So the render finally came out.

Honestly I wasn't really expecting a lot from the design, but this turns out to be superior than Horizon's 101. Not to mention its pleasing slender thin frame.

Well it's safe to say that Cebu is on its way to have a skyline of "Manila's proportions"

FYI, Birch tower is now the namesake of two towers of Mirobeni. This latest one in Cebu and the u/c Birch Tower in Manila. There is even a slight resemblance between the two.

you are correct slerz...... i got the previlige to climb up the 36th floor of Birch Tower last Saturday morning together with the owner... and the view from up there is breathtaking..

According to him, they will top off Birch Tower on Dec. 2011 and will soon start the Birch Residences in Cebu early next year... :D

I assume Floridablanca Construction and Development corp will stil handle the construction of the Cebu project.. :)

the real skyscrapers are located in the MIDtown area catering mostly to the MIDclass who are not afraid of HEIGHTS. on the other hand, the UPtown area is going to be the official residence of the UPper class who embrace luxurious city living either in a city resort theme, parkside designer lifestyle, country club experience or eco-friendly environment. no matter where you are in cebu...there's a suitable place for you.

Add to the fact that some floors will have higher clearance (Ground floor, floor above podium, mechanical, etc.) Assume that the 53 floor count does not include basement levels. Then add the roof accents and there's a chance that this would break the 200 meter point.

yes... based on experience nila sa ilang 50 storey in Manila... they will be able to finish it in 1 and half year sa structure and maybe another 6 months for the interior....

In Cebu.. if they can be able to start early 2012.. i think the tower structure will be complete by 2013... but the interiors will be only ready by 2014... so if this is the case.. they will still be ahead on H101 by a year.... :cheers:

Correction, a supertall is about 300 meters in height at wala pang supertall ang pinas. Hindi pa kasi approved ang height ng Grammacery na 302m daw. Pwde lagyan nila ng spire para maging 300 meters ang height nito. Hopefully magkaroon na ng tunay na supertall ang pinas.

Yearender: Lim sees Manila as Phl's next financial center

MANILA, Philippines - Mayor Alfredo Lim is eyeing the city of Manila as the country’s next financial district, comparable to New York’s Wall Street.

In an exclusive interview with The STAR at a restaurant in Manila, Lim said the groundbreaking for the financial center, which will be located in the South Harbor, will hopefully happen next year. He said he set his plan in motion in 2007, during his previous term as Manila mayor.

He said no less than President Aquino has already approved the plan for his dream to make Manila comparable to cities in the United States, Canada and Europe, as well as in Singapore and Hong Kong.

“We have envisioned this financial center for Manila. In that 20-hectare area in Port Area… at the back of the National Power Corp. (and) Department of Public Works and Highways (buildings), these (warehouses) will be demolished. But we will put up condominiums with a minimum of 30 stories. This will be done,” he said.

Lim said Interior and Local Government Secretary Jesse Robredo has agreed to the plan, and they are trying to set a meeting with Department of Transportation and Communications Secretary Manuel Roxas II “because that area is supervised by the Philippine Ports Authority under the DOTC.”

He said the streets will be widened once the old, dilapidated buildings in the area are demolished. “Just like a Wall Street environment,” Lim said.

He added that businessman Enrique Razon is also developing his property in North Harbor to expand his business.

Building high-rises

Lim said at the moment, several condominiums are being built in different areas of Manila in order to attract investors as well as generate employment for the city’s residents.

He said many children of traders who started out in Manila were educated in the United States and prefer to live in Makati City. “They want to go to work in a place like New York, that’s why they go to Makati,” the mayor said.

He said the planned high-rise condominiums in Port Area would also be suited to businessmen since they are near the Intramuros golf course.

“That’s what business executives like to do during their free time. They don’t have to go far. They could go there any time of the day,” Lim said.

He noted that these condominiums will face Manila Bay, and their occupants will be able to view the sunset and enjoy the “terrific” ambience.

Lim said the most valuable property in the United States, Canada and Europe are located in the waterfront, where the value of the property would increase. “Naturally, the value would also increase once the high-rise condominiums would be built fronting Manila Bay. And this would have a chain reaction (raising value of all property in the area),” he said.

He said this plan had been suggested during the time of then President Fidel Ramos and then President Gloria Macapagal-Arroyo, but the PPA was the “stumbling block” in the project.

He said the two presidents were interested. “I told them to give priority to lessees,” he said, but the project never materialized.

Pushing through

Lim said Manila was “left out,” ignored by developers because of an ordinance that limited the height of condominiums to only 19 stories.

He said when he was elected in 2007, he told the city government to follow the national law, which does not prohibit the construction of high-rise buildings in Manila.

Lim said they plan to pursue the project through the government’s Public-Private Partnership program. “This would be a good pioneering project,” he said.

He believes his administration has improved the city’s skyline because many condominiums, at least 30 stories high, are being built.

Lim said a 57-story condominium being built along Ongpin street is the tallest so far. Developer Anchor Land Holdings started construction three months ago.

The mayor said among the buildings under construction are a 53-story structure near the Admiral Hotel and the 50-story Birch Towers in Malate, being done by a Swiss developer. He said there will be six additional Birch Towers buildings in Manila.

There are five high-rise condos that serve as dormitories and boarding houses in the University Belt.

Post Office building eyed as hotel

Lim said another plan is to develop the Manila Post Office building in Lawton into a hotel.

“That’s an antique building to be converted into a hotel. There is a go-signal from President Aquino,” he said, adding that its façade will remain untouched.

Lim said a fisherman’s wharf, 100 meters long and 40 meters wide, will be built along the coast. He clarified that there will be no reclamation, though there will be souvenir shops and a shopping center.

He said dolphins will be on exhibit and the government will hold dragon boat races.

“This will be a continuation of our plans this second term. By the end of 2016, the face of Manila will change,” Lim said.

If all plans goes through, there will be no need for the bidding process for contractors since the same team who constructed the Birch Tower in Manila will be brought to Cebu for the Cebu Tower thus, as soon as clearance by the LGU's is secured, construction will start immediately and will be very very fast!!! : cheers:
