The project is probably cancelled. It failed to get approved by EIA (Environmental Impact Assessment) 8 times.

It's because of the height and if they want to build it, they have to make it shorter, cos it's close to the beach. :(

Unbeliveable, they are gonna mis out on a great tower, an new icon for Pattaya imo.
I don't understand what is it with those height restrictions, what good does it do?
Ok , maybe it can help for a historic city centre but these people lack ambition imo.

Mr.Soammaphat Traisorat CEO and MD of TCC Capital Land Limited revealed that CapitaLand, Singapore, a joint venture partner in TCC Capital Land has sold its 40% shares to TCC Land Company, a major shareholder of 60% stakes in TCC Capital Land for a total cash consideration of THB2.33 billion. Consequently, TCC Land owns 100% shares in TCC Capital Land. "The relationship between TCC Land and CapitaLand remains strong." Mr.Soammaphat said.

From hereon, TCC Capital Land will, in conjunction with other TCC Group business units, i.e. the hospitality group, the retail business and the office building group, jointly promote mixed-use development projects which will fit with today's dynamic living lifestyle.
The first development under the new management will be in Pattaya. The project comprises a condominium, a serviced apartment / time share, a hotel and retail business on a 150 rai plot. This project is worth over THB10 billion and the development process will commence in the 3 rd quarter of this year.

"I believe that, with its involvement and past experience of the TCC Group in real estate business, together with the group's financial strength, TCC Capital Land will move into a new era of residential mixed-use development with emphasis on quality and design" Mr.Soammaphat said.

King Power Pattaya ready for September opening
King Power is spending more than 500 million baht to build a duty-free emporium in the eastern resort city of Pattaya, aiming almost exclusively to tap the spending spree among Chinese and Russian visitors.

Construction of the facility, which was previously delayed by the political turmoil in 2009, has recently begun in earnest for an opening as soon as September this year.

The duty-free store, covering 20 rai in Pattaya Klang, will boast a retail area of 5,000 square metres and will be the latest addition to the growing chain of the Thai travel retail giant.

“Pattaya has been on our radar screen for a while but negative factors like the domestic political situation and the downturn in the global economic situation prevented us from launching the store until late last year,” explained King Power group deputy chairman Chulchit Bunyaketu.

A surge in tourist arrivals to Thailand, particularly those from mainland China and Russia, that started last year, as well as the popularity of Pattaya as a destination among them, has encouraged King Power to quickly activate the Pattaya project.

About half of the Chinese arrivals goes straight to Pattaya while the other half combines Pattaya and Bangkok on their Thai itinerary.

Chinese and Russian tourists are coming to Thailand and Pattaya in great numbers with disposable income and the strong propensity to spend, Mr Chulchit told the Bangkok Post.

“Their (Chinese) spending behaviour is like what Thais did in the old days when they visited Hong Kong – buying everything in front of us,” he explained.

Chinese tourists’ spending spree can be witnessed by the size of purchases at King Power’s flagship sites – Suvarnabhumi Airport and the King Power Complex on Bangkok’s Rangnam Road.

The average purchase per invoice rose to about 5,000 baht, compared to about 3,000 baht in the 2009 Lunar New Year, according to Mr Chulchit.

The improved business environment enabled King Power to record revenues of 22 billion baht last year with 25 billion baht expected this year.

Pattaya will be third largest store in King Power’s chain in terms of commercial space, after Suvarnabhumi (17,000 sq m) and Rangnam (10,000 sq m).

Other duty-free stores operated by the privately owned company are in Chiang Mai and Phuket International Airports.

King Power closed its duty-free shop at Hat Yai airport due to poor business.

Chinese are the second largest client group of King Power, after Thais.

The contribution of Chinese buyers to the company’s total 2010 revenue was 15% compared to 26.7% by Thais.

“It is likely that we see the percentage of Chinese reaching 20% this year,” noted the former senior executive of Thai Oil.

Pattaya plans monorail route

BANGKOK, 18 January 2011 – Two new infrastructure projects will alter the face of Pattaya according to chairman of the strategic advisory committee, Visnu Palayanon, who was briefing newspapers on the developments at Thailand’s oldest international beach resort, last week.

He confirmed the city was ready to start two major projects that will change the lifestyle of the resort. Pattaya is hosting a late-night party at the ASEAN Tourism Forum, Thursday, at the recently opened Sofitel Phnom Penh Phokeethra, to promote its events related facilities to international buyers.

The first one will offer visitors a comfortable commute around the resort on a monorail as early as 2014.

A second project will also benefit tourists who enjoy cruises, water sports and hops to the island by speed boat. They will be able to board boats safely and conveniently at a new marina pier at the Bali Hai cape in south Pattaya There is already a busy anchorage and service pier at the southern cape, but the new one takes marine facilities to a higher level, Mr Visnu explained.

Work on Pattaya’s monorail project should start in the third or fourth quarter of this year and will take three years to complete at a cost of Bt6 to Bt8 billion. Pattaya will be the second city after Bangkok to have a modern mass transport system using overhead trains.

Pattaya monorail’s route will run from Pattaya’s City Hall, North Pattaya and connect with Pattaya Sai II road, the main thoroughfare, with stops near Big C Pattaya, Central Festival Mall in central Pattaya, before passing through South Pattaya. After skirting around Tedsaban Muang Pattaya 8th School, it will turn right to Pattaya Sai III road and turn right again to continue near the beach road to the Bali Hai marina pier. The total route will cover 6.5 km from end-to-end.

“Pattaya city will own the system,” said Mr Visanu. “But we will open the management contract to private companies through a bid process to find the right company to run the line.”

When asked for concession details, he said it was still three years away so there was time.

“Sure there are many companies from many nations showing an interest in this project but for now we have to wait for the bidding details to be approved by the city before we can provide more details,” he added.

The new Marina Pier, will feature the latest technology in managing a mooring system for boats and parking spaces for cars. Work should start next month and take a year to complete.

According to Mr Visnu, the pier will help solving the lack of moorings for boat and parking spaces for cars.

The project will cost Bt735 million and once completed will be able to accommodate 370 speed boats and 400 cars.

He also added that the project will help improve safety levels for tourists boarding boats, while helping to solve environment issues. He did not elaborate on how that would be achieved, but he said a system to deal with oil spills from speedboat will end oil slicks on the surface of the sea at the southern end of the bay.

Other projects are planned to deal with environmental issues such as a project to turn Larn Island into a day trip reserve where overnight stays will not be allowed. The city will also study a fresh water pipeline to be built under the sea from the mainland to the island, a distance of around 8 km, to reduce the cost of transporting fresh water by boat.

The monorail project was first introduced by Pattaya City mayor, Itthiphol Khunploem, when he ran for election in 2008. According to the original plan the train system would improve the environment for tourism by reducing traffic congestion and helping to make transfers less troublesome for visitors who cannot speak Thai.

Pattaya welcomes around six million tourists a year, but has a resident population of just 107,538 people and 500,000 of non-residents who work there but are registered elsewhere in the country. When the tourist population is taken into account a mass transport system proposal becomes feasible for the city financially.

Ambitious plans for Pattaya

Pattaya has set an ambitious goal to turn the resort town into a world class "greenovative tourism city".

Pattaya will be changed to a sustainable tourism destination.

The mission is based on a 10-year tourism master plan drafted by the Designated Areas for Sustainable Tourism Administration (Dasta).

According to Mayor Ittipol Khunplume, Pattaya will require an estimated budget of 15 billion baht for 132 projects to be implemented in the city and related districts from 2012-22.

The projects include improving public transportation services such as a offering shuttle bus service in town, building a road linking with the motorway, extending the rail link service from Suvarnabhumi Airport to Pattaya and building new ports in Pattaya and Koh Lan.

In addition, there will be plans to improve public utilities such as the water supply, waste water and waste management, a water drainage system to protect the city from floods, water recycling system and renewable energy.

The city also plans to invest in beach recovery projects, promote new tourism routes such as community tourism in Na Kluea and green tourism at Koh Lan and Koh Phai.

Last are projects to promote sustainable tourism such as educating locals about organic farming, allocating areas for biking, improving the environment in Koh Lan and other tourism destinations in Pattaya and nearby areas.

If the master plan succeeds, the number of foreign tourists to Pattaya would double from 5 million to 10 million while the number of Thai visitors would rise from 2 million to 4.2 million over the next decade. The city's revenue from tourism is expected to rise from 68 billion baht to 300 billion baht in 2022.

