Robinsons Land continues budget hotel chain expansion

Frederick D. Go, Robinsons Land president and chief operating officer, said they will also launch before the end of the month another budget hotel in Bacolod City in Negros Occidental and three more in June.

Branches in Iloilo City, Ortigas Center in Pasig, and Butuan City are also reportedly under construction.

“We would like to open many GoHotels all over the country. Under the grand plan, we will operate 30 GoHotels in the next five years,” Mr. Go told BusinessWorld.

The opening of hotels in Tacloban and Bacolod will bring the total number to 639 hotel rooms. Tacloban has 98 rooms.

“The hotel business is promising. We’re not quite there yet but we believe that the Philippines will become more an international tourist destination so we’re preparing for that,” he said.

Robinsons Land opened its first budget hotel at the Cybergate Plaza in Mandaluyong City in 2010. Branches have since been opened in Puerto Princesa City in Palawan and Dumaguete City in Negros Oriental.

The hotel in this city, meanwhile, is on the second level of the expansion wing of Robinsons Place Tacloban, which was also opened Wednesday.

The so-called Annex is a two-level expansion building connected to the main mall, with a gross floor area of almost 7,000 square meters (sq. m.) and approximately 4,300 sq. m. of gross leasable space.

Robinsons Land to build mall, hotel in Butuan City

0 Email0 0 ShareThisNew

DEVELOPER Robinsons Land Corp. is looking to expand its presence in Mindanao in two years by building a mall and budget hotel in Butuan City in a bid to tap what is increasingly becoming one of the more progressive locations in the region, a press statement showed on Wednesday.
RELATED STORIES

The Gokongwei-led firm announced that it beefing up its portfolio in southern Philippines through Robinsons Place Butuan and GoHotels.ph Butuan, both of which are expected to open in the third quarter of 2013.

Upon completion, the two developments will have a total combined gross floor area of 45,300 square meters, Robinsons Land said.

“Butuan is a progressive city that is increasingly becoming the commercial and business hub of northeastern Mindanao. We are glad to be part of its development through this project,” said Arlene G. Magtibay, Robinsons Land commercial centers division general manager.

The mall will rise on a property on J.C. Aquino Avenue in Barangay Bayanihan and will feature shops, restaurants, and four cinemas--including Agusan del Norte province’s first 3-D (three-dimensional) film theater--and main anchors Robinsons Supermarket, Robinsons Department Store, Handyman, Robinsons Appliances, and Robinsons Bank.

Meanwhile, a 100-room GoHotels.ph branch will also be built near Robinsons Place Butuan to serve the city’s local tourist market, with amenities such as Windsor-type beds, "rain" showers, flat-screen televisions, and Wi-Fi connectivity.

In addition, guests who book early via GoHotels.ph’s Web site will be entitled to lower room rates, Robinsons Land said. -- Franz Jonathan G. de la Fuente

Robinsons mall, hotel to open in Butuan City in 2013
By: Doris C. Dumlao

MANILA, Philippines—Robinsons Land Corp. is expanding in Mindanao and is building a new shopping mall in Butuan City with a 100-room budget hotel on its top floors.

RLC announced on Wednesday that it had started the construction of Robinsons Place Butuan with Go Hotel in Butuan, which should be completed by the third quarter of 2013. The five-story building, which will contain both the mall and the budget hotel, will have a gross floor area of 45,300 square meters.

Situated at the major thoroughfare of J. C. Aquino Avenue in Barangay (village) Bayanihan, Robinsons Place Butuan is RLC’s fourth mall in the region. It is envisioned to be the premiere shopping mall in Agusan del Norte. It will feature popular shops and restaurants, a wide array of service establishments, a food court featuring the dishes of the region, and four digital cinemas including the first 3D cinema in the province.

The upcoming mall will be anchored by Robinsons Supermarket, Robinsons Department Store, Handyman, Robinsons Appliances and a Robinsons Bank branch.

“Butuan is a progressive city that is increasingly becoming the commercial and business hub of northeastern Mindanao. We are glad to be part of its development through this project that will surely generate thousands of employment and attract even more investments into the city,” said Arlene Magtibay, general manager of RLC’s commercial centers division.

Atop the shopping mall building will be the budget Go Hotel, RLC’s value hotel chain that now has five branches across the country.

Operating under the motto “A place for every Juan,” the RLC’s growing Go Hotel chain offers clean, affordable, secure and strategically located but no-frills hotel rooms, mostly through online booking at gohotels.ph.
Pricing is variable, similar to the system used by RLC’s affiliate airline Cebu Pacific, in which the rate is cheaper the earlier a client books. The price of a room per night could be as low as P388 and as high as P2,088 plus value added tax.

The Go Hotel Butuan’s 100 rooms will all be equipped with amenities such as Windsor beds, rainshowers, flat-screen TV and WiFi connection.

“Go Hotel Butuan will cater to both business and leisure travelers. By making available the most important hotel room features that customers look for, and combining these with our pocket-friendly rates, people traveling to Butuan can look forward to a more convenient and pleasurable experience,” said Elizabeth Gregorio, Go Hotels’ general manager.

By Maria Luisa Dianah Z. Generalao

BUTUAN CITY, May 31 (PIA) -- The city opened its doors for renowned real estate developer A. Brown Company, Inc. in a capsule laying/ground-breaking ceremony held May 25, 2012 at Brgy. Bonbon, this city.

A working PPP
By: Peter Angelo V. Perfecto
Philippine Daily Inquirer
Friday, June 1st, 2012

It is not a well-known fact that the Makati Business Club serves as the secretariat of several regional and bilateral business councils established to promote not only business and investment between the Philippines and other countries, but also the exchange of views on policies of mutual concern. I have written many times about the Apec Business Advisory Council where the country is ably represented by Jaime Augusto Zobel de Ayala, Doris Ho and Tony Tan Caktiong. The MBC also services the Philippines-US, Philippines-UK, Philippines-France, Philippines-Singapore and Philippines-Malaysia Business Councils. As there are a number of other countries with which we do business, the Philippine Chamber of Commerce and Industry (PCCI) acts as secretariat for the other councils. Often, the MBC and PCCI help organize business delegations for official state visits as part of this role of investment promotion.

