i kinda like the design. i just don't like the name as it will confuse some people with st. luke's hospital.

Similar to One high street and st.regis wave thing looking design... Awesome!

They really want an impact on the name. The want to be associated with the hospital. Must be really close by st.lukes. They broke the trend of their names, jazz, light, sea, shell, wind, green, blue, grass...

After plenty of commecial/office projects, it looks like its the residential condo projects turn again.



All are good projects but location and vision, I like High Street South.

All are good projects but location and vision, I like High Street South.


IMHO, it doesn't matter where you are within BGC as long as you're IN BGC. For a price difference of say, Ph80K-100K per sqm; and a distance from the center (if we say the future Stock Exchange is the center) of only around 200 meters, I'd opt for the low-priced, but equally good unit. If you purchased your unit at a low price, assuming you bought the unit to be rented out later, you'll have more leeway to reduce your rent to match the prospective tenant's offer price. With the way things are going in the Euro area, US and Japan, it's less likely that the number of expat tenants will grow that much, so you'll have less potential tenants with higher capacity to pay for your high-end unit.

Agree. That goes without saying if you invest in BGC you are in good shape.
Still have to pick wisely. There is a difference between the current value of Fort Palm Springs vs Sapphire Residences condos.

If the following combination happens, there will be repatriations and we will be affected for sure:

Eurozone recession + Chinese Slowdown + U.S. Malaise + Emerging Markets Pullback = Global Double Dip

But I'm hopeful we won't be severely affected, like in 1997. But if the combination becomes this:

Eurozone break-up + Chinese Slowdown + U.S. Malaise + Emerging Markets Pullback

... then we should prepare for the worst.

^^ we have been through this discussion on SSC over and over... the majority conclusion is - if it will be economically viable and environmentally efficient to clad a residential building with full glass or clad a portion with stone or marble, then they will do so. if the people can afford to buy products like these, then expect most of the projects to be as such. #justsaying

Interesting design. I will be surprised if that is the final render though, seems more likely to me that it will end up being more like their other projects but with perhaps bigger windows.

True. Renders often look spectacular. its the implementation that goes all wrong. We've seen very few projects that have been faithful to the renders.

This looks to me like one single tower, something like Trion Towers. All three wings will be connected at the center.

^^^^ Mmm...is this project on hold and where abouts exactly in BGC will this be rising? Have not heard much update on it in a while eh. This SM project actually looks really good and quite a departure from SM projects of the past. If this is the type of project SM will be putting out from this point on, I'm really quite excited to see what they can do in the South Boni lot they have bidded on especially now that SM is really flushed with money and oh so loaded. Imagine they are buying majority stake in the Ortigas Grp. worth around $1B. Loaded talaga SM! Anyway I'm looking forward to this 1st SM residential project in BGC :okay::okay:

Tycoon Henry Sy Sr. is finalizing a deal to acquire a majority stake in the privately held Ortigas property group in a transaction worth around $1 billion, seen as a potential “game-changing” move that will expand the SM group’s landbank in the metropolis and give it control of the 16-hectare Greenhills shopping complex.

Inquirer sources confirmed that the SM group was close to a deal to buy into the Ortigases’ property holding unit OCLP Holdings after a crucial bloc, which included British banking giant HSBC and some family members, consented to the deal.

The sources said that HSBC, the single biggest stockholder of OCLP with a stake of 34 percent in the property unit, has already signed some documents approving the sale. On the other hand, there was likewise a critical mass of Ortigas family members who had agreed to the transaction, aiming to unlock more values from their vast landholding.

The target was to finalize all documentation by March, at the latest, one source said.

Shares of Sy-affiliated companies, particularly SM Investments Corp. and SM Prime Holdings, outperformed Wednesday due to the excitement on this prospective transaction with the Ortigas group.

SM Prime surged 4.7 percent to P15.60 a share while SMIC was up 2.4 percent to P692 each.

Jose Mari Lacson, head of research at local stockbrokerage Campos Lanuza & Co., said this was a potential “game-changer” move that could propel the SM group’s SM Land or SM Development Corp. to the size of Ayala Land Inc.

“It allows them to secure a large landbank in a major central business district. Ayala can now pick on somebody its own size,” Lacson said.

The Ortigas group has a vast urban landbank spanning Mandaluyong, San Juan and Quezon City, the crown jewel of which is Greenhills shopping center.

It is not yet known which SM unit or units will take part in the transaction but SM Prime is seen benefiting significantly given the Greenhills landbank.

“Only SMIC can muster that money without straining its balance sheet too much,” Lacson said. He added that the group could also choose to use SM Land but this unit would have to raise cash, although a share-swap was also seen as a possibility.

Just last week, SM Investments raised $250 million from the sale of five-year bonds convertible into equity.

Both the SM and Ortigas groups declined to comment on the prospective transaction Wednesday.

The Inquirer reported last December that the Ortigases have restructured their core unit into a new corporate entity to prepare for either the entry of a new strategic investor or a stock market debut.

Industry sources said HSBC had initiated the move to transform the closely held limited partnership Ortigas & Co. into a corporation. Under a limited partnership, general partners team up with one or more limited partners who, in turn, enjoy limited liability as long they do not participate in the control of the business. The general partners under this structure are the ones who carry more liability.

Im not aware they have alot in BGC...the only SM affiliated we know of is the civic center...and that's only a lease.

So I guess the answer is no?..for now

If that is indeed the possible location, then that's not bad at all..Some units will have excellent view (maybe SOME even unobstructed) of the golf course and Makati Skyline :)

So it means SMDC has a lot in BGC?
