Bahraini Spirit February 18th, 2005, 05:07 PM Work on the BD10 million ($26.5 million) Sitra Mall will be completed by May this year, it was revealed.
The 37,164 square metre project has already attracted enough investor interest to take up the equivalent of 70 per cent of the shop areas.
But no formal negotiations have yet taken place, Common Municipal Services director-general Dr Juma Al Kaabi told the Press during a site visit.
He said the mall, located near the Sitra causeway between Shaikh Jaber Al Ahmed Al Subah Road and the sea front, would be the only centre in Bahrain overlooking the sea.
Juma Al Kaabi said work started in August 2003 and around 85pc had been completed, which started in August 2003.
The three-floor mall will be the only one in the country to have an allocated area for other services such as airlines, law and engineering firms, among others, he said.
This will be in addition to its hyper market, shops, restaurants and multi-purpose halls.
Juma Al Kaabi said the mall's food court would have 10 restaurants and a dining area overlooking the sea.
The mall also has an allocated area for children's games and parking for 900 cars.
'There has been a good response from regional and local investors, who want to rent space in the new mall,' said the director-general.
'However, no negotiations have been carried out to rent out any space. It will be the duty of the Central Municipal Council to negotiate such contracts once work on the mall is completed.'
The project, which is overseen by the Common Municipal Services Directorate, has been built following a pledge of support made by His Majesty the King Hamad during a visit in 2001.
A percentage of revenues generated by the mall will be distributed to needy residents in the area.
'No specific percentage has been allocated yet, which will be determined later by the municipal council as well as the means of distributing the revenues,' said Juma Al Kaabi.
He said the mall would also be instrumental in creating job opportunities for job-seekers in the area.
'This will be the first phase of the project, the second will include an office tower and multi-storey car park,' said the official.
He said work on the second phase of the project is yet to be discussed and finalised.
Al Kaabi was accompanied by Central Municipal Council chairman Ibrahim Hussain, ministry officials and project officials.
Bahraini Spirit May 24th, 2005, 11:44 AM DTZ Bahrain has been appointed to run the new BD6.4 million ($17 million) Sitra Mall, expected to open in July.
The contract follows an agreement signed with Municipalities and Agriculture Minister Ali Saleh Al Saleh. He said the 37,164 sq mt mall should be ready by the end of this month.
'We have tendered the mall and DTZ presented us with the best offer,' he said. 'The ministry has selected the best in malls management and we hope that through DTZ's experience it will prosper.'
Al Saleh added that DTZ would start signing agreements with companies that want to rent space at the new mall immediately. 'The three-floor mall is the only one in the country to have an allocated area for other services such as airlines, law and engineering firms, among others,' he said. 'This is in addition to its hypermarket, shops, restaurants and multi-purpose hall.
'The mall's food court will accommodate 10 restaurants and a dining area overlooking the sea.' Sitra mall has an allocated area for children's games and parking for 900 cars and Al Saleh said it would mainly employ Bahrainis.
'This mall presents a job opportunity for many, especially job-seekers in the area,' he said. 'A percentage of revenues generated by the mall will also be distributed to needy residents.'
The project, which is overseen by the ministry's Common Municipal Services Directorate, was built following a pledge made by His Majesty King Hamad during a visit in 2001. DTZ already has the contract to run the Bahrain World Trade Centre, which incorporates the Bahrain Commercial Centre, in Manama.