Early this week, the PCCI and MBC contributed to the success of a Philippines-Malaysia Investment Partnership Forum organized by the Philippine Embassy in Malaysia jointly with the Asian Strategy and Leadership Institute and the AIM Alumni of Malaysia. The forum was a key initiative pursued by Ambassador Eduardo Malaya, who took on his assignment only in September 2011. I understand that in less than nine months, the good ambassador has improved delivery of services to our huge OFW community in Malaysia and completed much needed renovations of the embassy and its grounds aside from making the investment forum possible.

The investment forum saw Vice President Jejomar Binay giving the keynote address to some 200 representatives of the Malaysian business community. The Vice President was joined by a delegation of 35 Filipino business leaders, including Washington SyCip, Miguel Varela and Edgardo Lacson.
The day before the forum, a luncheon meeting started the revitalization of the Malaysia-Philippines Business Council (MPBC). The meeting was also organized by Ambassador Malaya and was also joined by Vice President Binay. The MBC, as the secretariat of the Philippines-Malaysia Business Council (PMBC)—the counterpart of MPBC in the Philippines—was asked to address the luncheon. I took the opportunity to remind the group that it was on the occasion of the Apec Business Forum in Manila on Nov. 23, 1996, that both the MPBC and PMBC were launched in the presence of then President Fidel V. Ramos and then Malaysian Prime Minister Dato Seri Dr. Mahathir Mohamad. Under a memorandum of understanding, the two parties established a Supreme Council that committed to the same objectives we both have to this day.

I also told the group that: “On the Philippine side, our founding chairman, Atty. Ricardo Romulo, has retired from active participation in the Council since last year. The Malaysian ambassador to Manila is also scheduled to end his tour of duty soon. With these transitions on our end, we are challenged to continue PMBC’s mission as we look forward to Asean’s economic integration by 2015. Thus, today’s meeting rekindles hope and a spirit of cooperation based on our common private sector goals to further bilateral trade, investments, SMEs (small and medium enterprises), and information exchanges.”

Indeed, there is so much that must be done for trade and investment promotion. In the recent World Bank East Asia and Pacific Economic Update, foreign direct investments to the Philippines in 2011 totaled only $1.3 billion, compared to Vietnam’s $7.3 billion, Thailand’s $8.4 billion, Malaysia’s $10.8 billion and Indonesia’s $18.9 billion. Though its foreign direct investments increased from a measly $700 million in 2010, the Philippines’ 2011 numbers paled in comparison with the rest of the region.

The good news from the forum in Malaysia is confirmation that AlloyMtd Group of Malaysia will invest in nine hydropower projects in Agusan. CIMB Group also recently acquired a majority stake in Bank of Commerce, which now means that the two largest Malaysian banks (May Bank is the other) are now doing business here. Incidentally, AlloyMtd’s president and CEO, Azmil Khalid, will initially chair the revitalized MPBC, in which CIMB will also sit.
While the National Competitiveness Council focuses on improving our global competitiveness rankings that impact on investment decisions, business groups must support government efforts to attract more investments. And this is why a group of about 20 of our top CEOs will be joining President Aquino in his visits to the United Kingdom and the United States next week. The Philippines-US and Philippines-UK Business Councils have been tapped by the government to organize the business delegations that will join the President and help convince investors in the two countries that investing in the Philippines “can be more fun, too!”

The business councils that the MBC works with have members outside of the MBC family. In fact, the council chairs hope to get more interest and support from the private sector, so that by the coming together of more business leaders, so much more can be done to promote trade and investment. Ramon del Rosario, Jesus Tambunting, Anton Huang and Guillermo Luchangco, who chair the Philippines-US, Philippines-UK, Philippines-France and Philippines-Singapore Business Councils, respectively, will certainly welcome support from the larger business community, just as our PCCI friends would. For the PMBC, a meeting will be convened soon to restart our efforts here and work very closely with the MPBC.

For sure, investment promotion work in the country is one public-private partnership (PPP) that seems to be moving full steam ahead!

Peter Angelo V. Perfecto is the executive director of the Makati Business Club.

I am excited because this could be the first commercial strip in the city with Tenants that's OPEN 24 hrs. (Well, if not all, at least most of them). That's what the owner Albert Ong said para mabibo daw ang syudad.

One of the confirmed Tenants I heard is PICK n' GO.

Butuan City’s drainage project funded through LGSF
Source: http://www.dilg.gov.ph

Butuan City can now say goodbye to its decades-old flood problem as a multi-million drainage project is underway in the heart of the city. which is being funded mainly out of its share in the national government’s Local Government Support Fund (LGSF).

Butuan City received the biggest chunk of the LGSF – a total of P60-million -- among other local government units (LGUs) in Caraga for being a recipient of the Seal of Good Housekeeping (SGH). One of the criteria for the distribution of the LGSF is that the LGU should be an SGH recipient from the DILG.

The Seal of Good Housekeeping is being conferred to local governments that adhere to the tenets of good governance by complying with the Full Disclosure Policy and for having no adverse Commission on Audit (COA) report.

DILG XIII OIC-Regional Director Lilibeth Famacion said that the drainage project will also be supported by the city government under the leadership of Mayor Ferdinand M. Amante, Jr. who pledged to chip in around P37.7-M from the city government funds.

“Being the catch basin of the flow of water in the region, the city is prone to flooding, which causes destruction to properties and displacement of residents. The flooding of the city is aggravated as the city has no proper drainage system,” said Famacion.

When completed, the drainage system will contain about 50 % floodwaters in the city, according to the city government’s engineering division which is responsible for the project’s supervision and ground works.

The lady director expressed hope that the project will not only improve the competitiveness of the city in terms of its tourism industry, but more importantly, its benefits will redound to all the Butuanons.

The Drainage Project, which includes the rehabilitation and de-clogging of the creeks in the target areas, will be implemented along T. Sanchez St. – Montilla Blvd. – Villa Kananga Creek and JCT. T. Calo – Villa Kananga Creek in the city. --- Florian Faith Jr. P. Bayawa

Butuan Attracts Huge Foreign Projects

By BERNIE CAHILES-MAGKILAT
July 22, 2012, 2:36pm

MANILA, Philippines — Butuan, the gateway to the CARAGA region, will host three huge foreign investments in hydro solar, biomass power projects and a commercial establishment by Robinsons, which would be the biggest in Mindanao.

Butuan City Mayor Ferdinand Amante Jr. said during a press conference for the 21st Mindanao Business Conference (MINBIZCON) to be held in Butuan City on August 2 to 4 that his city is getting some attention from foreign investors.

Amante said the three foreign investors are the Japanese Chodai Group and 8 Japan; Enfinity of Belgium; and Malaysian Transport Division (MTD).
According to Amante, the Japanese investors are now undertaking a feasibility study for a 15-megawatt hydro power generation project and another 6-mw biomass power project that would entail the development of a tree plantation over an 11,000-hectare property to be leased by the local government.

Enfinity, a Belgian group, would be investing in a 50-hectare solar farm to generate a 10-MW power plant. The company is set to start in seven months.

The Belgian firm finances, develops, builds, owns, operates and maintains solar power projects or the green power, mostly in developed countries.
The Malaysian group Malaysian Transport Division through its local partner is investing P1.5 billion for a township project on a 5.5-hectare property complete with commercial center and clustered government offices. The project also includes the establishment of a big convention center and a hotel.

“The target is to start in September this year and complete the project in May next year,” Amante said.

Amante also said that Robinsons is investing P1 billion for the development of a 6-hectare property into a commercial center and a hotel.

Once completed in May next year, the Robinsons development is expected to become the biggest Gokongwei commercial development in the whole of Mindanao, Amante said.

“We are positioning Butuan City as the gateway to the CARAGA region because all those going to Agusan and Surigao provinces go through us,” he said.

Besides, Amante said, Butuan although being the center of commerce in CARAGA, cannot also compete with the tourist attractions of Surigao and Agusan.

“We cannot compete with the white beaches of Surigao and the surfing attractions because we are fit for forest-based industries,” he said.

The new investments in Butuan City are expected to augment the capacity of the city to host visitors. At present, the city has only 1,500 hotel rooms, not enough when the city hosts huge events.

Butuan is going to host the 21ST Mindanao Business Conference on August 2-4 where all local chambers in Mindanao of the Philippine Chamber of Commerce and Industry and the PCCI leadership from Manila will converge for the three-day event.

Amante also noted a growing number of visitors in Butuan. Just last summer, they have 9 daily flights from Manila.

In addition, the local government is pushing for the completion of the second phase of the Masao port by the Philippine Port Authority.

Villar says Vista Land to build 50 malls in 5 years
08/02/2012 12:04 AM

MANILA, Philippines - Vista Land and Lifescapes Inc. is looking to build 50 shopping malls in the next five years, according to company founder and Senator Manuel Villar.

Villar said the malls will be located near Vista Land's horizontal housing developments. Vista Land has already set aside a significant portion of their housing developments for future retail projects.

"Up to now, whenever we buy raw land , we leave a part for commercial development... We have 65 of these properties. We have to take advantage of this kasi sayang naman, so we came up with a program of 50 malls in 5 years," he said.

The malls may range from mini-malls with around 5,000 square meters to big malls with 50,000 square meters.

Villar said the malls are a profitable business, which will also enhance the marketability of the housing projects.

"Number one we think its profitable... Two, so far but more important, it heightens the marketability of the product. Iba ang may mall sa harap eh or shopping mall," he said.

This year, Vista Land is building malls in Las Pinas, Sucat Muntinlupa, Antipolo, San Fernando in Pampanga, as well as Cagayan de Oro and Cebu.

At the same time, Vista Land will continue to roll out house-and-lot projects around the country.

"We are eyeing to add 15 to 20 more cities. So by end of 2013 we would have covered the entire nation," the senator said.

Projects are being planned for cities such as Ozamis, Butuan, General Santos, and Pagadian.

Vista Land has raised, for the second time, its five-year corporate notes to P4.8 billion. The notes were originally set at P3 billion but were increased to P4.5 billion last April.

The company signed another agreement to raise the notes issue by another P300 million to P4.8 billion due to strong demand from institutional investors.

Proceeds will be used to partially refinance some of the company’s existing debt and general corporate purposes.

Vista Land is a holding company with five business units: Brittany, Crown Asia, Camella Homes, Communities Philippines and Vista Residences.

Robinson’s mall and hotel construction in Butuan ongoing
By Vanessa L. Almeda | Friday| August 3, 2012 | Filed under: Top Stories

BUTUAN CITY (MindaNews/2 Aug) – Construction of the first mall-cum-hotel in the Caraga Region by Robinson’s Land Corporation (RLC) is now underway here.
Robinson’s investment in the regional capital of the so-called “Timber City of the Philippines” is seen as prime indicator of the city and region’s potentials as among the vibrant economies in Mindanao, which include the cities of Davao, Cagayan de Oro and General Santos.

RLC will be constructing a shopping mall with a 100-room budget hotel on its top floors in partnership with Go Hotel Butuan. It started construction in the second quarter of this year and is expected to be completed in the third quarter next year.

The five-story building, which will be situated at the city’s major thoroughfare at J.C. Aquino Ave., will have a gross floor area of 45,300 square meters.

This property development also boosts the city and region’s assertion in becoming a regional hub to watch out as the city holds the 21st Mindanao Business Conference starting today. Hundreds of traders, as well as big property developers, entrepreneurs, decision-makers, government officials, foreign dignitaries, observers and various stakeholders, are already gathered at the Almont Inland Hotel here for the grand opening in the afternoon.

“Butuan is a progressive city that is increasingly becoming the commercial and business hub of northeastern Mindanao. We are glad to be part of its development through this project that will surely generate thousands of employment and attract even more investments into the city,” said Arlene Magtibay, RLC general manager for commercial centers division.

The mall will feature shops, restaurants and four cinemas, including the first 3D film theater in the region.
“This is good because there will be additional entertainment available in Butuan, including a new theater,” local resident Nonoy Amarille said.

The hotel, meanwhile, is being developed by GoHotels.ph Butuan, which will offer among the most affordable rates to local and foreign tourists. Room rates range between P400 and P2,000, depending on one’s budget. Guests can even have advanced bookings by accessing the GoHotels website. The rooms will have amenities like Windsor beds, rain showers, flat-screen TV and wireless Internet connection.

“The hotel will cater to both business and leisure travelers. By making available the most important hotel room features that customers look for, and combining these with our pocket-friendly rates, people traveling to Butuan can look forward to a more convenient and pleasurable experience,” Elizabeth Gregoria, GoHotels general manager, said. Investors eyeing to build renewable power plants in Butuan
By Mindanews | Sunday| August 5, 2012 | Filed under: Business, Top Stories

BUTUAN CITY (MindaNews/4 Aug) – Foreign and local investors are eyeing to build renewable power facilities here, part of Butuan’s new public-private partnership projects that would generate an energy capacity of 28 megawatts, Vice Mayor Lawrence Fortun said.

He said the biggest projects are two mini-hydropower plants with a total capacity of 13 megawatts in Barangay Tagibo here, proposed by the Eight-Japan Engineering Consultants Inc.

Joseph Omar O. Andaya, president of the Butuan City Chamber of Commerce and Industry Foundation, Inc., said this Japanese company also proposed for a biomass facility that can generate energy of about five megawatts (MW).
He added that using solid waste to create biomass energy, this project will cover Butuan and Agusan del Norte.

Fortun said that yet another company, the Filipino-owned Infinity, recently proposed a 50-hectare solar energy farm that will generate at least 10 MW.
Noting that the city provides incentives for renewable energy projects, Andaya said a solar energy plant in Butuan is not practical at this time as its cost would be three times more than other renewable energy plants.
Meantime, Fortun said these projects are in the feasibility study stage.
Since its enactment last May, the city’s PPP Code is a major legislation that encourages private sectors to pour in their investments here, he said.
PPP projects are government services or business ventures funded and operated through a partnership between government and one or more private companies.

Other proposed PPP projects are a slaughter house, a “ termi-mall ” (terminal and mall), and corporate farming in Barangay Salvacion by a Korean company.
“We claim the pride of being the first city in the whole country to have passed a PPP Code,” Fortun said.

He said the PPP Code is a comprehensive ordinance that covers 16 possible modalities of PPP such as build-operate-transfer, joint venture, and build-and-transfer, among others.
The ordinance also stipulated the creation of PPP regulatory authority, PPP selection committee, and competitive processes that ensure transparency, he added.

Fortun said because of this legislation, PPP was institutionalized in Butuan, noting that most PPP projects are already in the final stage of negotiations.
Butuan was showcased in the International PPP Forum held at the Toyo University in Tokyo, Japan last November, being the subject of a study entitled “PPP Possibilities for the Future of Butuan City.”

Fortun said Motahide Takano of Toyo University, who was pursuing a graduate course on PPP, chose Butuan to conduct his study on PPP possibilities outside Japan due to his previous work engagements in the city.
“It was ‘manna from heaven’ because we wanted to institutionalize PPP, but did not know how to begin,” Fortun said.

according to my source: those 8 CCTV cameras are 180 degrees wide lens with High Definition panels..

in addition, the City will be putting up 33 to 36 (i forgot the exact amount) CCTV cameras in the City Hall premises so that all employees must work efficient and effective public service.. and also for emergency purposes regarding the death threats to Mayor Jun and some city officials that relates anti-illegal logging and the anti-illegal mining campaign..

(i will take photos regarding this CCTV cameras when installed)

in connection to anti-illegal mining campaign, the Butuan City PNP capture of 40 water pumps in some heavily monitored barangays with no papers.. the said water pumps was confiscated..

this is POLITICAL WILL shown by the current Mayor.. i hope he will stay for 2 more terms as this will propel our city to the next level.. just like what the late Sec. Robredo do to his beloved Naga City..

BUTUAN CITY, Sept 15 (PIA) -- The mayor here has led the launching of Butuan CCTV Surveillance System at the Butuan City Police Office (BCPO) to advance the area's security measures to better maintain peace and order.

Mayor Ferdinand M. Amante, Jr emphasized the necessity of having modernized and efficient surveillance cameras installed in the different major streets in the city, as these will speed up crime investigations.

These CCTV cameras will be mounted in high–risk areas all over the city, with every movement closely monitored inside the BCPO control room for prompt response in crime situations.

The eight initially installed CCTV cameras have auto-tracking, panning and tilting capacities, as well as a zooming capability of up to 250 meters. Additional features include night vision, all are weather resistance, and up to two months' worth of recording memory.

Joining Amante in the control room blessing and equipment ceremonial switch–on were BCPO officer-in-charge PSSupt Nerio Bermudo and the men and women of the PNP-BCPO.

Besides, Amante said, Butuan although being the center of commerce in CARAGA, cannot also compete with the tourist attractions of Surigao and Agusan.

according to my source: those 8 CCTV cameras are 180 degrees wide lens with High Definition panels..

in addition, the City will be putting up 33 to 36 (i forgot the exact amount) CCTV cameras in the City Hall premises so that all employees must work efficient and effective public service.. and also for emergency purposes regarding the death threats to Mayor Jun and some city officials that relates anti-illegal logging and the anti-illegal mining campaign..

That's also my prayer. ^^

New SM mall opens in Davao

DAVAO CITY -- SM Prime Holdings, Inc. is planning to set up five additional shopping malls in Mindanao in the next five years.

At Friday’s (Sept. 28) opening of SM Lanang Premier, Hans T. Sy, company president, said the construction of two shopping malls will start next year in the cities of Cagayan de Oro and Butuan.

“Mindanao is greatly overlooked,” Mr. Sy said, adding that SM Prime has started negotiations for the location of the three other planned malls that are eyed within the next four years.

SM Prime is operating two shopping malls in this city, one in Cagayan de Oro and one in Gen. Santos City.

With the opening of its newest shopping mall in Mindanao, the company is optimistic that the island will be able to contribute at least 8% of the group’s shopping mall revenue. The company has 46 malls nationwide. -- C. Q. Francisco

SM plans five more malls in Mindanao

DAVAO CITY, Philippines—Giant mall operator SM Prime Holdings is so bullish about Mindanao consumers, whom it considers power buyers, that it plans to build five more malls on the island within the next four years.

Hans Sy, president of SM Prime Holdings, said that based on a survey conducted by SM Prime Holdings, “Mindanao has a very strong buying power, stronger compared to Metro Manila.”

Metro Manila’s only advantage over Mindanao, he said, was that there were more consumers there. “But per transactions average, Mindanao turned out to have a stronger buying power,” he said.

This strong buying power among Mindanao consumers has encouraged SM Prime Holdings to expand its business on the island.

“Next year we will be opening another SM mall in Cagayan de Oro City (CDO) and another in Butuan City,” he said.

Sy described the upcoming second CDO SM Mall as similar to the one the company has in Olongapo City while the Butuan SM Mall will be similar to the newly opened General Santos City mall.

Negotiations, he said, were ongoing for the building of three more SM malls in Mindanao.

“We have already identified the three sites and negotiations are ongoing,” he said without saying where these malls were to be put up.

When all these are completed, SM will have nine malls in Mindanao.

Sy said SM Prime Holdings was confident the existing four SM malls in Mindanao will contribute 6 to 8 percent of the total revenues of SM malls in the country.

“We are so impressed with the performance of our Mindanao malls. The island has a lot of potential,” he said.

Sy admitted that SM came to Mindanao “a little bit late because we were so focused on the Luzon area.”

Currently, there are 46 malls operated by the Sy family all over the Philippines.

Sy said SM was trying to help spur the country’s development by providing economic opportunities outside Metro Manila.

He said SM Lanang Premier, whose opening he graced on Friday, has 7,000 employees now, including salesgirls, managers, security guards and service crew, and 3,000 more will be hired as the mall and the Park Inn Hotel within it go into full operation.

Most Philippine department stores employ salesgirls on five-month contracts only.

SM to put up premier mall in Taguig, five more malls in Mindanao
Monday, October 1, 2012
Source: Business Mirror By Manuel T. Cayon / Reporter

DAVAO CITY—Saying that Mindanao’s potential to turn in revenues has been overlooked in the corporate planning, SM Prime Holdings said it has lined up five more malls in the next few years in Mindanao, after putting up its fifth premier or luxury shopping mall here.

The sixth premier mall would return to the Metro Manila area in Taguig, early next year.

Hans T. Sy, president of SM Prime Holdings Inc., said the four SM malls in Mindanao – two in Davao City, one in General Santos City and one in Cagayan de Oro City – had been chipping in six to eight percent of total revenues of the chain of SM supermalls in the country.

He said two more would be constructed next year and finished in two years, in a phase that would approximate the SM foray in China, which has four malls, like in Mindanao. One would be constructed in Butuan City, which would be like the other supermalls, with an area of 90,000 square meters, and the other in Cagayan de Oro City, which would be a multilevel building to compensate for the smaller area of only 1.7 hectares.

The second mall in Cagayan de Oro City would be mixed use, he said, “also a mall but the rest for call centers, commercial and other use.” Each mall would cost P2 billion.

Sy would not disclose yet the details of the next batch of three malls, saying that the locations were still being evaluated.

“We are taking a serious look and making an aggressive plan for Mindanao. We have overlooked this place and although we would not say that we are late,” he said.

On Friday, the SM Lanang Premier opened to a sellout crowd, with the city and Davao Region’s elite seldom seen in public functions turning for the event, and where some of the world’s famous brands also opening up their stores.

He said that the construction of a premier mall here “signifies that Mindanao is primed for world class retail operation.” The other four premier malls are the Mall of Asia, Megamall, North Edsa and South Mall. After Taguig’s Aura Mall, the seventh would be the one that would be constructed in the SRP (South Road Properties) in Cebu.

Sy said its venture into China was “still in its infancy stage.”

“We still have four malls there, same as here in Mindanao, and we would be opening up one mall each year,” he said.

PAG-IBIG readies construction of green socialized housing units
By: Catherine Teves, Philippine News Agency
October 10, 2012 5:43 AM

.....

PAG-IBIG isn't discounting the possibility of eventually signing with local government units, housing groups and other stakeholders joint venture agreements on construction of more green houses.

"We're open to partnerships in the future," Briones said.

PAG-IBIG's promotion of more green and disaster-resilient socialized housing is in line with the government's bid to develop environment-friendly habitats and for helping people better adapt to climate change.

Sea level rise and onslaught of increasingly violent weather disturbances are climate change's main impacts on the country, experts previously warned.

Earlier, PAG-IBIG identified in Butuan City a possible site for its maiden housing venture.

"The site's a subdivision with about 200 lots - we're looking into that," Briones said.

He said PAG-IBIG is still scouting for other contiguous land around the country where this agency can undertake more of the high-impact construction it's planning.

MANILA, Philippines – The Department of Transportation and Communications (DOTC) is spending P25.2 million for the construction of a regional office and the rehabilitation of existing Land Transportation Office (LTO) buildings in Caraga.

Outgoing Transport Secretary Mar Roxas said the projects are meant to further raise the standards of its services “to levels suitable to servicing the Filipino public.”

The procurement program aligns with the master plan set by Roxas to reengineer the Philippines’ transport system to make it convenient, affordable, reliable, efficient and Safe.

First in the list of the project up for bidding involves the [FONT="Arial Black"][SIZE="5"][COLOR="Red"]construction and completion of the three-story DOTC Caraga Regional Office.

Likewise, the DOTC intends to renovate the LTO district offices in Butuan City, Patin-ay and Surigao, and would put up perimeter fences and steel gates in LTO district offices in Tandag and Bislig.

Robust Economy In South Projected
By MIKE U. CRISMUNDO
November 13, 2012, 6:14pm

BUTUAN CITY – The economically stable cities of Butuan and Cagayan de Oro are expected to benefit from more economic activities in 2013, as both booming southern island cities are set to launch various business opportunities and economic services.

The city government here disclosed that some 13 private investments expected to enter this city next year.

This city also noted 14 projects that will be operational next year and beyond, and some of them include the improvements of the Bancasi (Butuan) National Airport, and the state-of-the-art Butuan Sports Tourism and Recreation (STAR) Gymnasium with a rubberized oval and a standard football field.

“More businesses are coming with their local counterparts as the country’s first-ever Public-Private Partnership (PPP) Code here is already being noted,” said a business expert and also one of the officials of the Butuan Chamber of Commerce here.

Next year, other projects and business investments are expected to generate 5,000 job opportunities for Butuanons, as the labor front here sees the upcoming prospect to benefit the people of the Caraga Region, especially this city.

As this developed, city officials here led by City Mayor Ferdinand M. Amante Jr. is eyeing a bigger budget for economic services next year.

While in Cagayan de Oro City, it is also setting up infrastructure programs owing to the burgeoning demand next year.

With this development, the city government of Cagayan de Oro had earmarked the amount of P422,076,151 for its economic services in 2013.

The amount is contained in the proposed 2013 executive budget submitted by Mayor Vicente Y. Emano to the 16th City Council headed by Vice Mayor Caesar Ian Acenas for review.

Out of the amount, P23,538,853 is allotted for agricultural services, while P20,151,412 is for veterinary services.

