Good find. Not sure about that though. 12 floors will make Lincoln Sq as it is feel like a pit. Got me looking at old pics of the area (look away now):

Well I hope whatever does get built there manages to fit in a refurb of Lincoln Square. Get rid of the cars, and get some nice cafes and restaurants down there. Spinningfields overspill, maybe?

Spring 2012 - Possible start of construction – if planning has been granted

Looks like we're in for a new wave of office constrution. It's just a pitty Axis doesn't show any sign of beginning again. Hopefully all this activity will spur the developer behind that proposal to begin construction once again.

Real estate fund manager Prupim has submitted a planning application to demolish and rebuild Brazennose House.

As quality office supply dwindles in Manchester city centre developers are vying to deliver the next wave of new stock. Among the frontrunners are Allied London, understood to have raised finance for a new block in Spinningfields, and a joint venture of Argent and Greater Manchester Property Venture Fund with the proposed One St Peter's Square.

Prupim plans 150,000 sq ft of office space at Brazennose House, on Lincoln Square off Deansgate, over 3,600 sq ft of retail and 4,800 sq ft of restaurant space at ground floor level.

There will also be a new public square fronting St Mary's Church, with views of the church opened up by the 'cutting back of the building from its current footprint', Prupim said.

Prupim is delivering the project on behalf of the building's owners, the Prudential Assurance Company. Prupim also redeveloped the Arndale Centre on behalf of the same client.

William Rooke, development manager at Prupim, said: "This site provides yet another jigsaw piece in support of the city's regeneration strategy and inward investment objectives. The influx of some 1,250 new employees in the redeveloped Brazennose House will have a hugely positive regenerative effect on this important commercial area; the area is now looking tired and has, to a certain extent, evolved predominantly into a through-route.

"As well as meeting the next wave of demand for prime office space and headquarters for corporate occupiers in the city centre, this area will be reinvigorated by much-needed improvements to the public realm of Lincoln Square and with the new piazza. We want to create a destination for business, fitting for the scheme's prime city centre location."

The planning application was submitted by Drivers Jonas Deloitte following consultation with local businesses and St Mary's Church undertaken by GL Hearn's new strategic communications team.

Manchester City Council is expected to decide on the application in autumn 2011. Subject to approval, demolition could begin in spring 2012 with completion anticipated around summer 2014.

Good news that we are getting more Grade A office space. I would hope that there will still be a pedestrian route through from Ridgefield

I think it looks okay. I also think it's a great idea to reveal St Mary's Church. This area should become lovely in coming years :)

I agree about revealing St Mary's. The design looks a bit undemonstrative, but since it is so much taller than Brazennose House, that may be no bad thing. I would have preferred a continued pedestrian through passage to Ridgfield.

The initial design incorporated a tower elelment. It's since been revised and the tower element has been taken out.

I like it. In the same vein as the Elisabeth house replacement. Kind of like a modern classicism.

Also in this area, there have been rumours about the buildings opposite the town hall for a number of years. I wonder if their replacement is any closer?

Wouldn't a tower be pretty pointless on a site as limited as this? I wouldn't want one there either tbh, think this is pretty much on the money, the sort of project architects like squire and partners are actually decent at.

That did cross my mind, but we all like a tower, regardless of it's height and shape. That didn't look too bad tbh. Oh well, it's gone now. Very happy with the revised design though.

Think the last 3 office proposals have been spot on. Still waiting for that bloody AXIS to start again.

Manchester City Council has given planning approval to real estate fund manager Prupim to demolish and rebuild Brazennose House.

Jones Lang LaSalle is instructed to find a pre-let for the building after which construction will commence.