Moody July 29th, 2005, 06:54 PM I don't like Sitra very much, especially the bridge...are they thinking of building a new bridge between sitra and manama?
The new causway was approved couple of months ago. work in the (wider) new bridge will begin later near year end, with the existing causway to be fully demolished once new one is operative.
The new causway will be linked to sitra and manama with flyovers, they mentioned three, i guess they will link isa town this time to the causway.
B-Patriot July 30th, 2005, 02:38 AM Thank god for that...But what about the Nbeih Saleh little island...will the new bridge perhaps be linked to it from the other side, just like the now bridge is...?
Bahraini Spirit July 30th, 2005, 02:53 AM no idea on that one maybe, I think so but don't quote me on that. Should come not far from the '6uba6 club, sounds logical.
Moody July 30th, 2005, 11:55 PM Thank god for that...But what about the Nbeih Saleh little island...will the new bridge perhaps be linked to it from the other side, just like the now bridge is...?
The New causway will be parallel to existing causway. be happy, they will not forget NabiSaleh alone !!:)

Bahraini Spirit December 19th, 2005, 01:10 PM THE BD10-million Sitra Mall is set to open by next February, with 70 per cent of outlets already leased, it was revealed.
The three-storey mall will feature international brands and franchises that will be launched in the Gulf for the first time, said a Municipalities and Agriculture Ministry official.
Outlets include a hypermarket, over 100 shops, an indoor recreational centre and dozens of restaurants and fast-food outlets as well as a shaded car park on the ground floor.
The 37,164-square-metre mega mall is located near the Sitra causeway between Shaikh Jaber Al Ahmed Al Sabah Road and the sea front.
The mall will be centrally air-conditioned with five main and side entrances, eight fire exits in addition to all relevant facilities.
The contemporary design concept of Sitra Mall is based on the traditional suq architecture in Bahrain and the surrounding region, said ministry under-secretary Dr Juma Al Kaabi.
He said the mall is expected to open in mid-February, but the exact date would be announced soon.
Dr Al Kaabi said around 70 per cent leasing contracts had been signed and most shops would be opening for the first time in Bahrain and the Gulf.
"I can confirm that around 50 per cent of businesses that will open are well-known international brands and franchises," he told the GDN.
Dr Al Kaabi said the mall was "the perfect blend of fun and shopping".
"We also hope this mall will create new jobs and provide job opportunities to citizens," he said.
"This project will also contribute to boosting the country's tourism sector as well as social and economic fields."

A BD10 million shopping complex set to open in Sitra by the end of next month has now leased out 60 per cent of its shops.
The three-storey Sitra Shopping Centre will feature international brands and franchises that will be launched in the Gulf for the first time, manager Waqas Al Dhawadi said.
He said 30 per cent of the mall's profits would be pumped back into the community and fund projects for Sitra residents.
Outlets include a hypermarket, over 100 shops, an indoor recreational centre and dozens of restaurants and fast food outlets, as well as a shaded car park on the ground floor.
The 37,164 square metre mall is located near the Sitra causeway between Shaikh Jaber Al Ahmed Al Sabah Road and the seafront.
'The mall's most unique feature is its 12-outlet food court located on the second level with a seating capacity of over 700 people and a sea view,' said Al Dhawadi.
'There are also two large dine-in restaurants each with a water view and coffee shops on each level of the mall.
'The mall provides 800 parking spaces of which 220 are covered.
'In addition, it will host spacious prayer rooms, a baby room, a first aid room, a customer service desk, ATM's and many other customer satisfaction facilities.'
The mall project was launched following a visit by His Majesty King Hamad to Sitra.
It is expected to open by the end of next month, but an exact date is yet to be announced.
Al Dhawadi said around 60pc of contracts had been signed with tenants and most shops would be opening for the first time in Bahrain.
'I can confirm that around 50 per cent of businesses that will open are well known international brands and franchises,' he said.
'Some of the outlets include the Hypermarket Le Marche, AMA Sports, Al Futaim Group, Ladybird, Shawarma Express, Nasser Pharmacy and AIIZ B. Bush.'
Le Marche, which is part of the Geant Group, will be the first of its kind in Bahrain and only the second outlet in the GCC.
The 6,000sqm hypermarket will be smaller than Geant, but will include a variety of products new to the country.
'The mall will provide more than 1,000 new jobs and provide job opportunities to citizens,' he said.
'This project will also contribute to boosting the country's tourism sector as well as social and economic fields.'