Japanese Investors To Build Davao LRT

So, Our mayor Rodrigo Duterte is keen on constructing a light rail transit in Davao City. I like the sound of that. If that is so, then a light rail transit in Davao will be the first ever in the Philippines outside the capital city Metro Manila. The proposed light rail transit will take a route servicing commuters from Toril, Calinan and Lasang. That is basically the entire stretch of Davao City.

It’s about time that Davao will have its own light rail transit. Davao is a huge huge city (one of the largest in the world) its territorial boundaries stretching hundreds of kilometers (forgive me for not giving the exact detail: i’ll do a research on that soon). People within these areas do need an efficient mode of transportation to travel. With this project, it will reduce travel time, its convenient, it will decrease road density, it lessens pollution, increase productivity and some other things that I can think of with its advantages. Its a win win situation and also its a matter of city pride for the Davao residents.

Good luck to Davao City, our mayor Davao City and to the Japanese conglomerate Marubeni with its build operate transfer scheme so that this Davao LRT will be a reality.

NEDA ground breaks 40-M "green building" in Butuan City

Source: http://www.zambotimes.com/archives/57589-NEDA-ground-breaks-40-M-green-building-in-Butuan-City.html

BUTUAN CITY — The National Development Authority Regional Office XIII led the groundbreaking ceremony of the Regional Development Council (RDC) Center here on Wednesday

The 40-million building will rise at the 1,000 square meters prime lot at the city business center donated by the city government. It will house the Caraga Regional Development Council.

According to NEDA Regional Director Carmencita Conchingco, the center will be a “fully green building,” equipped with solar power, a rain water collector, maximizing natural lighting and LED lamps and other architectural state-of-the art facilities.
“This will become a model building for other government offices here,” she said. :)^^

RDC Chairperson and Surigao del Norte Governor Sol Matugas said the center has an initial seed money of P3 million pesos. Construction of the project will start early next year.

Part of the construction fund will come from the contributions of the legislators in the region but the bulk will come from the Department of Budget and Management (DBM).

Conchingco also said, the council had already submitted its construction timetable to DBM Secretary Butch Abad on September this year. The initial design and perspective of the building was designed by the Department of Public Works and Highways (DPWH)regional office.

Butuan City Mayor Ferdinand Amante, Jr. who represented the city government as the donor of the prime lot said “donating the lot to both the Bureau of Treasury which is the source of government funding and the NEDA-RDC, is a source of development,” he said.

“A region which posted the highest gross domestic product (GDP) of 9.6% far higher than any other region of the country, deserves such center,” Amante said.

Also present during the ground-breaking ceremony were DPWH Undersecretary Romeo Momo, Surigao del Norte (1st District Congressman) Francisco Matugas, Agusan del Sur Congresswoman Bebs Millana, and the other top regional officers and RDC Council members of the region.(PNA)

THE FLEURDELIS GREEN HEIGHTS PROJECT

SHOWCASING GREEN CONSTRUCTION DESIGN AND ENGINEERING
SHOWCASING SAFE SETTLEMENTS

INTRODUCTION

1.) The property is in the vicinity of new government centers, the Caraga State University, the Pink Sisters Convent and Saint Peter’s College Seminary.

The project intends to target BPO outfits as locators in its commercial, mall and hotel complex. As a technology oriented holdings company, CyberparkHoldings Inc. will aggressively pursue a marketing approach towards attracting BPOs and similar locators to its project in Butuan City. Aside from technical service providers getting drawn to the area, Mindanao has long become a destination for nationals of neighboring countries like South Korea, China and Malaysia as well as for distant neighbors in the Middle East.

Korean investors recently offered to put up business and sport centers to the City Government of Butuan. The Koreans’ facility will be constructed near the CEROS property where the City Government has already built 4-storey buildings for commercial purposes (see attached photos). The sports center site at the city government estate in Barangay Ampayon is more or less 9 kilometers from the city proper. The area is only a few hundred meters from CEROS and traversed by concrete roads.

The Koreans also want to put up gymnasium and sports playgrounds for football, tennis as well as other outdoor sports. The Koreans chose this area from among all the other places in Butuan City as it is flood free. The intention of the Korean delegation is to bring in thousands of South Korea nationals who want to stay in the place for about three to four months at winter time when they cannot play their favorite outdoor sports -- football, tennis, among others, due to cold weather. Among many other factors, with the Philippine-Korean project, it is projected that Butuan City will become one of the biggest sports centers in Mindanao.

3.0. PROJECT DESCRIPTION

The proponents envisage the development of a residential compound, hyper sports facilities and a mall-hotel complex in Butuan City within the Congresswoman Eliza Rosales Ochoa Subdivision (CEROS) estate. The property is nestled upon highly elevated ground.

The estate is in the name of the sole heir, Maria Eliza Rosario Ochoa Veloso and is situated at Km. 5, National Highway, Baan, Butuan City. It is fully documented and covered with 3 TCTs—T CT 41340, 7 HAS; TCT RT 41339, 4 HAS; TCT RT 41341, 1.5 HAS.

This is aside from 79 residential lots with an area of 1.1 HAS with separate TCTs. The subdivision project is recognized and licensed by the Housing Land Use Regulatory Board (HLURB) with Authority to Sell in the name of the heir of Congresswoman Rosales .

Fleurdelis Green Heights during the site development phase. Road network has been completed as of this time with corporate expenditure running to more than PHP20-Million.

The project is situated in Butuan City, presently the Regional Center of CARAGA Region. This is located in the Fleurdelis Green Heights -- Congresswoman Eliza Rosales Ochoa Subdivision. Honorable Elisa Ochoa is the first congresswoman in the Philippines. The CEROS property is It is bounded strategically on the four cardinal directions by:

The day time population density however differs considerably, although this does not factor in the plan to construct a convenience shopping area and condominium hotel structure as part of the amenities since the spaces allotted therefor are independent of the 85,000 square-meter space exclusively devoted for stand-alone residential housing units.

Green Activity. For purposes of maintaining a healthier environment compared to the other more polluted urban and suburban habitats, substantial greening of the entire subdivision will be undertaken from the start of the construction proper and continuously as the subdivision stands.

Eco-Friendly Roofing. Aside from overhead solar panels, Green roofing and Blue roofing shall be promoted as part of the design of the subdivision. In most cases, green roofs will be installed in the houses and in the buildings inside the subdivision. In selected cases or through a creative mix, both green and blue roofing will exist side by side in a residential unit or a building inside the estate.

