Magnus Estate is building a second and much taller tower on their Worli property. This will house the Four Seasons as well.

Keeping in mind an extended surge in demand, Four Seasons is putting up two new ballrooms in the property. But perhaps the biggest statement of a rebound in its fortunes comes from the fact that the owners (Delhi’s Jatia family) are planning a huge expansion in the same area.
The 33-storey hotel will soon be dwarfed by a tower that will be two and a half times taller – 84 storeys. It might sport an Aer bar similar to the one present in the current structure, which is also India’s first rooftop bar. The financial details, including the investment for the new hotel, are being finalised. While construction of the two new ballrooms will begin this month, the new skyscraper, which will have office space, service apartments, guest rooms, restaurants and Four Seasons-branded residences, is in the design stage and will be finalised by the end of this year.

Decision: In the last meeting it was pointed out to the project proponent that the
clearance from the aviation authorities for the very tall structure exceeding 320m in
height was essential before the project could be considered for EC as the approved
height will have effect on various parameters. The proponent stated that they had
clearance for 200m height and further clearance was awaited. They were informed that
it would be desirable either to wait for the final clearance or to propose the project with
200m height at this stage and seek revision of EC after final clearance was received.
Many other points were also raised for compliance by the proponent.
In the meeting the project proponent still requested for clearance for the ultimate height
of 320m which they are quite confident of getting from the aviation authorities. Many of
the other points raised in the last meeting were complied with. The project proponent
was then once again requested to recast their present proposal based on the height
clearance they obtained from the Airport Authority of India. Later vide on 19
th
April, they
submitted the recast project (for the height for which they have obtained clearance). A
copy of the letter from Airport Authority of India giving clearance for 186.17m AGL or
198.67m (AMSL) has also been enclosed. The main features of the recast project are:
FSI construction: 36,142 sq.m. Total construction (including non-FSI construction):
80,155 sq.m. Building configuration: 3B+G+35 upper floors. No. of rooms: 117. No. of
floors for hotel: 18. No. of floors for commercial use: 12. Other floors: 4. Basement: 3.

Contributing to Mumbai’s skyline

Turner & Townsend has been appointed to provide project management, cost management and construction management services for the new Four Seasons hotel in Mumbai.
The high-rise tower comprises a hotel and serviced apartments and will be branded Four Seasons. The client is Magus Estates & Hotels who own the existing Four Seasons hotel in Mumbai.
Turner & Townsend India Managing Director Robert Hewitt said “We are delighted to have secured this appointment. It underlines the capability and expertise that we have established in India to deliver such projects.”
The new hotel will be built adjacent to the existing hotel and will also be managed by Toronto-based operator Four Seasons. The project, which is located on a city centre site, is currently at concept design stage. The client has appointed an international design team from the US and Hong Kong.
When completed in 2014, the hotel will dominate the Mumbai skyline and provide a six star quality guest experience.

Way too many cancelled international design's floating around shopping for builder's.
A little mod job here, a snip there, a bit of 'cut & paste', re-sizing will do. Pls. not to be surprised. And there are justifiably not that many native established Chinese, Arab or Indian structural type architects.

There are plans to redeveloped Jeejamata Nagar, I think DB Realty was involved, not sure how it's going. But if it happens something spectacular could come up as the site his huge.

Yup, Infact I`m not mistaken Jeejamata Nagar was in the news a couple months ago as there was a tussle between Lokhandwala Builders and some other local company over that land.. Apparently Lokhandwala did not get the permission to develop that..

I am not sure of redevelopment, but yeah there is a huge slum pocket spanning just behing Four Seasons Current Tower. I infact walked through those congested slums most of which are workshops which are on similar lines of businesses at Dharavi. To add, the buildings tht u see in the pics are rehab towers. I went into those to get a shot n also did speak to people in the buildings who happened to b construction workers working on palais royale at sri ram mills site. So lets hope for the best n wait till some supernatural supertall comes up there soon.:-) hope this infor was helpful to all.

That building is one of Hafeez's designed residential from the site which is in a right state, not maintained well at all. I agree, after paying 5 Star prices you dont want a view like that or slums, it spoils it. Yeah I hope the area is spruced up for the better. Those a/c units, laundry and the marks on that building................aargh!!!

The site area of this project is approximately 10 lakh (1,000,000) square feet at Mumbai, which is adjacent to the existing Four Seasons Hotel Mumbai Phase 1; The project is to develop an iconic landmark building in Mumbai and will complement the current Four Seasons Hotel Phase 1 Hotel.
The overall building height is about 355m consists of 71 stories including 2 levels of basement carpark, plant room and BOH area. Magus is waiting for a couple of approvals to come through, with the main one being from the civil aviation ministry for its height. Till then the project is forced to be on hold.

yes, I presume the jigamata slum and it's neighbouring slums have been acquired by builders (presumably the litigation is now completed. Soon will start demolishing work also)
