View Full Version : LOWER PAREL | Lotus Complex | 50fl + 41fl x 2 + 27fl | U/C
IndiansUnite October 25th, 2011, 11:43 PM This project, just like Urmi Estate in Lower Parel by the same builder (Enpar Group) is quietly being built without much fanfare. Here are the only details we have:
At Madhusudan Mills, Kamlesh Mehta of Gowani Builders has been allowed to develop 27,500 sq m of the 80,785-sq-m plot. The developer has already given the BMC a proposal for building an IT park, a residential complex, service apartments and a hotel.
Source (http://www.indianexpress.com/news/ntc-to-give-some-take-some/576864/)
So 34% of the mill is under development at the moment. The rest 66% will be auctioned off in NTC's next phase of mill auctioning.

IndiansUnite November 16th, 2011, 07:47 PM CG and Savz, thanks for the pics. Could this be Lotus Complex?
On BE Billimoria's website (http://www.bebanco.com/ongoing-projects-residential.html#Lotus-Complex):
Lotus Complex
at Lower Parel, Mumbai. 2 residential towers with 34 floors, 1 commercial building with 17 floors & 1 service apartment with 38 floors having 2 basement, ground + 7 Podium in all 4 buildings
So that's--> 2 x 41fl + 24fl + 45fl
IndiansUnite November 16th, 2011, 08:06 PM RMJM seems to have designed this project. Some info from this dude's LinkedIn profile (http://ae.linkedin.com/pub/larry-mcguinness-pr-eng/14/518/9ab):
RMJM - Senior Structural Engineer
Role on Project: Structural Team Leader
Project: Lotus Complex, Mumbai
The lotus complex is a mixed use development in central Mumbai that comprises 2 x 38 storey residential towers, 1 x 50 storey serviced apartment tower and 1 x 20 storey commercial tower. All the towers are connected with a 5 storey mixed use podium with parking and terraced villas. The client was based in Mumbai and this added complexity to communication, expectations and client approvals.
India101 November 17th, 2011, 08:43 AM This project will be a cluster of it's own. And other cluster projects like World Place, DLF are also in the vicinity!

This is what he's quoting about the project on his profile (http://ae.linkedin.com/pub/larry-mcguinness-pr-eng/14/518/9ab):
Privately Held; 501-1000 employees; Architecture & Planning industry
September 2009 – Present (2 years 6 months)
Role on Project: Structural Team Leader
Project: Lotus Complex, Mumbai
The lotus complex is a mixed use development in central Mumbai that comprises 2 x 38 storey residential towers, 1 x 50 storey serviced apartment tower and 1 x 20 storey commercial tower. Role and Responsibilities:
Was speculating whether this info is fresh or stale.
IndiansUnite February 8th, 2012, 07:12 PM It's most probably what RMJM was initially working on.
We're going with what the civil contractor has on their website (see post#5) since they would be the ones with the most updated tower development plan.

IndiansUnite July 15th, 2012, 09:17 PM Big thanks to Jai for fishing out the design of the complex. This was uploaded 2 days ago by a senior RMJM architect on Behance (http://www.behance.net/gallery/Lotus-Complex-Mumbai/4514679).
The tallest tower and twin towers are residential. The smallest one that is connected to the tallest is the commercial tower:
http://img337.imageshack.us/img337/7480/90755931.jpg
Aerial view with serviced apartments tower in foreground

Residential Towers and Lobby perspectives
http://img713.imageshack.us/img713/4263/69048371.jpg
Office Tower and drop-off access.
Currently the twin towers are U/C while google maps/earth reveals that site prep has been carried out for the tallest resi tower + commercial tower. The render that I found earlier is either an old design of the commercial tower or a completely different project all together.
dunefreezer July 15th, 2012, 10:22 PM I really like this design....
Ashbaggins July 16th, 2012, 08:37 AM Absolutely LOVE the design! Hope this comes up without any hitches.
Savz July 16th, 2012, 11:15 AM Awesome! M in Mumbai but been busy surely next time will get some updates.
bhargavsura July 16th, 2012, 02:38 PM Looks Fugly. Sorry, that's just my opinion. :(
azzi282 July 16th, 2012, 03:07 PM ^^ The commercial building looks disgusting IMO, but the tall one looks nice I think...
bhargavsura July 16th, 2012, 03:52 PM ^^
Even the two residential towers (smaller ones to the left) I think in the render.
azzi282 July 16th, 2012, 06:20 PM Agree, but with a tiny bit of tweekng (i.e: colour schemes and making it a bit simpler), the smaller towers could come out OK.
On the plus point, atleast they arent just plain concrete blocks.
dunefreezer July 16th, 2012, 08:07 PM ^^+1.....Thats the reason why its not ulgy...I don't see any bare concrete blocks. Its a creative design. Next gen.
India101 July 17th, 2012, 12:40 PM This style facade and buildings are becoming popular. I've seen a few similar buildings around the world.
I don't mind the design, it's different from the other buildings around. These boxy buildings will contrast to the curvy World Place towers next door.
soumalya747 July 17th, 2012, 02:59 PM Big thanks to Jai for fishing out the design of the complex. This was uploaded 2 days ago by a senior RMJM architect on Behance (http://www.behance.net/gallery/Lotus-Complex-Mumbai/4514679).

The design looks like Urbana, Kolkata.
Cov Boy July 17th, 2012, 08:07 PM It is certainly something different!

amhrpi July 26th, 2012, 10:56 PM How does that wavy structure fit in with the renders?
jaadu July 27th, 2012, 01:17 AM The twin residential towers look wavy in renders though not very sure !!
dunefreezer July 28th, 2012, 07:31 PM I'm starting to think this is not the same as in the render.......I too thought, the twin structures kinda looked wavy, but now I realize all these tower are boxy.

dunefreezer September 23rd, 2012, 06:26 PM Savz, you are on a streak today.....I'm trying to figure out how these buildings will look like. Cuz none of the renders seem to match this. I know it will be fully glass clad judging from the the pictures. Man, if it is, it might look really good with those curves in the middle.
Abinash89 September 23rd, 2012, 06:29 PM Nice progress..Thanks for the visual treat Savz bhai...:0

dunefreezer October 15th, 2012, 11:56 PM Actually the first render in this thread is for the smallest building in the above picture with four buildings. Anyone noticed that?. Look how small that building is compared to the U/C twins.
_GrapeWine_ October 16th, 2012, 06:56 AM ^^ true.
also, is this the first u/c project with office building taller than residential buildings?