3.4.2. Facilities. For the convenience of the residents of the subdivision, a shopping center will also be constructed at the portion of the estate fronting the national road.

To maximize the commercial space, a mixed commercial and residence building for sale and lease to clients will also be constructed along with the shopping center. There will be two shopping mall buildings and a commercial semi-hemisphere shaped condominium – hotel plaza for conferences, guest billeting, meetings and entertainment.

One of the purposes of the condominium – hotel plaza is to sell and lease out both residential and office space. Another is to provide an added venue for night life and past office hour conferences and get-togethers in Butuan City.

Furthermore, as a concession to its future patrons, a portion of the rooms of the condominium hotel will be offered at a reasonably low-priced rate for easy access and affordability. The facility will be contracted out to a professional hotel management outfit that offers word-class hotel services.

For physical fitness and training a sports plaza will be constructed in the project site. The construction of the plaza will be modular in nature and will have ample provisions for expansion in the future.

The reason why they Choose Butuan

FLEUR DE LIS GREEN HEIGHTS

BUILDING OF VILLAGE IN BUTUAN CITY, AGUSAN DEL NORTE WITH GREEN TECHNOLOGY. THE CHALLENGE: BUTUAN CITY IS HISTORICALLY FLOOD PRONE, NEAR THE EARTHQUAKE FAULT LINE AT LIANGA BAY, BUT IS VERY CLOSE TO ONE OF THE BIGGEST SURVIVING LAND MASS IN THE EVENT OF DELUGE ARISING FROM POLAR SHIFT, MASSIVE EARTH AND OCEANIC DISTURBANCE OR ICE MELT AT THE NORTH POLE

The project is expected to draw a substantial number of foreign clientele. This is not withstanding that Butuan City and the entire Caraga Region have become a most favored foreign visitors’ destination due to dynamic prospects in mining and related ventures in the area. It is expected to generate revenues of above Philippine Pesos Six Billion (Php6,000,000,000) from the housing and related components as well as from the commercial complex and transients billeting facility. From the Hyper Sports Center and other amenities, it is estimated that the project will be able to generate revenues over a three to four year period.

The project expects to generate revenues from the sale of three types of residential units: (1) luxury villas for high end buyers; (2) exotic design residences for middle range buyers; and, eco-friendly residences for socialized housing beneficiaries.

Aside from the sale of residential units, the project will also create revenue from first class billeting and shopping amenities in a five-star hotel and commercial center, world-class sports facilities, convention facilities and related services.

And another!!!:banana::banana::banana:

Another Multi-Billion Peso Project!!!!:banana::banana::banana::banana:

Hounded by disasters, Mindanao still poised for unprecedented economic growth (http://businessmirror.com.ph/index.php/news/top-news/6237-hounded-by-disasters-mindanao-still-poised-for-unprecedented-economic-growth)

DAVAO CITY—Stung with the fury of Typhoon Sendong at the start of the year, this southern Philippine island of Mindanao would soon be probed for its erstwhile reputation of impregnability to typhoons in many decades, when a much stronger typhoon smashed towns and wiped away villages in wholesale fashion not seen yet in areas regularly visited by nature’s howlers.

At the start of the year, Mindanao was yet to gather its strength and resources to help its northern areas—from Cagayan de Oro City in Misamis Oriental to Iligan City in Lanao del Norte—provide food and shelter after Sendong claimed no less than 1,200 lives and obliterated an islet and riverbanks cramped with communities when it struck in the late part of December 2011.

Government and foreign relief agencies, and private organizations saw a yearlong bout to rebuild homes and lives, and start to reflect on how wanton destruction of the environment has brought the worst unto this island.

While many Mindanaoans had yet to come to terms with heir fate, Supertyphoon Pablo, packing unexpected ferocity, struck eastern Mindanao on the same month that Sendong did, and again disproved the long-held belief that Mindanao was typhoon-free.

With residents unaccustomed to typhoons, the death toll rose fast as a mudslide rolled down rapidly from the slopes of the Andap mountains of New Bataan in Compostela Valley, and as twisters whirled over coastal towns and interior agricultural villages in Davao Oriental and in Compostela Valley, in a fashion that, according to survivors, sounded much noisier and scarier than several airplanes simultaneously reversing their engines during airport landings.

Casualty numbers immediately proved it was the strongest typhoon to hit the country, with the death toll breaching the 1,000 mark and with the number of missing victims still rising. In one sweep, Typhoon Pablo also smashed two of the country’s leading export crops—coconut and banana, with combined immediate damage conservatively placed at P14 billion; the impact would be expected in the reduction of the annual dollar income in the next few years.

Coconut exports brought in $2 billion in 2011, and the cavendish fresh banana alone more than $720 million in 2010 before industry and foreign-market problems struck. The Philippines was then the world’s second-largest cavendish banana supplier, after Ecuador in South America.

Only at the start of the year also, Compostela Valley was the scene of another mining disaster, a periodic occurrence that has been dismissed as common among small-scale mining areas in the province. When a slide happened on January 3 after a slice of a slope of the Diat mountain crashed down on tunnels, ball mill plants and miners tenements, the death toll went up to as high as 36, with more than 40 others missing; they were never recovered.

Secluded deep in the interior of Central Mindanao, widespread flooding also hounded Maguindanao and Cotabato City as the effect of Sendong, and flash floods were also happening elsewhere in many areas.

With environmental woes becoming more frequent and public demand to address them mounting, the Mindanao Development Authority (MinDA) organized an environment summit where Bishops Antonio Ledesma and Orlando Quevedo, of the dioceses of Cagayan de Oro and Cotabato City, respectively warned people of the likely occurrence of violent conflicts over water resources if neglect and inaction over the destruction and wastage continued.

Secretary Lualhati Antonino of MinDA, the government’s socioeconomic planning unit of Mindanao, said that inventory of the current watershed resources and evaluation of its status, were discussed at length during the summit; she called for vigilance and “to report all persons engaged in logging.”

The new regional executive in the Davao region of the Department of the Environment and Natural Resources (DENR) closed all sawmills without supply contracts and suspended all logging operations for three months when he assumed office in July.

Dir. Joselin Marcus E. Fragada took over the helm after several DENR regional executives were dismissed when container vans of logs, all coming from the Davao port, turned up in a Manila port.

Logging continues to this day in the Caraga region—in the two Agusan provinces, with the illegally cut logs transported to Davao City. But there are reports of many confiscations along the way, especially in the checkpoints in Tagum City of Davao del Norte where Mayor Rey T. Uy has since turned them into school desks and chairs, donating these to many public schools to as far as Luzon.