The master plan would change the image of Pattaya from a rather sleazy nightlife paradise to a green and sustainable destination, said the mayor.

The increasing demand for luxury property in Pattaya was confirmed this weekend with the sales pre-launch of the new Centara Grand Residence.

Tulip Group, the Pattaya-based residential developer, has announced plans to build a 2-billion-baht, 44-storey office building in central Pattaya to harness the potential of the office market.

An artist’s conception shows the Tulip Group’s proposed 2-billion-baht, 44-storey Centara Grand Residence. The project will mark the residential developer’s first foray into the increasingly lucrative office market.

Kobi Elbaz, the group's founder and chief executive, said while there is no office supply in Pattaya at the moment, demand is rising from industries tied to electronics, automotive, spare parts and fuel.

"Pattaya's property market is booming," he said.

"It is attracting new investment and business due to its better infrastructure, new large department stores and hotels."

Mr Elbaz said demand will also come from big companies aiming at expansion in Pattaya and Rayong. Some of them plan to have head offices in Pattaya.

Emerald Tower Pattaya will be built on a 5-rai plot on Sukhumvit Road in central Pattaya with a total leasable area of 28,000 square metres.

It is believed to be the first high-rise office building in the area.

After a launch this year, the project will be finished within three years.

Next weekend, the Tulip Group will launch Centara Grand Residence, a condominium project on 10 rai in Pattaya's Na Jomtien area.

With a total development cost of 5.5 billion baht, it will comprise 283 condominium units worth 6.4 billion baht and 200 hotel rooms operated by the Central Plaza Hotel Group's Centara chain.

Construction will be complete in 2014.

After an exclusive pre-launch in December, the group sold 55 units worth 550 million baht. Some 80% went to Thai buyers, followed by Russians and Americans.

Up to now, the 13-year-old developer has taken on 11 projects worth a combined 15 billion baht in Pattaya.

A source in Pattaya's property business said a shopping mall will be built on Thappraya Road.

It will comprise a shopping area of 30,000 sq m and two condominium buildings with an area of 28,000 sq m.

The condominiums will be additional competitors to Centara Grand Residence, with the prime advantage of being situated next to the mall.

The disadvantage is the location is far from the beach.

On my Travels around meeting developers and agents over the years, once in a while the subject of Pattaya having the need for Office Towers comes up in conversation. These discussions normally end up with the conclusion of yes-But.
The “but” being that it’s a pretty big risk for a developer to take such a project on, because the overall expense is the same as building a Condominium , and let’s be honest here most developers know that they will sell the condominium units if the design, price point and location are good enough.
With an office building there really isn’t that confidence that there will be sufficient takers as such.

But let’s look at the bigger picture, most people I know in business here end up with a Shop house of 2-3 storeys with staff spread over a couple of floors, and yes the day in day out grind of climbing stairs to discuss something with a staff member on the third floor is not exactly an efficient way of doing business (apart from the those who enjoy their daily fix of fitness)

With the recent floods in Bangkok still fresh in the minds of Business owners in the Capital, more and more businesses are moving if not all, but part of their operations out of the Capital, recently it was reported that a number of the large industrial estates near laem chabang are now full, in-fact there is a very long waiting list.
So with all of this in mind, I was very interested to read in Bangkok Post recently that Tulip Group were in the planning stage of building Pattaya’s first very own office tower, and I naturally felt the urge to dig a little bit deeper on this and try to confirm whether or not this was the case or not.
Thankfully I had the opportunity to grab a few minutes with Vice President for Tulip Group Jason Payne at the recent Tulip sponsored, Movers & Shakers at St Regis Hotel in Bangkok, and ask him if Tulip Group were actually going ahead or not?
“Dave if you could work from a super modern serviced office space with adequate parking, security, branded restaurants on your doorstep and it was priced correctly would you move your operations” was Jason’s reply and question, well without really giving it much thought, my answer was a resounding yes of course I would consider it, and it seems like in the past 5 months this is the answer that both Jason and Kobi have been receiving from most they ask.
The Bangkok Post reported that Emerald Tower Pattaya will be offer a total leasable area of 28000 SQM and will rise to a majestic 44 storeys on Sukumvit Road and will be launched this year, Jason confirmed to me that planning and preparations were all ongoing, but could not (would not) confirm any specific details. “We have been working on what we can achieve with this office Tower, as far as design, functionality and cost, which will be the major factors in whether or not businesses both locally and in Bangkok will lease the space, and we are confident that Pattaya is now ready for this” said Jason

So in conclusion it does seem that Tulip Group are very close to bringing us Pattaya’s first ever office tower, whether or not we will see the end of Shop house business model remains to be seen, but one thing is for sure Pattaya is growing all the time and proactive developers like Tulip Group, and many others in the this city are set to change the skyline of Pattaya forever.

