Guys, I had never heard of this nor thought of an area or project as massive as this.
This looks to be a little across Oasis and the area that this property covers is massive.
The pic below shows 2 large cranes on the site. I managed to go in and find that this is the Century Textile Mills or Century Textiles. I enquired thinking it to be Indiabulls Blue but the security guard said it is not and it is their own office construction.

BK Birla Group To Develop Three Properties In Mumbai; Hires Shapoorji Pallonji For Developing Worli Land
TWO generations of the Birlas are set to change Mumbai’s urban landscape in a move which could add to the already burgeoning stock of residential and commercial properties in central Mumbai.
The BK Birla Group firm Century Textiles has hired the Shapoorji Pallonji group to develop a 20-acre property at the site of a textile mill in Worli in Central Mumbai.
The firm controlled by billionaire Pallonji Mistry has also started soil testing to build residential towers in a 10-acre property at Prabhadevi which overlooks the Mahindra group’s sprawling corporate headquarters.
The textiles-to-cement group is also half way through yet another realty project — a 25-storey commercial tower behind Century Bhawan in Worli, to be called Century International.
In tandem with his grandfather, Kumar Mangalam Birla, the chairman of the Aditya Birla Group, has decided to construct a multi-storey building at a location adjacent to its corporate headquarters in Worli, built on land bought from multinational pharma company Rhone-Poulenc in 2003.
BK Birla and Kumar Mangalam Birla are co-owners of shares in Pilani Investments, which holds promoters’ investments in Century Textiles. Kumar Mangalam Birla will eventually inherit ownership of most BK Birla group companies, including Century Textiles.
An IT park, a five-star hotel and commercial buildings will come up at the 20-acre mill land. The Aditya Birla group’s new office building may house executives of companies such as Grasim and Hindalco. Century Textiles’ company secretary DK Agarwal and senior president RK Dalmia did not respond to email queries on the subject. An Aditya Birla Group spokeswoman declined to comment.
“This will continue to make a huge difference to the urban landscape of Mumbai. In the course of time, the centre of gravity will shift from Nariman Point to Central Mumbai where 15,000 apartments are being added,” said Pranay Vakil, head of property consultancy firm Knight Frank.
The Wadia Group, which is locked in a dispute with the Birlas for a part of Century Textiles’ property at Worli, has recently constructed a corporate office for Axis Bank at its mill land in Worli. Leading hotel brand Shangri-La plans to build its new five-star hotel in an adjacent location.
Century Textiles has created a property management team to complete the construction in 12-15 months. Anil Mishra, who had cut his teeth in the Dubai property market, has been brought in to spearhead the project, while senior executive Sashank Bodke has been shifted to the property team, which reports to group veteran DK Agarwal. A top executive of the group is monitoring the construction of Century International.
“L&T has completed the piling work at the mill premise and Shapoorji group
has just started the construction,” said a senior BK Birla Group executive.

Central Mumbai’s changing landscapes
The Birlas are developing several new sites in the Central Mumbai and are in a process to change Central Mumbai’s landscape.
The BK Birla Group firm, Century Textiles has hired Shapoorji Pallonji constructions to develop a 20-acre property at the site of a textile mill in Worli in Central Mumbai. An IT park, a five-star hotel and a few commercial buildings with group’s offices as well as other offices will come up at the 20-acre mill land.
Shapoorji Pallonji has begun with soil testing work in order to build residential towers in another 10-acre property of Birlas at Prabhadevi near Mahindra towers. Yet another realty project , a 25-storey commercial tower behind Century Bhawan in Worli, named Century International is also being developed by the birlas. The group is planning to develop another multi-storey building at a location adjacent to its corporate headquarters in Worli, on a land bought from a multinational pharma company in 2003.
A property management team has been created to complete the construction works in 12-15 months.L&T has completed the piling work at the mill premises and Shapoorji group has just started the construction.
With these upcoming projects a stock of about 15,000 apartments along with many commercial properties shall be generated. This will make a huge difference to the urban landscape of Central Mumbai.
within a course of time, the centre of gravity is expected to shift from Nariman Point to Central Mumbai.

CTIL was originally owned by the Wadia's Group & later was acquired by BK Birla Group company. Since the company has made a rapid progress in widely diversified field viz. VFS (1956), Cement (1974), Paper (1985), it has now entered into a new zone of Real Estate where it has around 40 acres of land located at Worli, Mumbai.
CTIL has land bank of around 40 acres in Worli, Mumbai located at the prime location of South Central Mumbai. Previously, Worli which was a Textile hub which has now converted itself into a Commercial area as a lot of old mills have gone for re-development, which has pushed up the prices in the same location. Of the total land bank, CTIL is likely to use 9 acres for Commercial purpose, 6 acres for Hospitality, around 15 acres for IT Parks & rest 10 acres for Rehabilitation of housing for its Mill workers.
Real Estate:
Of late, the company has entered into the Real Estate segment, where it is all set to develop its land with an infusion of INR 26bn on mill land located in Worli, Mumbai to build I.T Parks, Hotels & other Commercial Real Estate.
About the Lank Bank:
CTIL has land lank of around 40acres located in the prime location of Worli, in South Central Mumbai. Worli, is considered to be a prime location for Commercial & Residential projects in the city of Mumbai. The outlook of the Real Estate scenario in the Mumbai city is quite positive as it fetches premium prices, due to higher residential rates on account of demand supply mismatches, scarcity of land & proximity of Central Business
District of Mumbai.

Who says Bombay is a congested city? There is so much potential for growth here. I hope for once the city planners and developers come together without any selfish motives to develop it as a planned city.

but they're doing the right thing with SRA and mill sell-off. Just comparing Mumbai earth b/w 2000 and 2010 - you can see hundreds of acres of mills and slums that are gone .
If only they SRA Golibar, Dharavi, CSIA slums and the slums in ghatkopar - Mumbai will truly become world-class! I would give it a decade!

Ideally, some of the mill lands have to be used for public places, roads and other physical infrastructure and low cost residential buildings. Island city has tremendous potential for tourism, if proper zoning is made.
Fortunately , the private builders will repsond to market conditions. There cannot be huge supply of high end residences and commercial buildings as the market has already weakened. The vacany in Lower Parel says a lot while other commercial zones have decent occupancy.

There is a policy where they have to give a part of mill land to BMC for open space and part to MHADA.While BMC did get its share of open space in some cases which were converted into gardens.MHADA didnt get any of them. State govt did rap the buidlers with fining them.but they just got away by payin it.

Thats a good question.These gardens are tucked away between residential complexes.One has to literally search for it.I made an attempt and did find a few. They are gated ones so people get confused whether they are for public or belong to the society. They are open in the mornings and evenings.
