According to today's Fin Review Mirvac's 43-storey Era development (tallest tower in the Pacific Place cluster in rendering below) sold 94% of apartments less than 11 hours after they were released, at an average price of around $1m. Chatswood high rise resi market is so hot right now.

Minister approves 43-storey Chatswood development

THE State Government has approved a 43-storey commercial and residential development in Chatswood.
NSW Planning Minister Tony Kelly announced Thursday that the Mirvac development in Railway St, known ``Pacific Place’’ had been approved under Part 3A.
``This project makes a positive contribution to the Chatswood commercial centre and as well as towards the NSW Government’s target of 9,000 new jobs in Chatswood by 2036,’’ Mr Kelly said.
``The site on Railway St is located around 250 metres from the recently constructed Chatswood Transport Interchange and is well serviced by both rail and bus services to the Sydney CBD and other centres.’‘
The approval allows for construction of a 43-storey building, including:
* 4876 square metres of commercial space to support an estimated 320 jobs;
* 295 residential apartments;
* Seven levels of basement parking for 332 vehicles; and
* A 1867 square metre landscaped area and pedestrian link under the railway line, creating a total of 3,500 square metres of public open space.
Mirvac has announced residential apartments in the development would be released to the public in weeks.
The chief executive officer of NSW development for Mirvac, John Carfi, said the 1, 2 and 3 bedroom apartments, which feature panoramic views from the Blue Mountains to the City and the Pacific Ocean, would be available for purchase off the plan.

Just bumping this thread because it is one of the few U/C skyscrapers in metro Sydney and it would be good to get some more regular updates on it.
Also between this, Thomas Street Carpark and Metro Chatswood, there will be around 1,000 new apartments all coming online around the same time. That's over 2,000 new residents! Impressive!

Ohh if you want to live in an apartment and enjoy city life, this has to be one of the best areas in Sydney. A short train ride to the CBD, and Chatswood is very vibrant and urban in it's own right. I'm sure they'll have no problems selling all these apartments, and more!

upwards March 11th, 2012, 07:45 AM The excavation of the site IS almost complete. The first tower crane was erected a week ago and a second crane will go up thru the lift cavity.
It was a big excavation because half of the site will be a public park (northern half). The car park basements will cover most of the site.
The public park will be maintained by the body corporate of ERA, not the council who refused to maintain it because of the basement areas underneath.

upwards March 13th, 2012, 01:47 PM The park area was designed with the original commercial building proposal. So it was to be used by workers from the commercial building. Now that we have a residential building (ERA) it probably wont get as much use. And ERA will have to maintain it. I think MIRVAC have put aside about $1.5 million for the body corporate to maintain the park for the first 10 years.
There wont be any public access to the top of the RES (cover over railway line).
ERA is also not part of the community title of Pacific Place which includes all of the other buildings. It is a stand alone project and cannot share the other facilities.
A couple of cafes/garden areas etc may be better use of the space.
Mornnb March 13th, 2012, 02:05 PM The raised section of the park will join up with park land that already exists. Interesting that they seem to be going for grasses, like the New York high line.
And the park is right next to two blocks full of office buildings and oddly a brothel, this is a busy pedestrian area too. A good spot for a park.

upwards March 15th, 2012, 01:23 AM Here is a plan of the landscaping from one of the final submission documents.
There will be public thru access from the park on the west side thru to the small public landscaped area on the east side.
This thru access will be via the existing tunnel under the railway line. (numbered 22 on the plan).
There is no public access to the landscaping/park areas on top of the railway line concrete cover.
ERA has 4 levels of podium/commercial.
The swimming pool/gym is on the 5th level and has access out onto the private landscaping/podium areas.

Speaking to the traffic staff - they expect to finish digging the north end - by end of month.
It is impressive to see how quick this is going up.
What is the finish date 2013?

It will take about another 2 years for completion of the building. About 6 months to get above ground level.
And then about a week or so per level above ground for form work. And the outfitting/brickwork follows this up. MIRVAC uses bricks for most interior and adjoining walls so sound proofing is great.
So completion in first half of 2014 i would say!

They will finish the digging at the north end by the end of the month.
The entrance to the car park is under the Epica building - using a split drive way. Will be interesting to see this.
But I am just amazed at how efficiently they are constructing this building.

Yup depending how things pan out there could be a height race outside the CBD.
Chatswood's Era raises the bar to 135m.
Potentially North Sydney's 100 Mount Street edges ahead at 149m.
Chatswood could wrestle the title back with the 155m Metro Spire and then ultimately 170m Metro Grand.
Then it could be up to Parramatta.

I was in Chatswood today and there is certainly scope for more skyscrapers east of the station along Victoria Avenue (particularly above the shopping centres). Does anyone know what the height limits are for this part of town?

Well i dont believe a place can be overbuilt, the more popular it is, the more popular it will be.
Ive never understood the resistance to chatswood given the congestion across the harbour, and no plan to resolve it. If you live on the north shore, and most decision makers do, it is a perfect location.

I loved what .. (was it) Sky said in another thread? About Sydney having the potential to be a bit like Tokyo? In that there are many districts and no 'one' district of the city dominates.
Here's something I mocked up a while ago - about where the city could spread. All along North Shore up to Chatswood. Then we'd have Parramatta growing as a second major CBD in the West.

Lifts are almost as high as the railway enclosure this week.
They were starting to erect a second crane today in the lift well.
Looks like they are getting ready for the tower to go up.

Will probably top out before Metro residences over Chatwood station which is still stalled - no work for 12 months now and no word of a resolution to the disputes.

Lets hope the weather is good to complete this schedule.
The form work is already up to level 2.
Mirvac have done 3 other towers in the complex so they know by now how to do it in this area etc.
And the sooner it is finished the company will be able to settle on the sale contracts and bring the money in.
We will have some great photos coming up over the next year!

Yeah, maybe the jump-form core, but i doubt the decks would be done in 6 months up to level 34. You can just use an egsample of the meriton buildings being built at vic park. Everybody knows harrys builds quick, and gets every deck level up as soon as possible, but they havnt been going up that fast.

They sold about 98% off the plan over a year ago in 2 days.
There are about 5 left - 3 bedrrooms - they probably put the price up to keep some sales buzz going.

However ANZ Bank Centre and One Central Park will be functional in early 2013. As such, they would have to be replaced by 200 George Street and 33 Bligh Street (well the substation anyway) for the CBD to stay even.

I dont know what it is zoned or the height limitations, but commercial or apartments would be ok on this site.
This is just north of the Mowbray rd intersection and on the east side of pacific hgy.
I checked - there is a DA in for this site with Willoughby council. And unfortunately not for a 50 level building!

The Concourse actually gives Chatswood a chance to improve the cultural life that the suburb brings and also offer an alternative to city venues and it has been able to offer some top end entertainment in its short life.
Some people might question the money spent in building it but if it brings people into Chatswood and helps statuswise as a place to go the benefits are there long term.

It's a shame a few more councils don't proactively support the arts. North Sydney could do with its own Concourse type development to keep people in the city after hours. Parramatta is treading this path with Parramatta Square.
Fabian January 5th, 2013, 05:33 AM North Sydney have quite a large site where the council offices are with separate buildings for council offices, library etc. Problem is the council chambers building is heritage protected. The parkland itself is not used very much.
Hurstville does have quite a large theatre (Marana Auditorium) which is quite capable of hosting major events but there has been plans over the years to redevelop that site to provide something more modern along with council offices.

Seriously, can we please kill the stupid "RL" references? No one cares about the height above sea level! If that was of any importance we'd all have to be in awe of building heights in Kathmandu or Lima (Peru)!
All statistics in record books or "world's tallest" lists state building height and not heights above 'nil'.

planners, architects and builders ONLY refer to heights using RL reference.. very important. they dont give a fig about heights above ground./ its irrelevant. i use RLs when refering to Chatswood, St leonards and Northsyd as these CBDs are very high above sea level eg 100m.
and obvously we arent comparing to houses on blue mountains ect. that would be silly
I reffered to citadel rs as this is how you see heights from a distance. all buildings in chatswood have diffrent ground levels so hard to campare each building if they have 10m diferrence at ground level?