Notwithstanding natural devastations, Mindanao remains a paradise still largely, untapped. With even the World Bank and other global donors recommending a return to agriculture to cushion recurring global crisis among poor economies like the Philippines, Mindanao has shown how resilient backwater regions are in the midst of all these natural and global economic onslaughts.

Banana plantations, fired by the never-ending global demand for this wonder fruit, have spread from their concentrated operations four decades ago in the Davao del Norte area. Now they are in 11 provinces to as far as the central Mindanao area, even engaging in gainful venture with guerrillas of the Moro Islamic Liberation Front in an area in Maguindanao.

Oil palm is still expanding, also in Moro guerrilla areas, from its first plantation in the 1980s in Agusan del Norte. Only recently, the Malaysian consulate in Davao City and embassy officials in Manila suggested to the fast-growing economy of Tagum City to devote plantations to oil palm if it wanted to expand its trade relation with Malaysia.

Davao del Norte was, indeed, into this cash crop when certain areas of banana plantations had to be planted with alternative cash crops after the soil-borne and persistent Panama disease, wilted bananas from several tracts in many provinces in Mindanao.

Cacao is also becoming a popular crop, after the US maker of a famous chocolate brand, offered to buy at least 100,000 metric tons. Before the massive planting that ensued way back in 2010, the country could only muster 7,000 MT, although the longtime local demand stood at 35,000. By the middle of the year, the total national production upped its ante to 10,000 tons, the bulk of them grown in the Davao City hinterland, and in one town in Compostela Valley.

Provinces in the Caraga region and in the Zamboanga Peninsula have also sounded off their interest to join the planting fad.

Property development, however, is a major comer, and constructions in the blueprint showed skyline-changing structures in the cities of Davao and Cagayan de Oro, with Butuan City in the northeast getting a marked share, two shopping malls owned by the country’s economic tycoons shaping up and to open in 2015.

Resorts are also opening up, with even the Autonomous Region in Muslim Mindanao, shunned for its recurring conflict during the last two decades, laying out the network of potential tourism destinations.

With the nation focused on how an appointed caretaker government would perform in transforming the conflict-ridden ARMM from the ashes of the world’s worst massacre of journalists and civilians in an election-related incident, the region, indeed, is showing its potential.

In 2012 the region posted a significant P10.736 billion in foreign direct investment (FDI), considered huge for a region that had been bleeding the national coffers to contain the conflicts and feed corrupt officials. The investment was beside the huge savings from cleaning up government process.

Its regional education and public works agencies turned up P204 million in savings after the caretaker administrator straightened up the transaction and implementing process. That happened in the first 100 days of office alone. Its potential to improve persuaded the Department of Social Welfare and Development to even offer as much as P134 million in stimulus fund to liven up economic activity and consumer spending in the country’s poorest region.

Elsewhere, the airline companies Cebu Pacific and Air Asia opened more destinations to and from Mindanao airports in Davao City and Cagayan de Oro City, to as far as Tawi-Tawi in the southwest, in a move to skip over the congested and limping Ninoy Aquino International Airport.

The MinDA and regional and local tourism offices have also pushed for aggressive international air connections and went out together or separately to various travel-rich destinations like China, Singapore and Malaysia.

While there would be occasional bombings like a case in General Santos City and Cagayan de Oro, their impacts on safety perceptions have been dampened by the increasing slew of economic activities in different parts of Mindanao.

Also with the internationally witnessed pledge from the government and the Moro guerrillas to pursue a comprehensive political settlement, the years ahead was hoped to usher better tenders from the international investment and travel community, as well as a bolder spending from Filipino entrepreneurs themselves.

But private organizations and advocate groups have also repeatedly warned government and business leaders against railroading process at the expense of the still-struggling communities. The recent land conflict between settlers and an old family in Davao City claiming ownership of a land demonstrated anew how certain enforcement of laws may favor corporate investments.

A similar dilemma, this time in a situation of conflict between a local government unit (LGU) and national government agencies, was raised by Mayor Rey Lopez of Santa Cruz town, Davao del Sur, who said that opportunities to host foreign investment may be stifled or even prevented by a different land policy like that of the Department of Agrarian Reform (DAR).

In a forum organized by the Department of Trade and Industry that elaborated on the potential for more FDI, Lopez warned the people that the LGU may be forced to contest in court the DAR classification of certain areas.

Also, similar inconsistencies with national laws and local ordinances have been raised by mining companies and corporate non-mining investors, citing differing enactments on environment laws and common experiences of double taxation.

The uneven economic growth and the repeatedly criticized inability to trickle down the benefits, have wrought alarming trends in some disadvantaged sectors. Young women from Davao City and other urban centers, have been noticeably migrating to new growth areas, or with new industries coming up, such as opening of new small-scale mining areas.

The Davao City-based Talikala Foundation Inc., for instance, divulged a sharp reduction of young women in prostitution in the city only to report later that the women have moved to San Francisco town, Agusan del Norte, the center of relaxation and trading for workers of several small-scale mining sites scattered in the provinces.

The Mindanao Migrants Center for Empowering Actions Inc. also urged authorities to install protection measures for evacuees over the surreptitious recruitment activities of traffickers of women and children for sweat shops, prostitution and domestic work abroad.

The typhoon-swept Davao Oriental provincial government has assured it has taken note of it.

And the protection cluster of the government, international donors and relief agencies, as well as advocate groups also warned about it.

But for the meantime, Mindanao would still continue to generate interest in both investment and climate-change adaptations, as well as in the peace process, as many innovations and best practices emanating from this island drew accolades abroad.

Also, Mindanao has been attracting more than half of each package of official development assistance for the Philippines, many of them in coming up with capacities for actual good government, improving infrastructure and developing interest for self-help organizations, as concrete steps to rehabilitate areas ravaged by the typhoon and to stabilize regions affected by the conflict.

With the rains still coming in the typhoon-ravaged areas, the year that was would be a recent chapter to come to terms with a more furious environment, more economic opportunities and a hope for better times.

Gi-deny man daw sa iyang mama
Anyway rumors about SM buying parcels of land in southern Butuan is actually no surprise. Aside from Kinamlutan, they also have considered Brgy. Mahay. Those areas are so huge, unoccupied, very fit for a large upscale development from SMDC. ^^
