All are good projects but location and vision, I like High Street South. IMHO, it doesn't matter where you are within BGC as long as you're IN BGC. For a price difference of say, Ph80K-100K per sqm; and a distance from the center (if we say the future Stock Exchange is the center) of only around 200 meters, I'd opt for the low-priced, but equally good unit. If you purchased your unit at a low price, assuming you bought the unit to be rented out later, you'll have more leeway to reduce your rent to match the prospective tenant's offer price. With the way things are going in the Euro area, US and Japan, it's less likely that the number of expat tenants will grow that much, so you'll have less potential tenants with higher capacity to pay for your high-end unit. The sources said that HSBC, the single biggest stockholder of OCLP with a stake of 34 percent in the property unit, has already signed some documents approving the sale. On the other hand, there was likewise a critical mass of Ortigas family members who had agreed to the transaction, aiming to unlock more values from their vast landholding. Shares of Sy-affiliated companies, particularly SM Investments Corp. and SM Prime Holdings, outperformed Wednesday due to the excitement on this prospective transaction with the Ortigas group. I don't even know whether this project is still on, on hold, or dead. Merely speculating where it can possibly rise if still a Go. The pic below shows an empty triangular shaped lot that seems to fit the project render. My hunch is this could be the site for this SMDC project. The last I heard was that the BCDA was to forward SMDC's unsolicited offer to Noynoy for final decision (to accept or not to accept the offer). No answer yet I suppose. The minimum condo unit in BGC is 36 sq.m. & SMDC condos are mostly 20 sq. m. so the latter cannot enter BGC except through Bonifacio Civic Center (lot owned by Taguig City gov't) that has no condos. The lot where SM Fort St. Luke's Residences is the current location of Avida Citiflex, Panorama Fort & a portion of Veritown. Makes me wonder though who owns that triangular shaped lot at the left side of the Panorama project along 34th St. at the back of St.Luke's Hospital and S&R? See in the pics below they clearly show that empty triangular shaped lot I'm talking about that could possibly fit this Fort St.Luke's Residence project. Anyway hope somebody from SMDC can confirm status/location of this project so we'll know if the mods need to take this thread down if need be. Before being cleared, it was a staging area of Makati Dev't Corp. for other Ayala projects in BGC. 3cr April 14th, 2013, 04:10 AM ^^ Thanks for the info jpbferrer.
