean there is something to hide, or they simply don't know the answers. It's still location, location, location, and if you don't know the vicinity of the location, how can you sell it properly? Again, pardon the arrogance pero umiinit talaga ang ulo ko.
^the vacant lots towards high street; just in front of the south side of the project...err I am doubting na that park because it would be very extravagant for an Avida project to have parks on the north and south facets. Still, I am leaning to take the BGC view of tower 1.you mean the leisure park?

3cr February 10th, 2012, 09:39 PM I did visit the sites na. I have had a long contemplation na about which project to invest in since Christmas.
Here is my take sa Uptown:
(1) the advantages for Uptown is that is is a mini CBD;
(2) the render and therefore the materials for the project look better than 34th, on paper, at least;
(3) the unit deliverables seem to be superior to 34th;
(4) better ameneties; and
(5) touted as a high-end development.
Sa 34th naman:
(1) cheaper;
(2) better ang track record ng developer;
(3) better property management;
(4) closer to BGC center;
(5) close to Uptown Center pa rin without having to pay the price for Uptown Place;
(6) walang balloon payments; and
(7) better cuts for the smallest units.
I am reserving for Avida 34th. I hope this will be a wise decision.

^^ Among the current Avida projects currently offered, I think you chose well Bangalers. If I were made to choose, I would pick this Avida 34th development as well over the two other Avida projects (Avida BGC and Avida Cityflex).
Cityflex kasi eventhough in the same 34th St is actually marketed as a quasi single office / home office / residential building and as such there is a good possibility there will be much activity going on in the building than normal and as such will probably have more wear and tear on the common areas which could have an adverse effect on HOA (Home/Unit Owner Association) dues. It might also be noisier and offer less privacy for residential unit owners. Security as well as parking can become an issue and concern. Of course these are all speculative in nature. Another disadvantage I see in CityFlex compared to Avida 34th is location. Even though both projects are in 34th St., Avida 34th is in a superior location imho because you'll be farther away from the bordering neighborhood and St.Luke's hospital. Just that I remember there was mention of actual plans of punching thru Jacinto St. from/into North Boni inorder to improve traffic flow in the area as well as help ease expected bottle-neck along 32nd St. Now whether this plan will actually come to fruition is another matter but if memory serves me right, Aaron/Thomasian plotted this in Google map and it look like, to me atleast, that Jacinto St. (in that barrangay) will meet up to 34th St. (or close to it) on the Noth Boni side. This is also why I am really not a fan of Avida Cityflex project/location since it will actually be very close to this 34th St. /Jacinto St. pass through if indeed the said plan eventually pushes through. Why risk it di ba....better safe than sorry ika, atleast ang Avida 34th is further down that street instead of being right there by your side. Not sure din if being right behind St.Luke's is an advantage or not. Guess that's it. Pasensiya na I don't remember which thread it was posted in but maybe Aaron/Thomasian still remembers. Anyway that's why I think you chose well and made the right decision Bangalers. Congrats bro! :) :) :)

Regarding views... Winston the whole 32nd St thoroughfare will pretty much be a wall of high-rise buildings anyway so if you are really after some views and willing to take a risk that the Jacinto St./34th St. passthru will not materialize, then besides Avida CitiFlex which you are looking at, there is also Federal Land's ParkWest you can look into. Either of these 2 North Boni projects for that matter will still allow/offer views of Rockwell and Makati Skyline you may covete, provided you pick a high floor that faces West when choosing a unit para din you avoid/minimize seeing the "ambiance buster" barrangay neighborhood you mentioned that will be right by your side/window. That's the drawback here in North Boni... inorder to get some nice views, you'll have to be next to that not so nice looking neighborhood. Kinda ironic isn't it? That's why those who were able to buy BGC units with West Facing views of the Manila Golf course and Makati skyline are really very lucky because they didn't have to compromise one bit w/ their purchase, they got it all... excellent location and excellent views! Parang tumama sa Lotto! Hehehe... :) :) :)

3cr, thanks for the samples, i noticed the area where cityflex is supposed to be located is not in line with the street you are talking about. this map is not current but based on aziza's latest pics, my drawings with the roads indicated above does not align with the road you mentioned and colored in skinny yellow line.

i colored the unit i reserved already with cityflex, it is on the 10th floor and facing BGC skyline but if there will be buildings it's ok im not after the view anyway. though the unit will be located at the corner as you can see i colored it in RED, it will have 3 windows and one of the windows will be facing the building amenities and further building accross are not so close since all the roads in BGC/Noth Boni are far enough.