Will it ever stop? Will Pattaya keep on growing? Will Pattaya become a Business and Leisure destination, the, second city to Bangkok, all questions remain unanswered, but I foresee many new chapters in the Pattaya journey. http://www.tulipgroup.co.th (http://www.tulipgroup.co.th/)

Bang Saray will host the world's first Cartoon Network-themed water park which, once open in 2013, should further boost Chon Buri's attraction.

Welcoming 5 million tourists a year, Chon Buri is now one of the most popular tourist destinations in Thailand. Last year, Pattaya was voted "Golf Destination of the Year 2012 for Australasia and Asia" by IAGTO. Bang Saray is 16km from Pattaya.

In a statement released on Tuesday, Turner Broadcasting System Asia Pacific announced that the Cartoon Network Amazone theme park would be located in Bang Saray. It would be developed under a lush Amazon Rainforest theme, while infusing the world’s most popular animated series and toon heroes including Ben 10, The Powerpuff Girls, Johnny Bravo and The Amazing World of Gumball.

"Cartoon Network is all about the fun and energy of the playground, and the addition of Cartoon Network Amazone means that families can literally step into our vibrant world of animation and vacation with their favourite characters like never before," said Sunny Saha, senior vice president and managing director, Turner Broadcasting System Asia Pacific, Inc.

The waterpark will feature exciting signature attractions including a gigantic family wave pool, a winding adventure river, speed-racing slides, family raft rides and one of the world’s largest interactive water play fortresses for kids.

It is being developed in conjunction with Amazon Falls Co Ltd, an attractions and resorts developer in Thailand. Phase one of the waterpark is already underway and when completed will cover 14 acres of coastal plains in Bang Saray, just 15 minutes from Pattaya Beach City. Cartoon Network AMAZONE is set to attract up to 800,000 visitors a year when fully operational.

Leading industrial-estate developer Hemaraj Land and Development has acquired land on Koh Lan, an island off Pattaya, to create an integrated resort, entertainment and leisure complex.

The total cost of the project has not been calculated yet as it is in a very initial stage, with its master plan being worked out in terms of partnerships and other details. The company said it would be a unique mega-project for the area, with a shopping centre and other facilities such as a yacht club. Hemaraj announced yesterday that it had acquired 228.15 rai (36.5 hectares) of land on Koh Lan, whose name translates as Million Island; the development is called Million Island Pattaya.

The plan is for an integrated resort, entertainment and leisure development that will serve the vast tourism and business needs of Pattaya, which attracts 8 million tourists a year. It will also complement the industrial development of the Eastern Seaboard.

Hemaraj will oversee the realisation of the master plan, infrastructure, utilities, and environmental planning of the project. Upon completion, the development will provide numerous resort hotels, a marina, recreation, entertainment, a private beach, boutique retail, dining, and a convention centre.

To facilitate the acquisition, Hemaraj has formed a new company, Million Island Pattaya Co, with registered capital of Bt1.75 billion, 54 per cent of which is paid up. Initial shareholding by Hemaraj is 80 per cent with expected additional partners and various sub-developers. The initial investment was made from working capital.

David Nardone, president and chief executive officer of Hemaraj, said the Million Island Pattaya project would be developed in phases with several partners.

"With increased industrialisation and residential needs in the Eastern Seaboard, hotel, entertainment and convention venues are limited. The acquisition of 228 rai, though large, is a fraction of the cost of resort, hotel or entertainment developments in Bangkok or Pattaya seafront locations. This provides the opportunity for a controlled-environment integrated resort and entertainment real-estate development, much like our experience in industrial-estate master planning and development."

Hemaraj manages six industrial estates with a total area of 31,280 rai, with automotive, petrochemical and other clusters comprising 507 customers. Estimated customer investment is US$25 billion (Bt780 billion).
