nadaanan ko na 'to, yung lot nya maliit lang tamang tama sa height nya, maximized ang space ...

anyone noticed also around the vicinity ng location nito merong napakalaking lot, I'm wondering if anyone knows kung ano ide-develop dun .. :|

Sta. Cruz is seriously rising and developing along with Binondo!:cheers:

it is but not much will change there... The roads are too narrow and that whole area gets knee-deep floods..

Knee-deep siguro kasi nakaluhod siya hehe.. Maybe you havent been there in a long time.. Yung sinasabi mo siguro dun sa dulo ng doroteo jose, dun sa may oroquieta. The roads are not narrow here. The roads around this block are much wider than the very high density century city. Pero dito matraffic talaga. And medyo magulo and madumi because of the bus terminals. There have been token improvements only so far in this area, one of wihich is the new Grand Opera Hotel (formerly Opera House). A big game-changer though could be the vacant lot that manilaboy is talking about. I'm also curious what they will do with that huge lot. The vacant lot is already huge as it is and it should get even bigger if they will be able to get the lots being occupied now as bus terminals. I hope it will be a good development. Meanwhile here are some construction pix. Allso heard that pre-selling has just started this month.

There have been token improvements only so far in this area, one of wihich is the new Grand Opera Hotel (formerly Opera House). A big game-changer though could be the vacant lot that manilaboy is talking about. I'm also curious what they will do with that huge lot. The vacant lot is already huge as it is and it should get even bigger if they will be able to get the lots being occupied now as bus terminals. I hope it will be a good development.

yes that lot I'm talking about is huge in itself at Recto cor T. Mapua and will be even bigger if they could manage to acquire the equally huge lot right beside it but I doubt coz it says there for lease only ... though the size of the first is huge enough anyway for a great project ...

Sta. Cruz has wide streets. The problem is that they are being used as parking areas since most of the establishments there were built decades ago without car park providions.

I wish it could go as high as 100m.

Sa design ng isang bldg dapat obserbahin ang flow ng trapik. Kung saan dpat ilagay ang entrance ng parking khit makitid ang kalye o matrapik na. Para parepareho hndi maabala kung yang lugar n yan eh maraming dumadaan na sasakyan dun ang entrance kung dun ang exit tyak yung ibang kasunod na lalabas ay hndi na makakausad. Bwat occupant ay may respective required na 2cars bawat tenant. So dapat marami parking lot. O multi level ang parking lot. Para hndi n cla magpark sa labas para hndi cla makasagabal sa flow ng traffic. Kung ako magdedesign. Uunahin ko pag aralan ang flow ng traffic. Yan ang sagot sa curious statement ni manilaboy.

^^hindi sa meron ako point dun kasi napapag aralan naman ng bawat architecture students ang mga yan,,,kasama yan ang fire exits baka nga wala fire exits yan kasi maliit lng ang kamong lot area yan...anyway salamat...:)

yung katabing lot ng malaking lot dun ... dun yata dati nakatayo yung building ng MIT (Mapua Institute of Technology) ... ngayon demolished na ...

Probably. San Lazaro is near Manila and Caloocan boundary already.

sa vicinity nitong Chateau Lorraine ay may iba pang mga malalaking lote na may mga potential para sa developments, una ay yung kanto ng T Mapua at Recto na ngayon eh may signage na na 'for sale', pangalawa ay yung sa tapat ng Manila Grand Opera Hotel and Casino sa D Jose St (ito yung dating high school ng MIT) at pangatlo ay yung sa Rizal Ave dating Movie House na demolished (katabi ng bus Terminal o mismong terminal) ... lahat ng 'to ay may area around 5000 sq meters o higit pa bawat isa ... pag natapos 'tong Chateau Lorraine ay makakahikayat lalo ng developments sa area na 'to ...

may narinig pa ko na demolished na daw ang dating lumang building ng MCU sa kanto ng Mayhaligue at Felix Huertas Sts.

classic nga. and i like this project too kasi wala siyang amenities, making the project more affordable. No-frills basic condo. Sa totoo lang kasi, ung mga amenities amenities na yan, especially yung pool, pampadagdag lang sa building cost and also sa monthly dues. pag dating ng araw ay hindi mo rin gagamitin yan and yet kailangan mo pa ring bayaran yung monthly..

Sana magkaroon ng city ordinance ang manila na may pagka classic manila yun mga design ng mga development pra nmn may uniformality at mapreserve yun unique identity ng manila...

At dun sa mga nasabi ditong mga lots na possible for development sa area sana yun mga may reputation na developer makabili ng mabilis ang development