above is the view from my sapphire unit facing ortigas skyline, but it is only on the 4th floor, in which i picked specifically because it is not high enough to view the rooftops of south cembo area from my unit's balcony. i'm just lucky what's in front of sapphire are shops, for now hehehe.
anyway, i dont really care for the view too much since this is for rental purposea and with the skyline view and higher level unit, it usually cost a lot more. one good thing I can say is that Grand Hyatt is just next to cityflex with their shops on the ground level should compliment the area.
further, another reason why cityflex? because 34th st compare to cityflex will cost me more for the location and VAT. the two have the same exact cut in size and the difference in price is almost a million.
if you buy anything below 3.1M it is VAT exempted. 34th street an exec studio starts at 3.4M + VAT. therefore, with a roughly total of 4M for a 36sqm exec studio.
currently all lots are still empty, there's really no telling how the outcome will look in the future, but regardless i have taken all into considerations. oh well it's all done now, it's payment and wait time again, I just hope it turns out ok or at least like how crescent park west turned out. :)

Just hope that Lane T is actually a good size road and not like an eskinita type road or else you'll end up looking out somebody else's window from the building in front of yours. Any way if it's really for rental purposes, then it won't be such a bad thing I guess. And sayang din nga yung P600K you'll be saving. a 36sqm exec studio unit at the avida 34th street cost 3.4M will have an added 12% VAT on top of the selling price.

dunamis thank you for the encouraging words, i thought of that too and the unit will appreciate by then. i wish i knew when the lease for MC home depot lease expires. although cityflex is not directly in front of it, the good side is while there is not a replacement for mc home depot, there is view for the bgc skyline. :banana:

Kawawa din export sector natin niyan pagnagkatotoo yung Peso will streghten in the 30's. Yup buy Dollars if that happens.
I agree the US economy is already improving and with the election coming soon, I really doubt Obama will let that happen. His 2nd term will be on the line and I'm sure he'd want the US economy in as good as shape as possible by election time.
Can't think of a scenario this can happen so soon. Besides Aquino will also make sure the Peso is tempered if ever it gets too strong a currency I would think.
I wouldn't worry too much Bangalers if I were you. Highly doubt the P35/$1 scenario will be happening anytime soon especially under these very uncertain economic times.

Question is what will eventually rise soon after? Could it be this is where SM's Fort St.Luke's Residence will rise? Up to now nobody has confirmed where that project is located, maybe one of these lots by 34th will be for it. Looks like that area of North Boni will be built up sooner.

^^ Probably 34th is the boundary since the extra wide 8th Ave in North Boni terminates at 34th which also does not even align directly to the slimmer 8th Ave after crossing 34th. Also if what I was told was accurate, that area where S&R, Cebu Lechon Resto row, MC Home Depot and Starbucks along 32nd Street is still under Ayala Consortium which then makes it part of BGC still and if that's indeed the case then by default that probably makes the lots along 34 St where the Lexus dealership is the boundary where North Boni starts and BGC ends which is why the Avida 34th project is considered a North Boni project. This area between 32nd and 34th St (in the pic below) is called City Center North and supposedly still part of BGC from what I was told before eventhough it seems like 32nd will be the more logical boundary just by looking at it. Anyway maybe someone from Ayala or BCDA can confirm if the info is accurate or not. :)

The sooner they open 38th street access to that neighborhood will be very telling of their willingness to provide more entry/exit points into NorthBoni which will be indicative of the future of the 34 Street access to Gen.Jacinto Street pass thru road. Once the 38th street access happens, looks like it won't be a matter of if but actually more of a matter of when (sooner or later) the 34th street access will come to fruition. Maybe the apprehension of those investing in condo units in the area is that any form of access will make it rather easy na maging tambayan yung bagong shopping mall much like what happened in MarketMarket when it became a tambayan ng masa. Of course I'm only speculating and not in any way speaking for Chillendawg regarding this matter. Hoping that it was a wise choice. :)

^^ Congrats Superboyish. Among the North Boni Avida projects currently offered, I think it was the right decision in choosing the 34th St. project. If I were made to choose, I would pick this Avida 34th development as well over the two other Avida projects (Avida BGC and Avida Cityflex). It actually has the best location among the current Avida projects, especially since it will still be close to Megaworld's Uptown commercial development, even Hyatt's commercial center walking distance pa rin and not to mention BGC's High Street for that matter close by as well. It's really in an ideal spot/location within North Boni and yet mas maganda din dito ang paligid ng Avida 34th project so there's no ambiance buster to factor in here. Avida projects are selling under P90K/SQM which makes it well priced and good buys imho especially considering Megaworld's Uptown is asking P130K/SQM already which ironically is actually more than the asking price of projects in BGC like the Trion, Serendra's Sequoia, and even Alveo's Meridien in Boni High Street South which as it stands right now are all better located than that of Uptown imho. Guess depends on one's level of risk aversion. It's just really hard, for me atleast, to pay a premium price in a North Boni project when the area is actually still undeveloped compared to the booming BGC side where atleast you already have a good idea of the surroundings you are getting based on the construction boom that's been happening in BGC in the last couple of years. Daming pwedeng mangyari pa kasi eh but hopefully the construction boom continues without creating much glut in the market that may lead to a bubble. Needless to say, at Uptown's P130K/SQM asking price, I see myself opting for one of those mentioned projects in BGC instead but at Avida's 34th being priced under P90K/SQM, it's definitely a less risky proposition which will make it an easier decision to go for it. That's why taking advantage of that price differential/difference is a really good move/strategy imho especially during these uncertain times. Anyway just as I told one of our posters -Bangaler - once, who also bought in Avida 34th, you chose very well and made a wise investment decision Superboyish. Congrats again bro! :) :) :)

Thanks, the location really was the factor, it's smack in the middle of UPTOWN MALL, Boni High Street, HYATT, AND Market Market. I also like the part that there's a big park right in front (between Uptown and 34th Street). Can't wait how North Boni will shape up in four to five years. :)

But later while surfing the net one night, I read an article in one of those publications not long ago where it mentioned some unit size range and pricing range which came to around P130K/SQM (unless it was a typo) for Uptown. I went back in the Uptown thread to check and at first it also mentioned a price of P110K/SQM early on but later on Bangaler posted pricing info for Uptown where he mentioned price ranging from P110K-150K/SQM. As I was not sure what figure to use in my post being that I'm not connected with MW, I decided to go by the pricing given in the article which came to around P130K/SQM as I thought it would be more current info which btw as a cross check also falls in the middle of Bangaler's posted pricing range of P110K-P150K/SQM. Perhaps someone from Megaworld can confirm and post the official current Price/SQM for Uptown as I for one would not want to be accused of spreading false information when all I was really trying to do was merely sharing an opinion which in this case was Avida projects because of their lower price point makes them a less risky purchase proposition than a more expensive one like Uptown. Anyway here below is Bangaler's post from the Uptown thread. Hope it helps clarify things as to where the pricing figure came from. :)

Could it be there have been a price increase already since initial pre-selling annnouncement? Just that the quote I got when I inquired this year was at the P110K/SQM already. Wasn't mentoned to me that there are smaller units costing below P100K/SQM then unless those were all sold out already. Probably the price does excalate quite a bit as you go to higher floors, get certain views, get bigger cuts, get more rooms to furnish etc. as you observed. :)

2015 is just around the corner, and it's good to keep your options open, but if you're really bent and have a goal of getting a unit soon, you might want to consider getting a unit now via the stretched down payment that the different developers are offering. But take this advice cautiously as it is kinda risky. I would only do this if One - I'm sure that I have enough money in my savings for emergency, Two - I have a regular job / regular means of earning, Three - whatever I'm not using I can allot to paying my monthly down payments, Four - A bank can guarantee in financing my balance upon turnover.
PROS - You can get your unit with today's pre-selling price
CONS - If you're not able to commit with the monthly payments, the developers can forfeit your unit.

I think you can do that. may tie-ups sa banks ang projects. Ayala Land has a tie-up with BPI, Robinson's with Robinson's Bank etc. I agree that there will be an oversupply that is why you have to choose a good developer, location and amenities.

Yup thats true but depends on what project. Ayala with BPI is fine but for other banks i doubt because preselling has no title yet just contract to buy and sell which i believe banks dont accept unless theres a special partnership. If im not mistaken BPI is Ayala as well.

Looks like Federal Land's masterplan is a little off as far as where Avida Cityflex will be rising. 35th Street does not extend all the way there like in that plan isn't it because that's actually where Cityflex will rise already so in reality Cityflex cuts 35th St at 7th Ave which is why it necessitated putting the Lane T easement road instead fronting Avida Cityflex.

i colored the unit i reserved already with cityflex, it is on the 10th floor and facing BGC skyline but if there will be buildings it's ok im not after the view anyway. though the unit will be located at the corner as you can see i colored it in RED, it will have 3 windows and one of the windows will be facing the building amenities and further building accross are not so close since all the roads in BGC/Noth Boni are far enough.
anyway, i dont really care for the view too much since this is for rental purposea and with the skyline view and higher level unit, it usually cost a lot more. one good thing I can say is that Grand Hyatt is just next to cityflex with their shops on the ground level should compliment the area.
further, another reason why cityflex? because 34th st compare to cityflex will cost me more for the location and VAT. the two have the same exact cut in size and the difference in price is almost a million.
if you buy anything below 3.1M it is VAT exempted. 34th street an exec studio starts at 3.4M + VAT. therefore, with a roughly total of 4M for a 36sqm exec studio.
currently all lots are still empty, there's really no telling how the outcome will look in the future, but regardless i have taken all into considerations. oh well it's all done now, it's payment and wait time again, I just hope it turns out ok or at least like how crescent park west turned out. :)

You should apply at the start of your 3rd year of DP because the validity of Bank guarantee is only 1 year. You can terminate the term if you have money and decide to pay in full with corresponding fee of course. That is for BDO accounts. With HSBC you have to finish their term of payment.

Tas Burrfoot May 13th, 2012, 10:39 AM I recently got a unit in 34th street, and for the longest time have been contemplating whether to get here, Trion Tower 2, in High Street South or Citiflex.
Highstreet South had great location, better construction but not within my budget. Citiflex had a good price, but I read somewhere in this thread that being a SOHO/Residential building, it will be prone faster to wear and tear, plus the location is really off for me.
Last Wed I again went to 34th Street and Trion Tower 2, studied the floor plan, checked the showroom, the deliverables, and visited the site. Surprisingly, both are almost the same distance from Boni High Street. The computations that I had was given to me just last Jan, and are almost the same price at 3.8M for a 37-38sqm unit. I can't decide then what to get between the two.
But what made me signed the deal was when my agent told me that the 34th street computations that I had was from an old computation. He told me that because of the new law my unit was non-vatable, he recomputed it and from 3.8M, new price was 3.2M with OC. With this price, I was sold.
Hoping that it was a wise choice. :)
What floor ka pare? Planning to get a unit here as well that is VAT-exempt - I got a quotation for a 14th floor unit facing 34th Street...

And the location is topnotch, walking distance to Market Market, Boni Highstreet, Uptown Mall and even the commercial spaces in Hyatt Area, and at 80K plus per sqm, it sure is a deal breaker.

3cr May 14th, 2012, 06:58 AM ^^ With the current Price/SQM escalation in the Fort Boni area, I have to give props to Ayala/Avida on using this Marketing Strategy as an advantage over other developers selling in this North Boni area as it's actually a smart way of making the project in this up and coming area more affordable/sellable to more potential buyers. Anyway if the buyer wants a bigger space then the buyer just ends up getting contiguous units to attain the final size wanted (or close to it atleast). Anyway I'm sure the developer already has already made floor plans for combined units. Only difference is the buyer will get more than just one title as each unit gets a title. Kudos to Ayala/Avida for taking advantage of this VAT free offer and finding a way to pass it to it's potential customers when buying units from them by offering more bang for their buck so to speak. :okay: :okay:

Wow! Great find! That's a great steal. I wanted a higher floor but they told me na wala na silang makuha when I asked. If that's 1400... something unit it actually means 19th or 20th floor right? Kasi 5 or 6 floors yung combined retail and parking. Correct me if I am wrong but that's what my agent told me.

This includes all the fees na... From my quote, the selling price was Php 3,64Mn - stripping out the VAT plus all the other discounts lalabas sya na mga 3.2 nalang...

well aside from the price and turned over date, i also considered the height that is an indicator of the density of the building per floor and traffic going up and down the elevator. my timog condo had at least 20 unit per floor, and boy was that a nightmare. the second in the fort had 8 units per floor. for me being able to experience both, there's a big difference when comparing the two. so based on my preferences, i picked cityflex.

well aside from the price and turned over date, i also considered the height that is an indicator of the density of the building per floor and traffic going up and down the elevator. my timog condo had at least 20 unit per floor, and boy was that a nightmare. the second in the fort had 8 units per floor. for me being able to experience both, there's a big difference when comparing the two. so based on my preferences, i picked cityflex.
Either or, I think both developments are a great steal in this area of north Bonifacio. I also wanted to get a unit in citiflex with a relatively considerable price difference. But in the end I had to weigh all the options and for me 34th street suited my condo preference better. The soho units got me thinking after reading a comment from this thread, and maybe it is also not to my liking. The location is also a key factor, it being in the center of the commercial establishments, the park in front is also another factor which I think is a great add on especially for an avida project (i'm actually surprised that they developed this as avida and not as alveo).
But then again, as I've said, either or would have been a great buy.

Alveo already have Two Serendra and High Street South so that is probably enough projects in The Fort.

True. Plus the fact that Ayala wants to focus on avida market in this side of Bonifacio, with three developments already.

Maybe they are just waiting for the MC Home Depot building lease to expire before developing the area. In the old development maps that area is designated for commercial development but towers can still be built on top of a commercial podium anyway. Still lots of possibilities.

Can anybody confirm if the park in between 34th street and uptown mall is just a "proposed" park from Ayala?

It is a sizable chunk of land and could have been developed as another condo project as well and yet they are selling 34th street BGC with this park as a come-on. This is actually what I am referring to when I said that I was surprised that it was an Avida project.
